Like many other people in the current economic depression, we had to short sell our house recently…read more Bear in mind this is not something that I would have ever chosen to do - my husband and I literally got laid off from our jobs within two weeks of each other, and we had to make the radical decision to move to Las Vegas where my husband had a good job lined up for him at the time. I loved this house dearly and hated to see it go, but that's the economic reality. And no, we weren't deadbeats who couldn't afford the house. This was literally the weirdest sale ever. The buyer, and moreover the buyer's lender, had such severe problems that this deal was in jeopardy multiple times during the sale. We went through attorneys to delay the short sale, had document mixups, and experienced any other problem you can possibly think of, and Andy and his team still managed to wade through all the confusion and close this sale. This sale included issues with the buyer's lender fudging the paperwork to be $700 short which caused a week's delay, the buyer randomly showing up with huge amounts of cash which required paperwork to be redrawn, and complete disarray in paperwork that no one but Andy and his team could possibly sort out. Despite all these things, Andy, Kamran, and the other people at VREG managed to navigate this nightmare and get this deal figured out. We had multiple dealings with attorneys which helped us extend this process, but the real noteworthy thing is that there was a point where our attorney told us that our sale could be delayed no longer. Despite this "official" legal advice, Andy and his staff pressed our mortgage holder, and managed to get a further extension which finally enabled this deal to go through. Andy and his team at Venture Real Estate Group are nothing short of miracle workers in the Seattle real-estate market. They managed to close what is, I am assuming, one of the most ridiculously complicated sales they have ever seen. I cannot recommend Andy Langsord and Venture Real Estate Group highly enough. They managed to turn what would have been an absolutely hopeless experience into one that worked.

This review is specific to Carol Di Mundo, our Broker/Agent with Hawkins-Poe Real Estate Services…read more  We just closed on the sale of our home in Gig Harbor, WA on 1/13/2017.  She gets a definite 5 star rating for reasons described below.     Let me start by saying I was the last one interested in selling this house.  It was a personal fulfillment of a life long dream.  We chose the land.  We had a house designed for the property.  I personally built the house... all 5750 sqft.  I ultimately agreed to the sale as a concession to or in deference to my spouse inasmuch as she had decided she wanted out of Gig Harbor. As you may have gathered, this was raw and it is definitely personal!  My point is I was kind of a hostile customer to start with.  Keep that in mind as you read about my remarks about Carol.  We were originally represented by Coldwell Banker Bain by an agent/Broker I had worked with for 20 years and multiple transactions.  Our relationship and business were completely taken for granted.  It was my impression that we received nothing in terms of support or effort to get our house sold by them other than a 45 minute lecture (before I terminated the relationship) as to why their lack of a strategy and effort was the right solution.  So we switched to Carol.    Carol was amazing in so many ways.  She never stopped pouring her heart and energy into getting the property sold... and it took a long time.  She tolerated me and brought me along every step of the way.  She was always positive.  She was always thorough in her research and documentation.  She was relentless in creating new strategies and approaches to getting the word out and traffic in to see our place.  She held open houses and other events on an ongoing basis weekend after weekend.  She did targeted mailings to non-mainstream groups to market a concept. She got our home featured several times in periodicals getting it great visibility.  In short, she did everything humanly possible to get the visibility of our home as high as possible.  She was always open to new ideas.  She was always timely and prepared and NEVER, EVER gave up.   We went from almost 6000 sqft down to about 1000 sqft of living space. From a 6 car garage equivalent to a zero car garage (no garage).   Needless to say there was lots of furniture, artwork, appliances, tools and "history" to get rid of.  She was even a willing and capable resource in that regard.  I am sure I will edit this down over time, but the most important thing I liked about Carol was her humanity and grace in a very difficult transaction.  A consummate professional on all levels. The house needed extensive work, and we had neither the time nor the money to do so. We contacted several local and regional real estate agents, all of which declined to take on the task of selling it, even "as is". In desperation, I created a post with a call for help on a Facebook page for real estate flippers. Enter Mike Slusher of Think3RE, LLC. He answered my post, and we talked on the phone. He was very sincere, caring and understanding of our situation. Even though he lives on the west side of the state, we arranged a meeting, and soon he was walking through the house, using his knowledge and expertise in explaining what was wrong with the house, and what needed to be done. To name a few Covid related problems: contractors are busy, health safety minimizes the number of contractors that can be inside your home, shipment delays on necessary components, and a very busy and hot housing market. This review considers these difficulties. It's the misleading of promises and roundabout actions as a seller that I am reviewing BDR Homes. Upon closing, BDR promised to complete unfinished items in the home within 20 days of signing. Although I was warned by home buyers not to close unless everything was complete, BDR Homes seemed reliable and confident in delivering on their promises. Plus, we had everything in writing. Now, four months later, we still have 95% of our items incomplete. Again, I understand there are delays that can be attributed to Covid however, I believe that BDR Homes has been misleading about their ability to deliver on these items for the past few months. They told us excuse after excuse about how they were in the process of taking care of it before finally putting us in touch with their contracting company PCT after three months of back and forth. This ultimately led to me missing work to accommodate different people wanting to review the items in depth together. I've changed my work schedule multiple times to accommodate the needs of BDRs contractors only to have them show up at the wrong times or not at all. BDR does not care about following up to make sure their obligations to you are fulfilled within a reasonable timeframe. They are just like any other builder after all --focused on closing and misleading you to ensure their bottom line is covered. Windermere who works with BDR to manage the HOA is now asking for collections of HOA funds after promising not to pay the HOA funds until all the homes were sold in our community. I'll be updating this review regularly to provide additional information.

I have had to involve a legal service to help with it. I would never recommend this business for any type of transaction as their ethics are very questionable.
