Now that I've moved out and everything's finalized, I can say 13th n Market runs really well. [[HIGHLIGHT]]Emily basically keeps the whole place running. She's extremely professional and responsive, always ready to help and immediately dispatches the right people.[[ENDHIGHLIGHT]] Head of maintenance Anthony is very knowledgeable in his field. Complex is surprisingly clean bc Sylvia and Jose on the cleaning team do a great job. Head of Security George is a beast when it comes to patrolling the entire property and keeping things locked down. The building's safe and quiet, people keep to themselves, but there's sometimes this one dog with an annoying sound that barks, which you can mute by closing windows. Overall it's a nice, clean, and safe complex to experience downtown SD. read more

The apartments are really nice and I stand by what I said in my original review. [[HIGHLIGHT]]The leasing staff is amazing and aside from the elevators being consistently out of service, I enjoyed living here[[ENDHIGHLIGHT]]. However, UDR billing is shady. Be prepared to be unlawfully and unfairly billed upon move out. They will refuse to provide any invoices or justification for move out charges. Heed the warnings and reviews posted here. Do not rent here or from any UDR property! They have no problem with blatantly violating California law. You've been warned. If it weren't for UDR and their unlawful business practices then I'd definitely recommend this place. Go check out the UDR reviews on BBB. If you decide to rent here, be sure to take photos and videos and move in and move out. Make sure you're present for the move out inspection. Make sure you keep copies of the move in and move out inspection forms. I have been living here for 3+ years, and yes, in the beginning, things were bad,, but Now, [[HIGHLIGHT]]with new management in the office, Emily and Jericho, things have gotten 100% better.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]They are always available during working hours and they do everything they can to resolve tenants problems/issues.[[ENDHIGHLIGHT]] Also, the maintenance crew are on tops of any maintance request that they receive. 13th and Market is a GREAT place to live now. read more

If I had to do it all over again, I'd definitely move somewhere else. I moved back to SD from Dallas and after living in a UDR property there for 3-4 years I was familiar with he quality of product and service that they typically provide so I figured the move would be smooth and decided to lease here almost right away. Things were ok but got progressively worse as time went on. Move in communication was not great. My person either quit or got fired before I moved in and it felt like my move in was a surprise to them. I'm moving from 1/2 way across the country and I'm begging them for action steps over the phone that hardly came to me as I was arriving in town. My 2nd floor apartment faced G street. At night there were times where I had to walk around a homeless person sleeping on the steps to get in or out of the building or walk around the entire building to avoid people standing around the building. The security guy was nice enough but there are 3 entrances from the street so a lot to cover. It seems that it was always loud on our side of the building ambulance, traffic, loud Cars. Music. People fighting. Then in the mornings after the homeless people cleared out there was always trash everywhere. And then there's the smell. Won't miss it. The staff generally gave you a vibe that they were doing you a HUGE favor whenever you needed them to do anything. Always felt like I had to beg or be super pandering to get them to help with anything that was their job. In December there was a flood on my floor, some sort of pipe burst and I ended up living in a hotel for a month. Oh yeah make sure you get renters insurance because they weren't going to cover my not being able to live in my own apartment due to their contractors mistake. They also went out of the way to not admit fault at all. When I moved in I noted that the floors were worn in the unit. The building was built in 2014(?) and had the original floors. No big deal. Noted it. When I moved out they charged me to replace them. They also charged me to clean the apartment after I hired a professional cleaning company. I paid the cleaning company $160 and then UDR charged me $120 to clean the unit siting some stains in the oven and a drip of something Under a sink. The unit is 550 sq ft. The pics I've included are how I left the unit BEFORE the cleaner even touched it. I have never left an apartment review but I'm just so annoyed with how petty they were. I was nice and patient when I couldn't live in my home for a month. I put up with a lot at this place but to not give me my deposit back. Too much. Especially because they told me they were in the process of replacing floors. Charging me for floors that have had years of wear and tear after I noted on my check in sheet that they were worn is ridiculous. I happened to know the floors were going to be replaced anyway. The units were decent. Walls were thin. We'd noises were heard. Ugh. Also a note about the neighborhood, I would never live East of park or 10th if I could help it. Too much craziness. ******* in response to the comments from UDR. I totally get that things happen. I know there are things that happened in the building that were out of the control of management. I think, however, that someone considering living here should know about the neighborhood and the area. Sometime soon it will be a great place to live but now, it's transitional. My main complaint is about the attitudes of some of your staff in the office and the fact that I was charged for damage to an apartment i didn't do AND noted on the move-in checklist. that's something that people are consistently complaining about, leading to overall low ratings. Run, and I mean RUN from this place. We lived here for 18 months. There's constantly urine and poo in the hallways and elevators. If you can even manage to get a reply from the office, they are very rude. The office manager worst of them. Elevator is always broken. Garage door breaks often and is stuck open for days. Some units are Airbnb's strictly, so be prepared for parties and lots guests wandering around asking for help. Every single person we talked to while living there, also hates it and completely regrets moving here. If you want to see what kind of company runs this building, look up "UDR properties" on the BBB website. And believe they will completely scam you upon move out. Our apartment was immaculate, hired professional cleaners. Still charged ridiculous fees janitorial, carpet cleaning and painting. As soon as we gave notice on our unit, they listed it on their website for $2911/month, an entire $515 more than we paid. WOW. I've never come across a leasing management office worse than this one. If Jose still works here when you read this, then do yourself a favor and do not rent here. Seriously, walk...no, RUN - in the other direction. I lived here in 2020-2021, and had issues from day one...I left before my lease was up because it was that miserable (because of the management office) and today, as I write this, I'm staying with my friend in this building who also has non stop issues with them. The energy here is gross and it's mostly because of Jose. I had a package delivered here this past week and I confirmed that it was delivered by UPS and the company itself - and my friend said she text messaged Jose confirming it was here - which he's denying. Instead of Jose being solution oriented, or professional for that matter, It's apparent that he still holds resentment toward me this many years later because I was instantly met with a cold, negative tone...he was combative and defensive from the moment my call was transferred to him -- and he hung up in my face! I'm desperately trying to locate this package because I'm supposed to leave the country for a few months tonight with the contents of that package and he's over here letting his hurt little inner child run rampant on the phone. Maybe I'll go downstairs and pay him a visit. Maybe he kept my package for himself. Or maybe someone stole it. Like I said, run. Elevators are always going down. Freezer has been over freezing since we moved in. People constantly let their dogs go to the bathroom in the stairwell and elevators. We live across the street from Albertsons, so the noise is constant. WiFi downstairs is not great, so sucks for people that need to use the office for work. But worst of all, we have been dealing with an unstable, unsafe neighbor for months who is vandalizing the hallways. This person sprayed someone in the face with a fire extinguisher and then sprayed the entire hall. Then on separate occasions, threw all of his bedding into the hall, along with dishes, condiments, a water filter, and miscellaneous items. He is always blaring music and screaming about 'dead horses and dead dogs in his bed' and other random things. People on our floor feel unsafe and all we get is 'we are handling it'. You're doing a horrible job. Definitely will not be renewing our lease and would never recommend this apt. We've had to call the cops multiple times since living here. The only positive is the sweet cleaning crew. They really do what they can to clean up after everyone's animals and also after this unstable person throwing all his sh*t in the hall. Do not rent/lease from any building managed by UDR. They only care about getting their cut and "run" these buildings not like a community but a corporate business where you're just a number as soon as you sign the lease. I've lived here a year and regretted it after only 3 months. 1. The garage door, elevator, hot water, and fire alarms are broken every other week. Response "this isn't because of us" 2. The power went out more than 2x and there was no follow up email or warning via email/text on their mobile backup, instead everyone was left in the dark and locked out. 3. There's no way for residents to reserve amenities but they will rent them out via 3rd party websites to non residents just for extra profit. When asked about it, response: "well other buildings do it" 4. They're slowly turning this into a hotel/Airbnb building. There are multiple short term rental only units being rent out to companies that aren't even based in San Diego. When asked about this due to their "no short term rentals permitted" policy in the LEASE they responded with, "oh well we're changing that. Other buildings do it". This means big companies that not only have the capital but their own revenue is based on "market value" are now going to contribute to the raise of rent here, because "market value" aka how much data they can pull to try and make whatever they want. 5. "Luxury" nothing luxury about it. Everything is always broken, they layout is terrible, they rent out everything to non residents l, and they will charge you EVERYTHING, down to the batteries in the pad lock on the door. I just moved in and my unit door needed new batteries and I was key w a response, "we'll do it this one time but ultimately you should replace them" 6. Their are far BETTER buildings in the area that aren't such a cash grab and actually have nice amenities to go for that aren't UDR run. Don't let the idea of a new apartment blind you from what it really is. I would do two tours to really see what the place looks like. They don't know how to talk to their residents, I saw a comment about how they're high and mighty behind their glass door office and it couldn't be more true. They avoid you never say hi or care to get to know you. They only care about the possible newbies that come in other than that you're a burden and they can't and won't help you with anything. They get so mad when you have a package and want you to pay extra to get a parcel so they don't have to talk to you about packages. Not worth the price point at all. Don't walk, run and let them turn this into a hotel. Until the city shuts them down for allowing too many rentals. read more

Not worth it. This isn't a place you want to call "home." This is a place that you stay for a weekend to throw a party and then go home. It has aspirations of being a luxury apartment building without actually delivering anything approximating luxury. The nickle and diming of fees is terrible. There's dog urine everywhere, especially in the elevators, by the elevators in the garage, and in the stairwells. There are pet relief areas in a corner of the garage on each level, but I guess people are too lazy to use them. The urine and feces is rarely cleaned up, so don't set your groceries down waiting on an elevator to eventually come (they're ridiculously slow when they are actually operational). The lobby and hallways are no longer air-conditioned as of a couple of months ago (seems like a cost saving measure that the new parking fees could pay for), so that smell really lingers in your nose. There's almost zero noise enforcement, so dogs will bark all day and people will carry on in the pool for hours (it's a courtyard, so the sound is amplified. Good luck trying to keep your energy bill low by opening up your windows!). There aren't any community events unless you count when the roof deck or other common area has been rented for a private event and residents are told not to use it. A big selling point in living here was that there's an Albertson's grocery store across the street, but it's shady af and they recently installed bars and gates inside. There are usually people hanging out in front of the store doing not too nice things, and people take their dogs there to poop in front (too long a wait for the elevator to the garage, I guess). The security guards wear bullet proof vests and don't even bat an eye when shoplifters walk out. Most of their hygiene items are locked up but the liquor isn't. I stopped using their pharmacy because I was afraid I was going to get assaulted if an unscrupulous character saw me picking up there and decided they needed whatever was in the paper bag. So it's not a neighborhood "plus." It's a minus. There are Air BnBs throughout the building and the people renting often leave their trash bags in the hallway in front of their door and throw loud parties. The building encourages tenants to rent out their apartments for Air BnB rental (managed by UDR, of course). That started around the beginning of 2024. There was a "ban" on Air BnB type rentals in the building before that, but management would just look the other way even when they were reported for noise or trash. [[HIGHLIGHT]]There's no way to get anyone at UDR on the phone for billing or lease issues. Those things aren't handled by the leasing office in the building, it's all centralized in Colorado and communication is via text only, like high school.[[ENDHIGHLIGHT]] My move in date was at the end of the month and I was charged for water and trash for the full month, even though it was obvious that I couldn't have used any water because I wasn't physically in the state in my move in month. Billing refused to take that off. Who doesn't like paying someone else's bill? The entire management team was laid off recently and it's some big secret as to why. Is it because the elevators and garage door frequently break down? Is it because of the unsanitary pet waste everywhere? Is it because of the loud pool parties or all the bad reviews? Is it because of the high vacancy rate? Is it because the pool leaks into the garage or because of the hot water issues? No one seems to know. [[HIGHLIGHT]]Management has always been pretty responsive, even if most of the time the answer is some combination of "no" or "the other buildings charge for that" or "we'll look into that."[[ENDHIGHLIGHT]] Right now the office is staffed by pinch hitters from a nearby UDR property. For the most part (they say) that they don't have much power beyond maintenance requests and apartment tours. You get to text with Colorado for anything more complicated than that :-) The maintenance team is friendly and seems very responsive to tickets. There's a single security guard at night and they're both pretty friendly, but they're there to make sure the doors are locked and to sit by the gate when it's broken and stuck open. read more

Rent increases of course year after year but last year by over $550 meanwhile the garage door or elevator is broken every week and the pool is under construction.. the management can't possibly care less about anyone who lives here as they still lock themselves in the office while we deal with safety issues inside and outside the complex.. My unit has flooded before and they did little to nothing to help despite the entire issue being their fault and only saying to ask my insurance to help. My husband lived at 13th and market for 2.5 years and had a great experience. The leasing office and maintenance staff were always friendly and responsive. Unassigned parking is $20/monthly, but the garage is never full and spots are always available. Parcel pending lockers are available for packages to make sure they are secure and safe. The only bad things I have to say are the elevators are extremely slow and only as of recently, within our last few months, residents' have not been cleaning up after their dogs' accidents causing the hallways and elevators to smell terrible. read more

All I can say is MILITARY BEWARE (and everyone, really) I've been waiting a long time to write this review because it took time to emotionally recover from what this place put me through. I lived here from April 2021 to July 2022. The management staff, specifically Jose, forced me to either get married to my partner or pay $7000 in fees. I'm dead serious. Here's the story: Like a lot of people in this building, my partner is active duty military. We were not married when we moved into 13 and Market, which was our third move together. My partner was given orders to move out-of-state and I (of course) planned to come with. My partner submitted via email proof of his orders in compliance with the SCRA (Servicemembers civil relief act) and was told that he would be released from the lease. But because we were not married, I would be held fully responsible for either the apartment moving forward (which I wouldn't have financially qualified for without my partner's income. After all, we were approved for the apartment as a household) OR for the full cost of the buy-out fees (~$7000). Jose kept saying that this was nothing personal and that this was just policy. We requested to see the policy in writing many times and never received it. We also asked to speak to Jose's supervisor, which was not permitted. Representatives from my partner's command got involved and so did some friends, who called UDR (the management company) and 13th and Market to ask, anonymously, about their military policies. We did our best to find legal representation but couldn't with the short timeline. A family member found leadership of UDR on LinkedIn and made them aware of what was happening, and they were shocked by what we were describing. Despite all of this advocacy, Jose still insisted we would need to show proof of marriage to void the fees. Jose's rationale was that if the rule included non-spouses then it might be stretched to include roommates, who could then (in theory) use a deployment as an excuse to void a lease. As an aside, this sounds like a perfectly reasonable reason to legally void a lease. I'd argue that it speaks to the intent of the SCRA more than excluding this scenario does, otherwise folks would be discouraged from renting with military members. So that's the story of how I got married. We were planning to get married in 2024 on a special date, but instead had to elope on short notice to fit this business' needs. Sprinkled into this series of events were many phone calls with Jose, trying to resolve the matter. To make matters worse, Jose accused me of lying about getting married after the fact. During a conversation about the official move out date (which they also botched the paperwork for, and then tried to stick the error on us), he told me that from his perspective, we might not really be married because he's only seen the marriage license. Marriage certificates take weeks to be processed, so we didn't have ours yet. He also, at multiple points during the ordeal, told us that we should be grateful for this, because it's the correct interpretation of the SCRA and could've been done to us during any move. While he's correct that the SCRA doesn't say to dissolve all people from the lease, it doesn't say not to. We spoke to military housing officials, our networks in the military community, his command, etc and couldn't find a single person that had seen the SCRA interpreted that way. As I mentioned at the beginning of this novel, this was our third move together. No one else ever had an issue with us being unmarried until Jose came along. It's also worth noting that living here was a miserable experience, Jose aside. The apartments look beautiful but the area became increasingly dangerous during baseball season: I was sexually harassed while trying to walk my dog multiple times, I had to call an ambulance for a man having a drug-related seizure, and often found needles and needle caps on the sidewalk surrounding the building. The security guards are a joke and people still break into cars. Elevators are frequently broken. The various required in-unit inspections (ex. Smoke alarms) are conducted with just a week's notice. AirBnbs are king here so there are parties 24/7, despite it being explicitly prohibited in the lease. There are fly infestations that waft in from the streets (even in inward-fackng apartments). People had dogs that barked during the workday and the sound reverberated in the courtyard. Packages don't get delivered because the front office loses them. Maintenance requests don't get filled because the folks don't know what parts are needed. It's just a disaster. To wrap this up, I have never felt so unsafe, unsupported, and taken advantage of in my life. I encourage anyone reading this to reconsider living here. There are so many other wonderful places where someone could live in San Diego. read more

DO NOT MOVE HERE, RUN! Unless you like to be ignored by management, and get your possessions taken from your car or bike storage. Where do I even begin? I have so much to say and none of it is positive. I lived here for about 16 months. Like many people said, there's constantly a problem with dog urine and feces in the hallways and stairwells. Don't live on the third floor, that floor seems to be soaked in dog urine, there's always a fan on the east side of the floor trying to dry up the urine. But we all know...urine still lingers if you don't deep clean it. There's a constant urine smell on that floor, if you're sensitive to smells this place is not for you. The west elevator is always broken, thats the main elevator btw. It can be a weekly or monthly occurrence. Good thing you can use the stairway as a work out with the smell of dog urine and feces when the elevator is broken, but sucks if you do have a bunch of groceries to carry when it's down. Also, this elevator takes forever too but I can't blame the elevator for that, theres only two elevators for the whole building. I didn't know this building was going to have Airbnb's, if I had known I wouldn't have lived here. I thought tenants weren't allowed to have Airbnbs? But I guess its UDR thats renting units out as Airbnbs. There's always interesting people coming in and out because of that, lots of partygoers and tourists. You'll see a lot of them during comic con week or the holidays. You can totally tell who lives in the building and who doesn't. You would think living in a luxury apartment there would be exceptional appliances, nope. My fridge kept leaking the whole time I was living there. I've contacted maintenance and even the emergency maintenance line and no one was able to fix the problem. It continued to leak sporadically until the day I moved out. Maintenance couldn't find a solution and it seems like I'm not the only one that dealt with a leaky fridge. It seems like every time I needed maintenance they couldn't fix anything unless its to change out a light bulb. They couldn't even replace the shower handle that came off, I had to use a shower without a handle for months until I moved out. But the maintenance guys were friendly though. I gave leasing management a month heads up that I am moving out. In that month no one reached out to me with steps on what to do with the keys and everything. I had to flag down someone the day before my last day to ask what to do with the key fobs and what not. The manager here, the male one(Jose), is very rude and will talk to you in a condescending tone. As I was moving out I noticed that two of my bikes were stolen in the bike storage area. I couldn't find anyone to address my concerns for days. When I did get a hold of someone they just responded with, "well don't you have renters insurance?" I was appalled with their response, I'm letting you know someone's been stealing bikes and maybe up your security without being an a-hole. I don't know why the management here lacks customer service skills but UDR you need to retrain these people if you don't want to replace them. Overall, I will not recommend living here, you can find a better place in the area. A place that will want you there and doesn't feel like you're a convince to them. read more

We put in a work order to change the battery on our front door twice, maintenance never came. Then the lock finally died all together and we were locked out of our apartment all together. I lived here for 2 years and had a number of unfortunate run-ins with management. On top of being non-responsive and failing to take ownerships for mishaps on their end, they took every opportunity that presented itself to apply extra charges against my brother and I. During the height of the pandemic, my brother tried to pay his rent online two weeks early, but accidentally selected an expired card. Instead of allowing us to simply electronically resubmit the charges by the deadline, they forced us to make in person trips to the bank to obtain cashier checks for months, despite California's executive stay at home order, in complete disregard for our health. I raised my safety concerns to management but they did not care and continued to require that my brother and I make in person trips to the bank for months during the height of the pandemic. Although one of the onsite managers, Jose Amador, was great and actually helped undue the cruel treatment we had been subjected to for months, the rest of management was sub par at best. Further, there are only two working elevators for the entire apartment, one of which is a service elevator that is slow as molasses. The entrances also smell like urine given that the building is pet friendly and there is no service that regularly cleans those areas. If you do decide to move here, please make sure that you read and understand every sentence of your lease agreement. Because if you are even an hour past some kind of deadline, they will try and stack as many late fees/extended penalties against you as possible. I will never rent here again or refer this establishment to anyone I know and care about. The rental prices far exceed the quality of living and amenities. read more

I almost don't want to write a review helping to reverse the ridiculous, spoiled, bougey, never satisfied yelper spam 13th and Market has received. This way rent could be even cheaper When my girlfriend and I moved in here during early October, the complex was a 4.5. Not sure if other luxury complexes popping up are encouraging fake reviews? You can easily find more luxurious apartments in Little Italy or even closer to Gaslamp. If you feel comfortable paying 3,000 + a month, feel free. But you get so much more for what you pay for here. For the same price points as AVA and less secure Mission Valley residences, you get secured, underground parking (never have I once experienced or heard of break ins). The ceilings are high, walls are thick, appliances up to date, hardwood floors, marble countertops, soaking tubs, walk in closets, energy efficient products (low utility bills). The management is extremely accommodating. One of the leasing managers, Kayleigh, actually accompanied fb market visitors up to my apartment to make sure my gf (alone at the time) was safe showing a piece of furniture. Jose is also super awesome, Paris also always has your back. Do annoyances happen? Yes. Sometimes elevators breakdown. Pool lights go out. One time the garage door lifter broke. Maybe an appliance is faulty in your apartment? They have people who are ON it. This is one of the most professional management teams I've ever encountered. If you like the hustle and bustle noise, rent a street facing apartment. If you like quiet, rent a pool facing unit that's on the higher floors. It's East Village in southern California. Homeless are everywhere. You know what you're getting into. They're not axe murderers, you can walk around at night, it's okay. The only two things that bother me is every unit online shows a balcony, but that's not always the case in reality. Check and make sure your unit has one before signing anything. Also, idk why the pool was installed in a courtyard setting. It is surrounded by 4 walls, which limits sun exposure. But seriously, talk about first world problems. Again, if you want extreme lap of luxury, rent at Strata or Little Italy. Buy a condo for crying out loud. But you won't be disappointed with how much you get here for the cost. RENTER BEWARE!! This building, upkeep and neighborhood is completely unsanitary and unsafe. Moving into this building one year ago, they used to actually clean, which completely disappeared 3 weeks later. This building has ONE cleaning person for the ENTIRE building, so as you can imagine it is not humanly possible and nothing gets done. They will clean the lobby and walkway to model homes but do yourself a favor and take the extra 3 minutes to walk the hallways of other floors and stairwells of the building on your tour. There are SEVERAL Air B and B units, on every floor, which management is aware of, but say they don't know, but you can clearly see the tourists bringing in their suitcases and leave trash everywhere. Residents complain about this and they do nothing although it's in the contract and not permitted. You can smell the marijuana and dog urine everywhere. People let their dogs urinate and defecate in halls and stairwells, you can tell management and it will go untouched for weeks! There are two elevators for the entire building, one from lobby, which somewhat functions and a secondary elevator which is never cleaned, slow when it is actually working, moving pads never removed. There have been homeless people sleeping within the stairwells and never cleaned. These are the living conditions WITHIN the building. Take an additional 3-minute walk around the building and the elements aren't much better. Public restrooms sit adjacent to the building, people sit outside the doorways of the building and grocery store doing drugs, several residents have been attacked and you are in constant fear of your safety. For the low price of $2,800+ per month, save yourself and go elsewhere! You can find much better environments and better managed buildings in the downtown area. Now when it comes to UDR management, absolutely horrendous. There is one leasing agent who is very nice, basically handles everything, but extremely overwhelmed. The main manager is usually out walking around with a gazed look and the conversations are endless, pointless circles when you bring up these horrible matters. Reality is they have zero power to do anything as they have offsite people handing billing, pricing and issues. GOOD LUCK! They boast that they live onsite, which is even more concerning because they are completely complacent with the living conditions within the building. Usually when things break, they are not in the office at posted times, so it's just a mess and no one onsite to fix anything. Lookup UDR and there are 30+ BBB complaints that have been validated. They have a 60 Day notice of vacancy so you will get hosed. Unlike 99% of all other buildings and standard lease agreements. Although you discuss this with management and tell them you are not renewing well in advance, they will lie and say that as long as you give them notice before your term ends you will be released. This is NOT true. Stuck with 60 day pay back when in fear of your own safety and unsanitary conditions. Now, when it comes to move out, like several of these reviews, another HORRENDEOUS experience. They use cheap flat paint everywhere, including bathrooms, charged $200+ to paint a wall that rubbed off from hanging a towel! In addition, with the unit being cleaned upon move-out, charged $75 to clean carpet and $175 cleaning. Although having Move-In pictures of scratches on the walls and tape peeling up from the sheetrock, they still charged these ridiculous fees on top of another 60 days of rent. This is normal turnover for a property and landlord. Working with the billing manager and trying to get anyone to answer any emails from corporate or phone calls, completely useless and unresponsive individuals. You will be completely hosed with these UDR buildings downtown, their fees on top of having to live in these conditions. The vacancy list is growing and growing as there are several residents that have realized this as well and bailing. Soon to become a full time Air B and B hangout for this building to continue to get run into the ground. Paying this much, you absolutely deserve better so check out some other buildings and stay out of this one. read more

Probably one of the worst apartment complexes I've ever lived in. The elevators are always broken. There's always a problem with the plumbing. Didn't have water on Thanksgiving of all times to not have water. Jose the manager does not give a crap about any of your problems and will make things worse actually. The rest of the staff is nice though they try their hardest to help you. Paris is one of the leasing ladies and she always tried her best to help me. I'd recommend you go somewhere else though. Decent overall experience - except for the move-out process. Generally things work relatively well and the staff is friendly and helpful. Yes, there are glitches such as the elevators and garage door being out of order from time to time, no water there entire day of Thanksgiving (2018), and continuous pool repairs. But the place is slightly cheaper than other buildings in the area, so maybe that is balancing things out. Moving out was a different experience. When you move in they make it sound like they are very large when it comes to minor damages and issues. This is NOT the case. Don't be misled by the friendly staff like we did. Your move-out is managed by the UDR corporate office and they could care less about your experience and the reputation of the individual property. Our move-out report created by the staff contained 72 pictures of the 700 sqft apartment, documenting every single little detail. See attached picture of a chipped blind. We definitely did not check all the blinds when we moved in, but this single issue ultimately cost us $162 when moving out. Having rented with UDR for more than 5 years and totaling a solid 6-figure $ amount in rent, this nickeling and diming just shows how little they care. The bottom line: Get everything in writing and make sure to document every single detail of the apartment when you move in. I would suggest to take a minimum 100 pictures and send it to the staff and have them confirm (in writing) that this reflects the state of the apartment. read more

I lived here for almost 4years. Not sure why it took me so long to figure out that there's a lot of better valued units down the street to rent from. This is my personal opinion, I think the staff in general is ok, just wish they would've been a little more responsive to all the tenants on the third floor next to the east side elevator. The two main staff members that lives here, they can't seem to ever open the office on time for work during regular hrs. They also like to run up the charges. I gave me notice and even agreed to extend out my lease for an additional 2 weeks. I figure with the additional two weeks, I wouldn't have to stress moving out on time. I scheduled a closing walk through of my unit on their stupid app that management never reads. When I went to return my keys, they never scheduled the walk through. My unit was professional clean and they still charged me the exact amount of my security deposit. On top of that, since they never read my request for a final walk through, they decided to charge me for another week worth of rent because they finally walked the unit the following week. This place is a mess, in the 4 years I lived here, my floor must of turn over 2-3 times with new tenants. I wanted to leave earlier, but with the whole pandemic situation I decided to stay and signed a lease extension in early 2020. My advice, save your money! There's a ton of new buildings going up, ones that are on a better and safer street. If you want poor service 60 percent of the time, than have at it and rent here. Four years ago this building and staff would've received 4 star rating from me, but they have regressed. New management and staff needs to be bought in to restore this building image and service. Still a great place to live! The more we explore, the more we discover just how great of a location this place has! Blocks from Petco park, fit athletic, earthwise petstore, Quartyard, Horton plaza, park and market trolley stop, Broadway Ave, the list goes on. The whole staff is amazing and we feel extremely catered to all the time. Viktor went above and beyond to give us the perfect north facing place! Jose is our San Diego knowledge bank! Knows the place like the back of his hand! Barbara always goes that extra mile to help us even at weird times! Peter exceeds our expectations every single time by coordinating community events. The whole place is kept spotless! Bonnie and apollo are always here so early and super late keeping everything running to make the small things count. They even replaced a whole fridge and air unit when the discrepancy wasn't that big of a deal. security at night helps us sleep easier that we live in basically a compound when it comes to safety. They have night shift street security that is kind, and constantly on watch. I could not be more pleased to call a place home or come home to every day. 2 year update!!! Still here, and the staff has some new faces! We can't think of anywhere else to live. It's hard to beat the grocery store across the street! Food, drink, and personal care are downstairs to include, Roosters, Massage Envy, Amazing Lash, Mak Cleaner and Doozie Dog! Quartyard is across the street and the place is kept emaculate! In that time they've reduced the hours for the "courtesy patrol" so that by 4am there's no one around to ask people to move so you can safely exit your apartment. And if you live on the first floor don't bother asking for a gate or railing because the corporate office ignores the staff who work really hard at their jobs and are put in the horrible position of having to sell their corporation's horrible excuses for leaving residents in danger. Do not rent here. The leasing office's service is terrible. The property management company is the worst. Every stairwell was filled with dog urine and feces. They never did anything about it. Didn't clean any exterior windows. Garage door always broken. Cars got broken into. The second elevator was out of service for the first 5 months I lived there. The 4th floor door lock was always broken so I had to enter from a different floor and take an elevator down/up. Everything breaks in this place. Can't say I've ever had a worse leasing office before. All they cared about it getting you through the door. They stopped caring. Would never respond to messages or emails. Acted like you were taking up their time. And when you move out, they charge you outrageous cleaning bills so you don't get your deposit back. How does cleaning cost me $430 upon moveout when I already had it cleaned myself? I'm trying to get a detailed bill and they won't answer. When you call to speak to them about it, they never return your calls or messages. It's like they're hoping you just pretend that they don't exist. This place isn't luxury. Tried to charge me a maximum +$400/month extra on new lease. I declined and now they're charging the same spot +$700/month more. I can't believe it. I'm warning you, do not rent here. If I could tell my past self, I would have ran from this place and saved myself the headache. I can't express more how terrible the service is. It really left a sour taste in my mouth. Paris made the move in process easy! The leasing staff is friendly and I'm enjoying the amenities and my apartment so much! Covid-19 precautions are being followed and everyone has been respectful of each others space. The apartment is in great condition besides some scratches on the floors. As you would do in any apartment, document the condition of the apartment and take pictures to take extra precautions. Promise you'll love it here. And as far as the homeless comments, THEY ARE ALL OVER CALIFORNIA. It's nothing the apartment can do or you to change that. There is security overnight and the parking garage is closed in. This is such a great place to live! I moved in a few months ago and have loved it ever since. The amenities are nice and always kept very clean, the apartments are spacious and have CLOSETS (rare to see in downtown), and the staff in the building are personable and willing to help with anything you need. Jessica has gone above and beyond to make my move here easy and stress-free. She is extremely sweet, hard-working, professional, and really made me feel so comfortable and happy to be making this transition from where I previously was. If it wasn't for Jessica we may have looked at other properties and walked many more units (that's just how my personality is, I want to see everything before I decide), but after meeting her and walking the property I knew that I wanted to call this place home and we moved forward immediately. I cannot express enough to avoid this place like the plague. It will save you countless headaches and thousands of dollars. We lived here for more than 2 years and have had the worst experiences. This building constantly floods, they hit you with extra fees out of nowhere, the elevators never work and take forever, and a countless list of other issues. Our apartment flooded due to a pipe bursting and we were told to find an air bnb and get out within one day. We were never given a definitive move back in date and were still charged for days we weren't (physically and legally) allowed to stay in the apartment. We were also billed for two gallons of paint and six hours of painting labor when we moved out when there were no spots that needed to be painted over or any holes that needed to be filled. They will nickel and dime you on move out, so don't expect to get your deposit back as they'll make up costs to keep it and add additional charges just because they can. read more
