I have lived here for 2 years and in the entire 2 years here I have FOUGHT with fleas. I have 2 cats--both of whom are treated monthly with flea meds. These treatments are rendered USELESS because the Woodlands does NOT treat their grounds. Just the 5 steps you take from your car to your front door your white socks will be a shade of brown from the fleas attached to you. The rats are everywhere also. Just sitting on your balcony at dusk you can spot at least 3 crossing your path. If this place could get pest infestations under control, it wouldn't be too bad of a place to live. read more

DO NOT LIVE HERE IF YOU HAVE PETS! I'm a third-year LSU student and this has been by far the worst apartment experience I've ever had. My roommate and I applied for a pet-friendly 4-bedroom 4-bathroom townhouse--we both have cats and made it very clear in our housing forms that all roommates needed to be okay with cats and that we did not want our cats housed with dogs. When we arrived, we found out our assigned roommates were allergic to pets. The only reason they tried to "accommodate" us is because my cat is an ESA, which legally forced them to. If not for that, my roommate and I were told we would have been forced to give up our cats. What followed was a complete nightmare: They promised us another unit, EVEN had my roommate sign the papers, then gave it to someone else on a 1-month lease while we were stuck with a 12-month lease and no housing for our animals. Our pets had to stay elsewhere for over a month while we waited for this unit. They repeatedly withheld important details about the unit until explicitly asked (like the "available" unit already housing a dog). They only suddenly had a unit "ready" for us AFTER my lawyer sent a termination of lease. By then, we had already found somewhere else to live. As of late September, I'm STILL fighting to get my money back for a unit we vacated, and my roommate was told she would still have to pay to break her lease--even though management admitted multiple times that the housing assignment was their mistake. They strung us along for a month, lied about available units, and only acted after my lawyer got involved. This place is disorganized, dishonest, and completely untrustworthy. I'd put ZERO STARS if that was an option, I moved in August 16th of this year and was wrong evicted a month later. I stayed in Building 1 in Unit 133 and I had an aggressive roommate that physically threatened me and my cat over a simple misunderstanding, i went on to report the incident to the front office and MYAH PAGE the customer relations manager handled the situation as horrible as it could've been handled. After I reported my unruly roommate, he reported me for smoking marijuana outside and I was given a singular warning and was told on the 3rd strike I would be evicted, I WAS NEVER WARNED AGAIN AND DIDNT VIOLATE ANY AGREEMENT WHEN THEY EVICTED ME A MONTH LATER . What makes this whole situation interesting is when me and my aggressive roommate had a "mediation" meeting a week after his violent outburst against me, Myah Page the Customer Relations Manager allowed him to continuously act aggressively towards me and continue to make threats that consisted of him beating me up and cussing at me and making foul remarks about my family. As he did all of this Myah Page sat in the corner of the room making no attempts to stop him. The meeting ended with an agreement being made between my former roommate and I, where i agreed to not allow my cat in the kitchen anymore and my roommates agreement was to not act in a hostile manner toward me again. Fast Forward a week later and the front office decides they are going to move me from a 3 bed pet friendly unit to a 4 bed pet friendly unit. I protested and asked why my roommate isn't the one being moved considering he acted aggressively toward me twice. Myah Page's reasoning was that I violated my agreement of not letting my cat near the kitchen anymore. Her two reasons for me violating my agreement was that there was an alleged picture sent to the front that showed hair near the stove area of the kitchen. I had been keeping my cat away from the kitchen as I was required to so I was confused on how that could've happene, when I asked to see the picture so we can verify what hair it was, Myah Page refused due to "privacy issues". So NO PROOF my cat was ever near the kitchen, her second reason was that she claimed she saw the cat run into the kitchen and then into my room when she came to check in on my roommate and I situation. What bothered me about that accusation was that I saw my cat run straight to my room when she walked inside, so I'm not calling Myah a liar but something isn't adding up. After all of this information was provided I contacted my mother whose name was on my lease and allowed the customer relations manager to explain the situation to her. My mother than began to speak directly and professionally to Myah and explained to her unsubstantiated these claims were and how we would not like to be down-graded from a 3 bed to a 4 bed. My mother then stated to allow her to speak to a higher up to see how they'd feel and Myah Page the Customer Relations Manage's reaction was to storm off into the back, mid conversation with a customer. Later that day, an email was sent stating my eviction was sent out, and the reasoning was continuous use of paraphernalia(Marijuana) which I had every only received one warning for and when asked why I wasn't warned anymore other than the ONE time I was ever warned, no adequate answer was given and I moved out that Sunday. WARNING to whatever unfortunate soul decides to move here, INCOMPETENT MANAGEMENT that allows aggressive tenets off with a slap in the wrist. read more

Horrible service. No one gets back to you about charges for rent. Last year there was a huge mold infestation in our apartment. No compensation. All they did was apologize and they 3 weeks airing out the entire apartment. Then, they charged ridiculous fees after you move out. They charged over $150 in "cleaning" fees for two crumbs on the ground in the picture they sent to us.... Overall, not safe either. My car tires were stolen in the parking lot. NO helpful security. NO CAMERAS. NO GATES. Lots of bugs and maggots around in the parking lots. They portray cleanliness in their photos, however, everything in reality was completely horrendous. I subleased the apartment at the start of June and moved out at mid of July. I would like to share some of my experiences, but not limited to the following: 1. No one helped me do the inspection before I moved in. I tried to do an inspection before I moved in, and asked to clean the bathroom. Your staff said someone will come to clean sooner, but no one has ever come to clean until I moved out. 2. Six trash bags were left outside my apartment, no one came to clean those for three whole weeks. 3. The microwave doesn't work and I asked for maintenance for two weeks. No one cares about it, the microwave is still in bad condition until I move out. 4. I got the final bill this week. It shows I need to pay the damage fee for the carpet. When I sublease the previous renter's apartment, no one helps me to do the inspection but myself. The Carpet is in the same condition as when I moved. I have no idea what's the original look of this carpet. But it looks good. I just stayed there for one and a half months. I tried to contact the financial manager using email several times, but I have never received his reply. read more

Redpoint is simply a rebranded Woodlands where you still deal with the same bull. It was rebranded due to the Woodlands bad reputation. We had to continually stay on them about the mold issue on the bathroom ceiling. The formica on the kitchen counter is popping up, the kitchen cabinet shelves sag, and the kitchen drawer handles will not stay attached. If your a student graduating mid year be careful. We had one manager (who is no longer there of course), tell us we could relinquish our lease upon graduation. The issue now is since that person is no longer there the new manager is oblivious. Also, be hesitant when they try to get you to renew your lease using incentives like a pre-loaded gift card, etc "months" before it actually expires. It's a ploy.... I've been wanting to write this review for a long time. I moved to Redpoint in 2018 when it was Woodlands. I lived at this complex for 3 years. During my time there, I lived in a 4 bedroom flat and 3 bedroom town house. My experiences at both apartments were absolutely awful. The biggest issue at this apartment complex is the maintenance. We had multiple leaks and issues in both of our apartments. When we submitted a work order, the maintenance would often not come for days even though water was coming through our ceiling. The leak in my roommates closet happened right before COVID. They ensured us that they would take care of the leak. Once we returned from home in summer, we found her entire closet and bedroom was covered in mold. They had simply just painted over the leak in her closet, so mold grew rapidly from the wetness in the ceiling. She had to throw away a multitude of her clothes and personal belongings, and Redpoint made no amends whatsoever. Once we moved to a 3 bedroom for our senior year, they ensured us that we would have no issues. This was a lie. Right as we opened our trash valet is was infested with maggots from the previous tenant. Then, a few weeks later, another leak occurred in the newer apartment. It took them weeks to address the leak and it started growing mold. They cut the mold out of the ceiling, but had to tarp our entire apartment and I could not use my bedroom on downstairs floor. Overall, our stay at these apartments were hell. My car got broken into multiple times and so did my roommates. There was residents held at gunpoint and we never felt safe here. It is not gated and we rarely saw the security officer. I would not recommend this apartment to anyone I care about. They are now wanting my friends and I to pay a fee for "repairs" from our old apartment. This is a slap in the face considering everything we were put through living at Redpoint. read more

AC was out for 2 months before they came and installed a temporary AC unit that didn't work especially well, another 2 weeks before the AC was actually fixed. The three outlets in the kitchen which are used for the toaster, coffee maker, blender, etc. haven't been working for 2 weeks, nothing has been done. the refrigerator and stove doors have fallen off, and the internet goes out often. read more

Back apartments very dark at night due to poor lighting, wasps coming from air vent, trash pick up can cause bugs etc bc it's left on each individuals porch area until pick up service. The front office is hard to reach at times to resolve issues, could definitely use some type of drive around security service since parking lots so dark. And back parking lot areas flood when rains. The handrails on outside stairwells are flaking with rust. On the plus side, they are very responsive to maintenance requests from a maintenance perspective and all maintenance personnel very nice and professional, also the inside is nice with a and good layout as each person has their own bathroom and pricing is fair if you lock in early. We have had issues with our apartment since day one. All of the furniture that is supposed to be included was not there. We complained multiple times about not having a kitchen table. My roommates and I have gotten fleas spread to our room, and yet somehow we're still charged a cleaning fee for a nonexistent "mess" in our downstairs area. The office has not at all listened to my concerns or the concerns of my 2 other upstairs roommates. This is by far the worst complex I have stayed at thus far. I never had the luxury of meeting the property manager, Shannon, however we communicated over email for several maintenance issues which were resolved promptly, and to perfection. if i could give 0 stars i would. please save your money, sanity, and life by choosing literally ANY OTHER PLACE. redpoint does NOT care about its residents whatsoever. they ignore you when there are issues going on with your apartment- maintenance will check off that work orders have been completed when they haven't. they will enter your apartment without warning or notice. they still haven't fixed issues that i have been calling, emailing, and texting about since last October of 2023. it is now almost august of 2024. the redpoint staff is also extremely rude and LIE about early move in and other "offers." they do not think being homeless is a dire need to move in early. however, they will let people move in that do not have a dire need to do so. they also screwed me over with my lease renewal. in the email i received, it said that the offer to renew was good until october 31. however, in early october, i got an email basically saying never mind because they sold out quickly. no where was there any fine print or anything that said "until we sell out" or "space is limited." the leasing manager straight up told me that if i was following their instagram, i would've known that my offer wasn't gonna last until late october. like what the hell?!?!?! i now have to pay $150 more than what i was paying. please please PLEASE do NOT give redpoint your money. it is not worth it. they couldn't PAY me to live here again. read more

I moved in this past August into an apartment full of mold and a ceiling that would pour every time it would rain. It was such a hassle to find a new room to move into. The repair that was supposed to take 1 month or so has still not been repaired and probably will never be repaired properly. They will probably patch the crack, paint over it, and make it look nice for the next person to move in again. If they move you into building 1, there typically is a lot of bs that comes with it due to being built poorly. I've also heard stories of the flat's double doors leaking, causing mold. Fast forward to today, I am in a new apartment, with no hot water. My roommate and I have been left without hot water for 4 days now, in the winter. Let's hope they eventually repair this one.... doubt it. read more

Office staff very unprofessional and lack compassion. My daughter's unit had an A/C leak in her closet, of course some of her clothing suffered water damage, and was told it was nothing they could do but have her file a claim on her renters insurance, Assurant is giving us the run around, and want us to pay UP FRONT for damages that the complex caused. Melissa, the property manager, was very unprofessional, and lacked the level of knowledge needed to answer my questions. I have also filed a claim with the Better Business Bureau to let them know how horrible this operation is being ran. read more

A decently built complex, but my god, staff is HORRIBLE. Maintenance takes forever no matter the sensitivity of the issue. There was a hydrogen sulfide gas leak in my house so my roommates and I couldn't use any water to shower, wash dishes, etc... 4 days and two more phone calls later but no sign of maintenance. Front desk is clueless. Managers are very rude and disrespectful. And apparently no one keeps track of payments because my rent check has "disappeared" multiple times. For the love of God do not live here unless you are a fan of crime, roaches, and bad memories. We clean our apartment constantly yet still have roaches, our dryer barely works, and my vehicle has been broken into twice in the last 6 months. When I approached a worker about damage to my property, I was met with little more than a shrug. I don't expect full security 24/7, but you would think they would step it up after the numerous car jackings over the past year. Overpriced for what you get as well. The workers left their equipment in our apartment for over a month just sitting there not doing a thing. We called to tell them and it still sat there. Our refrigerator was broken for over month and lost over $100 of food, mind you, we called each day saying what was going on. Not to mention the roach and ant infestation that was there when i moved in. I had to pay out of pocket for an exterminator for this mess. Do i even have to touch base on the fact that there was a rat infestation outside that go so bad that my whole building decided told team up and email the management? Not to mention that someone in the office told me that they all know what building have the most problems and which ones to avoid (so you know there are problems but you still house people there). I mean i don't blame them bc they are only employees but dang. I've also had door issues since i moved in, my key doesn't unlocked my front door so i have to walk around to my back door to get in. Maintenance "fixed" this issue 3 times but still nothing. Crew came to pressure was the outside and completely destroyed all my outside decor (by the way Redpoint did not say what days these people were coming) and to top it off my dining room got flooded from the water that seeped through the wall from the pressure washers :) i honestly wish i would have paid the extra $100-$200 and stayed somewhere else. I have so much to say about this place, but I'll try and stick to the point. I began staying here in 2018, I moved out at the end of this past July. The whole time I stayed here, my utilities were always higher than the $40 they quoted me upon my tour of the place. False, my utilities ran about $100 my first semester, to $300 my second semester. Once i move to a different unit, it would cost $300 every month my second semester. I got the manager to reduce them down to about $40 every month. I moved apartments after my first semester because my roommate was stealing from me, that was my bad for choosing her as a roommate. My first move-in experience here was rough, we had pretty much walked into the apartment as if the last tenants were the last to leave it. Nothing was clean, and our carpets were disgusting to the point that they needed to be completely replaced. They tried to clean it a few times, but it was ruined and matted with grit and dog hair. In fact, we actually had to beg for pest control to spray because the house was ridden with fleas and it was obvious by our numerous flea bites. They claimed they understood and would replace the carpet, they never did. After I decided to leave this apartment at the end of the semester due to roommate issues, They granted me a free transfer because they understood the situation was not my fault. Good but, they moved me into another disgusting apartment. I moved in this unit before I left for winter break because they had agreed to fix everything that was wrong with it. I was also fine with it because the whole apartment was vacant, I wanted to try and finish my lease without more roommates, but I knew that was impossible. Besides, I was just glad the carpet was brand new. When I came back from winter break, the apartment looked the same except for the door was now attached to the microwave and the eyes were now in the stovetop -- except one eye didn't work. The pantry door still had a hole in it, my towel bar was still broken, and the molding was still chewed up by the last tenants dog. I began not to expect anything of this complex that I was once so excited to move in to. I gave a list of these things to the front office since they did not give me a condition form. During my time in this apartment, they ended up moving a 30something year-old, crazy, law student in. During her stay here, she tried to run the house and intimidate me into moving out of it, I wasn't budging. Moving is a lot of work obviously, but she went as far as calling the parking lot security on me multiple times, and even the police once for things like "slamming the door". I made it clear to the apartments i wanted no problems and that they needed to solve the issue, but I still wasn't moving. They basically informed me that this roommate was committed to being a nuisance because she wanted out of her contract, they asked me to deal with it. I was not, I felt harassed by this crazy woman, so I continued to make complaints about her. They decided they would try and add another roommate to the equation without trying to solve the existing problem. I was exhausted. When I finally stopped speaking to the front office about it and emailed them, they forwarded my message to the VP and decided to cancel her contract. Fast-forward to move out, now they are trying to charge me $500 for the damage done to the unit before I even moved in there. I disputed the charges and tried to speak with them multiple times but all they did was hold me off and ask if I had a dog every time i called about the charges... wtf. Turns out they decided to report this to the credit bureau. Now that I've finally gotten in contact with the manager who is there now (beware, they switch managers almost every semester...) I was able to clear up those charges, they claimed it was because they thought I had a dog... which they had no record of. Signing here was the dumbest idea. I feel scammed and bamboozled. This place is disgusting and rat infested and they will try to hustle every penny out of you that they can if you don't pay attention to your payments. I won't even say that it is the staff at The Woodlands/Redpoint, their front office student workers are nice and helpful, management portrays things like they will fix it, but they never do, or that they cant do anything about it. It's their corporate that's the problem, they don't care about the residents. So it doesn't matter how many times this apartment complex changes names or managers, they're still being ran by the big scandalous Scion group. They should worry about bettering their customer service instead of adding "perks" like valet trash that'll attract the wood rats even closer to your apartment door, so nasty to see when you pull to your apartment. i absolutely hate this place. do anything but live here. i finally get to move out in 2 weeks but living here has been absolute hell. roaches are an extremely bad problem here and i've tried everything to fix it and an exterminator has come 30 times and nothing has worked. the neighbors here too are the WORST. parties every god damn night blasting music and i'm a student trying to get sleep. i'm talking monday-sunday till 3am. i've never been able to get good sleep without cops showing up or crazy things happening all the time. another thing. my ceiling has been leaking since July of 2022 and the people here do not care and have not tried to fix it, they refuse to get the third party needed to fix it. the manager kept sending maintenance to fix it and all they have done is put plaster on my ceiling and call it a day but to no surprise it continues to leak every time it rains and now mold is growing. a lot of the people at the front desk are very friendly but there is definitely one who makes it known she doesn't care. i absolutely hate this place and there is soooo much more i could address but i'm not even going to waste my breath. avoid this place at all costs. for how cheap it is to live here it definitely lives up to it. read more

Not a very good place to live. We moved in about 2 weeks ago and had problems since move-in. First off, the smell. It has a residual disgusting rotten smell outside of our apartment. Second, there is trash everywhere outside of our apartment as well. Dog throw up/feces everywhere on the side walk. Third, the maintenance is terrible. People in our apartment had made all separate work orders and only 1 has been done. We also have a terrible problem going on where HUNDREDS of bugs are entering our house every night. Called several times and the office workers said they would handle it. I went to talk to a manager in the office, and supposedly he/she was never in the office to talk. Although, the office workers would go ask someone in the back about our questions. A serious change of full time staff is needed. read more

Move in day is not a surprise, they schedule it! Apartment was filthy, furniture was missing and half the appliances did not work. Every complaint took forever to be addressed. Not to mention my daughters car was actually totaled by a low hanging half dead tree branch while parked on the property. They didn't care. She is still owed money from overpaying on her last months rent that she was told she would get within 30 days. Now I have to contact the corporate office to try to get this money. Built poorly, walls are paper thin, too many issues with pest control, sink always breaks, rude managers, they call about not paying rent when you already paid them........the gym has broken and poor equipment. Internet and cable go out too easily with thunderstorms. Me and my roommate had flooded rooms when we first moved in.
