I've never seen a worse management company anywhere in the US. The slum of slum. If you are a renter, don't expect fixes without the owner stepping in to do their work every time. It can take a few months to get anything done. If you are an investor, don't expect to pay just what you agreed to. They will automatically opt you in to extra expensive services and will give excuses endlessly for why something was delayed or has extra costs. Never allow them to choose the maintenance service. If you choose, you will get excuses that your choice (5/5 with 100 reviews) was not responsive and the next few picks off Yelp were the same. These are the highlights. read more

Real Property recently took over the rental in our neighborhood. We were hoping that they were better than the last PM that 'took care' of the house. I took the liberty to call them and let them know that the track record wasn't good for the property. The person I spoke to assured me that my concerns around the landscape, and gutters falling from the house would be remedied prior to the new renter moving in. Well, they did zero landscape to the house, and they've managed to bring in another less than great renter. I'm including photos that clearly show leaves decomposing, and a gutter that has never been cleaned. I even piled up the leaves hoping it would help themselves little. Needless to say this is just another rental bringing down the value of the neighborhood. I might add the slum lord lives in the UK, and does nothing to help the situation. Based on the bad care of this house I'd never let a friend, or enemy rent from this company. Update: 1. The current renter went 2 weeks with no AC, because RPM wouldn't replace the unit, but instead opted to wait weeks for the replacement part for the 30 year old unit. 2. Current renter counties to trip on cracks in side walk due to tree roots. RPM solution wasn't to grind, or replace the pads that were an issue. They simply spray painted the lifted pieces of the sidewalk bright yellow to avoid any liability. read more

As a tenant living in a property managed by Real Property Management, I am not impressed by their service at all. Our utility bills are charged to the online portal haphazardly, making it hard to budget every month. For example, the NW gas, PGE, and comcast bills have come separately and in duplicate 4 times in the last two months. When I called the office to ask about this, there is no paper trail available to track where the charges are coming from. I was told they don't have access to these documents. There is no justification to the charges we incur every month for utilities. We were assigned a point-person to help us trouble shoot issues, etc. Within about 2 weeks this person stopped responding our emails and it is now really hard to get ahold of anyone in the office directly, let alone someone who is familiar with the property. I have spoken to someone different every time I have had to call (which is every time there is an issue because no one responds to email). The turnaround for follow up with issues we've had is unacceptable. We met in person at their office to express some of our questions/concerns, and it took almost 4 months to hear anything back in terms of a solution. I don't recommend this company, and am disappointed and embarrassed to be living in an apartment managed by them. read more

The worst. Have had several properties and property management companies but none as bad as this one. The first person we were introduced to at the walkthrough not only didn't handle the account but stopped answering emails altogether. Each person of the four which we were passed to had a job title we tailored our questions to only to find out that they didn't handle what the title indicated. The marketing person listed the property under the wrong price. For every complaint, there was a justification or another person we were passed to. It was the most unorganized office we've ever seen and the contract lasted about a month. Even our realtor was appalled. read more

RPM was the management company I used when I first moved to portland. They were fast enough as far as repairs came, not great, but fair. Upon move in to my apartment I had to deep clean it myself because it was disgusting. This is unacceptable, when you move somewhere there should be no extra cleaning. This was not the case, I was forced to spend out of my pocket to buy cleaning supplies to make it livable. I was sure to document this in my move in report. The worst thing is that they charged me for extra cleaning when I moved out! So mad! When I called to request that money back from the deposit they gave a very round about response saying they had to talk to the owner. I have yet to see any refund and I have been calling/emailing periodically. Very disappointed; don't use this company if you are wanting your full deposit back. read more

Carl came out today for a sink problem, diagnosed and got the problem solved fast. We have had several small issues and that is always how it goes. Also, Real Property Mngmnt came into play about 6 months after we moved in and we had some carry over issues that were unresolved with our landlord. So years later RPM replies to my and other negative commenters (with one-star ratings, what a coincidence) saying that I was never a client! For one, like most people online, we either use fun names as our profile so Starfish Exaclibur for example would probably not show up as a client. I use my middle name so I am sure they didn't do that much investigative work. Their Johnny Come Lately comments is just proves my point on my poor experience with them, avoidance, lying, and unapologetic attitude towards their lax performance. I ASSURE YELP READERS THAT EVERYTHING I EXPERIENCED WITH RPM IS 100% TRUE! Perhaps they are hopefully under new management now and are trying to clean up their image from past poor performance if so, this is not the way to do it. They should just own up to the past and say,"we are sorry for your experience and going forward we are doing our best to ensure top notch service" instead of just blanketing all the bad reviews as false which makes them look just as bad and pretty transparent as to their intentions. Somehow I doubt these reviewers have time in their day to create elaborate bad reviews for fun. I know I don't. My experience with them was THE WORST rental management experience I have ever had in my years of renting and so bad, it has actually encouraged me to start saving for my own home so I will not have to deal with rental managers like these. Their continued deniability of lack of responsibilty just proves this company still has a long way to go before becoming as good as they think they are. We actually got our rental owner to drop RPM so we could just rent straight through him. We reported a potentially dangerous electrical problem, and they refused to send someone out to handle it.. Only after three months of constant phone calls and eventually going through the HOA (who contacted the owner on my behalf) did RPM actually send someone out, only to say that they needed to call an electrician. Their service is sub-par. Owners, you should not feel comfortable letting this company manage your property. Renters, just avoid this company like the plague. read more

Save your sanity and your money, and avoid this company. My first clue: The guy assigned to come give me an estimate on the property didn't show up. No phone call. I gave them a second chance. Big mistake. Someone showed up the next day, assured me my home would rent in "no time", and even suggested I might get more for it than I had originally anticipated. I signed the contract. Stupid. My property sat for months, with no activity. All RPM did was keep advising me to lower the asking price. Eventually I gave up, and cancelled my contract. Shortly afterward I received a letter asking to pay my bills or they would send my account to a collections agency. What bills? I had never received any! There is a clause in the contract that RPM does not have to notify the owner ahead of time for any expenses under $200. But not only did they not notify me ahead of time, they NEVER called, e-mailed, or sent any invoices to me. And now I am to pay up immediately or have my credit rating crapped on. read more

if I could give a lower review I would. I was trying to rent a space in NE from RPM, and they would not allow me to view the space without signing a 'Hold Agreement' worth nearly $1k, Non-Refundable. I have signed hold agreements in the past, so this was nothing new, but they couldn't even guarantee that the apartment would be mine. I was 'assured' that my standing was 'favorable', and upon reading other reviews discovered I may have been in the process of being scammed by this company. Do yourself a favour and keep looking; this company will swindle you until you are rendered penniless. read more

Horrible, horrible business. My faith was lost in these people from the instant I signed my lease with them. Before I moved in, I asked them to make some minor repairs, and clean some unkempt areas of the unit that I had noted during my walk-through. These repairs were not done, and the unit was still quite dirty when I moved in. From that point on, I knew that these people were unprofessional at best. I had to harass them for over a month just to get them to track down my mail box/miscellaneous keys, and then my car was towed from the parking lot because they did not give me my unit's parking spot number, nor did they explain the parking arrangement to me. I was the best tenant anyone could hope for -- not a single late rent payment, no damages sustained to the property, full compliance with the rental agreement, etc.. When I moved out, I cleaned the unit from top to bottom and left it sparkling. I took down the blinds that had been hung in the windows, as they had some broken panels, and I purchased new ones to put in the windows; however, they needed alternative brackets than those which were already existing in the window, so I took them to the management company and told them that they could have the blinds, but would just need to hang them up themselves. They did not accept the blinds from me, and told me that they would just be taken out of my deposit. I was pleased to receive nearly 100% of my security deposit back, as I had certainly left the unit in better condition than it had been in when I moved in, but almost a full month later, I received a notice in the mail from them, stating that a payment of $159 was overdue for the damage/replacement of the blinds. When I called them to ask for documentation of their expenses, I was told that they could not provide me with any receipts other than the ambiguous "invoice" that just says "blinds replacement - $159." The blinds that I had purchased for them only cost me $40 at home depot, which were identical to the blinds that had previously been in the windows, and would have taken only 10 minutes to install, but they refused to take them. I asked why this expense had not been taken out of my deposit refund originally, and the girl told me that it had simply been "forgotten." This is highly unprofessional, and completely unacceptable conduct. I was told that if I do not pay the fee, I will be sent to collections. I am INSULTED that after being such a respectful, agreeable tenant for over a year, I am being treated this way. It was their mistake to "forget" the charge for the blinds, and I should not have to pay for something that cannot be backed up with proper expense documentation. I am FULLY dissatisfied from my experience with this company, and highly recommend taking your business elsewhere. read more

Where are the negative stars?? Giving them even ONE is a shame..... In particular, Kyle Jannusch, was seemingly helpful at first (albeit his inability to take a call - email was and still is the ONLY way I can ever get a reply.... and the replies are laughable. Clearly someone who is a puppet and has NO idea how to handle a rental property) and then the true qualities of this company came flowing through. I submitted an application for rental with my boyfriend, who also submitted an app. We paid $50/each whereas a month before they were charging certain individuals only $40/each. We were told we had been approved under a few stipulations. When I inquired about these stipulations and asked for clarification I was then told this "we asked our lawyer so we know we can do this to you... he said it is OK". I asked for that legal info and wanted to proceed anyways (it had been two weeks of back and forth emails because no one answers the phone and they are "short staffed" as I was told) and just get it done and over with. I wanted to agree to every ridiculous term they provided but ONLY if they gave me legal documentation laying out said terms. As soon as I expressed interest in seeing the actual leagal documents I was told "we are going to move forward with other applicants". Sir, you cannot simply DO that... you cannot tell someone yes they are approved and then, because you don't like them asking intellegent questions, tell them no. We've paid, we were approved and now we are being ignored. I have filled my complaint with the BBB as well. It's incredible that they think this is OK and that I am the one in the wrong.... so strange. What a waste. I feel terrible for the owners of the houses that are using this shell of a company to represent their homes. read more

Very unprofessional, failed to make initial repairs after I moved from the East Coast. The house I rented was dirty, stained rugs, dirty kitchen appliances, stained bathroom sinks, light bulbs not working, fireplace was filthy. High turnover on staff. Now that I am moving out they can not find my "move in inspection form" telling me its my responsibility to insure it's delivered. Yet I delivered it TWICE to two different employees. I had birds hatch in the vents around the fireplace, I was told to wait thru the incessant chirping till they died. WHAT??? The house I moved into had a dead lawn, front and back, and they want me to landscape now. KIMBERLY WINN is a TOTAL BITCH!!! I plan to leave the property as I found it which was what I was instructed to do by previous staff. ABSOLUTELY NO STARS! (but I had to give one star just so our comments would be circulated)!! Blatant misrepresentation and CONSUMER FRAUD on so many levels!! An absolute nightmare!!! We are hardworking professionals, excellent conscientious, responsible tenants with 3 small children who were absolutely hosed! This has been absolute hell dealing with them! We were almost left homeless because of what they and the unscrupulous, greedy owner attempted to do to us! We paid over $58,000 (choke, well yes, our bad!) in rent to them and the owner (we paid his mortgage so he can now turn around and ask for $300,000)and we deserved so much more respect than this! In May, the owner called us (which we have been told is harassment), demanded we make a decision to buy his home or he would give us 60 days notice , as a way to get us out of his lease agreement!!! So, they held our check, returned it well after "6 days", stating we were late, then manufactured an eviction charge as a means to get us out! In the end, we received less than half of our $1895.00 security deposit, In the end, they billed us for repairs they and the owner should have made over 2 years ago, holding our property they illegally took and, oh, that notorious "lightbulb" charge that everyone mentions! Saw the home for sale on MLS, they did NOT replace the lightbulbs but it looks like we paid to have the owners entire light fixtures replaced to ready it for sale! Oh, then there was a charge for repair of his deck which should have been repaired over 2 years ago, as was reported many times! Oh, they also claimed they had to pay an additional $200 to re-clean and already pristine, professionally cleaned carpet which we paid for upon our move out! Oh, additionally, they failed to pay for our garbage pickup for many weeks in a row, causing us to go without garbage pick up, a family of 5 for 2-3 weeks, twice. We could not even make a payment as we were "not on the account" and it goes on and on, don't' have enough space to mention all the rest but we will... Oh, also an other incident, saved the owner flood damage to his garage having to snake the water main during last winters floods, as the Property Managers (that would be Real Property) again, failed to respond! There is truly a special place for people like this! Do NOT rent from them, if you want to protect your family and children! ! They have 4 complaints on DOJ, 5 on BBB, not a member of the BBB and for good reason, they are horrible! read more

This business is extremely unprofessional and poorly managed. They have office staff who fail to return calls and emails in a timely manner, and they "manage" properties fine as long as all that entails is being a middle man for the transfer of rent from tenant to owner. DO NOT trust them to maintain your property and deal fairly with you in fees or otherwise. After our initial tenant moved out, I was advised she was responsible as part of her lease for cleaning my home, and that she would not be released from her deposit until this was done and proven with receipts. I found out 3 weeks later, not only had she failed to do this, the managers had been showing my home to new renters in a filthy condition and then advised me I should "lower my rent request due to lack of interest". Well I don't want to live in nasty home either. When they were asked to right this issue, they agreed to do so, if I paid for the cleaning costs- because even though their staff had been in the home repeatedly, they had already closed out the tenants financing account and "couldn't pay for it".. In no way was this handled courteously or in a manner that makes me confident that they care about their owners or tenants business or properties. Do not do business with these people. read more

Unless you wish to be entirely disgusted with a poorly maintained and over priced rental, DO NOT do business with this classic "churn and burn" operation. The primary concern of this company is to overpay their CEO. Your "deposit" is the monthly payment for the CEO's Mercedes- you WONT get it back. Long on promises, short on performance. I have totally hated leasing from these leeches while my new home is renovated. Rather than pay employees and properly manage property, this company chooses to have an extensive legal department instead. The first day I was moved in a tree fell on the roof. I couldn't reach anyone at the company for two days. Once I was FINALLY able to reach a representative, their primary concern was to have a lawyer call me. A couple days after that, they sent in a crew of Burnside St. residents to remove the tree. There remained another tree that threatened the roof. Next thing I knew there was a crew of non english speaking men cutting down a tree in the side yard that wasn't threatening anything. Of course they left the tree rounds in the yard for decoration. RPM sucks. They need to be sued out of business. DO NOT rent from this marginally legal corporation. You WILL be sorry. Being homeless is a viable alternative to RPM. read more

where to begin...FIRST they are horrible! i rent from there currently in beaverton OR..I first took a look at this apt. and everything looked great! the lady who showed me it seemed nice, and convinced me everything was new(er) and all working..now, I'm a new renter, i wish i had someone more experienced with me now. so anyways, i moved in 2 weeks later, and within the first week the dryer, dishwasher and sliding door all broke!!! it took several weeks for them to fix the dryer and dishwasher (and 20 calls later) and guess what? my sliding door is still broke, it wont close and leeks LOTS of cold air! i have a toddler and its winter so i have a high heat bill now AND i have to use a portable heater couse the baseboard heater is broke, iv been calling for months at least 2 times a week and been in several times and talked personally with the manger and maintenance and left notes!!! they just don't care about the tenets all they want is money! please take my word for it! do not rent from these ppl! EVER as soon as my lease is up I'm outta here!!! there is many other things but i think i got my point across. if anyone reads this and knows if there is something i can do or some ware to report them, let me know! read more
