1st complaint, was that the house I was applying for changed it's price ($1200-$1499) after I already paid 2 application fees for my husband and I. 2nd complaint, is the realtor offered as an option when the rent price changed to REFUND me my money back and Never did. 3rd complaint, is the realtor was NON-responsive for a very longtime about refunding me back my money to then recently change things AND offer a partial refund (of Which was not agreed upon the first time). 4th complaint, is this company offers this complaint box & I receive no Response from the manager of the company or See a change related to my concern pertaining to experience. Run away from this company if you are a landlord. They charged us 15k for repair for a house to get it ready for sale, which took 4 months. They kept refusing to send me pictures and I finally sent my realtor over and they have done nothing. You can't get a phone call back all you get is excuses and emails that they will look into it. read more

Myself and two roommates just had to make like tree and leave our abysmal experience at the Luckman downtown Cleveland. Not only were we frustrated but we were in a hurry. Between the likes of Rakesh, Claire, and Jean De Lassé we were able to make this moving process into our new spot a breeze! They were very helpful and quick to respond. True customer service that we were very grateful for. I've heard only good things about this company, and so far I'd agree. This company states a day are opening from the open from 10am to 5pm. There company took 1015 from my account and no one seems to care. I have been trying to speak to Ram and he has not contacted me either. If I incur any charges due to the error after Ram said he canceled all upcoming debits I am going to chatge Reality Trust Services. There answering service has not been any help. I have been working with Realty Trust for about five years now. When I began looking for a property manager, I contacted numerous companies and thoroughly researched their marketing methods, software capabilities, maintenance resources, and, in general, the manner in which they conducted business with owners and with tenants. What sold me on Realty Trust was their marketing system for securing new tenants. What has kept me loyal as a client has been their attention to my properties, treating them as if they were their own, and their exceptional service. Regarding marketing to tenants, RT is at the top of their game. Andy, the owner, conducted a narrated video walk-through of the property as it was being readied. His walk-through was skillful as he highlighted all the unique features of the property, and even managed to hide some of the features that weren't quite ready or point them out as such. The video was thoroughly customized (it was not just a slideshow of photos strung together). I have rarely seen such thorough and well-done videos for homes listed for sale by realtors. No other property manager was offering this marketing approach at the time, and to my knowledge, few property managers are offering it now. The power of this method is that RT rented my property within one week to high-quality tenants. Then, they did it again with another property a few months later. Property management goes well beyond securing great tenants. RT has provided me with excellent service on every level. RT staff are highly professional, friendly and efficient. They are also highly proactive, addressing issues when they are small. They also offer highly competitive pricing on maintenance work. RT's software is excellent as well, providing 24/7 visibility into the status of my properties. Direct deposit of rents is consistently early or, at the worst, on schedule. Without hesitation, I recommend RT to property owners as well as to tenants looking for a highly responsive property manager. I'm still trying to figure out what they "manage". They didn't manage to fix the incorrectly installed dishwasher for four years. (Good luck with that one, future tenants). The provided no maintenance in four years with the exception of unannounced gutter cleaning that left my car and driveway covered in muck. They attempted to repair an ancient and faulty furnace (again, good luck future tenants). They didn't allow us a walk through after our move out and we had to rely on their "facts" when it came to damages. They are excellent at collecting money for themselves and their owner clients. They managed to keep 1/4 of my deposit because I wasn't able to dispute the alleged damages in person. Tenant-friendly? Not so much. My advice to prospective tenants...demand a walk through. If they deny you that opportunity, take multiple pictures and video before and after!!!!!!! There is a positive outcome to all of this. I've moved to a much bigger and better home with very responsive landlords. Better yet, the other rental property remains vacant. Karma. read more

DO NOT USE THIS GROUP. I have used quite a few property managers in my day and this is by far the worst one yet. I have yet to find a good property manager but I cant express enough how this company should not be doing this as a business. - They have office hours from 10am - 5pm. What? - Good luck getting them to pick up a phone or answer and email. - They make fictitious maintenance claims or jack up the price of maintenance requests. - They charge for every task they do. Even filling out paperwork? Sorry but isnt this why you collect the mang. fee? - They fail to follow simple instructions set by property owner. The absolute worst customer service I ever experienced. I had Issues with bugs in my apartment within two days I moved and and still am dealing with bug issues 8 months later. They don't respond to emails for WEEKS and don't return phone calls. Charge you for every little thing that wasn't even your fault. Extremely rude and didn't care if you were having issues in your rental property. Ram was the only person who acted in a professional manner and returned any issues or concerns you had. read more

If you like being ignored, these are the people for you. I am so very frustrated to be renting from them, as they have basically abandoned us. The only time we hear from them is when they want our rent. The water bill is still in our landlords name and they sent it to us after it's due date this month. They also have stopped sending someone to mow our lawn. When we moved in, we arrived to find that someone ran into the brick fence next to our driveway. We put in several work orders for it, and we were ignored for weeks. We had bricks strewn across our driveway for two months before we got frustrated and moved them into our yard. We finally called them and complained until they agreed to send someone the next day. The "maintenance" person spent six hours at our house sanding the bricks and then left bricks and dust covering our yard and never returned. We then had to wait another two weeks before receiving an answer after once again calling over and over and they agreed to send someone the next day, who then no call, no showed. After complaining AGAIN, they sent someone who very sloppily threw the bricks together on the fence. They're facing all different directions. We are a household full of 20 year old women and this is the first house we have all rented, and we are all at a loss for words here. It is so incredibly frustrating to be going through college and also dealing with a huge amount of stress strictly due to this company. RTS gave us nothing but trouble in fixing the long list of issues with our apartment. Upon arriving in May, we reported issues of burned out light bulbs, missing light switch covers, missing light diffusers, a leaking shower handle, doors that can't close, broken blinds, bad outlets, and the list goes on. It took them a total of 2.5 months to fix the majority of the issues, but there are still ongoing issues that I have given up on trying to get fixed at this point. Additionally, they have so far refused to communicate with us to give us a refund for a water bill the homeowner left from before we were occupying the space. Generally speaking, it is impossible to reach RTS for any issues, and even if you get in contact with anyone, they will simply apologize and not help you fix anything. My experience with RTS has been horrible and I would not recommend them to anyone. read more

Do NOT use this realty company! I am a landlord myself. I own a house in NC and rent it out as we are active duty military family and move frequently so I know how properties should be managed! Like previous reviews... -They never pick up or return phone calls! - They tried charging me 4 different times for a different properties problem! - They wanted us to pay $95 for a new water meter that the CITY required be put in! That is the landlords job! We do not own the house so we should not have to pay for what the city requires! That's your job! - They wanted us to pay a full months rent when our lease was up on the 12th of the month! They said "it was in our lease that we have to pay full months move out rent" IT WAS NOT IN OUR LEASE. So I paid HALF! - Before we moved in there was a leaking roof problem that we were unaware of. When we told them about it they knew exactly what I was talking about (they had tried to fix it before) want to know how they fixed the leaking roof??? THEY JUST PLASTERED THE CEILING! That's like putting a bandaid on a broken leg! - Somehow the LANDLORD got my phone number and CALLED ME about our pipes bursting in the cold. That is breaching landlord/tenant protocol! - And now we are arguing with them about our security deposit! They never asked for our new address, even when I emailed Linda several times asking her how we would receive our deposit and if she needs our new address she never requested it but yet tells us we will get it by mail! How?! I gave her my address and now she's saying "oh it's up to accounting not me" Strange how that works! - We had so many other complaints but I'm done for now. DO NOT USE THIS COMPANY EVER! They are so unprofessional and have no idea how a business is ran! If you can't handle this many properties stop getting new ones and take care of the ones you have! They truly put Trust into their business. You can Trust they'll raise your rent. You can Trust they'll lose the rent check you hand them in their office. You can Trust they'll tack on the late fee for the check they lost. You can Trust they'll write down all the issues in your rental, claim to fix them within a couple months, then be shocked when you bring it up nearly a year later since they never got done. You can Trust that they'll post an eviction notice for this offense. You can Trust they'll hire contractors without telling you. You can Trust those contractors won't show up. You can Trust this company will scold you about said contractors trying to call. You can Trust people within the company to make appointments as well and then never show. You can Trust that when you call the number they called and texted you from, you'll never get ahold of that person again. You can Trust that when you speak to someone else, they'll have no idea who you spoke to or what it was about. You can Trust that they'll blame you for not showing up for said appointment. You can Trust that you should get everything in writing because they'll blame you for some sort of miscommunication.
