Worse experience as a human being ever. To try and talk to someone about a clear cut issue and to be told that I can't speak to anyone I just need to email in is very disheartening. My refund is being kept due to carpet cleaning that I PAID FOR!!!!!!!! I provided the receipt, I was there the day of service. I have the dates the times I provided everything one would need to satisfy the requirement. However after reading other reviews and the company not taking any accountability I see this is just a scam to keep deposits. I would never have expected this service from a family owned business. Since I can't talk to anyone and clearly the email I am emailing doesn't believe I had this service I have to obtain a lawyer to fight for what's right, all that had to be done was a small phone call to discuss what was clearly an error on their part for charging me for something that is required and something that I provided documentation for, but instead I get to phone call, I am getting "rules are rules" so I will take this further. read more

The worst Company I have dealt ever!! Joyce is evil and a thief!! She stole a weeks rent from us! After she altered the lease agreement to send us a non renewal notice. We had to scramble to find a place .. we we able to move out a week early in which the owner said he talked to Joyce and we wouldn't be charged.. we Joyce just kept our money. She is pure evil. Thomas is useless and the old lady broker is as well. I am ashamed that they associate themselves with Randolph and retired military.. I am a disable vet with over 36 years of combined service.. they are the worst people I have ever dealt with. Joyce will claim this is untrue and their agreement was with my wife but I paid my application fee!!! And ever since my wife gave them a one star they have been nothing but vindictive!!! So go ahead Joyce say what you may. I will post photos of the txt messages!!! And yes all agencies will be contacted over this matter!! Oh and they don't do maintenance !! This place has a low rating for a reason. The staff at Randolph Field Realty are very sour and bitter. Thomas Zimball refuses to answer or return calls to resolve any matter, rather cowering and ignoring situations until they hopefully go away. Lana the receptionist was very rude and very poor phone etiquette. And there contracted workers are shady and troublesome. Do not use this company!! I used Randolph Field Realty to rent a home. The first Rattle out of the bag when I emailed them they sent me a criteria explaining they wanted $60 for an application fee plus they want to do a credit check or background check. Thats fine! The experience to me felt that they were just more interested in getting that $60 application fee The home they showed me on the outside look nice but the inside smells like cat they had tried to cover the cats smell with some kind of Hawaiian scent. So it smells like a Hawaiian cat crapped in the house I had a gut feeling about this company. I had Isabel showing it to me and just something didn't seem right with Isabel. Upon further checking around I realize that this is one of those companies that doesn't care about the tenants it doesn't care about the owners. they just there just in it for the money. it's a horrible company to work with I refuse to work with them I will not rent from them. read more

Hired Cheryl from this business to sell my house. She referred me to a really awful contractor (Bobby) to do some updates to my house to prep for selling. I can't even begin to tell you how awful my experience was (and continues to be). He painted over chew marks on the door casing with no attempt to sand or putty the damage, SPRAY painted my front door just to name a few of the God awful techniques this "professional " uses. I have pics and video of this. He physically fought with his "helper" and caused a rather large hole in the drywall. That's when I fired him and asked for my money back. Needless to say he Refused. Now I'm having to pay another contractor to do the work I already paid for AND fix the damage Bobby created. Looking at the other reviews of the rentals and substandard repairs I have no doubt that Bobby was involved. Of course I reported all this to my realtor , Cheryl, and she chastised me on my concerns stating she's never had an issue with him. When I insisted something needed to be done she decided to sever our relationship rather then attempt to fix the issue with the contractor that she basically said walked on water. Needless to say, I'm not happy. I have attempted to contact her boss, Joyce, owner of Randolph Field Realty by email and voicemail only to receive an email stating she's not in the office and will get ahold of me later. It's been awhile now and no contact. Oh well. I'm sure she will put a counter to this review on Yelp because that seems to be her thing. Making excuses for her staff and poorly run business. 210-792-7283 is my Number and feel free to call for proof of substandard work and lack of caring by realtor. Just stay away from this business. You'll either love them or hate them, but why even take the chance. Read the reviews. They are true. Well it's now August 10th and no response from anyone. For anyone looking to rent out their rental home(s), look no further, Randolph Field Realty is amazing. We are an active duty family and we were hit with a very short notice military move. We were working with another realtor company to rent out our house and they were making it a stressful process. We reached out to Randolph Field Realty very last minute, less than two weeks before we PCS'd. Joyce Zimdahl & Thomas Zimdahl drove out to our house and were very accommodating. We signed the rental papers at our house and they had our house rented out right away, we had multiple offers and the house was only shown during the weekend after we left. My husband and I heard about Randolph Field Realty from our neighbor, who owns multiple rentals in Live Oak, TX. Our neighbor has used Randolph Filed Realty for a long time and has only had good things to say about them. Like my neighbor, we are also very happy with Randolph Field Realty. We've never been landlords before and they gave us an amazing experience and they made it easy. I really can't think of anything else they could have done to make the experience and better as they were so amazing to us. They are very accommodating, and they listen to what you want done with your home. They also have a business office that you can go to which is also very nice. They also have a front desk lady, Lana, who is equally nice and helpful. You can get ahold of Randolph Field Realty via office visit, phone call, or email. They get back to you quickly which is another plus. They have an amazing online portal that you login to that contains all the documents and statements. This company is very organized and put together. They also video film the condition of your house, inside and out, before the tenant moves in. Was a first time renter with this company. The property was received/rented (sight unseen) as my wife and I were relocating to Texas from Florida. The rental was received in poor condition, dirty, however the yard had recently been cut. There was a smart phone app that we had the ability to utilize to report our concerns however we missed our cutoff point to get it submitted (the hustle of moving to a different state). A year into the lease - Randolph WAS responsive to any service tickets submitted - which is where the 1 star is coming from. No late payments whatsoever - house maintained/kept in excellent condition throughout duration of the lease (considering how poorly we received the property). Starting with us notifying Randolph about not renewing/staying past our 1 year lease - we immediately started receiving phone calls for showings (the first one with less than 10 minutes of advanced notice). This was an unexpected experience (yes you approve this in the lease I later found - the language used however seems much more innocent than the actual experience actually was (buyer beware)). These showings would also be charged at a rate of $50 for each showing that was declined. (I work from home and less than 10 minute notice on a variety of these forced showings simply was not going to work for me.). I am a reasonable person and had no issues working to set meetings up - but I have no say and they have the right to schedule on my behalf with no notice?... Get out of here! Moving on to our security deposit... We expected 0 issues with the return of our $1350 security deposit as we thought we had left the place better than which we had received it. Well - we received our check in the mail today - to find that we had been charged for carpet cleaning (despite us receiving dirty/stained carpets that needed to be cleaned from the start), $70 for trash disposal (we left a few items behind/forgotten in drawers - however for less than a trash can's worth of items left behind?), $8 for a light cover? (nothing was changed by us), $161.29 for a pest re-certification (although I had to handle pest control on day 1 to combat existing pests - received with the house), $375 for cleaning of the property, $45.00 for (unpaid/accelerated rent) despite us paying/satisfying the last month of our lease. So the grand total of our returned security deposit was $351.58. ($1000 to make ready a place that was cleaned before we left...?). Seems a bit questionable but - its not what you know - its what you can prove - right? We definitely learned our lesson for taking detailed pictures/video before we step foot inside of our next rental. Shame on us for not showing them the state of their own property before we accepted it (procrastination for the loss!). I would highly recommend you think twice before renting with these people - they will all but claim your security deposit as their own under the guise of "repairs" if you are not careful/fully prepared to justify your situation. Learn from our mistakes - rent from a higher rated company who actually cares/maintains their property! ***Update - inquired with property manager to obtain receipts of services performed to property and had a lengthy discussion about the property, how I missed the opportunity to communicate issues with the property (at move in, which I noted previously), and that having the property cleaned professionally is in the lease. Like said - we were first time tenants, we have video of how we left it (I mean its nice enough to receive compliments from the very realtors that showed the place in our last month) but have definitely been to the hard knock university with this experience. The property manager did make note of how dirty the tenant before us was... But without us having the move in proof - we were basically stuck footing the bill. We have the "after" proof though (of what required $1000 worth of professional services..?) I am responding to a prior feedback made by Joyce on issues my wife Barbara and I have had with this business. It has been horrible all around! From the dirty home and plumbing issues upon entering home til recently in which she is harassing my wife because my wife reported them to BBB FOR BLOWING OUR WORK ORDERS OFF! That was the only reason why things got done because my wife escalated the problem once Joyce rudely disrespectfully behaved and the owner Charly lied to BBB. I have asked them several times to stop using my name and lying that we are in good terms. I regret doing business with this office that lacks respect for tenants and have poor communication as they never returned calls or pick up phone we had no other alternative but taking it to Better business bureau as others have. What a horrible group of people. The house I applied for accepted dogs but they had to ask the owner if my specific dog was ok. They said if the owner said no on the dog, then they wouldn't run my application and I would get my $100 back. The owner said no but they ran my application anyway. When I asked why they went back on what we agreed on, Isabel, the rudest person there, laughed at me. I am still trying to get the manager, broker, anyone to return my calls. Isabel doesn't know anything about anyone or when they will be back in the office or when they'll return my calls. They are thieves! Don't do business with these people. read more

The property management team has yet to address plumbing issues preventing the use of the tub and sink. Joyce the office manager falsely accused me of screaming at her just so she can hang up the phone on me and not respond to my request. Several messages has been left and the office does not return calls, nor pick up the phone, once they were paid 3k for move in. Joyce stated that if I wanted anything fixed i must pay for it myself. When all these were plumbing issues that were not addressed prior to our moving in. Work order is going on two weeks, we are yet to use sink or tub and she stated that we can all work off of one sink that this is not her issue. Furthermore, stating that the plumber will get to us whenever he gets to us, the plumber has not followed through with contacting us as she is stating. We have reached out to their plumber and he keeps putting us off. This establishment is a scam, they just want your money, they never pick up the phone and the reviews are correct about who they are! WE regret doing business with them, unethical and unprofessional. It makes sense now, why when WE confronted them about their bad reviews they stated that their last tenant bailed out on them as to put it on the tenant. I can just imagine how many tenants have not completed their contractual agreement because of the office hostile and unfair business practices. Their review pattern speaks for itself, they are master manipulators on blaming tenants for their lack of action or responsibility. As this was exactly what joyce did to me over the phone. Sarcastic and rude! Which she was totally sweet and kind prior to our signing contract and paying them money. Charly Vasquez furthermore, was not involved and made up a story to BBB to stick to her lack of accountability for ignoring our work orders concerns. Stay away from renting with this property. They will say and manufacturer whatever lie, to try to discredit you. Believe all the reviews here...we love the house, just hate dealing with unethical people and incompetence! She will tell you what you want to hear to get you to pay your application fee, and then continue to take multiple other applications, hold on to them and then submit them all at the same time. And, when I called her out on how unethical that was, she just kept hanging up on me. I wish I would've read these reviews prior to signing a lease with them. They were the only company I could find that would accept my breed of dogs, which I was extremely grateful for. That's where the positive experience stopped. We moved from out of state in June and found our rental with no working AC upstairs, 2 foot tall grass in the back yard, clogged bathroom drains that required a plumber, interior paint touched up with a total different color of paint....the list goes on. I called the office right at closing time to inform them about the AC. The next afternoon we went to the office and Isabel couldn't tell us anything about the status of our workorder. She informed us that it wasn't legally considered an emergency unless the outside temps were over 100℉. I could go through many more details but to sum it up, they don't seem to care AT ALL. We've only been in the house 2 weeks, so if anything changes I will update my review, but I don't expect it to get any better. As a landlord myself, I would be pissed if this were my property & my tenants were being treated this way. Pitiful excuse for a business. Run away quickly if you are considering using these folks to either manage your property or rent from them. read more

This is the worst rental company I have ever dealt with. I agree with the other reviews about Isabel she is a complete liar and as soon as you have signed your lease they immediately become a SLUM LORD. They don't want to fix anything. I put in several work orders for broken outlets when I first moved in and when they refused to fix it I realized I was on my own. I rented a house for 2 years and I moved in the winter when I left the home again in the winter the grass was as dead as it was when I moved in (again because it was winter). I was pretty shocked when they kept my security deposit because they said the grass was dead. We are a military family that was only stationed at Fort Sam Houston for 2 years. We have been renting for the past 15 years at every duty station we have ever been at and I have never had anyone keep even a penny of my security deposit because I have always taken care of the home as if it were my own. I feel like Randolph field realty took advantage of the fact that we are a military family that would be moving out of state so they thought they could charge us for ridiculous things such as dead grass during a time of the year when grass is dead. I warn all other military families to find someone else to go through I don't want anyone else to have to be subjected to the rude manners and blatant disrespect this company has for military families. read more

The WORST realty company I have ever worked with. They NEVER return any emails or phone calls after reporting damage or concerns with our rent house. There was mold and pieces of paneling, siding and boards falling off the house due to termites. One which actually fell and hit us after shutting a door. We informed the realty company and were ignored. Our house ended up flooding twice and WE had to tear out the carpet because they wouldn't come and look at the house. WE had to clean out the rooms and dispose of the padding from 2 rooms. We slept and basically lived in our living room area for a month because they would not respond to us and took forever to get everything removed and replaced. We were told we would be compensated for that time, but like others have said they lie to you and we were not compensated. Do yourself a favor and stay FAR, FAR away from these people. They do not and will not care about you. read more

Very high marks for this caring, efficient company. I contacted them from Ohio prior to my move about renting, and they helped me apply long-distance and sign the lease, so the house was waiting for me and all I had to do when I got to San Antonio was pick up the keys. As a renter, I liked that a video was taken of the state of the house prior to my moving in. While I was waiting for my household goods, the Randolph Field team had a company come out to mow for me so I didn't get in trouble with the HOH (or make a bad impression as the new neighbor!) From the start, I was very impressed with the great customer service from the whole team. I had a couple of plumbing problems during the time I was there, and the work orders (which I liked that I could put in online 24/7 from the website) were quickly responded to and the repair guys were really nice, called ahead of time, and were there when they said they would be so that minimized my time away from work. Being military, I got orders to deploy so had to pack up and move, and once again, the staff was very helpful and responsive, and in fact Joyce is now helping me in finding a rental when I return from Afghanistan this fall. I was a very satisfied tenant, and I highly recommend them! read more
