Came here for an apartment tour that was scheduled today at 1pm well in advance. Absolutely no one is in the leasing office and after waiting 20 minutes no one showed up. Very poor customer service. We even received 3 confirmation texts prior to our appointment. Very unprofessional. read more

We moved out of this place in JANUARY. We are STILL WAITING on the refund from our deposit. It was back and forth, they sent us to collections based on bad accounting, we had to go in person to get them to respond and rescind the collection calls, even had to report them to BBB and they ignored them too. Have Andrew and Hailey lying about what is actually taking place, with a "former resident care team" that doesn't give a damn. They sent us a $300 check BOUNCED. It's now a runaround and they won't answer our calls to remedy. Why are you so terrible at business? Why won't you just be honest in your dealings? I hope you remember the pendulum always swings back...what you've done to us and others will come back to haunt you. For anyone looking to move into this place, simply - DON'T. Here are some things you should know in addition to everything you read here: - you have to pay a fee to pay your rent. Doesn't matter how you pay it. There is a fee for ALL transactions. No other apartment in San Diego does this... - the garage has epoxy on the ramps which makes you slide backwards when it rains/gets slightly wet. The ramps are steep and winding. I've slid back in a truck and have watched others slide back too. Told them about it and they ignored it. Who puts slick epoxy on a steep ramp?? - More than one of the apartments here has issues; more than one has that fiberglass issue (my neighbor had it in his as well and they ignored him), the maintenance is terrible in part because the construction was terrible... - the front staff is extremely unhelpful when they realise they've been busted. What bothers me most though is that there are some of us who were honest, paying rent and doing our part, yet Andrew felt confident to tell me that they allowed others to rack up tens of thousands of dollars without paying rent, and they simply allowed them to move out. I just finished my first lease at The Radian and am happily signing my second one! I've lived in several apartment complexes in downtown San Diego within The Radian's category, and this has truly been my favorite experience by far. De Andrew and Haley have both been incredibly professional, responsive, and kind throughout my time here. Any time I've needed something, I've felt confident knowing I can count on the team to take care of it quickly and efficiently. The few maintenance requests I've submitted were addressed within a day -- a level of responsiveness that's hard to find anywhere else. The building is new, the amenities are beautiful, and the appliances are top-notch. For me, reliability, comfort, and luxury are most important -- and I've found all three here at The Radian. Avoid this apartment complex at all costs. I'm a former resident who moved out less than a month ago and had an overwhelmingly negative experience. We relocated from out of state, expecting a luxury living environment in San Diego. What we got was the exact opposite. The unit was filthy upon move-in. Scuff marks covered the walls and floors, clearly left by the previous tenants and never cleaned. The amenities are unreliable. The upstairs fireplaces rarely work due to broken knobs that go unrepaired for months. The pizza oven has been nonfunctional since we arrived despite repeated maintenance requests. Management is a revolving door. We experienced at least six different management teams during our one-year lease. Each one blamed the last for ongoing issues while accomplishing nothing. Screening standards for tenants have dropped significantly, which has affected the safety and overall quality of the community. A stabbing occurred on the property just weeks before our departure. Elevators and garage doors fail constantly. The garage is often unsecured, allowing unauthorized access. Uber drivers frequently parked in our assigned space due to these failures. Upon move-out, we hired professional cleaners and left the unit in significantly better condition than we received it. We were still hit with a $225 cleaning fee without justification. This property is mismanaged, unsafe, and falsely advertised as luxury. Look elsewhere. read more

We leased the penthouse on the 21st floor. The views are magnificent of Petco Park. Our blinds broke and fell to the floor on July 26, 2025 as of today September 28, 2025 they have not been repaired. Edit: seems my review is hidden. Clearly they must pay to remove or scrub these. Additionally, the response to email them falls of deaf ears - do you really think I haven't done that countless times before posting this review? I am a current resident here. This place is definitely not "luxury". Do not live here. We saw the yelp reviews before signing on and they assured us that it was just the prior management team. We were duped - it's the current one. Don't let them fool you. I am a working professional, and I'm appalled and embarrassed to live here. I don't want to invite my friends or colleagues because of the state of this building and management, which is in shambles and I'm not convinced actually exists aside from realtors. I pay over $7000 per month to wait up to ten minutes for a single working elevator (they are always down and it takes numerous days for them to fix) only to not be able to get in because it is full of people. Some are paying above 10-12k/month and they have to deal with the same thing. They promised us over and over and over and over that the security would be improved that the fob system would be fixed and it hasn't despite having already lived here for six months. The final straw for me is that a resident was recently held up in the elevator by knife point by a homeless person who just walked in and was able to take the elevators to any floor. I'm mortified. Even worse: that was weeks ago and still NOTHING HAS CHANGED! Additionally, nothing in the common areas ever work despite requiring payment of an amenity fee. I invited my friends over to make pizza, knowing that we had a "nice" pizza oven upstairs and it doesn't work. Our special night treating our friends ended up baking half-assed pizzas in our oven. On separate occasion, it was cold upstairs and I had invited friends over, but the fireplaces weren't working. They will try to tell you that there is unlimited kombucha upstairs: it's a lie, the keg is always empty and they must rarely fill it. The coffee machine is also never restocked with coffee. My previous complex was in a small town and the apartment was middle of the road - but even they were able to restock appropriately despite having a single machine to a much larger number of people. I pay a hefty pet fee, presumably so I can utilize nice amenities such as the indoors dog park. However, I never take my dogs there because there is piss all over the place. It's never clean. It smells disgusting. Ask most resident here and they'll also tell you that for some reason other residents feel entitled to you have their pets piss anywhere, including the elevators. Sure, you can't stop entitled people from existing but management does NOTHING about it. Again - live somewhere else. We have friends who live in The Merian, which is across the road, half as expensive and they NEVER have these issues. Their apartment is still gorgeous and their common areas are also beautiful. So what am I getting for paying double the price? Why live at a place pretending to sell luxury when there are dozens of competitors within the city that actually do. I was considering upgrading to the penthouse but now I'm moving out unless they can get it together and SOON. As far as I'm concerned, they are violating their end of the lease agreement. read more

TL;DR - find a different building to live at because Radian is not worth it 8/14: was told maintenance was coming on 8/12 and they didn't show up and there was no communication. They ended up showing up the next day with no notice and Antonio gave attitude with saying "Yes, there was", but the only email I have is from the manager Eric with the date 8/13 between 8-9am. I work from home and was in a meeting when Antonio started banging on my door so I had to be interrupted. Even a phone call the day of would have been better than nothing. 8/1: we just got a new management team and they keep charging me for insurance that I've submitted multiple times to both the old and new management teams. No signs of reimbursement for these additional fees. Lots of new residents that all have a stick up their a** and think they're better than everyone else lol package room is CHAOS and no one gets their packages for months. I might start taking things for myself lmao OVERALL, I can't wait for my lease to end up move out of here. Update 3/6: the new property manager Amber reached out to me and connected with me in person to discuss all of the below. I feel comfortable walking through the lobby and know that I'm welcomed at my residence moving forward. The maintenance will do what they can to resolve the building issues but again, they weren't the original builders so there's only so much they can do. I also confirmed that the package room will be upgraded soon as the contract has just been signed which is a MUCH needed upgrade for the building. Update 3/1: It's hard to justify living here and the only reason I picked this place was truly because of Teal and my experience with her during my tour. I think if you're branding yourself as a luxury apartment, you should train your employees a certain way? The security, maintenance, and leasing agents ALWAYS greet everyone so they're great but the managers? It's like they think they're too good to say hi when in reality, they should be an example of how to treat your tenants since they're managers. April used to always say hi and was super sweet in the beginning but I think she was promoted to be a manager and now she ignores me and acts like she's extremely busy on her laptop every time I walk by. I know there were some previous reviews mentioning this behavior from other team members as well. On top of the ridiculous prices (I regret my decisions daily), the ONE amenity that was available 24 hours, the gym, is no longer is 24 hours so if anything, Radian is doing worse in comparison to its competitors. The quality of the build is actually pretty bad too - I've only lived here for 3ish months and I'm seeing mold/water stains (I actually saw this maybe less than a month after I moved in) paint peeling, etc. The trash chutes are ALWAYS stuck too. The mail room is a mess with ugly shelves and paper taped down to identify each floor's packages. They said they would add lockers but there aren't any signs of that happening soon. Everything in the bathrooms are also built pretty low - like the towel hangers and hand towel hanger which seems insignificant when touring but it makes a big difference when you live in the unit and use it daily. My body towels almost brush the floor because of how low it is and it's basically pointless to hide the hand towel holder because it's touching the counter anyway. Maybe not all units are like this but something to keep in mind. Overall, the experience I had from initially moving in has dwindled drastically these past 3 months. If I'm able to pay my parents mortgage 3x over, I expect a certain level of quality and customer service. I highly recommend to look past the glamour of this being a new build and you being the first person to live in your unit and look at the many other buildings nearby that aren't price gouging. read more

New to SD and moved here a few weeks ago. Radian has been a nice place to call home. Beautiful high rise apartments right in the heart of it all. The views and amenities are unbelievable. Chris our wonderful leasing agent was top notch. From the beginning of the leasing process all the way to moving in his professionalism and communication was truly 5 star. I'd like to give more stars, but there are a number of issues related to making payments, "mandatory internet" charges and other things, would have been nice to know these things before we signed. Radian, won't put you on full blast just yet, but address them please.. I'll say though, staff overall is much improved from who was there previously that toured us. Read before moving here. I was really rooting for this building because the location is great, and the units are beautiful! One year later, sad to say that my living experience has been terrible. Living here is flat-out difficult. You feel unheard by management when requests are submitted, and the systems they have in place just don't work. Package Room - No lockers, which they said were coming since I moved in. Half the time, I give up on finding my packages and try again later. It's a mess. Accessibility - Even though the building has mobile app access, you're required to use a fob for everything except the lobby door. Each floor has an elevator control screen that is very unreliable. You'll find yourself repeatedly hitting your fob against the screen before it actually reads your key. Even worse, they are broken on several floors and have been broken for over two months now. I can't even access the elevator from my parking garage floor, so I have to walk up or down a floor to access the elevator. Other residents can't select their floors, so they ride up to the floor below theirs and take the stairs the rest of the way. - Deliveries that require the delivery person to reach your apartment door? FORGET ABOUT IT. There's a "system" in place where you can grant the delivery person temporary access, but it's an absolute disaster. System gets them into the building but then they can't get to the right floor with the elevator. This has been an issue since March. Common Areas - The thermostat in the gym was set to 74 degrees. Multiple tenants complained about the temperature, and management kept making excuses as to why they couldn't lower it. I complained about it from July 2023 until January 2024 and just stopped going after that. - Pool sticks broke in December 2023. I sent four emails asking management to fix them. Also submitted a maintenance request that was "resolved," but they didn't actually fix them. I took the sticks down to the leasing office last week (August 2024), talked to them in person, and they finally fixed the sticks nine months later. - If you want to watch the TVs in the lounge areas or by the pool, you have to contact management to change the channel, turn up the volume, etc. I feel like a five-year-old asking my parents to turn on cartoons for me. It's ridiculous. When asked why we can't get remotes, we were told it's because someone stole all the remotes when the building first opened. That's false. I was one of the first ten tenants to move in, and I knew all the tenants that moved in at the same time. Nobody moving into this building is going to steal TV remotes. In-Unit Repairs - I've seen a few instances where maintenance is more responsive, but over the past year, negligence is the best word to describe maintenance/customer service. My neighbor's washer/dryer was broken for three weeks, and he had to do his laundry in a vacant unit. My bathroom barn door was broken for several weeks before someone finally came to fix it. But again, it does seem like the new guy is more on top of in-unit maintenance. Additional Issues - DON'T MOVE TO FLOOR 7. Smells like wet dog and urine because it's the dog park floor. Doesn't seem like the building tries very hard to manage the smell. It's really bad. - We're on our third manager and second management company. Third rent payment terminal, my bill has unexplained charges, they don't respond to emails - In my time living here, more people have terminated their leases early than people who have stayed the full length of their lease. -Feels like their main focus is filling units, and the existing tenants are an afterthought. - Also most of the five-star reviews you see are from non-residents, real estate agents, building employees, or tenants who wrote their reviews within the first few weeks of moving in. The one-star reviews you see are accurate. To Management - Please don't respond to this message saying you'd like to talk about my concerns. Get to work & fix the issues. This isn't the first time you're hearing about all of these issues. read more

Limited amenities, poor build quality, and subpar maintenance and upkeep. The reality of everyday life at Radian is nowhere near the level of luxury they try to sell you. Had such high hopes last year when the building opened, but those dreams turned to nightmares quickly upon moving in. Offering nothing more than a nice view of downtown, the Radian falls short when it comes to operational efficiency. Lackluster security, inadequate parking and storage, and underperforming utilities are just a few of the pitfalls of living in the building. While some may chalk that up to 'downtown living,' don't let them convince you that you need to sacrifice everyday comfort in exchange for living like a sardine in the can that is Radian. read more

I have lived at Radian since November 2023 and I absolutely LOVE it. The staff is friendly, responsive, and they know what they're talking about. I have recently gone through some big life changes and had to shift a few things around financially and the Senior Property Manager, Amber, was instrumental in this process. She made me feel so comfortable throughout these changes and she went absolutely above and beyond to make sure that I had what I needed to ensure that I could stay in this beautiful building.
