As a board member of a community that retained real manage's services for several years. I would strongly warn any HOA or community to avoid RealManage. Our experience has been marked by serious misconduct, negligence, and a complete lack of accountability. Most concerning, contracts were fraudulently executed on behalf of our community without proper board authorization. Even when the board explicitly instructed them not to auto-renew our contract with them , those directions were ignored and the contract was renewed anyway. Their upper management ignored all attempts to avoid this until AFTER the deadline to cancel auto renewal passed. Their operational performance has been consistently unacceptable. Action items go unresolved, follow-through is virtually nonexistent, and issue resolution is painfully slow. When confronted, instead of taking responsibility, they deflect, minimize concerns, and attempt to gaslight the board. Financial mismanagement has been equally troubling. Their team made basic arithmetic errors when preparing the annual budget--mistakes that should never occur at this level of service. They also failed to properly file an assumption with the local utility, which resulted in our community paying unnecessary power bills for years. Vendor management has been just as poor. Bills were not paid on time, causing late fees and damaging relationships with essential service providers. What's worse is that once the board began scrutinizing their performance and it became clear we were dissatisfied, RealManage began charging hourly rates for additional meetings--meetings that were required solely to address their own errors and negligence. Instead of correcting their mistakes, they effectively billed the community to clean up their own failures. We had two meetings with "financial managers" that resulted with no follow up, never hearing front hat manager again but billable hours for themselves. When it became apparent legal action is warranted against them it turned out the law firm we had on retainer refused to proceed against real manage citing a conflict of interest. Basically we were paying for a lawyer, a preferred vendor recommended by real manage, that we could not use against real manage. In the board's estimation, Real manage knows they are insulated against legal action from communities due to this conflict of interest and the cost of retaining outside council. When it was time to leave we had to weigh the cost of going after them for the fraud their account manager conducted by signing contracts in our name (among other negligent actions) vs just being free of this company. This company has demonstrated a pattern of poor management, financial incompetence, and unethical behavior. Transparency is lacking, accountability is nonexistent, and trust has been completely eroded. I would not recommend RealManage under any circumstances. read more

They will not refund me. This is a fraudulent organization, I have reported to BBB and had to use my bank fraud to get a refund. Stay away! read more

PLEASE READ BEFORE CONSIDERING RENTING with Real Property Management. This is the most flagrantly unethical and anti-tenant property management company my husband and I have ever experienced. We've had many issues during the move-out process, but there are two that everyone watch out for: [Unconscionable & Anti-Tennant Lease Terms] We rented a unit from RPM for four years. This year we decided not to renew, and had to move out seven weeks before our lease-end date. We offered to turn our keys in early, pay the rest of our rent, and keep utilities on until the end of the lease. This was not enough for RPM, and upon finding out we were moving seven weeks early, charged us an extra month's rent because of the 'Early Lease Termination' clause in the Rental Policies Lease Addendum. In this unconscionable clause, no specificity is provided regarding an acceptable time to move out, which would legally mean RPM could charge tenants with this fee at any time during move-out. After legal review, the lease and addendum are filled with unconscionable terms that would leave any tenant unprotected and susceptible to something like what we experienced. [Flagrantly Unethical Security Deposit Charges] After unsuccessfully attempting to get the above fee waived from our balance, we were hoping to at least receive our security deposit back. Instead, RPM delivered a list of itemized charges that were suspiciously identical and totaled to an amount that left receiving $0 of our deposit. On the list of charges, we noticed three sets of duplicate amounts for different items, including the following: - $268.13 for "Cleaning Following Move-Out" and $268.13 for "Replace Broken Microwave Handle" - $214.50 for "Carpet Cleaning" and $214.50 for "Replace Missing Window Screens" - $37.52 for "Replace cable ports" and $37.52 for "Replace dirty AC filters, bulbs, and batteries" Falsifying charges on a security deposit disposition with the intent to keep the entire deposit amount is illegal. Real Property Management has used their anti-tenant and unconscionable lease terms to squeeze every last dollar from their loyal tenants of four years. Renters, please look elsewhere read more

As of right now, I am EXTREMELY unhappy with the services by Real Property Management as a renter. These great reviews are mainly from the owners and I am seeing a trend. As a employee in Property Management I find a number of things Unptofessional that I am currently dealing with. They did an inspection with me back in April of 2022 and recently requested a new one per the owner, Dominique M. To get a new set of eyes on this house? Thats a poor excuse when they have already had someone come here to do an extensive inspection with pics from their work ipad. I should NOT have to be inconvenienced with yet ANOTHER inspection simply because i work literally the same hours as they do and have to take time away from work to deal with this nonsense. I have been living here way long before real property management took over and Dominque hired Four Seasons Property Management at the time to manage this house and they did a way better job especially in the maintenance department. For an example, yesterday i come home to NO AIR and i have asthma. I called the EMERGENCY line and had to call it several times to even get an answer. Finally a MIKE called me back asking me a series of questions about the ac. He told he he would try to get someone to come out. I said try? So how and why do you have a maintenance emergency listed for 24 hours when that is not true? MIKE never called me back and this is by far the most unprofessional thing I think I have dealt With out of the 12 years I have been living in Dominques house. FOUR SEASONS Property Management never dropped the ball like this Dominique....I hardly call and complain about anything when everything is outdated in this house. I think i deserve alot more than i have dealt being that i have maintained this house upkeep For as long as i have. I am making a TRACK record and i know the lifespan of Things such as stove, carpet etc. when i first moved in here years ago, 12 long years to be exact, there was things that was not new or updated in this house. I will make it my business to go up the ladder with the type of behavior/Service that I am receiving to make this right. I am by far unhappy with the new Property Management, Real Property that has taken over this portfolio. It is 3 am in the morning and im miserable with no AC in this house with no calls or anything since 7 pm from Mike. The least Mike could have done was called me back to let me know what was going on with "finding a vendor" To come service this house. Instead im left clueless and hot as hell. What is the point of Mike working the after hours maintenance emergency if he isnt going to help anyone? Make it make sense please. I am now having to make arrangements to have my mother to come and assist while im at work trying to make money so i can pay my rent. By the way, they ALWAYS GET THEIR RENT ON TIME. I have been pleasant for some time now but this has got me beyond LIVID.the next person I deal with from Real Property Management better fix their attitude the next time they deal with me because i have already seen a few reviews about their poor attitude towards the renters. I will come back and make a new review and update the progress of the treatment I am receiving.
