Very unprofessional, very shady! Very dishonest company! We waited, planned and budgeted for a month for this home to be finished and within a week of move in, they can't continue to hold it for us without payment within 24 hours! Absolutely unbelievable and a shame that they passed up on really honest long term tenants that would have been able to pay rent every month, on time! Screenshots photos attached go over details of our entire experience! Today was the final straw with them and their games. Super disappointed in this company and I want others to hear about our shitty experience with them too in hopes that they don't have to be strung through the wringer like we were.

I believe we were scammed into renting the house we are in and that they are violating several tenancy laws and requiring us to live in unsafe conditions. In looking at other reviews, it seems our family is not the only one dealing with their shady business practices. The person who gave us our keys did not allow us to be part of the initial inspection and completely 'missed' BROKEN windows, BROKEN blinds, and other various issues. We have had issues with our dryer not working and damaging my clothing, they never cleaned the actual dryer vent in between tenancy and it was so clogged it was overflowing into the laundry room, broken hood vent with no ventilation at all for cooking making our stove completely unusable without the fire alarm going off, a room that has no egress in the event of a fire due to the fact the window cannot be open at all, and we still do not have a cover on our dryer vent meaning anything can crawl in. We have lost several hours of our PTO with work in order to be available for maintenance staff and have had to spend money on laundromats and replacement clothing and they refuse to compensate for any of these issues. They are ABHORRENT in their communication and I have had to threaten them to get any kind of response. We moved in January 1st and it is now mid-April and NOTHING has been resolved since we moved in. They also attempted to violate the law in the scheduling of our home inspection. The inspector had some free time the day before our actual scheduled inspection and instead of asking if we could move it up, she changed it herself and did not give us the proper 24-hour minimum notice. Thankfully, after several texts, phone calls, and emails, we were able to keep the scheduled inspection date. They constantly blame the homeowner for his lack of response to get repairs done. They want us to empathize with his position of having all these costly repairs at once while we are the people having to live in it. If the property management were not negligent, they would have had these issues fixed before we moved in and it would have saved everyone a lot of trouble. I honestly don't know who is at fault but I believe they are violating several tenancy laws and I'm at my wits end. Working with Sarah Blankenship and Caitlin Marlow have only made things severely worse. I simply asked for updates on our requests and instead WE got blamed for sending in too many requests...which we submit because they ignore our emails and we don't have any updates. They refuse to accept any accountability or responsibility and will points fingers at each other and anyone else. Sarah even blamed the tariffs which if they had done their jobs properly when we brought this up or before we moved in, that wouldn't be an issue. Please heed everyone's warnings here and avoid these people at all cost (unless you have a great lawyer on standby).

    I cannot say enough horrible things about Affinity Property Management & the on-site/off-site staff…read morefor the Raleigh Scholls Apartments. I have lived at these apartments over 30+ years, & it used to be a wonderful place to live....up until Brad Woolverton fired the original long time staff & brought in these hacks (aka Affinity). Since the shakeup, a once peaceful & beautiful complex to live in has turned into a haven for drug use run by slum lords. Both the on-site & off-site staff do not even pretend to care about the tenants, the cleanliness of the complex, or the safety of the tenants. Complaints/concerns are blatantly ignored, they are flat out rude to the tenants, they screen phone calls & ignore voicemails, if you call Affinity directly.....they screen calls as well & just send the VM straight to the on-site staff (who, of course, ignore them). Maintenance requests are either done in a half assed fashion...whatever is quickest & cheapest...if they are done at all. I moved to a downstairs unit, a year ago due to health reasons, & I have had to complain about the constant noise from my upstairs neighbor on a daily basis. According to the lazy staff, it is reasonable noise....so constantly blasting the TV/stereo at all hours of the day/night is reasonable, slamming doors/cabinets at all hours of the day/night is reasonable, excessive stomping at all hours of the day/night is reasonable, incredibly loud crashing (so loud & aggressive that it makes my walls shake) at all hours of the day/night is reasonable, the upstairs neighbor throwing his cigarette butts on my patio all the time is reasonable, the upstairs neighbor getting in my face & confronting me is reasonable. All I ever get is the same excuse "we have looked into it"...which is BS. Yet they got all over my case for my 4lb service dog crying ONE TIME, & according to my neighbors, they didn't even hear it happening. The staff, both on-site & off-site, pick & choose which rules they are going to enforce & who they are going to enforce them on. Since I am vocal & refuse to allow them to bully me, they dismiss me completely, unless it is to falsely accuse me of something. The grounds around the complex look like trash...mainly because there is trash, dog feces, & cigarette butts EVERYWHERE!!! The excuse is that staff is not on the property on the weekends.....but this is happening ALL THE TIME, not just on the weekends, & staff has been seeing observing these issues & walking right by them. I guess since they do not have to live here, it doesn't matter how trashy it looks to them. We have had an enormous hole dug up in the courtyard for a year...not only is it an eyesore, but it is a safety hazard. The trach compactor is ALWAYS broken. The washers & dryers never work properly. There is an ongoing rat problem. I have caught a maintenance worker on nanny cam talking disrespectfully about me TWICE. I guess having to do his job is too much of an ask for him, & apparently I am a "bitch" for daring to submit a maintenance request. I have also been informed by other tenants that the staff has blatantly talked crap about me directly to them, or that they have overheard them talking poorly about me, & mocking my disabilities. A long term tenant recent gave notice, & the office staff's response was to tell the tenant that they were happy she was leaving because now they can rent her unit out for $400 more a month. It's pretty clear that all they care about is money, & they want to run all of the long term tenants out in order to rent out their units at a higher cost. This used to be an all utilities included complex, but they just spring it on us...after we all signed a lease...that as of June 1st, no utilities are included & we now have to pay garbage, water, sewer, & electric. I have asked SEVERAL TIMES what these additional funds they are gauging us for will go towards & I am ignored every time. Clearly the funds are not going towards upkeep, repairs, upgrades, a compactor that work, washers & dryers that work, or any safety measures. I have given the owner, Affinity, the on-site staff, & the off-site staff ample time to address/correct any of these issues, & they have chosen to sit by & ignore. I have now submitted a formal complaint to the Better Business Bureau, Tenants Advocacy, the housing authority, & have sought legal advice.
