If I could give this business negative stars, I would. I rented out my property through them. They "screened" and approved the tenant who proceeded to trash the property over the course of the lease. Their maintenance man reported what was going on but no one in a position of authority did anything to stop it. They even recommended I renew the tenant's lease, which I refused. Over $10,000 in damage to the unit and they refused to accept any responsibility or help with the cost of repair. My experience with them was terrible. read more

It cost my daughter almost $2000 to move into this townhouse at Parker Townhouse apartments down Wendover Ave. She moved in on May 2, 2025 and has been without air for almost the entire start of her lease including again today which makes it twice in just this month alone. My grandson has asthma and is on a daily nebulizer. This was also noted at the beginning of her lease. It is sad that this management company promise you all these amenities and things and then treat their tenants the way they do. Since May 2, 2025 my daughters air has went out "FIVE" times and they have had to come spray for nasty bugs (roaches) that come from up under the wall and from outside!!! These town houses are not worthy or in condition for anyone to stay in. I have offered to mow their grass or at least my daughters section due to the grass not being cut and getting as high as to your knees. The trash can is always over flowing with garbage all around and just blowing in the wind. I will be putting in a request for Channel 2 to go out there to the property so they can show the people what they will get dealing with Real Property Management! So please stay tuned. It should be against the law to rent out something in this condition. I will be moving my child and grandson out asap and will be consulting with an attorney in regards to breaking her lease. She asked them what did she have to do to break the lease because her and her son cannot continue to stay in those conditions and the lady at the office was very rude and unprofessional but I bet she does not stay in such conditions and should be ashamed for promoting those rental properties. They forgot to have the gas turned on when we moved in and they tried to make us pay for it. THIS IS A POORLY EXECUTED COMPANY This is the worst rental experience I have ever had, and I just moved out of a place where they did not send someone out to fix a feces filled toilet for 4 days. The office is stuck in the 1980s, or at least that is how they conduct business. They will be very invasive with electronic tools, checking adp payroll, credit union/bank, more information than they need, but when it comes time to conduct their business, nothing is electronic. They demand a special check, certified funds, hand delivered to their Greensboro office for deposit. They pressured me to sign a lease without knowing how I was expected to make payments on it. I asked them what payment methods are accepted, because I cannot pay with check or money order or cash, nor should we have to. After several days getting no where I let them know I would have to walk away and not sign the lease without knowing how I can make payments. After that they responded with the accepted payment methods for the lease payments including electronic. They will demand you spend your time energy and money to go get another special check, certified funds, for the move-in that also must be hand delivered to their Greensboro office. Then they will inconvenience you even more, by taking the keys from the home in High Point, then demanding(I asked them to leave them on property, they demanded I pick them up on move in day, no other option) you drive to THE OTHER SIDE OF GREENSBORO to pick them up instead of just leaving them where they were, in the key lockbox on the premises. You have to schedule an appointment to pick them up, at THEIR convenience, not yours. They need to step into this millennium. I am an active resident and will honor the contract with the landlord, but I will never rent or purchase a home when Real Property Management of the Triad is involved, on either side. read more

I was very disappointed with the service that this management company provided us. When we sat down to look for another management company because they dragged their feet as well, RPM of the Triad said all the right things to get our business. It started off great. They got tenants in but every month when the rent came in, something "needed to be repaired". That was so suspicious. I also went in telling them we had to do yearly lead inspections staying the house was an older home. They clearly didn't warn us of the date of the inspection because it didn't pass and they were surprised of the inspections all together. I went in explaining that on our initial meeting. They recommended a contractor and everything. In the period we had them as management, we saw a total of 1 month's rent from them. We parted ways and the property is now sold. read more

They didn't like that we broke their lease before the year was up . Which being military we were allowed to do with no issues because there are multiple laws protecting all service member's. I understand staffing issues and having busy schedules however, at some point within a 3-week timeframe, returning phone calls should be required by upper management. Unable to give ZERO stars. I wouldn't wish this on my worst enemy. The staff said all the right things at the beginning and they were flexible. Once your locked in that contract it's another story. A/C broke down beginning of July and new unit was not installed until Nov and even then the "so called" company they hired was just as slow as the property management. You have random workers coming into home staring at items in your home and leaving the door open for the neighborhood to see what is inside your house (I have cameras inside home). If it wasn't for the cameras I would not have known and decided to be present any time they entered my property. It's time consuming and very inconsiderate. How am I suppose to pay their overpriced rent when I'm having to miss work to be resent when they enter the property. Door lock/bolt jammed and it took them a whole week to come and "look" at it event though I had sent pictures of the lock. This has to be considered a fire hazard especially when there is only one door to enter/exit. The company is very quick to charge you extra fees for being hours late, but super slow when it comes time to send maintenance to have anything fixed. I recommend in desperate times to rent go somewhere else, you will regret having rented from this company. RENTERS BEWARE: The company takes 360 degree pictures quarterly/annually of every single room. It's called a, "conditions inspection." Lie #1, while house hunting, I would call property management businesses and inquire about applications on the property, as we know application fees are non-refundable. RPM told me no application was pending on the home I was interested in and they take 1 application at a time! Awesome, I'm thinking. However, there was a delay in my then, current landlord replying to them as rental verification; I get an email I was approved for the home, I call to make the deposit and initial payments and I am then told, there is a pending application and I have to wait to see if they make their deposit. I'm sorry, what? How is there an application when I put mine in first. Someone replied back via email said someone told me wrong, they take multiple applications bc they try to rent the properties quickly. So I didn't get that home, so against my guy I selected another home through them. My rent was $1,849, however, they have a mandatory resident service package that we have to pay every month in the amt of $55. I haven't used that service in the 2 years I've been renting from them. Now last month of my 2 year lease, I agreed to renew my lease for another year with an increase, total rent would be $1,980. Okay, fine. I have surgery in May, I called the office in June ( somebody finally answered bc they never do), and I asked if I pay majority of my rent payment now and the remaining 904 the following week, would it avoid any court action and I know I have to pay the late fee. The lady on the phone says, SURE, just put it in writing and follow up with an email. I make the $1,000 payment and send the email. The day for me to pay the remaining $904, I have an eviction paper hanging in my door. I've never had an eviction but I'm reading this paper and its saying PAY & LEAVE, nothing about PAY & STAY. I go back and forth for over a week to get someone to answer the phone and email and I am told yes, pay and leave. I go to court on the 8th, RPM have the whole docket of evictions. People who been there multiple times thru them and past due since March, was able to PAY & STAY. I'm in court my first time ever and i have to PAY & LEAVE in 10 days! Nothing to work out at all. Never been a bad tenant, home always well kept, no complaints as I stay to myself and wave and say hi when I see my neighbors. It has nothing to do with me owing them the remaining $904 for June. They just want to jack the rent up to over $2200+ like the other houses for rent in my neighborhood. And Them offering a new lease for the rent to be $1,925 + $60 service package, they realized, HEY, we can get more, so let's get them out and make more money. IN 2 years of being here I didn't even know I had a direct point of contact at RPM, but Camilla claims the "property owner" do not want to negotiate or renew the lease. Per Guilford Co, website RPM owns the house. They buy all these homes, and "act" as if they're managing for an individual when they're the ones making all the money. If a decision would changed to renew my lease, I can take that, but to throw an eviction my record that's IMPOSSIBLE to remove, let alone for someone else to consider renting to me is inhumane! I understand business is business, but as humans, we were also instilled integrity, respect, emotions and empathy. How you treat others will always come back to you tenfold. read more

Frankly, those reviews exactly reflect our experiences with this business. We are property owners who live out of state. The whole purpose of getting a management company is to help us because we are too far to manage this. Where do I start? Very little communication. We've had to go to this business several times and finally speak to higher ups to get any answers. We didn't know when the property was rented until we asked. The response? "Didn't realize you wanted us to tell you." Huh? The most recent fiasco? Our current tenants' lease was up June 1. I started asking in April what the plan was. I kept getting, "we gave them a new lease, haven't heard back". Several emails and calls later, still no answer. June 1st came and went...no lease! Finally, I told them, "I want an answer TODAY!" Guess what? "Oh, the tenants didn't understand how to use the online system". WHAT? Could you have figured this out before June 6th?? They charge us for BS maintenance calls. The tenants complained about "condensation in the bathroom" (brand new house). Before finding out if the tenants actually used the ventilation system, they sent a maintenance guy out, who told them, "you need to use the bathroom ventilation system". $100 for the visit. The lease states TWO people in the house. There are five cars and two motorcycles in the driveway, according to my friends and neighbors. When I bring this up, this company does nothing. Bottom line: we are paying this company to manage a property, and we end up managing it ourselves anyway. No thanks. Run the other way. Do not use this company! read more

Worst Property Management company you can imagine. They are concerned about one thing, and that is collecting the 10% and random fees you were never told about. 1.) There is a lack of communication. For instance, 95% of the time I called my property manager, the call went to the voice mail. I was even told during a majority of those calls by the front desk that the property manager was in the office and not currently on the phone. If I left a voice message, I would never receive a call back, and so I would spend hours of my day trying to call back. 2.) I had the house cleaned before I moved out by a company they recommended. I informed the owner of the company, in writing, this before moving out. After putting a lock on the door, and having people randomly show up to look at the house, it needed to be cleaned again. I wasn't very happy about this, but I can understand it. However, they decided to have it cleaned on Labor day, and the price was triple the normal price. Why they couldn't schedule it the day after Labor day is beyond my comprehension. $600 for a $200 job. 3.) If something goes wrong, they don't individually send you an e-mail or phone call, instead you get a magical invoice that pops up in your owners statement. 4.) My Property Manager's excuse for lack of communication was that she was managing over 2000 properties.... Like, that is a valid excuse. 5.) Initially when I showed up at their office, I was scowled at by the front receptionist. That face quickly changed when I informed them I was a property owner and not a renter. I should have taken this as a sign. 6.) The tenants they moved in actually didn't live there. After researching the name of the tenant, I found he owned hotels, and lived in a mansion. My neighbors told me there were lights on 24/hrs at the house, and cars would come in and out at odd hours of the night. We came to the conclusion, the tenant was using the house to hot box his employees. I've worked in the Property Management business for over a year and after using this company, I cannot recommend them to anyone. read more

Being military, my family has moved around the country for years. This has been by far the WORST realtors we have encountered. The main two issues we had were the following : 1) During the two years that we encountered with this group (Greensboro RPM Triad) we had to place several work orders that were never answered on the first request. We had to call and call again in order for them to follow up. We also had an issue with the alarm system (RPM never gave us the code for an emergency or issues). For example: the smoke alarms in the house were connected with the alarm system and one night the smoke alarm battery was low and automatically called the fire department whom came to our house at 4am because we were never given a "code" to disarm our system. 2) Prior to renting, we completed an "initial inspection" of the house. My husband and I completed the checklist and turned it in to RPM. The house had torn up/worn out carpets and blinds. When we moved out, we had $500 withheld from us from the deposit due to the status of the carpets and blinds, despite the instructions stating us to get professional carpet cleaning prior to moving out which we did complete at a $200 cost. We were charged $350 for the carpet "not being to their standard." After we cleaned the house, moved out and received half of our deposit, we reached out to RPM Greensboro for our post-questions and were finally contacted back after three tries via e-mail that we did not "follow move out instructions" that we were never provided. We rented a house from RPM for a year. Upon move out, we were charged an enormous amount in cleaning charges, even though we thoroughly cleaned the house ourselves. I can get over the cleaning, but I was also charged for yard work even though I proved to them I had professional yard work completed when we moved out. The service was scheduled for 3 days before we moved out. We had a hurricane come through the state so obviously they had to reschedule. I sent the pictures and receipt for work to RPM, and I was STILL charged for yard work upon move out. Even worse, they have completely ignored my numerous emails asking for an update and a refund for at least the yard work. Totally unfair and bad business practices. I recommend you look elsewhere or plan to be charged for things you already paid for and then ignored. read more

Within ten days they have a client moving into what had been a huge black hole on our budget. Their prep work was extraordinary; their photos brought out the work we'd put into getting it ready after an earlier renter (a former friend) had trashed the place and now we have the condo is a positive influence on our budget. This was my first time renting a house. They started out nice. Once it was time to get the deposit back they did and still are doing everything they can to not give me my money back. They have resorted to lying and making things up. They never inspected the home before we moved in and now everything that is wrong they are trying to blame on us. There were clothes in the attic from a previous renter. They took those and put them all over the house and said we left the house that way. They have done so many things not keeping up their end of the contract. DO NOT use them. They will lie steal and cheat to keep your money. It is beyond me how or why a company will go to such lengths to keep your money. I will never use them or recommend them for anything. Extremely dissatisfied..... This company should never be renting to anyone. So to summarize my experience. Issue #1: We had a break in, whereas robbers smashed in an entry door and stole quite a few items. When calling the rental company regarding for repair of the door, they took 2+ days before showing up, so basically my home was unsecured for that period of time. When the maintenance guy showed up, he basically just replaced apart of the trim (not even the complete side trim, just part), around the door, and added some additional weather stripping. So basically I was stuck with what looked like a beat up door with a bunch of shoddy patch work around it, Issue #2: Toilet leakage, Reported it to them and they NEVER showed up. as this was leaking from the 3rd floor to 2nd, I went ahead and repaired it. Issue #3: So to set the scene on this one, this is a 3 story townhouse. whereas the entry is on the 1st floor, living room, etc. on the second, bedrooms and laundry room on the third. The stairwell is not wide, just barely enough to take a washer through, with a lot of 90 degree angles, so during the duration we were there needless to say the walls had gotten scuffed up, due to general traffic as well as, hauling things to the third floor and back down. So when we were cleaning the place up prior to us leaving, (now keep in mind we know what is considered fair wear and tear), we had hired professional carpet cleaners, we had applied kilz to the scuffs(Note these walls are white and the kilz is white). We lost over half our deposit, because we used kilz , which forced the owner to paint the place. Now correct me if I am wrong, isn't painting a rental, especially one that's been rented for YEARS apart of the process for readying an apartment for rental???? From my opinion, the owner/ rental company did not want to shell out the money to paint the place even though they did not do it prior to us moving in. I could list a few more experiences, but just to get my point across, these people will DO EVERYTHING to never give you your deposit, their response time on ANY ISSUES is a joke. If your an owner you'll probably do well, if you rent from these guys, EXPECT to be treated badly and EXPECT to never get your deposit back no matter how pristine you leave the place. read more

I will be moving out soon and honestly I can't wait. I have had so many issues that have left me flabbergasted. When I first moved in I gave paperwork to the gentleman I was working with. He left the company and no one bothered to tell me who to contact after that. then I found out he also didn't submit my insurance paperwork that i emailed him or the move in inspection sheet I gave him! I submitted a work order to get a dead tree taken care of and it took 2 months to get resolved because no one form RPM followed up! great customer service...not. Then I have a random dead duck in my back yard and instead of being decent land lords they tell me I have to pay them more to remove it! The smoke detectors kept going off and instead of troubleshooting why they kept going off, RPM just kept replacing them! I'm not sure what they do with my rent but obviously its just for them to make money and not upkeep their own lousy properties. I will be glad to get out my lease in 2 weeks. read more

Terrible property management. No courtesy at all. All they care about is getting your check every month. Maintenance is next to non existent. They don't answer phone calls and when I eventually get into contact with them they don't know any answers to my questions. I will never be returning to them again. I lived in my rented house for 3 yrs and took very good care of it to find Real Property of the Triad gave me only a 6-week move-out notice. That's right, just 6 wks I had to pack my house, look for another place to live while still trying to work a full-time job. Their excuse was "oh...the owner wants to move back in. He sold his house in Mexico." When I ask Mayra Vera why didn't I get a more informed notice (at least 2- 3 mos), her excuse was "they didn't know he was going to sell the house." (Yeah right!). The owner is not going to just suddenly wake up one morning and say "oh...I think I'll sell my house today." They allegedly knew it for awhile and waited to the last possible moment to tell me. They NEVER, especially Mayra Vera, ever tried to work with me. She never tried to help at all in terms of finding another place. When I did find another place run by these people, they wanted to charge me another $1,200 security deposit on top of my $1,000 security deposit they had already and a $200 admin fee that was ALREADY paid to another mgmt co that was previously managing my rented house. When they changed mgmt companies, Real Properties got ALL my money - including security dep (in which by law, you are to be paid interest every year your money is in a bank account with any landlord or rental property mgmt company who has your security deposit). I've been there 3 yrs and haven't seen any interest checks. Cherry on top of the cake: When I moved out ON May 29th (my lease ended May 30th but I moved out a day earlier), I wasn't able to turn in the key until June 4th. But they already knew I moved out because I told them. On June 4th, I find out they are charging me rent PER day that the key isn't turned in. Of course, I was upset about this. I was very sick and in a great deal of pain during my move out process. The only day I had avail to bring back the key was the 4th. They don't tell you to bring the key back exactly on the day you move out. They don't provide a notice to inform you that you will be charged rent per day that the key isn't turned in . They wait until you find out on your own and say "its not our problem" like Mayra Vera told me. And what realtor co. doesn't have a copy of the key already anyway? When I did get to their office, I was very upset. Really, who wouldn't be? After Mayra Vera started talking "down" to me like I was a little stupid girl and disrespecting my intelligence, yes...I raised my voice. She was raising her voice too. (How professional). I was getting ready to leave their office after I gave her the key until a woman came out and demanded I leave the office. Like she wasn't even a part of the conversation and was trying to bully me - being aggressive by yelling at me. She saw me getting ready to leave and decided to call the cops!!?? Like seriously? I didn't hurt anyone. I didn't bring a gun to their office and shoot anyone...lol.... If they knew how to talk to people, they would have gotten a better response. When you show disrespect and aggressiveness towards your own tenants, what is the tenant supposed to do? Just sit there, take it and be quiet? I don't know anyone who would do that. After awhile I just left. A week or so later, Mayra Vera had the NERVE to write in an email threatening me that if I EVER came back to their office that they would call the cops on me again. First off, I didn't understand her tone because I NEVER told her or made her believe I was ever coming back anyway. I simply told her "why would I waste my precious time?" I have my lawyer ready for them and am curious how much of my deposit they will keep being that 90% of the house was left in good condition. I took photos/videos of how I left everything and am waiting to bring them to court if they even try it. My advice is to look somewhere else if you are looking to rent a home.
