He set us an appointment with Dale for a time that worked with our schedules. Dale arrived on time and was very pleasant. The appointment did not take long and we had a report in the next few days. Although the value came out much higher than we could afford to offer, we were very happy with the speed and ease of the service. He did NOT get the appraisal done in a week --as promised to both the bank and me. We were supposed to close on Dec 13th. The Mortgage Company (who hired him) would not accept his sloppy appraisal and refused to use it. Maybe I'm a little bit paranoid, but I've never been really comfortable with real estate transactions, especially when I'm the buyer. I don't feel like anybody's really looking out for me. It seems like the goal of everyone involved from the seller to all the realtors, lender appraisers, and mortgage brokers is getting the property sold as their first priority so they can all get paid. I'm not hoping that the lender's appraiser is going to come up with a value that's equal or very close to our selling price. What I want is to know that the price I've agreed to is the true market value of the house and frankly you should too if you're looking to buy a home. Imagine being transferred or having a huge change in your life two or three years after you buy the house and later finding out that you paid way too much and now you're either going to get nothing back or actually be upside down on your mortgage. It happens. That's the position I found myself in this week. I'm about to close on a home and was getting a sneaky suspicion that my sales price was well above the real value of the house. Of course the lenders appraisal came in miraculously within a few hundred dollars of our sale price. Sound familiar? I decided that the smartest thing I could do would be to find an appraiser with no skin in the game on this deal who would do a thorough and intelligent evaluation of the property and give me a realistic value not based on the sales price in fact not even knowing the sales price- just the listing price. Chandler from Real Estate Appraisers Austin, had the best reputation I could find using Yelp and other rating sources. They did not disappoint. Chandler walked me through the process before the appraisal and answered many of the questions I had. The actual appraisal was clear and concise and it was easy to see why and how he came to his conclusions. Clearly, he was working for me. Their fees for the work they do are extremely reasonable and competitive. Their website is easy to use and their response time and patience to take the time to explain are great. In the end, their appraisal was just a bit higher than the lender's in my case and I saw and understood why. For the first time in two weeks I think I am going to finally get a good night sleep. I just can't see why anyone wouldn't want to drop a few extra bucks on an appraisal by someone who is going to be on your side. It sure gave me peace of mind. read more

I just wanted to update my original review and compliment these guys on their customer service. When I originally requested the appraisal I was unaware it needed to be back-dated to a date of death for tax purposes. When I was informed of the is by my CPA I already had the report completed. I contacted real estate Appraisals Austin to see how much it would cost to update the report. The appraiser said he could do it for free since the dates were close enough to not affect the value. Dale promptly sent me the updated report which I forwarded to my accountant. Very happy that this was taken care of so quickly. read more

If you are an individual seeking an appraisal and are not a lender, do not bother with this business. Despite what their website (and yelp reviews) might represent, I was informed that they are not accepting private appraisals for the "foreseeable future" in order to keep their "preferred appraiser status." This is even after informing them that I was not in a rush and had no hard deadline. They clearly do not want to be in the private appraisal business despite their advertising. They also refused to recommend another appraiser when I inquired after they informed me that they would not perform the service. On the plus side, they were prompt with a refund; however, they should not advertise and accept online payment for services that they do not offer. [Post Script: I have changed my rating based upon Rob's thoughtful and forthright follow-up to my criticism--which he admitted was mostly deserved--based on my experience. Although I was unhappy with the unavailability of service and his follow-up to my inquiry, Rob explained his reasons for being overbooked, some of which were beyond his control. I certainly understand and am sympathetic. More to the point, it is clear that Rob cares about his business and reputation, and works hard to maintain them. Selling the house and wanted our own appraisal. We had already listed and received three offers within 3 days, all at the listed price or slightly above. After Rob's appraisal, which we received within a day, and was thorough as all get out, showing sales comps, condition comps, and neighborhood comps, we notified our realtor to inform the three prospective buyers of the appraisal amount and to submit their final offers. The first offer was revised to Rob's appraisal amount, and we accepted the offer for, wait for it... $10k, that's right, TEN THOUSAND over our original listing! We paid for an appraisal when we were buying a house in 2013. Chandler was very professional in his interactions with us. However, when we went to sell the house a few years later, we realized that Chandler had incorrectly measured the house. He had overestimated the size by 10%. Given that the job is simply to multiply price per square foot by total square feet, measuring correctly is a critical part of the job. Having a correct appraisal in the first place would have helped us to negotiate a better price. Also, we would have avoided embarrassment/complications when we went to sell the house a few years later--- we had to show the inaccurate appraisal report to the buyer to explain to him that we did not intentionally misrepresent the square footage. We did follow up with Chandler about this mistake when it came to our attention. He basically said the equivalent of "oops." Also, to be clear, the house was a rectangle so it was not difficult to measure. read more
