We were shown a home we were told NOBODY wanted. Nobody applied for it in months. People would come to see it, and leave. Our agent misled us and lied to us. She made smart comments the entire time we were with her. How dated it was. Couldn't believe we liked it (I have that on video). She even made a comment about the car I drive. We fall in love with the place and think because "nobody wants it", it was in the bag. We applied for the home and over the weekend, they gave it to another applicant who "lost an opportunity on another home". Unethical. Unprofessional. I could've seen passed all her smart remarks about the home, but the way they handled this was more than disappointing. UPDATE to top it off we've been trying to reach them to get a copy of the lease sent to us because we no longer have portal access. Because RPM never processed our lease cancellation properly (saying we were going to go for another year) BGE has been charging us utilities for the building we no longer live in. They promised an email in 5 minutes with our lease...that was days ago. Piss poor business. Forgot to post this update months ago from after settling with RPM. BGE has since then stopped charging us. read more

Do not....I repeat DO NOT move into any property that RPM manages. You will regret it, gain a lot of weight from stress eating and lose all of your hair (eyebrows too!) This is THE worst management company I have ever dealt with. When you initially speak with them to look into properties they are well-mannered and professional. We've owned rental properties for a number of years and have always used these as passive income electing to utilize property managers so we do not have to worry about the day-to-day types of problems that arise. Our experience with RPM was by far the worst experience we've ever had in more than 20 years in the industry. Their leader (not sure of his title) Moananui Haretuku ("Mo"0 is incredibly unprofessional. He was consistently rude, impossible to get him to respond to communications, and more or less disappeared once a contract was signed. The person responsible for our rental property, Scarlett Davis, was not suited to manage properties. Our tenants had a couple minor issues and each time resolution took more than 30 days to resolve. It got to the point where the tenants had to contact us directly to try and bring things to resolution. We've never had to deal with this before. When I asked Scarlett why things were not being done she would just blame the company for not giving her the resources she needed to be successful. Their salesperson, Tammy Kelley, was very friendly up until we were under contract and was then completely unwilling to help. We had to finish our year contract with RPM but will never again consider them for any of our rental properties. Rental owners beware! read more

This company is TERRIBLE. I have been waiting for 3 years (our entire lease) to write this. Please enjoy the photos of the dead bugs and filth we moved into on day one (they tried to deduct money from our security deposit for repairs - thankfully we took these pictures at move in!). One winter, our heater stopped working, and RPM told us to go buy our own space heaters until they could replace our heater a week and a half later. The first summer, we never got our pool passes and when we said we would withhold rent until we received them, they threatened to evict us. In turn, I found out that our apartment had never legally been rented or inspected by the county, and that if I reported them, we would be entitled to 3x the amount we paid in rent plus all legal fees. We had collections come to our house because our landlord never paid her HOA fees (aka why we never go our pool passes). No one at RPM answers emails, and if you go to the office, they will refuse to speak to you (actually happened). Even though the landlord was responsible for all repairs, RPM asked us to fix our own toilet. Repairs they did make took week(s) to be completed. I could go on, but these stories are enough for one Yelp rant. Guess what RPM: when you require tenants to have good credit scores, you're going to get tenants who know their legal rights. And they will win every single legal fight against you, every single time. Maybe you should invest more time and money into supporting your employees so that they can do their jobs. BJ and Mary are absolutely wonderful! You have to read this entirely to u derstand their commitment. At first the experience was awful! The individual in the Columbia, MD office was awful. He set up times to meet up then wouldn't show, would reschedule then not show then finally set up a time for me to meet the inspector in the office at 9am the following morning and assured me the inspector was anticipating my arrival. When I arrived at 900 the next morning not only did the office staff have no clue what I was talking about, but they called the office manager in and she thought I was a renter, when in fact I am an owner. After Mary Peoples sat down with me and I discussed everything with her, I live 8hrs away and was looking for a new management team. She called the inspector after I showed her the emails, he didn't have any idea he was to meet me. She then immediately arranged for someone to meet me at my house and go over everything with me, what I wanted done, cost, rent amount, absolutely everything. He asked me about the previous person I was dealing with and I said I didn't really want to talk about it and absolutely did not want to work with him. I was told that person would no longer be working for the company and when I laughed it off, BJ, the man who came to my house and walked me through every step, is the owner. Once they took over and had my house fully prepared, it was on the market about 10 days before it was rented, they did a wonderful job and I could not be happier. This company is completely incompetent. As owners of a property they "manage" I can tell you: DO NOT HIRE THIS COMPANY TO MANAGE YOUR PROPERTY. They do not return phone calls and emails. They do not handle basic maintenance requests on your behalf. They charge you for things that the do not do. They charge you $95/hour to change light bulbs. I would never recommend RPM to any LL's in the area. We unfortunately used them for 5 years and repeatedly had issues until we fired them. The last straw was when they didn't perform a background check on the last tenant we had with them. We ended up having to evict them and are now out over 11k plus damages. Every time I reported a lease violation, nothing was done. You cannot even get them to answer the phone and it takes days to get an email response, if ever. They also make it so that if they don't do their job, YOU can't sue them because there's a hold harmless clause in the agreement. Beware of this company. They do little more than collect the rent. read more

This is my first time using a management company to handle our rental property since we live out of state... With that said, I couldn't be more pleased. I have dealt with 5 employees at RPM either in person, e-mail, or telephone for various issues such as finding prospective tenants, contract issues, deposits, web site portal questions, and mostly of just walking us through the processes of how things work and what to expect. They all have been very prompt in all their responses. My wife and I couldn't be more grateful. As for the RPM owner's portal, nearly all business can be conducted there, including copy of contract, documents and detailed statements are at your finger tips. I highly recommend RPM. read more

Does not respond to tenant requests unless threatened. Reasonable repairs, such as replacing a completely broken microwave, have not been completed and seem unlikely to be completed. Unless you want to lose your tenants quickly, do not use this company. read more

I have been renting a townhouse for 9 months throughRPM. I was told that all repairs would be fixed within 15 days of move in.I have had 2 inspections requested by the owner. I have more than twenty issues and still nothing has been addressed. I have no working dishwasher, a fridge that is falling apart. Windows that dont open.... I had a water bill of over $300.00 I had to get my own plumber to fix the problem. The only thing that got their attention was when I did not pay the waterr bill. They say they can only repair something if the owner of the property says yes and is willing to pay for it. I called the fire dept and they told me that windows that do not open are fire hazard and in violation of code. I have a huge list of issues that need addressing. From a tenant's side, our experience with RPM has been LESS than 1 star. From the very beginning, getting work orders to be taken seriously has literally been like pulling teeth. For instance, the knew in the late summer our furnace wasn't working and 2 months later (when it was in the 40s at night), it still wasn't taken care because they owner "hadn't rounded up the funds". We have had multiple work order issues since the being with them (for over a year now). Our most recent one was ants were coming in from gaps in the molding by our porch. There were no ants on the porch. There were no ants in the kitchen (where they would migrate if it was a cleanliness issue), hundreds just gather by these openings. After 2.5 weeks of my infant and toddler (and me) getting bit, they finally sent someone to lift the molding and inject pesticides beneath the floor. Then they charge me 2.5 weeks later $125 because they said it is the tenant's responsibility- even though the ants weren't there because there were crumbs, they came due to a flaw in the flooring. The women there are completely unwilling to work with you. They do not follow up. They are offensive and unprofessional. I told them that the only one there I have a good working relationship with is Kimberley Strickland (finance manager) and Tammy Kelley told me "she deserves an award" for that. Tammy also told me that the owner is upset with us for all of our work orders and she has told him to not pay for anything outside of code. She has verbally attacked my husband and me for complaining and submitting work orders, saying "that she doesn't think anything in this world would make me happy". She is apparently one of the local RPM owners- but only got involved once things escalated and then she was on attack mode. RPM (namely SCARLETT, SARA, and TAMMY) in Columbia, MD does not care about its tenants AT ALL. The above just describes a fraction of our problems with RPM.
