There was continuous and steady progress, and I usually was invited over each week to check on the progress of work. The project was well timed. The initial estimate was for around 5 months. It ended up taking 5 months and 3 weeks. The small delay was due to city permitting back-and-forth and weather, which all seemed understandable. The cost estimate was also quite accurate. We only went less-than-10% over, and generally due to things that we decided to upgrade partway through, or issues we discovered only after tearing open the walls. They also had a one year warranty on issues with the work, which they have honored with no hassle. Ultimately the company acts with integrity, and in this industry that's saying a lot.

Upon initial contact we emailed details of our project and then had a video conference with Fredy and Nanak to discuss the project in more detail along with their services. A contract for the work was issued and signed and Fredy came out for a site visit to begin. Structural and mechanical engineered plans were then developed with a set of preliminary drawings for our review. We discussed a few adjustments we wanted to be made to the design and then finalized the design details. A stamped set of mechanical and structural engineered plans were issued and submitted to the city via OConsulting on our behalf for the city's review and approval. The engineering and plans were so well done that the only request the city had were minor verbiage to be added to the front page of the plans indicating wind speed of the area, that the property is within an HOA and that no oil drilling is located on the property. With the addition of the specified verbiage to the plans the city then approved the stamped set of plans and the building permit was successfully issued. Our experience with Fredy and Nanak at OConsulting was a pleasant experience. Both Fredy and Nanak were personally a pleasure to work with. They answered all of our questions, listened well to our design goals and vision, were attentive to our project and because of their highly skilled knowledge and skillset they made it possible for us to proceed with beginning construction on our remodel. We laid out what we wanted and Fredy told us what we could and couldn't do. He told us he could have the plans done pretty quickly and we were happy with how it was going until.. We wanted to add a skylight and asked Fredy about it. He quickly said we couldn't and gave no real explanation why. So we did a little research, asked another engineer and found out it was possible. When we called to ask Fredy about it he YELLED AT MY WIFE and basic said not to question him. It seemed Fredy didn't want to do the extra work to look into it. He ended up adding it after I had another conversation with him. It's not over.. Once we finally get the plans and turn them into the City for review they get sent back to us. FREDY MESSED UP NORTH AND SOUTH! It then took him over 2 weeks to correct it! THIS COST US OVER 10K DOLLARS because the project was held up and we had to keep paying the mortgage FREDY MESSED UP OUR PLANS 2 MORE TIMES AND COST US OVER 20K DOLLARS IN MORTGAGE PAYMENTS AND MONTHS OF IDLE TIME Please don't be fooled by the 5 star reviews. Jeremy was informative, responsive and customer service oriented. I first called him when I noticed…read morecracks in the stucco on the outside of my house and hairline cracks on the interior drywall. He came over and did some quick measurements and was able to tell us which direction and roughly how much our foundation was settling. He explained that in our area, clay-rich soils expand and contract with the wet/dry seasons and our issue was likely due to poor drainage in our backyard that allowed water to pool and seep under the foundation prompting one side of our house's foundation to settle (sink) incrementally over the years until the tension started to cause the cracking we observed. Based on the amount that our house had settled he said we were right in the gray area between just needing to improve our drainage and monitoring for further settling, or going the more expensive route and having helical supports installed under our foundation to prevent our foundation from settling further. Jeremy was not pushing us in either direction, just presenting us the information and allowing us to make our own decision. After doing a significant amount of research on foundation settling, we looked into getting some quotes and Jeremy provided multiple contractor references. We had four contractors come out and found that they each provide free quotes that included measuring with advanced equipment to determine precisely how much the foundation has settled (only around 1-2") throughout all sides of the house. Their mapping was more detailed, but fairly consistent with what Jeremy had originally told us which provided us some level of comfort that they weren't manipulating the numbers to sell us on needing more piers. There was one contractor whose measurements came in more significant than all the others, but it was not one of the contractors that Jeremy had referenced. Even though we weren't an extreme case, for peace of mind to stop the house from having any further settling, we ended up going with a contractor that Jeremy had referenced who had proposed a middle-ground approach using a limited amount of helical supports and expanding polyurethane foam to support our problem area. We were very happy with their work and it was a solid reference from Jeremy. Jeremy did also offer to help us draw up plans and assist with permitting if we opted to go that route, but due to the smaller size of the job, we chose not to pursue that option. There is a lot to navigate with evaluating foundation issues and deciding what route to take for each individual situation. It is helpful to have a knowledgeable resource like Jeremy who helped get us started and provide some helpful guidance along the way.
