what can I say about Vanguard development? I went in the process of buying a home that was in need…read moreof complete renovation. I personally know virtually nothing about renovating or decorating. As you can imagine, this can be a rather stressful situation to be in when you consider that you will be spending hundreds of thousands of dollars or more. It is my unequivocal opinion that hiring oleksii and vanguard is the best single investment you can make throughout this process. Vanguard creates extremely detailed 3-dimensional representations of all of your spaces. I consider myself to be a person of pretty good taste, but having reviewed the images I realized I would have made many costly and disheartening mistakes if left to my own devices. As it goes now, I rely on Vanguard to create beautiful, functional, and unique designs and concepts for each area of the house. as I begin the construction phase, I know exactly what I will be getting and I couldn't be more excited. To add to all this Vanguard displays an exemplary level of professionalism, courtesy, and are just plain wonderful to deal with. I would recommend them to all my friends and family without the slightest hesitation.

First of all, there are missing negative reviews here and on Google. From appliances breaking (our washer doesn't get enough water, the dishwasher has been broken for THREE months and maintenance has been saying that the replacement is ready) to the entire building evacuating because the rooftop pool leaked and everyone's unit has water damage, to the elevators being down for weeks, to the hot air/no ventilation in the hallways, this apartment is a disgustingly run place. The only plus are the front desk concierge people. Good luck trying to get anyone from management or maintenance to respond to you. We're still waiting on our move out instructions from management. We had an incident where a strange woman was knocking on doors claiming to be a cleaner in the middle of the night. Our neighbors had the same incident. Management was notified and they did nothing. Bonus is that you WILL hear all the trains running AND have all the lights from other buildings/streetlights lighting up your apartment even with the see-through shades closed. Stay away. They cut every corner to save costs. I don't have a single happy neighbor. Photos are of water damage/leak in our unit from the rooftop leak (which the fire department had to come for). They ended up having to cut holes in apartment ceilings afterwards.

He executed the design that I had so the tradesmen that did the tiling and the company that installed the counter top knew what they were doing. The area where he actually should have hired a licensed professional for was the plumbing. If a home owner is willing to pay over 30 thousand dollars to get work done in their home, they expect it to actually work. I hired Oaktree Developers, fronted by Ali Akhtar to install a laundry in my basement and when it was done it was beautiful. The problems started three months after the work was completed, late too. Every time we ran the laundry, the water would overflow. I called him and he came and added an overflow valve and that seemingly stopped the problem. A month later, we started having issues with the Dryer vent and it not being secure, again he sent someone out and they "fixed it."unbeknownst to us all of these were precursors of much worse to come. The issue started when the shower they installed kept clogging. I called a plumber and they snaked it and said that the problem would keep happening because the pipe was pitched. Since Ali was supposed to have delivered a drain cover for the shower, literally it was six months and he never came with it. I called and told him of the issue and he said that he would come take a look and get it fixed. When he did, he said that it was a simple fix of adding an overflow valve there as well, even though my research into the issue did not say that was the solution. Since I didn't know for sure, I asked a friend of mine who is a licensed plumber to come when he and his so called go to plumber was coming to see what the issue was and how to fix it. Before the scheduled meeting, things went from a slow drain to a nightmare. Every time one of the floors above the basement used the kitchen, shower or bathroom, the basement flooded and all the water was coming out of the vent for the dryer. When I figured that out, I turned off the gas and unplugged everything. I kept updating him, and when sewage was now coming out of what was supposed to be a vent, I knew they had messed up my house. When the meeting happened, his plumber spoke first and after seeing the pictures that I had thankfully taken when the plumbing work was visible, that all of a sudden he couldn't find, he remarked that the work was a mess. The washing machines were tied to waste lines instead of having their own, the dryer wasn't vented at all, which I later found out from another plumber could have killed us due to Carbon Monoxide poisoning, the line for the shower was not tied to the right pipes and essentially nothing was done properly. When homeowners hire someone to do a job, they put their trust in the person and people out there like Ali are literally endangering people's lives just so they can make a quick buck. People are giving you their hard earned money and you're happy to spend it, but don't give a crap what happens to them. Ali had said during the meeting where his plumber and mine agreed that the work had to be redone properly, that he would take care of it all because all he wanted was for this to get resolved, because he didn't want us to go through what we were going through for a month. He called me the next day to say that he wanted to come by with someone else, I didn't see the need, but agreed. Later that night he changed his mind, and said that his plumber would be coming the next day, but that I had to send him a certain amount for work that would be done on the main line. I called my plumber who did the stack and he agreed to do the job that involved what he did because they thought it was a step 1. When that was completed, I called, left a voicemail and texted Ali that it was done and to let me know when his plumber was going to be coming and although he had said he'd provide me with the plumber's info, I received nothing. The meeting took place on the 5th, My plumber did his part the next day and so was Ali's plumber supposed to, but after telling him that it was ready and he said he'd send the guy all my calls, texts, emails have gone unanswered. I had to get a plumber to fix the rest of the mess he and his people made of my house as well as find another contractor to repair the damage. Mr. Akhtar, you keep changing faces to deceive and defraud people and that may all seem good since you keep getting away with it, but please know that one day, you will reap all the crap karma you're amassing. I hope you enjoyed the money you've stolen under the guise of being a legitimate contractor and wish onto you all the misery that you've brought onto others. If you value the safety of your family, DO NOT under any circumstances hire this man regardless of bus name

I am Christina Weppner, founder an principal architect of Weppner Architects PLLC. I am a seasoned,…read morelicensed architect, and have worked in the NYC area for over 25 years. I have worked with Gaudioso Contracting on several successful projects. One of the first jobs we worked on together was when Anthony Gaudioso's team rebuilt the street facade of a row house in BedStuy, Brooklyn, for me. His guys first got to the bottom of what had been done incorrectly by the previous cheapo contractor. They started by removing the other guys' mistakes. Anthony's guys then rebuilt the 3-storey street facade and stoop, created a fanlight over the entry door, ran appropriate wiring for new sconces that would flank the parlor-level entry way and illuminate the garden level entrance. They made sure to waterproof it all thoroughly. When the exterior was watertight, they then repaired the fairly extensive inside water damage. The finish facade, which had been approved by public hearing before the Landmarks Preservation Commission, was going to be a faux-brownstone stucco. When the client had purchased the row house, the street facade was covered in a multicolored, faux flagstone slathered on top of the wood building structure. The new finish facade required a new application of stucco as a faux-brownstone. Gaudioso Contracting provided several different color samples of the stucco finish (matched to other brownstones on the block), and as well as, color samples of alternative window colors, and entry door colors, for the Landmarks inspector's approval. As part of the stucco application process, they built up the elegant window and entry door surround details to satisfy the Landmarks Preservation Commission's inspector. They also brought in Adler Windows to replace all the water-damaged, crumbling, wooden double-hung windows with new thermal paned, powder coated, aluminum windows with appropriate brick molding to satisfy the Landmarks inspector. Gaudioso Contracting also built, painted and installed a replica of the neighboring brownstone's cornice which Landmarks approved. Their work was terrific. Each phase of the work moved smoothly and had expertly skilled craftsmen who specialized in the particular aspect of the job in hand at the time. They were on time and on budget. I was delighted with their reliability, responsiveness and professionalism.
