Came here to look at some of the model homes that they have. This community is quite nice and has…read morea lot of amenities, however, I didn't get that warm and fuzzy feeling for me here. I was a huge fan of the amenities that were offered through their monthly magazines though, and the amazing looking 'bbq area' in the middle of the lake. Also loved the fact that you can 'borrow' canoes or kayaks free of charge as a resident here., But in the end, you are paying for the name and the 'honor' to live in Sterling on the Lake.

We have lived in Sterling on Lake for 5 years. The neighborhood and amenities are great. The…read moredeveloper is less than great. Newland is contributing to the pollution of the lakes, streams and retention ponds by not controlling dirt run-off at the sites of continued construction. This has been an ongoing problem since we have lived here. One of the lakes has filled in with so much silt to the point that there is now an island that was not there 5 years ago. This lake will need to be dredged at an expense of $18,000. Newland is not accepting responsibility for this damage and plans to leave the homeowners with the bill for cleaning up the lake. Newland has not represented the community, but instead as brokered deals with the city of Flowery Branch to their advantaged but to the disadvantage of the community they built. Flowery Branch slapped Newland's hands for the pollution, but that's it. No fines and no effort to make Newland clean up the mess they created. Very disappointed! in both organizations. Now Newland wants to make the last section under development into a gated community with it's own HOA. The homeowners would pay a separate HOA fee to live in this community along with the annual HOA fee the rest of SOTL pays. I predict conflicts immediately and in the future. STOL has several committees that serve the community to include Pool, Tennis and Lakes & Trails committees that oversee their respective titles. Will these committees also oversee the pool and tennis courts and retention ponds of the new community? Down the road, what if there are issues with these amenities in the gated section? Will there conflicts? Very concerning. I would think 2ce about buying into this neighborhood.
