I have a stucco house and the company should not have ever lifted a stucco house. Everything cracked i had to hire 2 different people to re open both of my main doors $$. DO NOT GO ANYWHERE NEAR THIS COMPANY!!! They are not competent. When R&R "fixed" the foundation, they just installed above-grade composite discs AS THE FOUNDATION-- which is completely against code and ENTIRELY structurally unsound. The discs are supposed to be installed below the frost line--NOT ON TOP OF THE GROUND. Also, in many places, the posts they used are not even connected to the beams. R&R Foundation Specialists raised and stabilized my sinking basement & foundation. The foreman on my job was Diego out of R&R's Tacoma yard. Diego and his crew of Jamie and Omar were absolutely great to work with. The crew represents R&R well. They were a pleasure to have in and around our home. Beware of poor foam lift outcomes. They charge by the pound of foam, not whether or not your concrete is lifted - ask them. Had to take them to small claims court - Google my case and see for yourself before you sign their contract. I took them to court to generate a record for future customers, not for the money. I would highly recommend R&R Foundation Specialist. The following describes our experience in stabilizing our house foundation and the success we had with R&R Foundation Specialists of Everette, WA. This description spans a 12-month period ending in September 2021. The Problem Our Maple Valley, WA home sits on the edge of wetlands that surround a small neighborhood lake. Over the 20 years we have owned the home we have become increasingly concerned that our 30-year-old house was slipping into the wetlands. We suspected the floor in southeast corner of the house was lower than the rest of the house. Later, we found out our suspicions were true, the house had sunk 3 1/2 inches in that corner. This fact caused us to start contacting companies that could help us. The Search Overall, we had 4 vendors quote on stabilizing our foundation to prevent further sinking and to potentially lift it. The quotes ranged from installing 4 piers to 9 piers along the southeast corner of the house. Some quotes required us to remove a portion of our patio deck to provide clearance for the piers, others did not. The quotes ranged in cost from $11,000 to over $22,000. Also, the most expensive quote strongly recommended that we install a crawl space drainage system for and extra $6,000. In the end, we spent 12 months searching for vendor that could help us because we were receiving wildly different quotes that substantially varied in the amount of work and price. The Contract We selected vendor (not R&R Foundation Specialists) and started to review the contract we were asked to sign. Immediately we were hit with strange terms and usually wording. For example, "This proposal is based primarily upon the customer's description of the problem." No, not true. The proposal is based upon the vendor's own investigation into the problem and years of experience in solving it. We found ourselves having to explain to the vendor that (1) the proposal should be labeled as a "contract" (a binding agreement between two or more parties), (2) it should state the scope of the project (what they were going to deliver and what they were not), (3) proposal should say when the project starts and when it will end, (4) it should contain a payment schedule (what monies were due from the customer and when), and much more. After 5 revisions of the proposal/contract and one month's delay, we finally got the wording straightened out and signed the document. Cancellation 10 business days after the proposal/contract was signed and before any on-site work begun, we were notified that the project was going to cost 10% more. To have the project costs increase so much and so quickly seemed suspicious. The reason given for the increase was because a Geo-Technical report was found to be needed and it was going to cost $2,300. We pointed out to the vendor the following sentence in the proposal/contract;" Fees includes administrative costs associated with obtaining permit. Engineering Calculations, Geo-Technical report and Engineered Drawings for 6-20 Piers." Because the project cost rose so quickly after contract signing and because the reason for the increase was clearly an expense included in the quoted price, we cancelled the project. We did receive a refund of our deposit. Results After the prior bad experience, we contacted R&R Foundation Specialist or Everette, WA. They were much more knowledgeable than the other vendors. They understood what the problem was, what caused it, and how it could be solved in a reasonable fashion. They also showed us that, not only was our house sinking, but the previous home owner had tried to fix it. Immediately, we signed a contract with R&R to stabilize the foundation with 6 piers and possibly raise it. The R&R contract was for $9,000 less than the vendor we had contracted with before. We found R&R personnel to be very friendly, professional, communicated frequently, and cleaned the job site at the end of each day. They could relate to the horror stories we had with other vendors and shared our concerns about project cost overruns. When R&R found our house foundation to be twice the size they expected and twice as large as building codes would suggest, they immediately communicated the impact this would have on the total project costs. Together with R&R, we were able to work out a win-win solution for all of us. Conclusion I would highly recommend R&R Foundation Specialist. They are much more knowledgeable, professional, more reasonably priced than their competitors. I never dreamed I would write a review. However, given my experience with R&R Foundation Specialists I wanted to be sure the next person wanting to contract with them would have feedback on the good the bad and the ugly. I contracted with R&R Foundation Specialists, LLC after receiving 3 bid proposals from other reputable well known foundation companies. After careful review I felt that R&R would be the best company to contract with. The reviews were positive and the contract proposal was well detailed and a structural engineer had provided a detail of work. Given a history in customer service my expectations were that there may be some things that would not go according to plan but that I was in good hands. What I experienced was the following: A lack of supervision for the ground crew on site performing the work for the county building inspectors. The superintendent Jim did not come out to check the work performed prior to inspection and the job did not pass inspection. I was informed it would be another week before an inspection could occur. In the meantime I had 3 construction electrical cords running through my house and a temporary fix on my water line. (The ground crew had cut through 3 electrical wires and broken the fitting on the water line to the house). Again, I kept my attitude positive, things will happen. The superintendent arrived the morning of the new inspection and almost every post area was dug again and poured again. The job passed but I am not sure why other than it was a new inspector. Issues: posts not set under beams for support (off center of beams), post shimmed with a 2 x 4 block to support a main lateral support beam for the house, 2 corner posts and 1 post to support a 25' main support at the front of the house, one preexisting post loose and not attached after lifting of the home. 25' support beam tied into rotted side support. The job site left a mess with little to no effort to clean up. The good (Jim came out and corrected almost every issue that I brought to his attention). The bad, lack of supervision, communication and the willingness to call out a change in order to fix issues. The ugly, the cost to fix the plumbing line, electrical lines, siding they ripped off and broke (Yes, it could have been removed without destruction). gravel brought in to repair the muddy mess they left behind. I spent a year investigating and working to get the project scoped right. After all this, R&R was the vendor to go with. Their prices were competitive and they were very professional throughout the whole experience. They did things by the books and with a professional touch. We had some scares the day of our foundation pier install, as unfortunately the weather dropped to around freezing temperatures and also we realized a few of the pier locations were in risky spots (near our main water/septic exit pipe and also near our main water entry line). R&R did a very careful and precise job with no issues. Best of all, the team that came out to work was just fantastic. The lead onsite was Mike. He is both talented and fantastic at listening to the customer's needs and being communicative on solutions. I wish I contacted R&R earlier. My home inspection identified a failing retaining wall along the sidewalk - the thought of collapse actually kept me up one rainy Seattle night! R&R exemplified everything a professional contractor delivers: quick quotes, honest advice, fair prices, and timely work. Cory answered all my questions during the initial quote visit and set a reasonable timeline for scheduling the work. I was pleasantly surprised to receive a call the next day about a schedule opening due to an inspection delay at a project in the University District, which meant my project could fit in on a faster timeline. I highly recommend R&R Foundation Specialist to repair your foundation. I spent a lot of time researching my options and got four different bids, ultimately selecting R&R Foundation Specialist, and I'm so glad I did. Foundation repair seems to be a bit like the Wild West, and after talking to several different companies and observing how they assessed the foundation issues, it became apparent who knew what they were doing and who was winging it. Cory knows his stuff. As much as I hate the estimate process, I'm glad I did my due diligence. Communication was great. They kept me apprised on how the project was going- due to the soil conditions at my house, it ended up taking about twice as long as anticipated, but they kept me updated and did not charge me for the extra labor. During and after the process of lifting the house, they checked to make sure all of my concerns were addressed (I had some windows and doors that did not close properly prior to the repair), including adjusting the door latch and strike plate. Then after the job was completed and I had paid in full, the engineering company came back with additional costs not in the original quote. R&R came through on that, too- negotiating with the company and absorbing most of the cost themselves. I'm hoping I never have foundation issues again, but if I do, I know who I'm calling. read more

Cory came out to my house and quoted a $15k foundation repair for jacking up three different sections of the house. After sticker shock from the high price and wanting to understand if the work was needed we sought out a second opinion from a company that would not be doing the work (Al Lind Company https://www.yelp.com/biz/al-lind-company-milton). We discovered the work was not needed and the minor settlement in the house was normal for a house of it's age (1950's). R & R tried to tackle a very difficult foundation issue where given past remodels, it was impossible to raise the foundation in one place due to obstacles that might have caused more damage to the home than trying to achieve a modest improvement, which they did. Okay, looks like the crew is wrapping things up here. In the end, the results are just as expected and I'm satisfied. The basement wall came up to within 3/8" to 1/8" across the chimney side of wall.  The window wall is damn near level except at the corner which intersects with the chimney wall. Richard (site foreman) and his assist Cody along with Brett (polystyrene foreman) and his assist Ian need to be commended for their knowledge and professionalism displayed throughout the project. My many questions during the process were answered with what I consider true experience and patience.  They even included me in the raising process and a tiny bit in problem resolution at the half way point in the jacking. PLEASE NOTE, I DO NOT LIVE IN SAN FRANCISCO, AND THE WORK WAS DONE IN KING COUNTY, WASHINGTON Our house was sinking. It felt like we were marbles on a giant tilting maze. There were cracks in several doorways. R&R Foundation specialists to the rescue. After the initial consultation (free) and inspection of the house, I found out they had a few different options. After reviewing the different options I still didn't have much of a clue which one we really needed. Surprisingly, our specialist didn't try and sell us on the most expensive set-up. He took the time to explain exactly what the different fixtures would do, and how we could get what we were looking for (a lasting solution for stability and leveling) and ended up encouraging us to spend less than we had originally intended. This commitment to honesty and integrity in pricing continued into the actual project. We did wait a short time for city permits to clear. After that engineering was done quickly. As it turned out, a raccoon had gotten into the crawlspace between the inspection and the service being completed. When R&R arrived they let me know and did everything they could to help me out with information. It was definitely my responsibility to have the area clean and ready for the intial team to work, but I didn't check the day before and as it turns out raccoons can leave quite a mess. It turned out to be no big deal, because R&R allowed me to clean out the space at my convenience and re-scheduled the service at my convenience just days after I called to let them know the space was now clear and clean. There was no long wait-listing or any penalty for them having to come out a second time. They were incredibly nice about it. The day of the actual service (yesterday) was amazing. In mere hours they had the stabilizing pilons and pads in place and I was able to literally watch the cracks around my kitchen door disappear as they began the process of lifting up the home. The total lift (which varied around the portion of the home that received the work) was only between an inch or two depending, but the over-all effect is amazing. David was running the crew that did the work, and Mike was the coordinator for the project. They (as well as everyone else I worked with on the project) were absolutely incredible. The workmanship, cost and integrity of this company are off-the-charts incredible. While I expect the work they did to outlast the house, if I ever have any other foundation needs for any property, I will absolutely contact R&R Foundation Specialists. read more

I was worried about a crack in a retaining wall and got a few quotes. R&R came out and after a careful inspection, said that no work was needed. They said what work they could and would do, if the crack showed any signs of movement, but explained to me why the crack wasn't an issue and wasn't going to get worse. Great experience. Corey came out to do an assessment on my house after I saw some drywall cracks inside and said I have some slight settling happening with my foundation. He was very honest in his assessment and I decided to have it taken care of now rather than wait until it got worse. Justice and his crew showed up and did a fantastic job. He spent some time measuring and evaluating and then presented us with a comprehensive plan for leveling our home and and Cory quoted a price that we thought was fair and reasonable. Like so many relocating to Seattle, I've never owned a house so advanced in age before and the folks at R&R were fabulous every step of the way! The gentleman who came out and provided the estimate, not only talked numbers with me but provided me an education on how the damage had gotten so bad and explained every step of the repair process. With every question I asked he gained more and more trust. The other estimates were not as detailed or thorough. The team that arrived to do the work were of the same caliber. I happen to have an inspector on site reviewing other areas of the house and he was so impressed by their work, he asked for the card for referrals.
