I've been renting the house out for the last 13 years and Portland Property Management along with the owner Matt, has been really great. They've helped me find good deals on contractors for upkeep of the house and they've done great background checks to find good tenants for the property. I would never rent to strangers that I found on craigslist or something like that. Professional background checks are necessary to find good tenants. Also, they have been great about keeping good clean records and accounting for all the 13 years of rental income and expenses... There's no way I could keep track of all that because I'm terrible with accounting and organizing financial data.

They took over a slumlord rental I had been in for more than 10yrs (owner paid $19k back in 2001 &…read morehad done very very little renovation / maintenance, only fixing things that put it in hard code violation). PPM did absolutely nothing to improve the conditions of the deteriorating home when they came on or after, only raised the rent multiple times & changed where the check was mailed / deposited. They did 1 single walkthrough to "check caulking" around the house. 2yrs later when it was time to move out after paying timely for 12+yrs, they not only kept 100% of the deposit, but claimed a seemingly arbitrary number of additional debt that was more than 1/2 above the price of rent. Absolutely fraudulent. Thankfully I own a home now, but it damaged credit / renting reports for one of my housemates who paid faithfully until he moved out 2yrs before I released the property. They're clearly about racking up properties, not about being invested in the spaces they are responsible for. The housemate is looking into litigation against them now for damages. Any company that just collects properties to collect on is going to have quality control failure. This is yet another, but with the possibility of intentional fraud.

Since I recently sold both properties, I am in a good position to assess their level of service throughout the process of onboarding, management and ultimately disposition of the property. LR makes it very easy as an owner. They take care of everything quickly, and are responsive to both my needs and more importantly, those of my renters. I had several managers responsible for my properties over the years, and most were very solid, and they handled the transitions from one to another very smoothly. I would like to especially recognize Ash, who was responsible for monitoring and arranging all maintenance on my properties; she is terrific! She was always very responsive and responsible, and answered my queries or made sure they were handled, even when she was on vacation. Moreover, she personally made sure to get things done quickly and to a high standards, both when required by the renters but also to help me get my second property sold. I will miss working with her in particular, and with LR in general. Very solid organization, and I highly recommend them if you need a property manager in Portland.

In response to my earlier 1 star review, Living Room suggested that our problem related to the…read moresecurity deposit. There was that issue, of course, because they made that process difficult. But, the big issues were the handling of their management duties. Here are some examples: They "inspected" the property at least 1x/year (indeed, I recall that paying them to do that was built into our contract with LR) but they did not note any of the multiple lease violations (e.g., three people living there when only one was on lease), furnace filter not changed - (ever!) - nasty and also very bad for the furnace, installation of window air conditioners by tenant without notice to owner in violation of law - and the tenants damaged two windows and completely ruined another in the process (which is why law provides that owner be notified so owner can arrange proper installation, which we would have done happily). Another example: a lease violation they did note at *every* inspection (e.g., disabling of smoke alarms) were not enforced - a huge insurance violation that would have been disastrous in case of a fire - someone could die and owner would be responsible - and even without a death, insurance would have an "out," which would cause horrendous owner headaches! And the penalty clause in the lease requiring the tenant was to pay fines for disconnecting the smoke alarms was never enforced by LR even though the violation was repeated. LR charged over $100 to replace a refrigerator pan to catch leaks/spills from the refrigerator with a plastic pan that was clearly designed for something else because it had an open drain hole in it (!) - and this "replacement" occurred after LR was informed we were replacing the refrigerator; they issued "normal wear and tear" reports even when tenants used of bathtub for dyeing materials and scribbles (presumably by their child) with permanent markers on bath enclosure left permanent stains (the move-out cleaning helped but did not fully cure the problem, so the tub and enclosure are still faintly stained); also included in "normal wear and tear" was damage cause to the wall/ceiling by burning candles in one of the bedrooms. Toilet seat covered in candle wax - replaced with a cheap plastic cover that was the wrong shape. LR did nothing for a long time about need to replace caulking in bathroom which, of course, could cause expensive water damage and mold, and when we discovered the problem, LR charged us for takeing care of that item -- and when we discovered the work had never been done, LR said, oh, too late to take that up with the company doing the work because we (the absent landlord paying a for property management) should have reported the problem right away. Two other issues with that: first, it's up to LR to be sure the work is done; second, it was their in-house maintenance folks who did the work! After we proved was LR who had been paid to do the work (note: they put the burden on us to review files, etc. to establish what they should have known), LR sent someone to do the job who did not do anything close to a professional job. Seriously. The joints in the bathroom were not sealed!! Also, LR said tenant reported a roof leak but LR did not check; rather just sent a roofer who came up with a very pricey contract - and when we asked about other bids, we were told we would have to pay LR 10% of the any other bid we accepted!!!!/.... Then - and this was very disturbing --- it turned out there is no evidence at that the roof was leaking then (and there have been no leaks to date). Too, paid for front door to be shaved down because tenant complained it was sticking; turned out really not problem with front door (except now a gap because shaved down) but problem was with security screen door, which LR never fixed -- we did that easy repair after LR was out of the picture. So, nope, our problem with LR is not about being unhappy with the laws concerning security deposits. Its about frustration - not to mention the substantial cost to us -- with dealing a group of people who always struck us as very nice folks but, at best, are simply too disorganized, and either do not know how to maintain property or enforce n lease terms or simply do not want to deal with the hassle of ensuring the property is maintained and that the tenants are complying with their lease.

KJK Properties took over management of one of our rentals that had been mismanaged by another PM…read morecompany. When KJK came onboard, the house, both inside and out, was being destroyed by the tenants and their high energy dogs in a multitude of ways. Before hiring KJK we interviewed a number of property management companies. By the end, there was no question that KJK's owner, Kathryn King and staff stood out from the rest as exceptionally professional and highly informed about the most recent City of Portland landlord tenant laws. A win-win for everyone as long as everyone involved is acting in a responsible manner. Unfortunately the tenancy that KJK took over left the house a complete and total disaster. I've attached a few of the pictures below. These tenants, ELISHA M. and MEGAN W, unfairly left scathing reviews of KJK on both Google and Yelp when they got the 'Move Out Inspection' report that documented the filthy state they left the house in. The house (that had been fully painted with all new appliances and updates after the 10 year tenancy prior to this tenancy) was left a complete mess - trash /junk everywhere, pet excrement all over the basement are just a couple of the many examples I could give. Just to remove the junk and trash they left all over the property cost us $1200; $1600 to clean the filth and gunk they lived in and left for us to clean; Thousands of $ to restore the yard and irrigation system the dogs destroyed and the tenants left in piles. Unfortunately for us, I could go on and on. Sadly, as in this case, the Review system is flawed - there's no way to stop people from weaponizing or writing fraudulent reviews. For example, these tenants allege that KJK 'unfairly' mailed them a bill for the cost of damages. However, KJK did what we hired them to do - manage the end of the tenancy. The law very clearly dictates the guidelines property managers must follow. To do the 'Move-Out Accounting,' KJK simply followed the steps dictated by law: Compare the 'Move-In Accounting' and the dozens of associated pictures required as documentation, with the condition the tenants left the house in, also with the dozens of required pictures for documentation. Some of which I've attached to this review. If these tenants had simply picked up/ cleaned up after themselves and taken care of the property as any self responsible adult would, there would have been no bill to send. These tenants also allege that I the owner 'peek over the fence' and 'make unannounced visits.' First of all, it's illegal for anyone, including an owner, to come unannounced to a property under tenancy. That most certainly never happened. And why they think I the owner with 3 young school aged kids and a small business to run have nothing better to do in my day than spy on one of my rentals is beyond me. Perhaps there is an addiction problem in the mix with these former tenants? If so, that would actually explain some of the unfortunate things that happened under their tenancy. This group will soon find out when I take them to court for their damages to our property, that allegations must be supported with proof of some kind. Otherwise in the end it all comes across as what it truly is.... A group of irresponsible, immature tenants and their lies about being done to. When what really happened, is that these people didn't care one bit about how they treated our property or about their mess that they left for us to clean up.

It is very obvious that the company/landlords look to take advantage of renters to upgrade the property on the renters dime and not their own... maybe they are better with other properties and maybe our situation is Landlord driven... But do NOT rent the property on 5035 N. Minnesota Ave. in Portland... not unless you like invasive Landlord's driving around the property peeking over the fence... Making unannounced visits... Because that happened too. Their Maintenance Guy, who would stop by on occasion... Even told us that they make cheap repairs that don't last to save money despite multiple attempts at suggesting they do better repair work.... Nightmare property.

Believe me, I have had some trying times with some of the neighbors, but the situation in it's entirety is a positive one. The house I am in is adorable. I moved in and had new windows and wood floors. It is very small but I and my son have always been comfortable. I feel safe in the neighborhood and my interaction with the maintenance guys have lately been incredibly satisfying. I just got my bathroom repainted and the guys installed a new light switch without my even noting it. They were very proactive. Chris Johnson has always been professional and pleasant and I'm not just saying this because I know he is an adamant CAT LOVER! The best somewhat emotional testimony I can give is when I informed Chris of my impending diagnosis of M.S.. I have had difficulty with movement and suffered on/off episodes of fatigue. I informed Chris that it was I who upon relying too heavily on the entrance banister had caused it to become loose and weak. Chris arranged to immediately have the banister fortified and did not make me feel guilty nor was I charged for it. I guess you can see that this manager is a human being and understands a tenants everyday problems. He and his staff cared not so much about the weakness of the banister or how it got that way but cared that I nor any other tenants got hurt. Every tenant, no matter where you live, has problems with other tenants. Well, Chris is very professional and fair with our interactions and I appreciate him for that. They were fine when we lived there. We moved out and cleaned the place fairly well. It wasn't…read moreperfect. I imagine it would have taken someone an hour or two to get it in perfect condition. I expected them to maybe take out $50, $100 -- absolute unimaginably worse case, $150 out of the deposit. But what did they take? Over $700. One of the fees was $135 for replacing light bulbs (all or. most of which didn't even need replacing -- also). I won't leave a 1 star because unfortunately a lot of places are far worse than this. But businesses like this charge you for things like this simply because they know they can get away with it. And they know it. Don't expect to get your deposit back if you rent from them.
