As a landlord I can agree with the experiences that renters have had in other reviews. RPM was very difficult to communicate with. It seems to be a group of AI and call centers that are put under the property management name. We cancelled with them due to not being able to reach anyone personally and when we did reach an RPM human they argued and became defensive about their poor quality. I figured if they are terrible to us as a landlord then for sure they will not look after our tenants. We actually care about our tenants and look after them personally. Nothing about RPM can come close to that and we will stick to managing our own properties from now on. read more

The absolute WORST management company ever. They do not respond to maintenance requests. They do not respond to emails or answer their phones. l've spent hours on hold the last few weeks. I've had countless issues since moving into my apartment. Including a major centipede infestation that still has not been solved. In addition to that my latest issue is that it started raining sewage water from the ceiling in my apartment because the unit above me had a flood. This ruined my furniture and led to me having to call off work and spend hours mopping and trying to help solve the issue with the resident above me since maintenance could not be reached. The building isn't cared for. The residents are not cared for. Nothing is handled with a sense of urgency. My living experience with them has been a complete nightmare and I highly encourage people to work with a different leasing/property management company! read more

I joined RPM back in 2013 and it was awesome. However, within the past several months, things have gone downhill. My property manager, who has been there for years either quit or was terminated, my payments are no longer posted to my account on time so naturally the checks money used to pay some bills from this account bounced and I'm charged from my bank fees (they do not claim responsibility and will not reimburse you even though it was their fault), I call my new account manager, and they do not return my calls, so I have to call another account manager who does return my call or actually talks to me, the county department has been turned upside down and they fired a number of their accounting people. I have been told that this will not take long, but I know better. When you work in an office and a number of your employees either quit or are fired abruptly, you know that things don't bounce back within 30 days but 3 to 6 months. I strongly advise that you look elsewhere. This office is totally upside down. I don't think I will be back. I've been with this location, long enough. read more

We are posting this as a caution for any investors, especially out-of-state investors, who plan to use RPM as their property manager. This property management company cares neither about the client nor the tenants. Their goal is to do the least amount of work as possible, and management is not conducted fairly, thoroughly, or without constant follow-up and check-in. Summarizing a few of the most egregious, serious, and expensive errors over the 1.5 painful years we were under contract with them: The property was robbed on one occasion and the property manager did not even notify us of the robbery, and the furnace would have to be replaced, until 7 days after the robbery! We installed the DAWGS security system for extra protection on the windows. Our RPM manager at the time stated that we would only have to pay for initial install and removal and assured us that there was no monthly charge. However, RPM charged us ~$400 for 5 months (total more than $2000!) for monthly charges without notifying us! When we brought this up, RPM's response was "Whoops. We totally forgot to tell you that there was a monthly charge! Sorry about that!". Once again an unprofessional response to their expensive mistake. RPM let old tenants move out and return their keys without collecting more than $2000 in unpaid rent. RPM charged $1000 for when we terminated our contract with them, although we supplied more than 30 days notice beforehand as the contract dictated. Further, they charged us an additional ~$1250 to close our account, even though we gave sufficient heads up. When we asked for further clarification as this was not a charge that was listed in the management agreement, they threatened legal action. We are using an anonymous account because we are afraid of their retaliation considering they did not want to correct their mistakes. We would not recommend these property managers to anyone and would suggest going with another firm that is honest, competent, assertive, and professional. read more

This company has been a pleasure to work with. I had an issue with a previous tenant who gave me a hard time and left the unit a disaster. I ultimately decided it was time to hand it over to professionals. Ben walked me through the onboarding process and was an absolute pleasure to work with--clear, professional, and quick to respond to questions. They handled the turnover work at my unit pretty quickly and for more reasonable prices than I was expecting given current market conditions. I was handed over to Luis who has ALSO been great to work with. I would highly recommend this company to out of state investors looking for an option on the ground in Detroit (I've been burnt by some of the big tech companies before). read more

I've been renting with RPM for about 4 months now. It all started with the approval process. BEFORE COVID, they were late on getting back to me, signing and processing approval. Then they charged TWO pet fees, one for each cat. The place was filthy, in spite of having charged an excessive cleaning fee. Then we discovered that the freezer didn't freeze. THREE WEEKS LATER, the cheapest fridge/freezer shows up at our door, unannounced. Our rear door got jammed to the point of not being able to open it. Took a week to get a locksmith. I called one and was able to get them there the next day. If you have any repair issues, make sure you like to write a lot of emails, because you'll be pinging Bonnie A LOT, just to get a response of "We can't do anything about your repairs". Also, be aware of hidden charges. They want to charge you extra if you don't have renters insurance, etc. If you can avoid an RPM managed property, run for the hills. You'll be glad you did. read more

They were condescending, disrespectful and unwilling to assist us with any of the following in a timely manner: Repairing/Replacing an inoperable stove, flooded basement, broken water heater, broken furnace, rodent infestation and much more. If you rent from these people make sure you do a move in inspection and have them sign it. Do the same when you move out. read more

This company is a terrible. If I had one word to describe them it would be lazy. Unfortunately one word does not describe them. They are unprofessional, money gouging, poor communicating people. Try to get them on the phone for an issue, you won't. Days before they contact you back and they won't even know what's going on. This company is misleading and i believe just want to rack up fees. Was dealing with Kevin K. was very slow in processing my paperwork which led someone else to get property, says they go with first qualified applicants, meaning the one with the most income. I was led to believe I only needed rental verification, my current landlord didn't recieve a call, nor did they respond when he called. We have been with ROM Troy for about 3 years. It has been a rocky road. Our original manager quit the day the first lease was signed. No one at the office had any information about our house and it was tough on both the tenant and us. We got that worked out and it has been ok up to this week. The sump pump quit and the basement was flooding. They got some w out there quickly, but repaired/replaced tubes that were ok and billed us $700+ So I asked for a detailed breakdown. The emails have bounced around a bit in the company. The last email reiterated that they hire contractors and I can hire my own if I want. Although there is no inflection in email. The response tone feels dismissive and not collaborative. Will change my review if things change, but I can not recommend them as it stands now. read more

I wish I could give ZERO stars. !!!!! STAY AWAY FROM THIS PROPERTY MANAGEMENT COMPANY !!!!!!!! It may not be the company itself, but their agent, our property manager, LUIS, was an absolute nightmare. He has a 'fair weather' management approach meaning as well as the money comes in, there are no issues. If anything goes wrong though, his hands go up in the air and suddenly, the client has to follow up on everything for them. When asked if they went to visit the property we were told "that's not part of our job". WTF??? Our tenant failed to pay rent for 2 months. After three months passed, Luis said they were still waiting for the tenant to pay. "No action on your part is necessary right now" their emails stated. Yet Luis made no effort to collect the back rent either. No effort was made by them to determine if the tenant was still alive or even still occupying the property. They would not go to the property for "fear of being shot for knocking on the door" due to the property location. Maybe they shouldn't take clients from areas they deem to be unsafe for them to go to. We had to tell them to send the tenant the seven-day notice. We had to tell them to send the 30-day notice. We had to tell them the tenant's excuse for non-payment of 'losing her debit card' was baloney. It takes no more than 3 days to get a new debit card from any bank. The lack of professionalism and accountability is unbelievable. I guess their fiduciary responsibility to their clients ends when the money doesn't come in. Eventually, it was discovered that the tenant had moved out a month ago, but they wouldn't have known that because they never went to the property. Upon this discovery, we were charged a fee for them to go visit and check to make sure the property was indeed, vacant. I guess there is a price for personal safety; as long as you pay, we will not be afraid of being shot. WOW. Bottom line, we have had some pretty bad management companies in Detroit, but this one may take the top position. We hope our experience is unique, but we don't think so. read more

LANDLORDS...STAY AWAY!!! No itemized statements of what they are fixing/repairing. Never answer the phone...everything is through email. Said they rekeyed the locks, that I paid for after each tenant, three tenants with them I couldn't take it any more...guess what, they never rekeyed the locks. Last tenants, it's their job to find good reliable tenants, right...well they didn't do their job, again. Said tenants didn't move out on the day they were supposed to, RPM immediately says they need me to deposit $2000 in my account to start eviction. I asked, did you ask them why and how much time they needed...of course they didn't...come to find out they needed two months and paid the two months rent at one time. Absolutely horrible company to work with. I pray nothing goes wrong so I don't have to deal with them. Our property manager is often very rude and unhelpful. Once I submitted a maintenance request along with multiple emails and it took two months for anything to happen. And all that happened was a call from a plumbing company, not our property manager. I dealt with a woman names Carol who claimed to be the business development/ listing agent. Carol, never gave me her phone number after scheduling an interview to look at a condo she had listed, everything was done in email. We scheduled the viewing, I got there 15 minutes early, at about 5 after (our appointment was at 6) I got out of my car and stood in front of the condo, another woman walked up and asked if I was Carol, she claimed that she as well had a 6:00 viewing. I waited until about 6:20 with absolutely no response, Carol never showed up. I sent Carol an email saying perhaps we had some miss-communication as she never showed up and I would like to reschedule. All her response back to me was I got caught in traffic and got there about 6:20. No apology? Had nothing to say about scheduling to people at the same time. VERY unprofessional. I am looking to move ASAP. They definitely lost an interested buyer. I do not think she was to interested in renting out the place. read more

Beware, nothing but issues since move-in. (1) On the day of move in, I was told key to unit was in the lock box. No lockbox, no key. Called Real Property and after numerous voice mails I finally get a real person and I'm told to wait for someone to bring me the key. (2) Just like others, I was charged a cleaning fee and the rental unit was nasty and clearly hadn't been cleaned prior to move in. (3) I get a DTE bill and unbeknownst to me DTE is billing me for two units because Real Property didn't change what it needed to since both units were empty prior to my move in. (4) Discovered critters in the wall the first week of move in. I contact Real Property to inform them and instead of solving the problem, they contact on-site management. Now they both are pointing fingers at one another because no one knows who is responsible for handling repair issues since my unit is considered a leased condo with an owner versus just a leased apartment. Finally, it's determined who absorbs the cost. Still no urgency, so I do my own investigation and took pictures of an actual hole in the roof line where wildlife was getting in my unit. Obviously, no inspections are being done on these units before move in. (5) I had further issues requiring maintenance on a screen door wall. I contacted Real Property through their portal and filled out a request, but was met with a very condescending response specifically from Cheri Davidson who all but called me a liar that my request for maintenance was not warranted. Landlords want their money but they're not willing to keep their properties up and hire competent people to handle their rentals. We pay too much damn money for these types of issues. So, I'm gong to blast them every time an opportunity presents itself. read more

The staff is friendly, but that's about it. Been with the company for almost two years and we have never been bad tenets. We've always paid our rent on time. Seems like everytime we have a problem or a concern, they take forever getting back to us. They have an emergency phone number to call, in which they never answer. I even call the company itself and still don't get ahold of people. When they do come out to fix or replace things, it's half assed. We've had holes in our back fence since before we moved in and asked them to fix it from the start. Finally, a year and 3 months later, when our dog got out, they came and put up a little garden plastic fence to cover the hole... really? They also took a piece of our wood we had in the back yard and stapled it to the house and the fence to cover up another gap in the gate... all of this has been reported to the inspector and nothing gets taken care of. Our siding has blown off twice now in wind storms and they just keep taking the broken pieces and sticking them back up on the house with rusty nails. This house needs alot of work and it seems like nobody cares to fix it up. I understand it's up to the landlord to put the money in or not. But the staff that comes to fix things, should be a little more careful and cautious about what they're doing. They also replaced our kitchen sink last year. They through it all together in a quick job and didn't even caulk it up properly. There's gaps and holes everywhere. Very unhappy with the way things have turned out here. The neighbors said there's been so many people coming and going throughout the past few years in this house and not staying the full lease, I'm starting to see why. But unfortunately with our child due in 3 weeks, we have to stay. Not sure if I'd want to rent here again or with RPM. read more

Just terrible all around :if you are on their lease there's no grace period and a 15% of your rent charge for being 1 day late,and every day thereafter is $5.We cannot get maintenance to our property and their emergency number is a farce because no one ever picks up! They do not do their job at all and the agents are never in the office to speak with. This company is a waste of money if you want your property managed and frustrating if you are a tenant of theirs. They refuse to admit they do anything wrong and get loud and angry when you try to get the problems resolved. I do not know how they are with house sales,only how they are to renters. read more

I recently signed a lease on a home with RPM Metro. When I signed my lease the rep stressed that rent is due on the first of the month and encouraged us to send/bring payments in early. she stated that with all early payments, as long as you include a note and or communicate to them, then they would not cash payments until the first of the month. My very first month I delivered my rent check 5 days early in an envelope with a message written in bold ink and all caps "please do not cash until July 1st." I also communicated this to the rep behind the desk upon dropping the check off however that same day my check was cashed. We have been renting from RPM for about seven months now. I like that they have a maintenance phone number you can call 24/7 and I am able to put in work orders. Their maintenance staff is always very friendly and informative and try to fix the problem. Overall it has been a positive experience so far. read more

My experience with Real Property Management was brief and that is the only part of it that I disliked. I wish I had found home under their management that I really loved and really suited my family and I but unfortunately I did not. To no fault of theirs, the market is just very light at the moment. From the moment Colleen picked up the phone until the day Debbie walked me through the house, I was treated as a friend and peer. That is a very rare item to find nowadays. I spent probably a half hour on the phone with Colleen as she patiently and pleasantly answered all of my questions and she even had me laughing, which I was in dire need of that day. I was scheduled for one appointment but Debbie was kind enough to take me to 2 other listings. If i had to describe Debbie in 2 words they wouls be "genuine" and "honest". Having to pack up my life and uproot my family is damn near one of the most difficult, not to mention soul-crushing things I've ever had to do. And each and every person that has made it that much easier on me and my son's, those people have no idea what they've done for us and I'm grateful to encounter them. Real Property Management seems to be where to find them. I did end up falling in love with a home over in St. Clair Shores but to be honest, the receptionist of THIS company is kind of a snot. I wish I could've had Debbie, Colleen, and their company taking care of me but I guess these people will do. read more
