He dealt with the uncooperative tenant, respecting his privacy and working around his schedule. He dealt with the disorganized and uncommunicative property management company (boy, is that another Yelp coming), He explained every step and made the paperwork as simple and manageable as it could be, allowing me to do everything by email and FedEx and never miss an hour's work. When the appraisal came back lower than I had hoped and lower than the buyer's offer, he negotiated with the buyer's agent to the effect that both agents reduced their commissions and the buyers put down a bit more cash, making it possible for me to break even on the deal and pay off the mortgage and closing fees with nothing out of pocket, which is better than I dared hope.
