I live in a community managed by Lynn and her company (SPM), and I'm sharing this both as a homeowner and a board member. The most concerning issue is the **lack of basic oversight** you expect from a property management company. Responsibilities like coordinating maintenance, ensuring work is completed properly, and consistently enforcing covenants are either handled poorly or not handled at all. The result is confusion, inconsistency, and unnecessary problems for the community. Communication is another major problem. Interactions with homeowners and even board members are often dismissive and unprofessional. Instead of working collaboratively, there's a pattern of deflection--being told what she "doesn't have to do" rather than focusing on what the community is actually paying for. Financial transparency is also a serious concern. The books and records are disorganized and difficult to access, and there is resistance to providing clear documentation. A management company should make financials easy to review and understand, not create barriers or avoid scrutiny. I called the HOA with a simple question about renter participation. The first rep, Anastasia, was kind. I called back for clarification, and the second woman was loud and rude. After I told her calmly she should consider how she speaks to people, she replied: "I will, and I hope you get what you deserve today." Minutes later, the police called me saying they got a report I was threatening and harassing them -- with no actual proof and not even confirmation it was my number. Then they sent a letter to my landlord about it. I sent screenshots showing I only made two legit calls and one accidental pocket dial. That's it. This is how false accusations and bias get innocent Black people arrested or worse. I'm grieving the loss of my child, and to be targeted like this is cruel, outrageous, and wrong. I will be filing formal complaints. I did nothing wrong. read more

The absolute worst, most useless company I've ever had the misfortune to work with. Every question you ask them is met with either total silence or an extremely rude response, and nobody who works here is helpful in any way. If it weren't required by whatever condo association/subdivision, I guarantee nobody would be paying this company a single cent. Trying to get an actual response out of them is like pulling teeth, and that's without even mentioning the ridiculous requirements they put in place or the outrageous cost they charge for HOA. Lynn Tipton was EXTREMELY rude. I recently purchased a home in one of their neighborhoods and she was not even the slightest sympathetic about the fact that they towed my vehicle. I understand that there wasn't going to be a reimbursement but it would have been nice for her to be more inviting and nicer about the situation especially as a new owner in the community. She should definitely be evaluated and possibly replaced. If you can be hospitable and have customer service skills you should not be in a position like hers. After reading my review Ms. Tipton decided she would be combative and respond as nasty as she did the first time. From what I am seeing I'm not the only one who has complained about her. Just another bad review. We are homeowners in Laurel Glen in Gainesville. They threatened to file liens on our home for not paying $65 late fees that they collect and keep all the money on ( I would be happy to donate to support our HOA after enduring a major lawsuit). We paid all dues and they claim payment was several days late, we mailed it on time. The response? "Tough, pay us the fees." read more

They are the worst HOA company I've ever dealt with, they are blatantly raciest. Me and my wife purchased a home 2 years ago, with 6 months of us moving in they sent fine saying the type of mailbox we had is out of compliance. I informed them that we recently moved in and asked for all warning and fines the assed on the previous owners so we can them compensate us because this was not disclosed. The HOA stated they will get with the board to have everything waived due us being grandfathered in. Now we are a year back and they put the same notice on door and acting as if they have no reference to our prior conversation. The newspaper here in Forsyth county just did an article how HOA are discriminating against people of color to get them out of the subdivision. Every interaction with this company has been bad. They will single people out and harass and fine them until someone on the board asks them to lay off. The office staff, specifically the owner is very rude. They make getting any documents regarding your payment history or neighborhood information unnecessarily diffucult and expensive. They require you to provide a reason for wanting the documents and will even completely refuse to give you the same documents, despite paying a fee for them, if they think you want them for a purpose other than what you have asked for them for. read more

This is one of the worst management companies I have worked with. The communication is not consistent. Lynn Tipton, the owner is rude. A cap on rental properties were enforced; however, there was no notification of a denial. For someone who has been renting their home since 2006, there was no leeway given, even though the tenant has been no problematic. An appeal was requested in February. The only response I got was requesting my lease. Once that was submitted, a denial was then issued saying I have 6 months to get the tenant out. The only consistent communication is regarding money. I wish that there were negative stars for these reviews... Our former HOA board decided to hire SPM with no opinion offered to our community. The former board was....negligent to say the least and I understand why they chose to hire such a despicable company behind our backs. I have dealt with many businesses in my 50 years. When some homeowners chose to band together against our former board and SPM to force a special called meeting, Ms. Tipton tried everything in her professional property management experience to thwart this meeting. She charged the HOA for 8 hours of preparation for this meeting and even had the nerve to charge us for a "bodyguard". At the meeting in person, shed did present a professional demeanor. A new board was elected and she did meet with them after the meeting. But as soon as the newly elected board fired her company, she was back to her vicious spiteful self. Southern Property Management is a joke and will take all that they can from your HOA. Our current board is currently discussing taking them to court for breach of contract. I read all of the negative reviews of Southern Property Management. I mentioned these reviews to Lynn Tipton. Her response was that she didn't have time to respond to all of the negative reviews of her company and there were many positive reviews of her company out there. I asked her to share them with me so that I could review them and I got no response. I RARELY write reviews on any company or person. So I'm renting a house in Flowery Branch and SPM sends me a violation because the grass is turning brown (basically needs to be watered) luckily it's only $75 fine. On 11/23/2016 we unfortunately had a fire at my property at 6989 Gallant Circle, Mableton GA 30126 and within a few days I was contacted by the HOA asking when the debris would be cleaned up and I was notified that a representative from the HOA insurance company would be coming out to inspect the property. Southern Property Management took over the management on January 1st and it has been nothing but misleading information. The HOA insurance adjuster, William Hyde, informed me that a check was mailed to the property management company on 2/2/17 and when I asked Lynn Tipton the owner about it all she had was excuses. She needed repair proposal, adjusters information and anything else to delay her paying the claim. I sent all information to her on several occasions. Lynn Tipton made excuses that she didn't know what was going on with the claim yet anyone knows that you can call your insurance company and just ask the status and they will tell you. Yet she was not competent enough to do that. Well at least I thought until she mistakenly sent this email to me: "Ok guys I have a question for you all. Please note I have removed the owner from this email please do not add him back. What amount should he be paid? I have searched high and low in the stuff turned over from Access. The money that was in the money market insurance funds we paid to Pxxxxxx Xxxxx for the other unit. Were we not supposed to pay them all of the funds? I am sorry but coming in behind the eight ball on this one really has us screwed up. She doesn't even know who she paid money to and for what reason. My mission is to have her removed as the HOA management company and press charges if fraud was involved. Stay away from this company. Incompetent and unethical. read more

Lynn Tipton is the owner of this company. We emailed her addressing a few questions/concerns regarding HOA dues after moving into our new neighborhood. Our emails were very professional and sincere. She was very short and rude when responding to our emails and did not address all of our issues. The only issue she addressed was how much we owed her. In one of her responses she said "that's the answer". Her last attempt to provide me with customer service is as follows: "Michelle, I was not rude not short I answered your questions. Yes I saw the reviews. Just remember karma is a $&@?! Maybe someday some will be able to do that for you." In Lynns bio, it states "Lynn Collins founded Southern Property Management after realizing that there was a definite need for a customer service driven association management company...." WOW. Terrible, terrible, terrible! I have never left a review on yelp but after my experience with this company- specifically the owner- I felt compelled to do so. I can echo everyone's negative review on here. Lynn Tipton is a spiteful and unprofessional property manager. She gets off on confrontation and handles things in an unbelievably unprofessional way. I honestly don't know how anyone would hire her and her company if they truly knew how she operated. NEVER DO BUSINESS WITH THIS COMPANY. Let this be a warning to you about this scam company that they are. We were using them as a leasing agent for our rental company. When our last tenants moved out they charged the for repairs that were not even repaired. We saw the same discrepancies with the house that they charged the former tenants. In addition to that they also charged us for repairs and we had to drag an invoice out of them. The items on the invoice were, guess what, the same they charged the former tenants for. Awful experience. Was ready to sign a lease but was told we had to look at the place first, was informed nobody was looking at the place except us, my boyfriend took off work (which he does get in trouble for btw) to go look at this place SAT THERE FOR AN HOUR and was told someone was going to be a bit late and NEVER got another call or anything. Was going to view the place TODAY and someone mysteriously appeared and signed the lease before us. We now have nowhere to go and have our sublease paperwork signed (as they made us do that before we could rent from them) and nowhere to go thanks to Southern Property Management Services, so thank you SO much and you were very unhelpful in the phone call I tried to place today. Worst rental place in the boro- highly do NOT recommend as they are not helpful and do not care if you have nowhere to go on their behalf :) read more

Do NOT, seriously, do not do business with SPM. Lynn Tipton, the owner, has a long track record of poor business practices, as I'm sure you can see from other reviews. No exaggeration, she is snarky, rude, spiteful, and not helpful in the slightest. I have had a condo managed by SPM for over a year and in that timeframe they have attempted to fine me multiple times for unnecessary things without any notice or correspondence beforehand. Not to mention, they will not provide necessary services such as gutter cleaning and mailbox installation even though they charge an EXCESSIVE amount in HOA fees monthly PLUS special assessments. For reference, I pay $181/month (even though the HOA covenants document states that the fee is $107 -- but has not been updated since 2002!) They enforce this fee regardless. This HOA due covers nothing but the "upkeep" of the common areas (hedges trimmed, grass cut) and "office fees." LOL. There are no amenities, and it doesn't even include water & trash services!!! This company has been an absolute NIGHTMARE to deal with. I am not one to leave reviews but I genuinely hope that people see this & reconsider ever working with them or purchasing a property managed by them. read more

This company is awful... I just had my first interaction with Lynn, the owner. They manage the carrying out of our HOA covenants. We got a fine for a car parked between my house and my neighbors... we have no idea who's it was since it wasn't clearly in front of our home. We followed the steps on their letter to dispute the fine and never heard anything. A month later we got a late notice. I called SPM and was told to email them even though that's not the process outlined in THEIR letter. I got the nastiest response from Lynn... she was so unprofessional and disrespectful. She said "the Board doesn't remove fines and you have to pay it." Mind you - SHE ISN'T ON OUR BOARD and has no right to make those decisions. She also tried to tell me that even if the car belonged to a random solicitor, it's still our responsibility if it's in front of our house - completely ridiculous. After a lot of back and forth where she acted completely rude and dismissive, I cc'ed our HOA on my email chain to her. Our Board President is furious. She said multiple people have complained about Lynn and her company and they are looking to fire them... she said Lynn has no right to make those calls on behalf of our Board. Sounds to me like she's trying to collect and pocket money by making outrageous statements and assertions in an attempt to bully people. Our neighbor actually said he went to their office one time to discuss an issue and Lynn pointed her finger in his face and he had to leave before it escalated. This woman's company has terrible reviews. I showed the chain of emails to our friend who's an attorney and he said she's walking on thin ice with her behavior and by making assertions on behalf of an HOA that aren't true. It's sad because anyone else I spoke to at her office was fine, but she is a nightmare. I have no clue why anyone would want to work for her. DO NOT use this company to manage your property and if you are a homeowner make sure you do your homework before interacting with her because she will lie directly to your face and attempt to gaslight you in order to collect money. Many people that live elsewhere state that their HOA covers much more amenities and baseline community upkeep for the same price that I pay just to have my grass cut and car towed away. I would not do business with SPM and Lynn Tipton. When I sold my house in Pinecrest Station she charged me erroneous fees not allowed under the HOA's declaration including an initiation fee and charging for a copy of the rules and regulations of the hoa. Imagine that, they want you to pay them to see the HOA's rules. She denied my request to inspect the HOA's Bylaws, Declaration, and Rules and Regulations which is required under state law or the HOA bylaws. I knew I wasn't the only one!!! Lynn Tipton is the most miserable person I have ever encountered in 17 years in real estate. Her first 3 responses to my initial emails were so rude I thought that I had the wrong email address or hers was hacked because I couldn't believe this was coming from a business let alone the owner. She intentionally provoked myself and my client to cause a confrontation for NO REASON. We were extra nice as we need a closing letter to purchase a home in a subdivision she managed and didn't want to provoke her. We ignored her insults and condescending emails but this seemed to enrage her further. A closing letter usually takes a week but we went back and forth with her for a month (partially because of the Holidays). The first week was lost because she sent documents to the wrong email address and then refused to resend or confirm the address she sent them to. We were fortunate enough to catch her assistant when she was out for the holidays and she sent them to the right address. When we asked if she could expedite the process since the error was hers and my client was living out of a hotel, she went out of her way to intentionally delay the process. She responded to emails sporadically and often after multiple emails. She asked for documents that no client of mine has ever been asked for and then repeatedly asked for them after they had been provide multiple times. Nearly every email was rude while we were always super pleasant.
