2&1/2 stars. I…read moredon't know what happened to this RV park, but it certainly isn't the same as it was five years ago. The park is no longer well maintained. There was zero customer service. The office was closed when we arrived at about 2:30 in the afternoon. We were unable to get the Wi-Fi password or the code for the showers. Very disappointing.

They raised rent $250 for some permanent residents. The older folks had to move because they could no longer afford to live here, 7 so far. The weeds are 2 feet tall then they sprayed them with seed killer, it looks horrible. Cats walk on our cars and poop in the rocks and no one cleans it up. The dog yard doesn't get cleaned and the dog poop trash can overflows and stinks up the whole area. They raised the price to do laundry by .75 per load as if raising the rent wasn't enough. No regular hours of operation so packages sit in the office until someone is there or they can't get delivered because nobody is there. Lawncare is supposed to be included but nobody raked any leaves all fall. The permanent residents had to rake their own yards with no discount off the rent. They over charge on the utilities then it takes a month to get it straightened out and they charge more than PG&E rates even though they have solar to help with the cost .Stay at the KOA in Red Bluff!

I5 is the constant source of very loud traffic noise, and I think being on the river might amplify it. That said, we were tent camping. Had a designated gravel spot to place the tent. The gravel was all in our sandals and our feet were very dusty after the tent was set up. Not ideal. But there was electricity to charge our vehicle overnight. I might say that was a nice perk but this place isn't cheap compared to other KOAs we've been to. If you can swing it, I recommend the Mount Shasta KOA before this one. (Update: since the I-5 traffic was constant it wasn't a real issue sleeping. There was a train nearby which also wasn't an issue since traffic was so loud you couldn't hear anything.) (2nd update: took the tent down and dog poop in the sand underneath. We got in at dusk so wasn't able to see much last night. At closer look this morning, the tent sites are clearly not given any attention. Lots of trash, cigarette buttes, poop even though there is a trash can 30 feet away. Boo to the trashy campers but also to the management for not caring about tent sites. This place looks fairly new but at the ridiculously steep price of $65/night for a gravel tent site (and there's grass at the end of tent row that we're not allowed to use), this is completely unacceptable. I reduced my 3 star rating to 2 stars. Since the store doesn't open until 9, I'm also guessing they don't offer coffee or hot water. The woman on the phone yesterday helping with our reservation while we were driving also seemed like she just wanted to get off the phone. For tent camping, choose Mount Shasta KOA 1.5 north.)

The property is gorgeous and conveniently close to the main visitor center at Lassen Volcano National Park. The staff were friendly and professional. It was quiet and family friendly; there was even a family movie night in the meadow. Everyone has different expectations around cabins, so keep in mind that there is no Internet, not much cell service, no TV, and no microwave in the cabins. You'll want to download maps before you leave home. There aren't a lot of nearby general stores and what they have is limited, so be sure to bring all the food and supplies you'll need. There are plenty of pans and utensils in the cabin, though, as well as a grill and grilling utensils. From what I recall, pets are permitted but you can be charged for any pet hair left on the bed/furniture (bearing in mind that service animals are not considered pets under federal or California law).

I never once heard any of the other campers and slept like a log in my tent. Even after the fires last year, the camp ground doesn't feel like it was affected. We walked around, finding a fiery garden with toad stool seats, on the path to the field with a star porch to lay on at night. Which also during the day, gave shade to a deer and her two fawns. I'm excited to go back next year and take more time exploring the area.
