If you do not return to school for any reason, you are still responsible for the FULL cost of the lease. This is true even if you NEVER move in AND inform them that you are not moving in prior to the beginning of the school year. This review is kind of long so to summarize, Redpoint-Columbia, is double dipping on rent. They are trying to require my son (i.e. me) to pay rent for an apartment that he does not live in. However, they are currently collecting rent from the kid that is living in the room originally assigned to my son.. My son was supposed to move into Redpoint August 2021 but was unable to return to USC. He informed Redpoint (The Scion Group) that he would not be moving in. On September 1, 2021, I received an email from Red Point with the subject line "Move Out Statement" confirming that they were aware he was not moving in. On September2, 2021, I called Redpoint and left a message to verify that everything was in order. I reiterated that my son never moved in and was not enrolled at USC. I asked for a return phone call and never received a response. On September 30, 2021, I received another statement showing a balance owed. This time I emailed Redpoint stating that Connor did not live there and that I had called previously but had not received a response. Again, I requested a response. I never received a response via email nor phone call. I did not receive a statement in October and made the assumption it had been taken care of. I was wrong On November 1, 2021, I received a statement from Redpoint. Once again, on November 2 I called. This time I did speak with someone. They apologized profusely and promised to take care of it. They did not. They said they did not have a record of my son living there. On December 1, 2021, I received another statement showing a balance due from August thru December. I called again on Dec 2. I spoke with someone who said they did not have any record for Connor Leary and that it must have been corrected. It was not On Jan 3, 2022. I received yet another statement. I emailed on Jan 3, and stated once again that Connor did not live and Redpoint. I also called an left a message. Once again, no response. That brings us to today. On Thursday, Feb 3, 2022, I received yet ANOTHER statement from Redpoint. I called and spoke with Chelsea. She said they did not have a record for Connor. This time I pressed the issue. She spoke with her manager who said they never received notification that Connor was not living at Redpoint. I asked to speak with her and she refused. I asked for a managers number and they refused. However, they did give me Abraham Briones' email. I emailed Abraham and finally received an email last night. Apparently, it is Redpoints policy to continue to charge a student for their lease if they fail to fill out a piece of paper appointing someone to live in their room. This appointment then must be approved by Redpoint. My son DID find someone to take his space but he did not realize that he had to have it approved by Redpoint. In summery, Redpoint-Columbia, is double dipping on rent. They are trying to require my son (i.e. me) to pay rent for an apartment that he does not live in. This place is horrible. My daughter moved in to go to USC the place was filthy. Mold and mildew everywhere. The carpets were the most disgusting I've ever seen. They then try to charge the person that just moved in to pay fo the filth. Stay away from here. Gated doesn't mean much when the gate has been left open for months now. They are horrible at communication and will never answer emails even if they owe you a $400 voucher for a giveaway THEY hosted. They mark off work orders even when they aren't done and sometimes they just completely ignore them. The "gated community" part is pure bs. I have never seen the gate closed but I have seen a shooting in the community by people who didn't even live here!!!!! It's honestly pathetic and ridiculous. The apartment had so many things wrong and management would not take responsibility for addressing the issues. Upper floor was flooded and all of us had to move out for two months during the semester while they took care of the water issue. The carpet was not replaced, now that my lease is up I get a bill for the carpet to be replaced. Dishwasher never worked. I'm charged so they can repaint the bedroom. I can't express how bad it was to live at Redpoint. Run by students that don't call back or know how to handle situations. They ignore them. Gate didn't work for the past year. It closed on my car once and Redpoint did not claim any responsibility. Friends in another unit were suffering from mold and had to get medical attention before they finally were given another unit to live in. I'm so happy to be out of this apartment complex and would never recommend it. Called the owners of Redpoint a week ago, still waiting to hear back. They have a two day call back policy, doesn't seem to be enforced. So upsetting. read more

DO NOT LIVE HERE! If ZERO STARS WERE A THING I WOULD GIVE THEM THAT! Management team is actually horrendous. Lauren, the assistant manager specifically. As stated in other reviews, the good reviews you'll find are written by Redpoint's staff. My microwave caught on fire on August 25th and was releasing black smoke through the bottom when it happened, and I gave Redpoint "written notice" on September 4th explaining the situation and was given no calls, no inspections, nothing. Given that our smoke alarms were not working, this microwave issue became a sever health and safety hazard. I withheld my rent because I was led to believe by one of their OWN employees that I had the right to do so, so I proceeded to write to one of the managers giving written notice that I was going to withhold my rent for the month of October. That is when they actually took action and on October 7th actually fixed the flammable microwave, broken fire alarm, and broken dryer, BUT MIND YOU no one ever responded to that email on October 4th. After the repairs, today October 11th, I got an email from Lauren stating that I never had the right to withhold rent and that the firearms were my responsibility to put new batteries in, as if I was so stupid that I hadn't thought of that. When someone came in to check the fire alarms, the man specifically told us that it was not a battery problem but rather and "internal wiring problem" and that he would have to come back because the fire alarm was not the "standard" type that would be fixed with the replacement of a battery. Additionally, Lauren stated how Redpoint is SUPPOSED to act with reasonable time and diligence in making repairs that may be hazardous to the resident's health and safety within x days or a reasonable time after a written notice, but until then you can't withhold orreduce payment of rent or anything during their period of time. After giving them written notice a MONTH and a HALF in advanced, and having nothing be done, it was not the fact that I "didn't give them the time to make repairs within their x days or reasonable time" it's the fact that no one came in to assess the repairs that needed to be made so I did technically comply in giving them x days to make repairs, but there was just no starting date on those x days because no even cared enough to assess the situation for the MONTH and a HALF that written notice was posted. I am still being forced to pay almost an additional $100 for the misinformation their OWN employee fed me, and because I waited to hear back from Redpoint regarding the first email I sent them. As soon as I got that email, I was on the phone with Lauren and was spoken to in a DISGUSTING and DEMEANING way. She went as far as asking me "what did you put in the microwave" as if I had an intention to create a safety and health hazard to myself and my roommates. She went on to interrupt me and give me snarky remarks. Basically, I believe that are in complete violation of South Carolina's Residential Landlord And Tenant Act Section 27-40-440, if you want to look into it so you know your rights and specifically what is EXPECTED of your landlord. But according to them, they are in no wrong. Lauren offered to meet with me, I felt uncomfortable, I met Kendall the property manager, not mangers assistant, and she was significantly more help. What I've gathered is not much matters until you bring it up to the actual manager and talk to them directly, even so it's hard to get a hold of them. In conclusion, DO NOT LIVE HERE. I CHOSE to ignore the reviews and am paying for it now. Live at the Retreat, or the Row, or even the Rowan, but just not here. I am currently living at RedPoint and renewed my lease for next year but I am already regretting that decision and considering breaking my lease. I give this 3 stars because my stay has been mediocre. I haven't had a ton of issues with my apartment, but maintenance is HORRIBLE. The soap holder in my shower came off of the wall in August and I placed a maintenance request immediately and it has not been fixed over a month later. I have been told over and over that maintenance is making their rounds but have not seen anybody near my apartment. The gates have also been broken since I moved in and they do apartment checks quarterly which seems strange. I don't want people coming into my apartment for no reason yet they do anyways. read more

Redpoint Columbia continuously becomes a worse place to live. Six months into 2023 and there have been NUMEROUS shootings at the pool (not to mention multiple incidences before this year). Redpoint claims to "restrict access" but nothing actually gets restricted. There was at least one party where either a resident or someone who was hosting a party charged a cover to get into the pool that residents have free and equal access to. The gates are always broken, and if they do get fixed, they will be broken again within the week. Maintenance will close work orders without ever coming to the apartment. Everyone that I know living at Redpoint, including myself, have had their A/C unit go out at least once and maintenance takes at least a day to respond. Management takes days/weeks to respond, if they respond at all. The front office is constantly doing giveaways, tabling on campus, or hosting events for residents but don't ever use those resources to fix the actual problems within the complex. Moving in, the room wasn't even clean and there were alot of animals fur in the carpet which means they didn't even bothered vacuuming it and the bathroom was really dirty so I needed to clean my whole room and my whole bathroom. Internet is hell because it will disconnect you everyday and wait atleast 15 minutes to reconnect. Some of the plugs in the kitchen don't work. If you are looking for places to live in Columbia, just look somewhere else. The maintenance staff is horrible. When we first moved in our water pressure was so bad that the water didn't even reach the shower head. When our microwave broke and we put in a request to get it fixed it took them 2 months to come look at it just to say they had to order a new one. Then at the end of the year, red point will charge you damage charges for things that where damaged when you moved in. The worst part is that they don't even fix what they charged you for. We got charged for the couch being damaged and for new carpet, yet they didn't even fix either of them. Still having major issues, and I get no response to my requests for communication or repair. There are continual leaks coming through the ceiling; no a/c (one window unit for the entire townhome); still no dishwasher. Maintenance sends people out but they are not able to fix the issues and sometimes just make them worse. This complex needs to hire new maintenance people or contract the maintenance out when they can't fix the issue. (True story!). Not sure how Scion property management gets this staff on board with all that deception. Shame on them. But thank goodness we have cute little posts making it look like a fun place to live-Until you go the entire year without central air in COLUMBIA SC despite their reassurance that it's getting replaced "any day" now. Cuz that's fun. Maintenance requests are labeled "resolved" whether it's brown water in the bathrooms, or broken HVAC (from day 1). Just a PSA: If you value your life, please do NOT sign a lease at the Village. There is frequent gun violence and residents have been SHOT walking around the complex. There is also dhec violations of unsanitary conditions. Trash piles up for days on end out of the one dumpster that they have onto the street of the front entrance and the dog poop containers are never emptied. Not to mention a horrendous bug infestation that cannot be solved because the exterminator only comes once a month. Worst of all management is absolutely nonexistent unless they're trying to scam you out of money for absolutely nothing. They have one maintenance person who is always "out". No management is present at any time, so its ran by a bunch of sophomore/junior college students. Who only care about posting on the Redpoint Instagram talking about how wonderful it is. This place is a joke and quite frankly it feels illegal and I don't know how this place hasn't been shut down. Over the summer they painted the buildings and started redoing the pool. The pool still isn't open. There are no maintenance employees so nothing actually gets fixed. The gym doesn't have sanitizing wipes for the equipment, which isn't even good equipment to begin with. The trash valet service hardly ever actually picks up the trash. I've been living here the last 2 semesters and I can't wait to get out of here. First of all it is unsafe. I have heard gunshots, there has been a fire, and my roommates packages have been stolen/cut in half. And there have been multiple car break ins! The gates haven't been working almost the entire time I've been living here so it is not a "gated community". Second, when I moved into my room it was disgusting. The bathroom was filthy, there is mold on my ceiling, surfaces were sticky/dirty. It is a dog friendly community but no one picks up their dogs poop so it is EVERYWHERE. Everywhere you walk in the grass there is poop. Maintenance takes weeks to fix things if they decide they even want to come. There is always issues with the pool and it is never working so we can never use it. Just avoid living at Redpoint it's a headache. read more

I wish I could give Redpoint zero stars. For starters. This is NOT A GATED COMMUNITY. the gates are always broken which explains why there was a literally shooting a few months ago. Furthermore, Their maintenance is terrible along with their management. Good luck ever getting on the phone with them if you have an issue at your apartment and if you do get on the phone with them, they are likely to give you an attitude that insinuates they do not care at all what you're talking about. All of the appliances are super old and hardly work. I have to run my dishwasher three times for my dishes to actually be clean (they have already come to "fix it"). They tried to charge all of my roommates and I $80 a person for a piece of furniture that literally had no damage to it. When we sent them proof that the chair was not damaged they had a very disrespectful tone and said somehow the pictures they took of the "damaged chair," was "not saved to the inspection." If you're going to charge someone for something, don't you think it would be useful to have evidence of the thing that you're charging them for? These apartments may look nice and have a more appealing price than other places in Columbia but that is just not the case. I would rate this apartment complex as a 0 if able. My Daughter lived there during her Junior and Senior years at USF. Upon moving out each year, (she switched apartments between years), they tried to charge her thousands of dollars in fees for cleaning, painting, carpet cleaning etc. I was there during graduation and the place was immaculate! The first year we were able to contest the "fees" as normal wear and tear. This year, I am currently on the phone with a sleazy credit agency because the apartment complex sent it to a creditor. my roommate moved out yesterday the 18th (our moving date isn't until the 25th), and i left some cleaning supplies in her room to do a last minute clean before i move out on the 25th. while i was at work, redpoint entered my apartment, which i have stressed on multiple occasions in the past not to do if i am not home, and locked my roommates door with my supplies still inside. they could've EASILY put them in the hallway, but instead they charged us a fee for them, along with many other things that were in our apartment right when we moved in. the office is closed at the moment so we are going first thing in the morning to get this straightened out, but oh my god does this management and place suck. don't live here if you value your privacy and time. read more

Worst Apartments in Columbia if i could rate lower than one star I would first of all they keep losing the ELECTRONIC paper work for my ESA and blaming me, my room was absolutely disgusting when I moved in(which they now are trying to charge me for) and the most memorable of all there was an attempted break in at my bedroom window, after calling security(something they told us to do before we call cops after calling about a sus person wandering around the parking lot) we were told that we should expect break ins in our apartment because we are girls- to make us girls feel better the two rude security guards "looked around" not very good. WOULD GIVE ZERO STARS. When we first started living here it was fine and there were minor issues. We figured any maintenance issues that they ignored just slipped through the cracks of things and didn't get too mad about it. Since December 2020, there has been a constant issue with our apartment flooding terribly every time my roommate took a shower and since then (4/8/2021) NOTHING has been done about it with COUNTLESS PEOPLE (including hired plumbing companies) coming in and out of our apartment for the past 3 months at any time NO WARNING telling us our apartment would have to be rooted up from the concrete and the pipes need to be redone completely. We would then have to be relocated to another unit here and they told us on one Friday that we had to move out IMMEDIATELY (not even a 2 hour warning on having to move out) and they told us they would hire a moving company to move all our stuff for us. I was out of town at the time and did not appreciate no warning blindside and workers touching my belongings without my supervision. I also have a pet and would not have had anywhere to take her in order to adjust her comfortably (they seem to care SO much about their "pet fam" but would put us and our pets in a very difficult situation and also don't do anything about the dozen or more piles of crap from people around the community not picking up their pet's sh*t) and communication to each roommate was awful and all 4 of us were getting different information and no clear idea what the hell is going on. After we told them that we would like at least a week notice or even at BARE MINIMUM 48 hours, they have done nothing and avoid us all completely. Keep in mind my roommate cannot even use her own bathroom and has still had to pay utilities even though she can't even use her utilities still and for these previous months. Also since they have been avoiding this unlivable issue that has caused so much inconvenience and damage to our unit, they still manage to pull the $$ out of somewhere and change the name of this place to Redpoint and redo every building with new paint and outside structure repairs from top to bottom. Meanwhile, countless residents I have talked to have experienced the workers who are responsible for doing these repairs coming and being loud and disruptive at other hours not told to residents, harassing female residents at all times leaving their apartments, and also looking in some bedroom windows more than necessary to complete their work. Still no one here at the office or the countless contacts with the Scion group that we have gotten in touch with will help us all of this time and all we get is "we share your concern and realize this is frustrating". Do yourself a favor and do not live here because no one cares about you, your safety, and your living situation. Update: Redpoint of Columbia is trying to scam its residents. On Monday 6/7 I get an email for a past due balance of 150$ from the "resident services manager" Mr. Abraham Briones. At the bottom of the email it states, "Please contact us with any questions. We appreciate your prompt response." I email back within 45 minutes inquiring what the charge is for and still no response as of 6/10. I emailed a separate Redpoint support email on Tuesday as well as a text message to their text support number from the website. Today I figured I would go in the office and ask what it's for since the resident manager doesn't respond to emails. There was just one guy in there who was able to help me out very quickly. Apparently when inspections were done at the beginning of June, my carpet had some wear and tear enough for a 150$ charge. They took pictures during the inspection as well. Now the only thing wrong with my carpet is definitely considered normal wear and tear by the lease I signed before living here. The lease also says that residents will not be charged for normal wear and tear. The man at the office took off the charge in about 5 minutes because he looked at the pictures and I assume he determined that they would be considered normal wear and tear. My roommate also got charged 288$. He got the same email but has not been in contact with Redpoint so I don't know what it is for. For any students looking for places to live: there are several other apartment complexes with comparable rates that are in a better location and probably do not try and scam their residents. Bluff and Shop roads are not ideal locations for students because of the high level of crime and audible gun violence. Also it is worth noting that Redpoint IS NOT USC student living. I drove all the way from Northern VA to finish grabbing the rest of my stuff and came back to an unlocked, mildew, empty, gutted apartment. I just graduated and accepted a job in DC so i wasn't there all summer, thought my stuff would be okay and my door would remained locked!! But nope. The apartment had flooded and no one notified me of it when it happened!! My stuff that was left there was damp (from the mildew and water) there was disgusting stuff in my toilet as if someone had thrown up in it. I technically still live here till the end of the month. Why was my apartment door opened?!! Why didn't anyone tell me it was being gutted!?! And why wasn't I notified of the flood immediately?! I would of come and moved my stuff out earlier so that my clothing/shoes and towels were not sitting there just to collect mold. Now, I don't know who is writing these good reviews, it's probably people from their shitty mgmt team but they need to stop lying. PARENTS, I repeat - Do not let your kids live here. I should of listened to my parents when they told me not to renew but I didn't want to move everything. The overages are also outrageous. Yeah, it was 3 girls living there and yeah we take showers daily, sometimes twice a day but we shouldn't have almost $200 in overages. If I new my stuff would of been treated like this under such a terrible situation I would of left after the first year for sure!!! They are the WORST communicators. Other things you guys should know is they lie, the security officer that "works" there at night doesn't even do her job. If you report suspicious activity (which happens a lot) they don't come until like an hour later or sometimes don't even bother to check it out or follow up with you. THEY LIE.... someone from mgmt said my stuff wasn't affected or damaged from the flood but that is a LIE!! The manager that came to look at it when i got there said he didn't see anything wrong with my stuff and that nothing looks damaged... oh and that i could just run the towels through the wash machine. Listen to the reviews. There's a reason this place has 1 star. The day I moved in they put me in the wrong apartment at first, and the key to my mailbox doesn't even work. There is no WiFi and no tv. Our oven/stove and A/C have been broken since we moved in, which was a month ago, and still has yet to be fixed, because there have been so many other work orders because every single apartment is in just as bad of shape. There is a hole in our floor and my mirror is held up with duct tape. Wish I would've listened to the reviews, so I figured I'd try and help out others by ensuring they avoid living here. read more

This is our second year living here and it has already been horrible. Our AC has repeatedly broken throughout the summer and was "fixed" but has not worked for over two weeks now. We can't even cook without it going well over 80° with all of our fans on high and all of our blinds closed all day. We've submitted three maintenance requests, have sent various emails, and have tried to call multiple times just to be sent to voicemail. We are full time students who also have jobs so we are not able to constantly harass the leasing office for something to be done. We also have a dog, who has been laying out on the bathroom tile to try to cool down, so this is unacceptable. On top of that, our trash service ripped open a bag and left the trash on our porch, which led to rotting meat with maggots in 100° weather. The gates do not work, the wifi does not work, you have to be home before 9pm if you want to park anywhere near your apartment, and good luck reaching the leasing office for ANYTHING. Redpoint does not care about its residents, and the generic response sent to every single review with the number for the leasing office does absolutely nothing when they don't answer the phone. read more

YOU SHOULDN'T LIVE HERE. Don't even consider it. Last year I didn't read enough of the reviews and I wish I had. My apt flooded due to the apt above mine flooding and burning. they tried splitting up me and my 3 roommates. They gave us an empty apt 2 bedroom apt to stay in and another random apt w 2 ppl already living in it and said 2 other ppl could stay with them, random strangers in the complex bc they didn't have the space to keep the 4 of us together. They didn't offer anything to us and said the renters insurance we pay for every month ONLY covers their furniture/REDPOINT material, no personal belongings. They said we could come back within the next 3-4 days after it happened but that sounds way too good to be true. It sounds like they'll be putting s bandaid over this fix until it gets worse. They turned off the comments on their instagram post for 2 $200 target gift cards and many other good things after suggesting they should give all this stuff to people who need it, who pretty much lost all their kitchen, dining and living room material. They aren't considering giving this stuff to the people who they didn't even have the decency to give sheets blankets or even toilet paper to have in the empty apt they let us stay in, it was also pretty nasty and we found dust, socks and a moldy sponge in it. They aren't replacing our stuff and they don't care abt anything but their overpriced rent money. You're better off finding another place to stay in or just living on campus. read more

This place is the worst place I have ever lived. So not like the tour they give. Management sucks and does nothing to help. They do not seem to care about the residents at all. Front office staff is nice but does not get anything done. I have had stuff broken since I moved in mid-august and my maintenance requests get "deleted." Bugs are everywhere to the point that it is not healthy to be living here. Would not recommend any one to live here. Spend a little more on rent and save yourself the headache of dealing with this place. read more

My daughter has enjoyed staying at the Village in Columbia. Not too far from campus. She needs to move a the end of June and the lease doesn't run out until August. If you'd like to beat the rush and move in in July instead of August on move in day, please contact me.Just think, when your friends are moving in to the dorms or other apartments, you will already be settled in. You will have to get all your paper work in with the Village office first. Apartment is furnished with washer and dryer. This is a 3 bedroom unit. Terrible place to live! Management is rude and nasty they don't care about the residents at all. Very loud apartment complex.

I see all these bad reviews but living here has been soooo nice. Yes, it can be noisy on the weekends but it's college life. All my friends always want to come hangout at my place because the clubhouse is awesome. The townhouses are nice, most places in Columbia don't have 2 floors. It's usually a living room/ kitchen, with doors leading into bedrooms. If you don't like it here, then I don't know what you would like. You don't come to The University of South Carolina and expect a student sponsored apartment to be like a library. Go out have some fun, enjoy your time in the best moments of your life. If you want a quiet place, there is a retirement center up the road. read more

On MOVE IN DAY they made us come into the clubhouse 1 by 1 to tell us that our apartment was not cleaned and had a broken drawer, and then gave us our key. we walk into a filthy apartment, with not only a broken drawer.. a broken door on one room, a moldy dish washer, a dick imprint on one door, messed up clickers, a beeping alarm, loud banging noise from the water heater, and out air went out within 24 hours of being here. It has now been 3 days without air and NO ONE has done absolutely anything but tell us every day "they will be here sometime today." We have called multiple times. The apartment has gone up to 87 degrees inside. outside is cooler than being in this hell hole. Would not recommend read more

My son lived there last year and within a month, he and his roommates regretted it. One. Not in a safe area. They experienced gunfire and cops were constantly called to the area. Two. The pool was closed for most of the year, and it took maintenance two months (Aug/Sept) to fix their unit's air conditioning. Three. Their record keeping is abysmal.....they accused us of not paying our rent for three months even though I had bank statements saying I did. They claimed it was my fault their records were not up to date. What? DONT put your child in this complex. read more
