I lived at one of their properties Populus Waterside in Chattanooga, Tennessee, they are quite unethical when it comes to returning your deposit. You can see from these reviews of their own employees, what an unethical operation this really is. These are only a few reviews from their own employees. Be sure to check out previous residence reviews from apartment complexes that this company owns. You have to love the response from corporate. They want me to contact them directly, I think speaking to a manager, district manager and even accounting would be enough. I have made internally 17 emails and 10 phone calls to try to remedy the issue, to no avail. All they had to do was rightfully return my deposit and not stop payment on a check they had already issued to me. If they had done this, at any point in time I would have let my followers know that they had indeed remedied their mistake. This never happened and they still owe me the original check that they issued to me of $85.14. You would think they would care about the reputation but evidently not. read more

I have had, and am still having, an incredibly frustrating and disappointing experience with RAM Partners and Penler Arlo. Just imagine paying close to $2,100 a month in bills, with $1,870 to $1,890 of that going toward rent and fees, only to step in or over pet feces, walk through "secured" doors that aren't actually secure, and deal with being assaulted or having the police wrongfully called on you as a Black woman--while standing at your own address in a bathing suit, by management after hours. Despite providing proper notice and vacating the property on September 1, 2024, they issued an unnecessary demand for possession. Throughout my tenancy and even now, communication has been extremely poor. The property management and their corporate office have consistently failed to respond in a timely manner, showing a lack of professionalism and good faith in addressing tenant concerns. Their overall service has been unacceptable, and I would strongly advise future tenants to be cautious and document every interaction carefully. if I can give negative 5 stars I would! the people in the office have no communication skills nor customer service at all no professionalism! I have been dealing with mold and water issues in the apartment. It took over a year for them to fix the issue. Being charged for an emotional support dog with a doctor's letter. I been charged for validations of the" lease" when there is no real violation I got violated for not throwing out the trash outside the dumpster that was overflowing. so the next day, my son threw out the trash inside the dumpster, even though it was overflowing he stepped on a chunk of glass and cut his foot. and then I got charged for trash that I had outside my door for less than three hours charge $200 for that. they never give you 24 hour notice when sending people to fix anything inside your house or they tell you they're gonna come and never show up. The room above my room flooring needs to be changed. The manager 's reply was I can't tell him not to walk in his room as if he can't fix the flooring issue. always the one calling for updates. Very poor transition processes when taking over from original apartment complex owner. They fire all previous staff and bring in fewer staff with no knowledge or training of the complex. Results in total confusion and a frustrating situation for existing tenants. read more

Strongest recommendation to avoid any RAM Partners LLC property, I will not live in a RAM Partners LLC property again. Most I've ever paid to live somewhere and have had the most problems of anywhere I've lived. Counting down days to move out of RAM Partners property Capital Collective in Savannah. Incredible customer service of all personnel on site in Savannah, but RAM Partners LLC corporate cut too many corners. Capital Collective in Savannah by RAM Partners LLC is brand new, but has so many problems it is mostly empty despite offering 2 months free. Neighbors had sewage back up into their shower and they couldn't fix it timely so they were allowed to use another unit to shower. Power goes out regularly, place floods with lots of rain (and Savannah regularly gets hurricanes). Have had issues with AC, Heat, nest control center, several appliances. I use a spatula handle to stir the sink since the disposal appliance doesn't clear. Strongest recommendation to avoid any RAM Partners LLC property. read more

This company is shady as can be. They took over the management where I live last November. Since then it's been one thing after another with them. First off, they changed the water billing and it went from $40 a month to $100 a month for 3-4 months. They blatantly overcharged the residents here. Plus they added a $7.50 monthly service charge. Second thing is they don't follow the laws of the state of Tennessee about the eviction process. I had some terrible financial problems last November. They charged me a $400 legal fee to stay. I never received a proper notice to vacate, they just tacked on a fee and and then started the eviction process. My lease ended May 31st. They want everyone to reapply to stay here. My credit is bad now and that's not an option. They won't just send a renewal email to you. They have had no problem taking my money the past several months though. My starter went out in my car this month, It messed me up on paying rent. I got a stern email saying if I don't pay it by today, there's a $550 legal fee that I will owe. I responded back to the lady that emailed me and said I would be glad to work out an arrangement that is amicable for everyone, yet I know my legal rights as a tenant. I haven't heard back and I am afraid this company is going to try to skirt the law again and not send a proper notice to vacate. That's another thing, there's no communication and I don't know who's in charge of this place. I would like to speak to someone who actually has some authority and work something out for a peaceful resolution and pay what I owe, but with this company I think that's impossible. I am wanting to leave this apartment complex and pay up everything, but I don't know who's in charge. This company is dishonest and disorganized. Like other reviewers have said, the Arlo used to be 1 of the best properties in central AR when it was Fontaine Bleu. It still is decent, but the property management is horrible. Liz (the property manager) cares about nothing here & all she does is lie. Vice President does nothing about the issues & the proof I bring her either. RAM Corporate won't give me anybody's info that's above them. I've only been a resident here since May 5th. It's June 12th & I have had issues with threats involving guns, threats from neighbors, caught robbers that live in these apartments, & had Liz (the property manager) tell me I'm frustrating her!! What's frustrating me is I'm tired of residents here having to deal with Liz but she doesn't do anything to help. RAM is only out to get money. The Little Rock Police & State troopers are more help than Liz or RAM management!!! I can't wait to be out of this lease. Liz even offered to let me out of the lease with no penalty just because she doesn't want to do her job & is lazy as hell!!! The $2000+ I pay monthly could be used to improve things such as the gates. Everyone has a standard gate code here.The gate barely even works most days. When it does work, everybody has the same code. Where does management step in to make things better??? Don't move here!!!! Terribly disconnected company. They were fired by our Ownership company for multiple reasons, mostly negatively that they DO NOT PAY their BILLS! To work for this company means that your suppliers, utilities, internet and phones, ect. are constantly cut off. Imagine how this affects our residents! A rental vehicle was towed from the Link, a property owned by RAM Partners llc. The Link which is located in Dallas, Texas. The leasing office didn't notify me that a new registration website was being used. Long story short, I spent about $200.00 to get the rental vehicle back. I tried contacting RAM Partners, they haven't gotten back to me in days. This are pictures of the Link, which RAM Partners owns. The Link Apartments are full of cockroachs, dog droppings, potholes and graffiti. Stay away from properties owned by RAM Partners. Just look at these disgusting pictures! I should have been reimbursed by RAM Partners because I wasn't notified of the new registration website. $200.00 GONE! for something that was not my fault! They are nice, friendly, and courteous and they care about the residents. That makes a big difference. The property is already clean and well-maintained. I appreciate my manager, Raven. This company's quality and service to residents must be very dependent on region and individual property because my building in Rockville, MD, that recently got bought out by RAM Partners is SO BAD. I've had lots of different management experiences and this has been the worst. This massive company supposedly manages FIFTY THOUSAND buildings and they can't do basic management duties. Clearly this place is just sucking profit out of whatever they can all across the country with little regard for the people who actually live here. Interactions with staff have been mediocre at best, and I try to be super nice to them myself because I have a hunch that the on-the-ground staff is getting overworked and not supported by their superiors, which isn't their fault. They have very limited hours compared to the previous management. Everything is less convenient now, especially larger mail deliveries. Just last week I saw multiple Amazon and FedEx drivers just standing outside the building not being able to do their job because nobody was there to let them into the lobby and package room. It's particularly stressful tracking down perishables. I shouldn't have to "track down" my things at all. Mail is not a luxury. This is only one of the many things that have gone wrong since RAM Partners has owned this property. Very much just feeling like a pawn in this companies massive profit game. Management for VISTA COMMONS APARTMENTS Columbia SC and many others in US. Upon conclusion of a successful one year lease, didn't receive itemization for security deposit deductions legally required in SC until demanded siting legal requirement. Wrongfully deducted carpet cleaning fee of $95 from deposit for carpet in condition of "normal wear and tear of occupancy". Routine cleaning of carpet is not allowed to be deducted from security deposit as this is a landlord expense for rental of property. Unpaid charges and damages are allowed security deposit deductions. After multiple emails to management (RAM PARTNERS LLC) at Vista Commons, refund as well as itemization was obtained. Resolution was successful but shouldn't be required as this should be a matter of course: conducting business within the confines of landlord/tenant law. I wonder how many tenants have erroneously had deductions for carpet cleaning and other inappropriate deductions??? read more

If I could give ZERO stars I would. I have lived at MANY RAM properties and honestly after my most recent experience i can say without a doubt that this is the laziest, most apathetic company. I moved into an apartment with my boyfriend who lives at Pointe at Collier Hills recently. He has been there for 4 years and paid over 40K in rent since he has been there. We had to move out of the unit he was in due to mold and them not once in 20 years of this property being in existence, cleaned the air vents. We spent $300 for an HVAC specialist to come out and get these tests for us because the property refused to do anything after 9 months of us asking. They transfer us to a new unit and on move in day, the property manager, Zachary Rogers, is by far one of the worst I have encountered. I go to get my keys on move in day and he has not sent us a welcome packet or anything necessary for us to have filled out prior to this day so Taylor and Bennette were kind enough to help us as he closed the door to his office and tuned out the fact that he had already been lazy in regards to that. THEN I go into our apartment. It has not been cleaned (which with COVID was a SERIOUS concern for me as I am a high risk due to health reasons), there are still nails in the wall, scratches on the walls, coffee stains on the window sills, carpets are soaking wet and we had painters, a lazy cleaning lady and carpet cleaners in our apartment till 4PM because they had to make up for the fact that the property manager didn't do a single walk through. DID NOT CHECK THIS UNIT AT ALL. Like there were still items from previous residents that I had to get rid of. I called RAM corporate multiple times and sent an email because I was so upset about this and not a single thing. I never heard anything back, the property manager, Zachary Rogers, didn't do a single thing but offer us a lousy $50 gift card. There is negligence, laziness, apathy and a lack of care for their residents and ONLY concerned about anything affecting their "outward appearance" as opposed to the care of the residents. RAM and Zachary Rogers are unprofessional and know how to make a resident feel trapped and upset about living at The Pointe at Collier Hills. I cant wait till my lease is up and I never have to be at another RAM property again. read more

As a resident of Skyhouse Buckhead managed by RAM Partners LLC gives me an idea of the challenges of property management. On a daily basis the management team strives to give value to the residents of the community. The service department here at Skyhouse Buckhead amazes me with their efficiency and proficiency. I just renewed with the longest possible lease because people like Kevin, Sherman, and their colleagues respond to my service requests within 24 hours. The issues are addressed to my satisfaction every time. What I appreciate is that the service department here actually fix issues versus replacing appliances (which costs everyone more money, terrible for the enviornment) and they actually care. My experiences so far convinces me to choose Ram Partners LLC as a solution for any future multi-dwelling management projects. read more

Since I've been living in apartments I can honestly say my expectations of management have been exceptionally low- that is until about 2 years ago when I experienced my first apartment community managed by Ram Partners. From the office staff at both RAM communities that I have lived, to the maintenance and groundskeepers, the service experience is exceptional. Maintenance doesn't only handle the bigger requests involving appliances or heating and cooling, they even change my light bulbs and smoke detector batteries! I always thought that was my job! We're always told "it's the little things that mean the most," and I truly believe this company has done a phenomenal job in embodying the phrase in its presence and delivery to the members of it's communities. I would have given them zero stars if it were an option. If you experience or have ever experienced domestic violence, DO NOT RENT WITH THIS COMPANY. RUN! RAM Partners, LLC is not an ally. I have a protective order against someone who lives 4 minutes away from my community. After the order was issued, I notified management who told me that I could transfer units only if I paid a new, higher rate. After I told them that wasn't feasible as I am a student, the Area VP took FOUR WEEKS to get back to me and I was told that I could not have her contact information. The entire time, I lived in fear for my life. The gate was broken multiple times allowing my ex to trespass and intimidate me whenever he desired and the police took forever to respond. I could not sleep in my apartment and feared going outside. I decided I couldn't live like that anymore and told management that I wanted to break my lease. When the Area VP finally got back to me and I expressed discontent regarding her response time, she told me that she and her company did not create my situation and again offered me a higher rate on a new unit totally dismissing the concern I communicated for my life and safety. There's a law that allows those who have a protective order to break their lease without penalty yet in true American capitalist spirit, the Area VP and the RAM Partners LLC legal team have come up with every frivolous reason as to why I cannot take advantage of the law. Even if you have never experienced DV, these people and this company are despicable. DO NOT RENT WITH THIS COMPANY. read more

Stay away! Don't rent from this property management. They took over our complex a couple of months ago and increased our water and sewer bill by 60%!!!! I've lived here for 6 years and I've never had to pay this much for water & sewer. Also, the gym and business center have been closed for months for renovations but they won't give any discount on rent. We keep paying for amenities that don't exist. The car wash center has a vacuum that hasn't been working in months. Because they installed new gates, the gates stayed open day and night without any additional security. RAM partners is worse than the company that previously owned the apartment complex. Yes, there were minor issues before the takeover, but since RAM acquired it, it's pathetic. All types of people are given keys to roam the grounds and enter your apartment without supervision. So many people have moved in the complex that just hangs out all times of night making noise. Smoking reefa, and drinking alcohol. When you tell the office staff, nothings done. Avoid these properties at all cost if you value where you live and your belongings. read more

This company is awful from bottom to top. Trying to get them on the phone is next to impossible and when you do they're rude. If I performed my job in the same fashion they do I'd be fired in a heartbeat. They refuse to fix the insect problem in our apartment properly, and now refer to us as liars to avoid the situation. We have an infant in the apartment and the amount of ants makes it a very unsafe environment for her. They know this and couldn't care less. The condition of the complex has nosedived since RAM Parnters took over to the point that it's embarrassing to have people see where you live. My advise is to avoid any properties managed by RAM. read more

DO NOT MOVE TO SOLIS DOWNWOOD! The management is extremely unresponsive. They are do not tend to tenant requests, concerns, or comments. All they do is lure you in with sweet gestures (i.e. discount on rent when you first move in, neighborhood festivities, etc.) other than that, they DO NOT DO ONE THING for the actual place you lay your head at night: your apartment. It's been 3 months since I've moved in and requested a replacement window in my bedroom because it is currently cracked. Ashely (Property manager) told me she would have to reach out to the contradiction crew. That was back in August. Still not replaced. She claimed that their maintenance man came in to check it out and when he did, he kindly laid his tool on top my brand new trash can which then led to a dent. I complained to Ashley, and she had nothing more to say except "it wasn't him. I'll have to forward this Corporate." LAWSUIT!! Corporate (RAM Partners, LLC) is highly unprofessional, unorganized, and shady!! Their address/phone number is different on all websites. I've been calling for about a month and still can't get ahold of anyone. It goes straight to voicemail. This morning I made a comment "review" on their Facebook page (RAM) and someone from their office decided to delete it! I took a screen shot of the initial post when I posted it this morning so they really must have thought I wouldn't notice. I posted it on their page when I commented, once again. If a corporate office can disregard a tenants concerns then that tells you all that you need to know. No problem! They'll be getting a lawsuit slapped against them very soon.
