    Great Expectations Estate Sales

    Great Expectations Estate Sales

We had a very bad experience with Great Expectations Estate Sales. I hired them to do an estate…read moresale of our house in Beaumont. Trouble started immediately. To begin with, they let children play in the house while they were setting up for the sale and the kids left game pieces and toys all over the house and made a huge mess. The games and toys belonged to us. When I mentioned it to the Gary, the owner of Great Expectations, he ignored my texts. I even sent him pictures and he did not reply. Then we starting noticing things missing from the house. Lots of items went missing. Gary refused to give us an accounting of any items that he supposedly "pre-sold". Great Expectations employees were the only ones with access to the home besides me. On our ring.com cameras, we saw Gary and his employees carrying out big garbage bags full of items that they placed in their cars. Gary finally admitted to taking a bread maker and some LP records that I specifically questions him about. The LP records were quite valuable. He never paid me for any of the items they took so I fired him. Before I fired them, Gary's assistant asked if she could buy our home with seller financing. I told her that the home was already sold and that is why we were doing an estate sale A day later, we noticed the blue prints for the home went missing from our house I can't tell you the amount of grief Great Expectations caused us. We were cheated by Great Expectations. Stay away from this dishonest company!

When I replied I didn't feel comfortable giving a key and would be able to open house whenever needed or give a code she sent me and email stating she didn't want to do business with me. I told her that I didn't think it was that big of a problem and she never even replied back. I don't think this is the way to do business. I see the other complaints about her and glad I didn't use her.

We had learned of Southern Estate Sales from a friend who had a good experience with them. Somewhere in the process things changed and we became very disappointed their actions and effectiveness of the estate sale. Southern Estate Sales did not adequately support the auction in number of bidders or in the contents of the lots. Dawn Racca, owner of Southern Estate Sales, represented that an onsite Estate Sale would have 200 people waiting outside the door on the first day of the sale. We were asked if we would be willing to do an online auction versus onsite. I inquired as to which would have more response and Dawn Racca said definitely an online auction would have more activity so we chose the online auction instead. The online auction was abysmal. Only 176 of the 354 lots actually sold. Dawn was only able to draw 40 active bidders to the online site and of those 40 biddders at least 8 were family members. Basically Dawn brought in 32 active bidders - a huge difference from the 200 people waiting at the door if it were an onsite estate sale. In our initial dealings with Dawn, she had indicated that we should not have trashed several items and that we probably threw away items that would have sold. She pointed out a few items during the walk thru that would sell well. However, there were many items in the house, workshop, and outdoor kitchen that were not included in the auction, even some of the items she explicity pointed out that would sell well. There were a couple of vintage items (cast iron antique irons with detachable wooden handle and 6 cast iron antique claw feet from an old bathtub) that were grouped with general items. The lot was titled Seasonal Items and the description of the lot contained absolutely no mention of any of the vintage items. Similar vintage items recently sold on eBay for $75 - $125. There are approximately 20+ missing Barbie Dolls that were listed in the online auction that received no bids and did not sell. I brought this up to Dawn and she said they were there when she left. I asked if she took inventory before leaving and she replied no that she did not. Smaller issues but still not acceptable for a business - food containers and bags of take-out food trash were left in the house, there were 2 bags of general trash from the auction activity that were left in the house, and there were toys /trinkets scattered across the floor. It was like there was no respect for the property.

We split the funds 50/50 and we are very happy with that since the mission is getting this house "sale-ready"! We recommend Family Tree highly. In my experience, hiring Family Tree Estate Sales (Shane and Jessica Compeau) to handle my late…read morefather's estate in July 2025 was a deeply disappointing and harmful decision. I trusted them because Shane's mother, Marlys Parker, is my neighbor, and I believed that connection meant they would be fair and honest during a very difficult time. Unfortunately, that trust was misplaced. The contract was vague, but I was told to expect a full, properly advertised estate sale. Instead, the day before the sale the type of sale was changed without my consent, and in my opinion it became more of a "picker-style" event. Preparation was minimal. They failed to show up on the agreed-upon date, worked only short hours, and rushed the setup. They also listed the sale online with the wrong address on EstateSales.net. On Friday, the first (and least trafficked) day of the sale, nearly all high-value items disappeared quickly, including my father's entire lifetime Snap-on tool collection (worth $7,000-$10,000), specialty tools, and a garage full of equipment. Their vague receipts only listed $945 total for "tools." In addition, my father's Harley-Davidson motorcycle parts, memorabilia, and paraphernalia were also gone by the end of the sale, yet the receipts do not reflect anywhere near their true value. Receipts overall were non-itemized, with questionable entries like "clothes" for $400 or a "denim jacket" for $200, while valuable items were undersold. At the end of the sale, every valuable item was gone, yet the estate received almost nothing in return. Based on what I saw, I believe this may have been an in-house resale situation, where items were intentionally sold cheap only to be resold later at higher prices. The family also owns The Perfect Piece Emporium, an antique business in Kemah, which in my opinion raises serious concerns about where my father's belongings actually ended up. Property was mishandled: they cut through a locked fence instead of using the combination lock, left keys in an exterior door, and unplugged appliances, which caused my brother to lose power in his room and disabled the washer/dryer. We did not pay for a clean out, but in the end we were cleaned out of all valuables. What remained was thrown into piles in the garage and left in total disarray. At payout, they even tried to give me 50% instead of the contracted 60%, only correcting it when I questioned them. They also spelled my name wrong on both the contract and the check. Many of their positive Google reviews appear to be written by family and friends, which in my opinion made the business look more reputable than it actually is. In my opinion, this was a serious abuse of trust. Families going through grief deserve compassion and honesty, not misleading practices and financial harm. Based on my experience, I strongly caution anyone against hiring Family Tree Estate Sales. Protect your valuables, demand itemized receipts, and choose a company with true transparency and integrity.
