    This is the follow up on my last review. Not one employee picked up the trash. Not one employee cleaned up the maggots and they crawled into the apartment.We missed class to clean this up. In what world is these living conditions okay.

    Mold on bathroom ceiling.

    Redpoint is simply a rebranded Woodlands where you still deal with the same bull. It was rebranded due to the Woodlands bad reputation. We had to continually stay on them about the mold issue on the bathroom ceiling. The formica on the kitchen counter is popping up, the kitchen cabinet shelves sag, and the kitchen drawer handles will not stay attached. If your a student graduating mid year be careful. We had one manager (who is no longer there of course), tell us we could relinquish our lease upon graduation. The issue now is since that person is no longer there the new manager is oblivious. Also, be hesitant when they try to get you to renew your lease using incentives like a pre-loaded gift card, etc "months" before it actually expires. It's a ploy.... They also raised the rent and started charging for the cable that use to be free.

    I would not recommend living here…read more The biggest issue was my air conditioning. It was broken for months, and my bedroom would get up to around 80 degrees. This counts as a "emergency" but no one answered the emergency line after calling multiple times so I was stuck with it for days. During the winter freeze, I also didn't have working heat, so my room was freezing, and this also wasn't resolved for weeks. There was a complete lack of communication. Maintenance would mark requests as "resolved" without actually fixing the problem or explaining what was going on, and it was almost impossible to get in touch with anyone for updates. Because they were constantly trying to work on the AC, maintenance was in and out of my apartment all the time, leaving doors wide open even though I have a pet that I pay rent for that could have easily escaped. Why am I paying so much to have my pet here and it's not respected? They would ask for me to keep my pet locked up but would give no notice of when they are coming, so it's unrealistic for me to lock up my cat for days at a time while I'm at work. On top of that, mold started growing around the AC unit and on my walls. The amenities are decent in theory, but even the clubhouse gets so hot that it's uncomfortable to study there for long periods of time. I also had a roommate whose dog destroyed parts of the apartment, and management didn't seem to do much about it. The dog wasn't on the lease and management did not care. Overall, the lack of communication and the way maintenance issues were handled made living here incredibly stressful. I spent months dealing with problems that should have been fixed quickly, and I never felt like residents' concerns were taken seriously. I wouldn't recommend this place to anyone.

    WARNING: AVOID THIS PROPERTY AT ALL COSTS!…read more Please do not put your child in this residence. The condition of these units is absolutely unacceptable and poses a serious risk to student health. When we moved in, we found mold throughout the apartment, including inside the washing machine. The ceiling leaks, and the AC does not function properly. Several maintenance orders were submitted. To make matters worse, property management has been disrespectful, dismissive, and dishonest throughout this process. They charged us for damages that already existed before we moved in. We reported these damages after the 48-hour period referenced in the lease agreement, but reporting them after 48 hours does not mean the damages did not already exist when we took possession of the unit. Instead of addressing the issues, management ignored our reports and failed to make the necessary repairs. Based on our experience, it appears these same damages may have also been charged to the previous tenant, yet they still were never repaired and were simply passed on to us. Management is fully aware of the condition of these units, yet they continue charging tenants for repairs while leaving the problems unresolved. If tenants are repeatedly being billed for the same damages and repairs are never completed, it raises a serious concern. From our perspective, it feels like tenants are being charged without the repairs ever being made. We explicitly asked management to hold off on assessing late fees while these disputed charges were being investigated and while we waited for evidence and clarification. Instead, they ignored our request and charged us a $175 late fee anyway. For a lease that was a little over $700 per month, our final bill came to over $1,300 nearly double the monthly rent. Their website highlights only 5-star reviews while negative experiences are much harder to find, creating a misleading impression for prospective tenants. In our experience, management appears to prioritize collecting money over maintaining safe, habitable housing or addressing legitimate tenant concerns. Save yourself the stress, unexpected charges, and potential health risks, look elsewhere.

Our recent experience raised serious concerns about how management handles roommate disputes. In our case, there appeared to be no clear or fair process in place. My daughter was notified via email, with no prior discussion or warning, that she was required to transfer units and had only three days to move out. This abrupt decision was extremely distressing for her, especially during her final weeks at LSU. When we sought clarification from management, Emily Alfieri, we were not given transparent or consistent information about how this decision was reached. Serious allegations were made against my daughter, yet she was never given an opportunity to respond before action was taken. It is particularly concerning that management did not appear to conduct a thorough review of the situation. A more balanced approach - such as speaking with all parties involved or reviewing prior interactions, could have led to a fairer outcome. We have filed a formal complaint with SPM but have not seen any meaningful response. Wildwood states that they value their residents. Based on our experience, we did not feel supported during a difficult situation. I encourage other parents and students to ask detailed questions about dispute resolution policies before signing a lease.

The pest control company had to come every two weeks because the infestation was so bad! We were being bitten including our pet. We have spent a great amount of funds to battle sewage flies, swamp flies, rust, mold, water damage to our personal property. I had no idea this is student housing. We are not students. I'm not sure which school this place is affiliated. Now Louisiana is below sea level but living here now 8 months it has not flooded around this complex nor any place near that would cause damages at no fault to the company. This complex is not designed for proper disposal of waste water. The water drains from the tub at a very slow rate. The property management team does not do their due diligence to fix their hazardous system. Our cars have received severe water damage living here at no fault of our own. It's like living in a dirty sewer that we are paying for and having to clean. Property management is very dismissive. There's a an individual we've seen on several occasions in the wee hours of the morning walking the parking lot taking photos of people's cars. Many cars were broken into here. We pay for security gates but they are always broken. The two security patrol officers patrolled twice since we've been here but now they are completely gone. There are additional very bad things. We have residents that are throwing pots of noodles over their balcony Into the backyard. Had we known these unsafe conditions before hand we would not have put Our lives in under these conditions. I would recommend these for renting BUT NEVER under these conditions. Arlington Properties LLC really needs to address the safety conditions of the whole property. The homes they are renting are not of what's seen on the website. I didn't see my unit in person until we moved in. We lost so much property here at their negligence. Please do not rent here. This is still far from the last resort. Keep going. Once this company complies with the law the place could be livable until run. I have many more photos and videos. This is sick.

    BEWARE!!!! I moved in August 2021, My apartment was poorly cleaned with prior tenants items still…read moreremained in cabinets, washer,and dryer. Also, carpet was not cleaned with multiple stains. Several major appliances were inoperationa;l stove, refrigerator, dishwasher, and air-conditioner. Along with ceiling fan and kitchen sink faucet sprayer were in- operational. I immediately knew my apartment was not ready for movein. I asked for another apartment; however, I was informed that it was not another one available. Instead I was assured that maintenance would complete all deficiencies for my new home. Update. Currently, after numerous of maintenance requests and excuses I am still faced with deficiencies that are unacceptable such as the bottom of refrigerator holds water from leaking inside and runs on my floor and I hear loud noises coming from it throughout the day. I have dealt with food spoilage! Also the carpet still has not been cleaned, yes I am forced to live on prior tenant germs during COVID! The most disturbing issue is that management does not response to my deficiencies concerns. Instead they have turned a deaf ear I even asked to be release from my lease since the apartment complex is NOT committed to the responsibilities. I was told that's not possible, while I am left to continue my responsibilities of payment $1,100.00 monthly. Which I have paid on time regardless of poor service.

They…read morelocked my son out of his apartment even though the rent is being automatically withdrawn from my account. He came home for a month and went back to a changed lock. We called the emergency number listed and they told us maintenance will call us in 15 minutes, 5 calls and 6 hours later, I am still waiting. There was no communication on the portal or emails alerting us to the fact that they were going to change the locks for reasons that we have no idea. Very poor management and communication. Renter beware!!
