Absolutely and I do mean ABSOLUTELY DO NOT RENT THROUGH THIS REALTY COMPANY. They are complete trash. They took $450 out of my security deposit for yard maintenance and sent pictures of some branches in the yard, THAT WAS THE REASON FOR THAT. I'll attach the images they sent me as to why they're charging me. They don't do damage addendums so they can and will charge you whatever they seem fit after move out for any reason they want to just to keep your money. But that's just moving out. When I first moved in I spent weeks and I means weeks cleaning and taking care of a yard that was filled with trash, broken glass, pieces of the house exterior molding and siding, logs and branches and plies of dirt and leaves. I was living there in the time frame of only a SINGLE year the sewage pipe burst underneath the house and that took them about a week to come out look at and fix. The basement flooded because the hot water heater burst which took them about a week to replace and fix but when that burst it took out the HVAC system so no heat, and yes this was the middle of December the heat took them a good AT LEAST month before they did anything. They did bring two crappy oil space heaters which did absolutely nothing in the two story, three bedroom all hard wood house I was living in which also had an attic, basement and attached garage that was bringing in cold air. When I moved in I complained the house wasn't properly sealed and bugs and breeze and dirt where coming in they sent somebody out to fix it that did a half ass job that wasn't even worth it because I was still dealing with the problem. A tree feel on the house during a big storm that took the a couple days before anybody would remove it then a couple more days before they removed it from the yard. Also when I moved in the refrigerator didn't work took them not that long to replace that one. But that one stopped working on me also and the time frame for them to replace that one was at least about a month so I had to clean the mold filled refrigerator in the garage that was that way when I moved in to be able to keep cold food for the house. I also complained about the smell of mold coming from the vent system which they did absolutely nothing about. All in all this realty company is absolutely trash and they do not care about their residents one bit. They just want your money and for you to suffer. read more

I'm attempting to move across the country and had been working with RPM Tidewater. I did my application, was called and told I was approved for the house I applied for and they'd get me pictures of the inside ASAP. When I contacted them about the pictures I hadn't received yet, they told me they had given the place to someone else. While I understand that it's "most qualified" and not first come first served, you shouldn't tell people moving across the country they got the place then 2 weeks before they're supposed to arrive, you take it from them and give it someone else. That's really messed up and I'll make sure to tell all my people coming from Hawaii this summer for PCS to NOT go through this company. read more

Total Nightmare!!!! My husband got orders to Norfolk while being deployed overseas, so i figured I'd do the move with the kids and have house set up for when hubby returned. Saw this house through the website and looked great, great area also.. Arrived on friday night not to mention had to give an extra 100 after hour for keys... Walked in to complete filth!!! dead roaches in every room, kitchen full of cooking grease on cabinets and above stove, dirt on floors and bathrooms never cleaned.. cigarette butts covering backyard..pictures online were never updated to actual house.. first week water poured down kitchen ceiling because drains were never cleaned in upstairs bathroom, almost a year and my fridge never fixed, food constantly unthawing and re-freezing, water leaking from freezer.. 2 months ago noticed paint in both bathrooms were bubbling, come to find out we have a major leak in pipe that caused mold and tested positive for asbestos. We are now down to 1 bathroom, both bathrooms are completely gutted and no work has been done.. They still expect full rent, and they want us to hire a cleaning company upon moving out.. THE MOST HORRIBLE property management company in Hampton Roads - right up there with 1st Class Reality. All communication via email. You never talk to the same person and have to explain every single time what you need even if you did 5x before. Plus they don't assign you your own property manager! Who ever heard of that? When you call their office it goes to an automated answer. Plus they defend tenants who are negligent and due to their negligence problems are caused that require after hour repairs at higher prices yet they don't hold tenants accountable. Couldnt give a 0 star rating had to give at least 1. I really do not know where to begin. I guess I will pull a Quinton Tarantino and tell you the end first. I had to go to court to get out of my lease with them because of their negligence, lack of professionalism, inability to communicate and operate as a business, and their basic lack how we say in the military "lack of give a f***." Calls are NEVER returned. They are almost never in the office so when you need something you cant get a hold of anyone. I had to call the city inspector to come out and examine the house to get them to fix the ceiling that would flood everytime it rained. They broke building codes and sneaked and cheated their way around the system. I honestly cannot even begin to type everything that went down in that place but like I said, I had to take them to court just to get out of my dangerous house. My kids were miserable, we had to get rid of our dog and my marriage was falling apart. The house was infested with cockroaches and when we told Brandon and Jahn (who quit/fired) they said that "they get some bugs in their house its bound to happen." Every night I killed at least 8 cockroaches. Please please please read the reviews. DO NOT rent from this company. Do not even give them your time of day. I am not quite sure what happened with RPM and these previous customers because to me their reviews do not match up to the experience I've had with them. RPM took over my apartment from Chantel Ray. During the entire process they were very accommodating and not much was needed to be done. I've lived in this apartment for just over a year now and my roommate and I have never had a problem with them. Whenever there was something needed to be done maintenance was there within the following day fixing our issue. (These were not emergency issues). During the winter months when the heat in our building was not working they accommodated us with portable heaters ! The maintenance people are so friendly and welcoming. The one guy RJ is the best. He even texts one of us to make sure we are around and able to assist him with anything and lets us know the time he will be coming. RPM Tidewater has been an immense help to me as well with taking my name off the lease and adding another person. I am sad to go and hope other realty companies I come across are just like RPM Tidewater. Thank you ! I'm not sure why these reviews were not nice.....people these days expect too much. read more

This company was an absolute NIGHTMARE to deal with. Since day one of getting the keys it was just problem after problem. They will try to screw you out of money, have no problem lying to you, and overall don't care about you in any shape or form. During my month long journey to find a home, I encountered several different realtors, some good and some not so good. A personable realtor definitely makes a difference and sets the mood for the showing. A renter/buyer never wants to feel like they're a burden or rushed. I must say that Megan stood out above and beyond all of the realtors I had met with. She showed up early for the appointment on a Saturday during the Memorial Day weekend, she was polite, professional and she took the time to show me the house and answered all of my questions. She remained in contact with me through email and by text during the entire application process. She even congratulated me on being approved for my house. It doesn't get any better than this. Highly suggest avoiding this company!! Extremely shoddy business practices. They tried to charge us the wrong amount right away. They charge a $250 admin fee, for what? We had to pay an additional fee for the application. I get that but what was this $250 admin fee used for? We do auto payment which is also charged with an additional fee. Once we finish this lease we'll avoid this company like the plague. It's been nothing but backwards talk and dealings with them since the beginning. Example? Charged a fee we weren't told about. Asked, oh that's in an email we sent you 6 months ago. / No such email. After many talked and emails the charge was removed. A month later. All the units have water damage and bugs, all 24 units in my building share two washer and dryer machine... My until alone has had a leak and mold on the wall since move in october 2018 these people don't do anything but paint over problems and sell them to you. RPM Tidewater took no attention against the agent (s); therefore, the company did not provide me good customer service. October 2012, a RPM rep was very late to a maintenance appointment in turn the contractor charged a wait fee. I had to request RPM to pay these fees and they did. Due several issues since the signing of the contract with RPM Tidewater I decided to end the contract at the end of 2012 and pay all termination fees. This review is letting others know of my experience I can not attest that all clients were treated this way. I am only attesting to my experiences. read more

Never again! I am reporting them to the better business bureau! We contacted this agency through the housing listing for US military members. We were told if we had all our paper work in and paid $75 for application fee that we would have 1st right or refusal. We submitted everything except my pay statement. (No other realtor has asked for this since btw). I explained to the realtor that I was having issues getting it as we were out of town. She said that she could NOT submit our application until she received it, which is fine. She called me 2 days later and said that not only did we lose 1st right or refusal for the house but that we wouldn't be getting our application fee back for an application SHE NEVER SUBMITTED. I did not expect her to keep our $75 for something she never submitted and basically said that because it was a website it was a hassle to give that money back, so they just didn't do it. UM WHAAAT??? We contacted her again through text message about the money and all she had to say was "sorry", here's my managers number. If they didn't submit our application WHY did they KEEP our money. Lets add to this, that the other people who submitted their application as well, apparently got their application pushed through even though she said they hadn't even paid them the $75. It's crap and seeing the reviews above mine, there is no surprise here. DON'T SUBMIT AN APPLICATION WITH THESE PEOPLE. BTW for a married couple an application fee is $150. After multiple calls to an agent, we finally had an appointment to see a property. The agent set the day and time. My husband and I are there 5 minutes early. After 15 minutes I call the agent who acts like she remembers me and tells me she is "having some dinner". So I guess you forgot about our appointment? "Who is this?", she asks me. I give her my name again and she tells me she will have to "confirm the appointment." I just confirmed the appointment! No apology, no offer to reschedule the appointment. Very unprofessional. I regret ever choosing RPM as our leasing company for our rental. My husband got orders to Virginia and we needed a quick place to live and I thought they were a great company until I paid the deposit. Their helpfulness was quite inadequate after that. Once we moved in, it got worse. Our rental was completely filthy, so much so that I didn't even want to move our stuff in. After numerous calls and emails, there still hasn't been any movement on getting our place clean or receiving a credit for my hard work at cleaning the place myself. Also, we were given zero information on our community. Simple things like a key to our pool is still not resolved after living here over a month. Where do I begin with this company that I would not recommend to my WORST enemy? First when moving in the apartment that I wanted and was advised would be ready was not and had to scramble to find another place. I loved this place btw and if it was handled by the owner and not the heartless, unresponsive people of this company I may have stayed. I moved in in 08/2016 btw. Second I paid everything up front before even receiving the lease and was later advised that auto pay was required and if not I had to pay five dollars extra per month and owed it for my first month. After back and forth emails I finally got that waived. Next issue the maintenance request from moving in. I had a cracked window, no doorbell and my back porch was broken as far as big issues go and I wasn't too worried about the little ones. Now these are big issues for me because after being in for a month, with unresolved issue I became a victim of domestic abuse. I then emailed to advise that I had a protective order and was giving them thirty day notice to vacate. I was then advised by Chelsea that this was not happening and that they would not release me (Per Law they have to). It took multiple emails for them to finally admit that they do. I had given them my complete savings just to move and realized that I could not move so fast and just wanted the work done to insure my safety as well as my locks changed. It took them three weeks to change my locks, window was not changed until November, and the doorbell and porch still broken. Flash to December 2016 with high electric bills keeping my lights and air on due to the window and doorbell, my bills were high so that I could pay them I paid my rent late. Received a notice from the office stamped their date 12/07 and post office 12/08 advising that I had 5 working days from mailing date to make payment, made it by 12/15 which is five days from mailing date as letter advised. They issued a summons 12/12 way before 5 days from their stamp date or the postal date. So now with this issue as well as my work orders not being completed to ensure my safety I sent a email on 01/02 to advise that I was moving out. I did not feel safe and felt as if the company is more concern with their bottom line vs their tenants. The law requires that I give 30 days from when the next rent is due, with January having 31 days, the second is enough time. This company feels as if their word is greater than the law and advised that because it was not the first they will not release me. DO NOT GIVE THEM YOUR MONEY. I wish I would have researched them first but not only do they make their own laws they give two middle fingers about your safety. *** Sorry for errors, will be going to court with them going forward. I will not take this laying down. 1/6/17... I was emailed and threatened by Chelsea to remove or it will be forwarded to their lawyer. Too bad these are facts. read more

Suuuuper sketchy! Applied to one of the apartments at this company, and they were VERY restrictive on move-in dates. There was an obvious place on the ceiling that appeared to have been painted over, and while they did say the leak was being worked on, initially they seemed to not want to address it. Cat fee is $250 plus monthly $35 fee, $100 dollar app fee, $250 "administrative" fee, and first month's rent as down payment. Unavailable for in person showings. There were also errors in the property listing. Definitely feel like getting out of that situation was worth the application fee. read more

DO NOT RENT THROUGH THIS COMPANY!!! I wish I would have read these reviews prior to my application (fee was $100 smh). I asked for my $$$ back because I felt tricked but all they say (over and over) "it's listed in the application" that it's not refundable. We all know that's a lie. I would rate them zero stars if I could. I have experienced the same as some of the other responses here. To secure the property they wanted $3,000 (rent was only $975) The water for the home smelled of horrible rotten eggs (sulfur or sewage?) The owner would not pay for the repair, which they claimed was normal and from mineral deposits in the area, yet the neighbors said that was not the case. If I wanted it fixed, I would have to pay it myself. The concrete walkway to the porch was shattered and was a trip hazard and, again, I would have had to repair it myself. The garbage disposal was clogged and smell of sewage. No vent filters either. It was obvious that they had not looked at the property. The claimed that someone else was more qualitied than I was and I would lose the house if I didn't provide a $2000 deposit right then and there. Sounds like a con to me... Get you in a contract and screw you. The last tenet was evicted because he refused to deal with this crap. I would contest that the home was never professional cleaned and if I want a clean carpet, I would have to pay for that too. Make sure you read your application details and lease agreement thoroughly before signing. Hell, take it to a lawyer. RPM will use your security deposit not for any damages but for the professional cleaning of the carpets and I guess anything else they deemed necessary to include what is considered normal wear and tear. They are heartless and only want $$$ and will lie to get it. I mean, who is more qualitied than someone who makes almost 6 figures? Lies. Where do I being with this company? Let's start with the fact that when they took over our property and building as the new rental company they were immediately made aware of the fact our apartment had water damage and mold growing on one of the bay windows in our living room (July was when they notified of the issue from the previous company Commonwealth property group we had). It is now months later and there has not been any updates regarding the issue and I have had to go as far as having the city inspector come out and issue paperwork for them to fix it. I have had one person come out with a contractor who told me they would be starting work "soon" and then I never heard from anyone regarding anything about the matter. Not to mention for EIGHT straight days we went without hot water. Not even an apology from the owner of the building and per the Virginia landlord and tenant we can request that they essentially prorate our rent for the month for the inconvenience. Of course he decided not to since god forbid he care about the issues his tenants are dealing with. This company has been disappointing and a nightmare to work with since I can never get straight answers from any of the people working there including the so called "managers." They dodge every question or email that I send to them regarding the mold issue or the water damage. Not only that but I have developed health issues that I believe are tied directly the condition that my air vents are in with the black mold that is growing in them now due to the water damage and the mold on that particular wall. One star cause i couldnt put zero. They have neglected to fix several things in our rental property. We always pay our rent on time. Yet they cant take care of this property. It literally rains in our living room during every heavy storm. This issue has been going on since march when the rainy season hit and they keep putting it off. Not to mention the roof is rotten and the ceilings are starting to cave in the living room, we've got 2 babies and this is not a safe environment for them! We are sick to our stomachs to be dealing with this company. From the moment we moved in weve had issues, week one all the plumbing was backed up and clogged causing a flood when i did laundry for the first time after waiting 4 weeks for our stuff to arrive from the moving company it was a nightmare to not have working plumbing. Our dryer even broke due to the clogged dryer vent that they neglected to clean. We've had nothing but problems with this company. I would not recommend them to anyone! If i could put no stars i would have. The most horrible experience an will never rent from them again So many things happen in my property its disgusting how they didnt help me. They didnt care that i had twin girls 4 months old at the time an my power was going on an off every 2-3 weeks for up to 2 days i would have to stay at a hotel. Now my girls at 5 month power totally went off for 14 days and thats how long it took them to fix my power because they dont work on weekends and this happen at the end of the month so even with no power begining the new month they told me they did not care i had to pay my rent an i told them NO until they fix my power which took 14days to fix then they asked for a receipt of the hotel I stayed in which i gave them which was more then my rent. So i get a call 3weeks later that they will only pay for 5 days and i have to pay another $600 for my rent when i didnt live in my house for half of that month an again spent more then my rent which is $1050 !!!! They will lie, cheat you, and make up reasons they will not give you your deposit back and charge YOU for anything that was there or broken before u even moved in, including 40 year old electric problems that weren't working when u moved in! RPM Tidewater sucks. I have mold growing in my apartment and have only been living in the unit for 1 month. I have tried on several occasions to contact the management company (because the rental office lady can never answer any of my questions due to her "lack of training" as she has mentioned before). I have even left voicemails for someone to call me back, but instead I can only communicate with these people via email. It has been 2 weeks since I finally got the chance to speak to someone about the mold growing in my apartment, and just a day ago 7/31/18, I got an email stating that an "onsite vendor" will be at my apartment to "access the discoloration" in my apartment. This "onsite vendor" was just the rental office lady, who I had already shown a picture and video to. All she did was tell me that she was going to send the footage to the rental office company, which I had already done 2 weeks ago. This is my first apartment, and this is the most horrible experience I ever want to have in my life. The carpet has probably never been replaced. I purchased my own carpet cleaner to clean the mucky looking floors. Each time the water was black. These apartments are filthy and just "thrown together". I'm considering joining the military just so I can terminate my lease early. read more

My experience with RPM Tidewater has been one of the most terrible experiences I've ever had with a property management company. During my one year in an apartment at 750 W. Princess Anne Rd., I dealt with the following issues and "resolutions": 1) My apartment flooded. I was never given an explanation as to how or why. I got a phone call shortly before 5pm and when I called back shortly after, no one would answer. When I got to my apartment after work I found several industrial sized fans. The fans remained on until the floors dried, and then sat in my foyer until someone came by, unannounced, to pick them up a week later. 2) An overheating oven. My oven ran way too hot at all times. This was concerning, especially since I was in an apartment directly above one which had burned less than a year before. They came by weeks later with a replacement oven, which I thought would be fine. They then left the new oven in my foyer for a month until they finally got around to installing it. During this time, the overheating oven sat, still overheating, in my kitchen. 3) Mushrooms. Likely caused by the flooding, the cause of which I was never made aware, several mushrooms began sprouting from my floorboards. RPM Tidewaters response was to come by, tell me to spray it with bleach, and explain that the owner wouldn't want to pay for anything more. 4) Inappropriate wall patching: After a severe storm I submitted a maintenance request to come fix water damaged drywall and plaster. The walls were fixed after a few weeks, but the wall patch was never repainted. Upon move out, I was contacted by Morgan at RPM asking what the mismatched paint was about. I explained what happened and she said it was fine, as repainting that wasn't my responsibility. They then proceeded to deduct $175 from my deposit to pay for, to quote the settlement statement, "Repaint(ing) 3 walls from mismatched paint". After confronting them about this, Morgan said that the settlement statement had a typo, and that the $175 was for touch up paint, and that they charge every tenant for it (typing a completely different sentence is not a typo. I believe they charged me for their screw-up, got caught, and lied to defend it).. "Touch up" paint would fall under "normal wear and tear," repairs for which are not to be taken from the deposit, according to their lease agreement. I've still not received my $175 back. In my opinion, RPM Tidewater owes me much more than $175 for the amount of grief they caused and disrespect I received as a paying customer during my time there. All I'm asking for from them at this time is to not screw me over one more time on my way out. Do not, under any circumstances, rent from this company if you can help it. read more

I just booked an apartment in Real Property Management Tidewater for a few days in summer 2014 with new Real Property Management Tidewater Habitat remotely from Europe through their WEB site. As I couldn't visit the apartment on site yet I cannot rate the apartment itself yet, but I can say that the booking process was very professional, including a very friendly and extremely fast response from Christophe in my mother language (French), who answered by e-mail even during the week-end, which was beyond my expectations.... read more
