As a property owner in an HOA that is managed by REG Property Management, with David Singer, owner, I have found them rude, negligent, uninformed about Cal Fire safety regulations, highly unprofessional with no knowledge of correct board proceedings nor etiquette. This Property Management company is responsible for maintaining the landscaping around the common areas of the property I own. I have made several requests to have a large tree cut down over the past few years. Recently my home owner's insurance policy was CANCELLED because of this large tree overhanging the roof. It took weeks of back and forth to get the tree cut down because Mr. Singer asked for proof that Cal Fire has a recommendation for Zone 0 around buildings among other delays/lack of follow through by him and his office. He knew nothing about any Cal Fire fire prevention guidelines apparently and as a property manager, supervising millions of dollars in other people's real estate investments, he absolutely should. I also requested to have two large bushes that beat up against a window and touched my building and left filth and dirt on it removed. Moss grew on the roof because of the large shaded area caused by this tree. When I asked Mr. Singer and the HOA to pay for the cleaning (pressure washing) of the dirt/debris off the part of the building that was affected by the overgrown landscaping and to have the moss removed which can cause much damage to a roof, they refused. Extremely unethical, rude, and negligent. I am still waiting for the Minutes from the HOA meeting - 2 weeks later. Our interactions with REG were unfortunately very unprofessional. We were looking to rent out one of their properties within San Luis Obispo, CA. We spoke with the current tenants and toured the property on January 18th, and then promptly turned in our applications in person on Friday, January 19th. I followed up via email on Wednesday, January 24th after no word from REG, and one of their property managers let us know they had reviewed our application and were waiting for the owners to review the application and lock in a rate for a lease renewal. For further context here, my husband and I are 2 young professionals in our mid-30s with great credit and strong rental history. We also have an emotional support dog (for my generalized anxiety disorder) that we provided paperwork for. One week later with no update from REG (2 weeks total now since we initially turned in our application), I emailed on February 1st to update them that our apartment complex was requesting that we make a renewal decision by February 15th for our current lease and if we could get a decision by then from REG that'd be great. It was February 13th and we still had not heard from REG. The current tenants were very nice and tried to contact REG as well to find out the status of what was happening as we both had deadlines to meet and needed to know if we were moving forward. When the current tenants reached out to REG on February 13th, REG told them they'd been trying to reach us but we had not received any calls or emails from them, even checked all mail and spam folders and there was nothing for myself or my husband. Upon getting that information from the tenants, I called REG that day (February 13th at 4:15 pm) and was informed that the current property manager we were working with was taking a meeting for the rest of the day and would return my call the following day so I left a voicemail and waited for a callback. It was almost 2 pm the next day, February 14th, and still no word from the property manager so I called the office again. When I was connected with the property manager they thought I was the current tenant and once I corrected them that I was actually the applicant inquiring about my application, they let me know that the owners were not moving forward with our application. When I asked if they were able to disclose the reasoning, they said the owners did not provide a reason for their decision. This whole process of working with them was very disappointing and was not handled well or professional and I hope they do better for future tenants. read more

We've rented this for my son, to go to school there. 5 months before the lease is up, the owner David, demanding that I tell him if I'm going to be extending my lease. I'll start by saying that I've never been been disrespect that way. The language david used was threatening and abusive, no women should be treated that way. I told him I wasn't prepared to make that decision so far before the lease is up. David then threaten me, wanting me to let him know if I was going to be extending my contract. When I pointed out to him that my conch hat does not required me to make a decision this far in advance, he told me that he was do me a favor. I told David he was very rude and threatening towards me, he told me he's been doing this since 1980's. I asked to speak to his manager, and that's when he told me he was the owner. I've rented in SLO for a long time. Hands down, REG was the worst. If you can avoid them, I recommend it. David singer has a bad rep and after a year of renting from them, the reputation has been proven true for me. They neglected their clients unit prior to our move in. So, if you are an owner I would highly recommend choosing literally anyone else in slo to represent your rental. If you do rent from them, take pictures of everything top to bottom and check your deposit at the end, they will screw you every little chance they get. Don't expect basic things to be taken care of, even alarming hazards in your rental will be neglected. We moved in with broken electricity for two weeks before it was finally fixed. My mother in law fell through the obviously rotting patio deck, broke her ankle. They had a work order for it for months, according to the man who came out and repaired the deck after the incident. They left us with a broken slider door, which was a fire hazard and completely against fire code. If closed too hard it would lock. Same deal, work order on it for months. They promised us it's replacement before move in and in our year there, it was never replaced. I called and called with concern that my two year old would shut it behind him and get locked on the deck. Jessica, our "property manager" verbatim told me "not to let him out there". Pure negligence. Finally, after my two year old did in fact lock himself out on the patio, they sent someone over to fix it. It took a true emergency, and if I was a shittier person I could have easily sought legal action. Lastly, the owner decided to sell two months after signing our year lease, and they made ME clean the unit for the listing photos, cheap and disgusting. Sellers have always paid cleaning fees in my past experiences. Then Literal months went by, and the owner decided not to sell. It turned out to be a blessing because we found elsewhere to move. David singer was then pushing us to resign the lease five months ahead of our end lease date. The fact it took them months to finally communicate the sale of the unit had been cancelled is absolute bullshit regardless of our choice to move out. Moving is a lot of work and there was a clear lack of respect for their tenants with this lack of communication. It did work out on both ends because we are no longer renting from this terrible company, and I saw our unit up for rent on Craigslist for 450$ more a month, and I bet, it still has the old disgusting carpets, sticking outdated cabinets, broken and dangerous slider door, 1990s wallpaper, broken doorways, and missing blinds Anyways, skip renting from these scum lords, if you can! read more

Update: after contacting REG via email with a detailed response to their charges, Amanda let me know that they would be refunding the cleaning and painting charges. She also clarified that the inspection list shows everything that needs to be done, regardless of tenant responsibility, which seems a bit confusing. However, I am very happy that they acknowledged and corrected their mistake quickly. I should also add that when we had issues with the unit, they were able to get someone out to fix things within a few days. So overall we had a good experience with REG. I have changed my rating to reflect this. They were very friendly and professional, right up until it was time for us to move out. David, the owner of the company, came and did the pre-move out inspection and refused to put anything specific on the form other than "clean per REG instructions." When cleaning, I went above and beyond the list they provided (I used to clean rentals, so I know what's expected) but they still charged us $295 for cleaning fees. Part of these fees included touching up door jambs (which we noted looked bad on our move-in form), disposing of items left by tenant (the items weren't ours, they were left by the owner and the company that did a remodel right before we moved in), and cleaning the exterior of the upstairs windows (which David told us specifically that we WERE NOT responsible for). The most frustrating part is that the "itemized list" for the cleaning fees seems to be a copy of the instruction list they provided, rather than fixing any actual deficiencies in our cleaning. The only exception is that they noted a "strange ladder device" that they thought we left behind in the upstairs bedroom closet. Those ladders are legally required to provide egress from the second floor in the event of a fire downstairs. We did not put them there, REG did. But for some reason they noted it on our final inspection. As a final note: just make sure you document everything and follow their cleaning list to the letter. And make sure you follow their communication guidelines, as they won't discuss security deposit issues via telephone. read more

I am a middle aged woman who rented a small studio apartment and returned to college. The unit turned out to be an illegal unit and was mice-infested. The whole thing turned out to be a sickening experience. The unit ended up being condemned; and that was because it was me who contacted the city out of desperation. David Singer was so hateful to me personally that I thought he might actually be mentally ill. He refused to follow through and install a smoke detector or a carbon monoxide detector. It took nearly 4 years to get that done! When the city officials came to inspect the unit to determine it was illegal and unsafe, they really shot one another a look when I mentioned REG and David Singer. He does not care enough about his tenants to even assure basic safely. Excellent customer service. I refuse to rent from any other company. Also they don't hound us with unnecessary flyers, junk mail or notices. My husband and I have been renting from REG for almost a year now and I can only say positive things about them. I love their online maintenance and payment system, keeps things moving along without me having to make dozens of phone calls. Every work order that we put in gets answered immediately. When we originally started looking for a house to rent, they were incredibly kind during the process and open to talking with us about the homes we were looking at. In our community, finding a home to rent that allows dogs is near impossible. I asked REG if they had anything that would fit our needs and they went out of their way to talk with a home owner to see if we could bring our fur children along, which was an ultimate YES! The bad reviews say it all. Where do I begin? And I rarely if ever leave reviews for anyone positive or negative, but these guys are just straight slum lords. First, plate in the ice maker was missing on freezer when we moved in, they sent three repair guys out over the span of a few months, first guy said to stuff a rag in the hole temporarily, then they informed us that the part cannot be found because the fridge is 20+ years old, then they inform us that they refuse to replace the fridge and to use ice trays. So If you want to rent from a property management company that expects you to live with a freezer that has a giant hole in it and causes the electricity bill to be higher than it should, then rent from these guys! Secondly, our dryer is also over 20 years old and stopped working correctly (no heat). Rather than replace it, they literally sent the repair guy out from moon appliances four 3 times to tinker with it. Each time the dryer was taking over 4 hours to dry a normal size load (not an exaggeration). Rather than listening to us, they just kept sending this dude out to tinker with the thing and even spent money clearing out the dryer vent ( which was pointless and not the problem). Keep in mind each time homeboy comes out to tinker its two weeks in between, so we end up going months having to drive to laundry mat and spend who knows how much in quarters to dry my damn clothes so that they don't smell like mildew. Thanks REG, and we ended up having yo buy our own dryer because they refuse to believe us that it literally takes 4+ hours to dry a load, they said tough shit, moon appliance told us it works fine. So there you go. And the cherry on top? They said if we bring in our own dryer then we have to leave their old piece of shit in the garage taking space away from out garage, refused to pick it up and take it elsewhere, indicating they will just pawn it off on the next poor soul who moves in here. read more

I'm surprised by the bad reviews of REG property management. We have rented a property through them for the las couple of years and they have always been very responsive when issues with the home arise. My son's room flooded when a toilet overflowed, they came and changed the carpets, and they even gave them a rent credit and electricity credit due to the high electricity usage from the fans they used to dry the carpet. They also replaced a dishwasher that stopped working properly. We are now moving out of the house and we are yet to deal with the deposit (I know that's the issue for some of the reviewers here), so we will see if my opinion changes after that. But up to this point, they have been an excellent company to work with. read more

They hadn't checked the dump of a place i was living in for over 5 years, however i was still required to pay a security deposit of 720 dollars to a total stranger, however after Reg decided that they wanted to rent the place out to a new group of students of the 3,600 we paid Reg kept 1,950!! I rented from REG for three years and had a good experience with their company. The receptionist that I always spoke with, Sheri, was polite and attentive (she is no longer there though). Amanda managed the property I lived in, and whenever there were issues she sent someone to help immediately. Their handyman Vern was always efficient and got maintenance issues resolved right away too. The only downfall was that the rental I lived in was overpriced and super tiny. That's how it is living in SLO though. I find it odd that so many people have had terrible experiences with them. I was a college student when I rented from them and was always treated with respect. If I could give NO STARS, I would! What ever you do, steer clear of REG! David Singer has absolutely no people skills whatsoever. In fact, if the guy would just take some time to yank the stick out, he might enjoy life a little bit better and therefore run his company better. That being said, we rented from REG for a total of four years between two properties. In the last place, the roof leaked and we did as we were supposed to do and told them. They sent their guy out and he of course doesn't fix it. It then leaks worse and it took them THREE MONTHS to get someone out to fix it! And only then because we sent a detailed letter complaining about the condition of the property. But it gets better. The place was full of mold, my five year old ended up in the ER as a result of the mold in that place, I myself had a cough for two solid months. What did REG say when we told them, "maybe it's time you guys moved on"! In other words, don't complain just pay! And the leaky roof? Well it leaked down the wall and across the floor where it pooled under our china cabinet and stained the carpet with mildew (and our cabinet I might add). The generous folks at REG then decided that that stained carpet was OUR FAULT and charged us $130 for their people to "repair" the carpet! In their minor defense, they did return a portion of that, only when we complained and even at that it took them three weeks to respond to a simple email. I used to think they didn't really like students at REG but they also don't like families. If you need a place to rent, for goodness sakes, find someone else to rent from! It's so not worth the headache renting from REG! They are quick to come out when you've got a problem but they also won't hesitate to charge you for the call if they see fit! They did that to us on an issue we had with a stove! And the headaches do not end there, it's trying to get out and get your deposit back that they really get you! AVOID AVOID AVOID! read more

AGREE with all of the other reviews, my only regret is I wished I read these reviews prior to my son and his roommates signing a lease...Move in date today drove 3+ hrs, went to pick up keys only to be told "bad news, carpets were not replaced like promised,do you have a check for me?" all in one breath by an unprofessional man in the office, clearly he has not taken any "customer service" classes lately.... Parents be wary of this company's practices. My daughter and two friends signed a one year lease with security deposit put up equally among the three girls. When said lease ended on June 30th, one of the original girls decided to stay in said apartment (Glen Mar) for another year and found another roommate. REG had the new roommate sign a sublet agreement stating she would be now liable for rent. However as to our portion of the security deposit - that is left up to the girls to "work out". I received no notice of this "deal" even though I am the one who paid the security deposit and signed as a guarantor. New roommate has now subletted her room for the summer and "can't/doesn't want to pay" security deposit until she moves in September 1st. REG says not their problem as my daughter signed contract for sublet. I think as a courtesy REG should send an email to the guarantors (parents who they take money from) and let them know about and read any agreements their students are going to sign. So now REG has my security deposit money and I need to hope that new sub-letter will abide to a verbal agreement and reimburse me. We'll see in September. To me this bad business practice and underhanded. read more

Terrible service. People working at the office are very rude on the phone. Showed up unannounced to our apartment to do a showing (they are required to call 24 hours in advance and did not). Very unorganized, told me I did not have to pay for one plumbing bill before scheduling the plumber and when the billed arrived they yelled at me on the phone for thinking I did not have to pay for it. Pretty disappointed with this outfit. My son rented a house from this company while in College and while the house was fine whenever he (or when he could not get results I would call myself) would need their assistance was really just put off. It seems there tactic is just to be slow responders to the point where you just give up or deal with the issue yourself. I spoke with a Woman in the office whose name I cant remember but she was pretty nice and helpful. It was as if she knew the place was shabby and was almost embarrassed by it. They have to gouge you for something, at least David Singer does. The women I had to speak with over the two years my daughter rented from them were always professional but the preferred communication is with your college student and not the parent who is "really" responsible for all funds (this is a great tactic on their part/Singer's part). We gave a $2,400 security deposit that we wanted back in full. Two tidy girls didn't have much cleaning (in comparison to most). We hired one of the best professional cleaning companies for $390 and left the place in far better shape then it was handed over to us two years ago. At our own cost we installed new bedroom door nobs/locks with keys and left a like new heavy rubber welcome mat at the door as it enhanced the entrance and prevents debris from being walked into the apartment. We were charged $60 labor for removal of that (the trash can is 15 ft. from this front door, and why throw away a perfectly good/new door mat)? Also to replace stove drip pans that were just as they were when the girls moved in. REG/Singer just can't give a full security back and needed to take $89 out of ours for no "real reason." He said "I can't believe we are arguing over $88.76" in his email response to me. I couldn't either as we deserved a full refund and he knew that. I am quite sure NO ONE gets their full security back, if they have to charge you $60 to walk a new welcome mat to a trash right in front of your unit. My family has always had excellent interactions with REG Property Management. We moved to SLO in 2005, and they helped us find a family-friendly condo near a park. They were always quick to respond to any maintenance issues we had with prompt, professional tradesmen. When our first place made us move because they wanted to sell, REG quickly found us a great place in the same neighborhood. Just recently, we bought a house, and they not only were able to get us out of our lease so we didn't have to double up on rent and mortgage, but when the charges for the repairs/clean-up came in lower than the estimates, they gave us the difference! We have always found the office people to be kind and helpful, and good with our children as well. read more

I feel obligated to inform people that I have NEVER felt so targeted and even unsafe in my own home. The owner David, sits outside my house from time to time trying to catch my roommates and I slipping up somehow or find some unnecessary ridiculous reason to give us a citation like the many times he has done in the past. If I could give 0 stars I would. Worst property management team I have ever sealed with. Upon move in our back sliding door didn't shut all the way and we were told it would be fixed the next day. They didn't come to fix until a couple months later after me calling them multiple times about it. Our back gate broke at least once a month from it being so old and the management team refusing to put up a new one. After living there for a few months we started noticing black mold everywhere in the apartment! Of course, they blamed it on us and it took weeks for them to come out and finally look at it! They only cleaned it off of one walk by the way, leaving the rest and never coming back to kill it. I can go on and on, but basically, they are horrible at responding back to you and only come at there own convenience. Also, I set up an appointment with them to come look at the place for an inspection upon moving out, and they never came. And they took about 70% of my security deposit saying we didn't clean the place (which we did) and many other things which were not my fault. Terrible company. Rude, disorganized, unprofessional. My son and his 4 roommates moved out at the end of the school year. They all pitched in for a professional cleaning company and I (one of the parents) volunteered to collect the keys, let the cleaners in, then turn in the keys after locking up. I returned all 4 keys and was told a "Security Deposit Request Statement" had to be filled out and turned in. OK, fortunately the four tenants all lived near each other so I scanned the blank document to my son who came up a few days later with the form filled out. I made a copy and he turned it in. The very next week, one of the other parents got a email and a voicemail saying only one key and no signed form was turned in. I contacted the company and they said they NEVER contact the parents. I faxed the signed document and sent emails to 3 different people. The other 3 tenants were never contacted. It seems that one cubicle has no clue what the other cubicle is doing and no contact records are kept so they don't know who was called when. They couldn't keep track of rent payments and sent eviction notices even when rent was paid. DOCUMENT MOVE IN CONDITION WITH PICTURES MAKE SOMEONE THERE SIGN FOR WHATEVER YOU TURN IN AND DOCUMENT MOVE OUT CONDITION. IF YOU HAVE IT PROFESSIONALLY CLEANED GET AND SAVE INVOICES. I WOULD GIVE A ZERO IF POSSIBLE!!! DO NOT RENT THROUGH THEM! If you do make sure to take a lot of pictures at move in and move out. Document everything that was wrong at move it, EVERYTHING! They WILL scam you out of all your deposit money. The owner is an arrogant jerk who will try to scam you! My roommate and I clean our apartment to the same condition as move in and they tried to take out $400 from our deposit, the new REG property I moved into was disgustingly dirty (dead spiders in the bath, trash left over, unidentifiable sticky substances and hair) so obviously they don't clean every apartment in between tenants. I am guessing they get an estimate or fake invoice for cleaning so they can take out money from the deposit then pocket it. I disputed the charges and got a very arrogant letter from the property manager saying he is "troubled" by my claims and he believed the charges were accurate, but to make it as "fair" as possible he gave me half of my money back. If possible I would give them no stars. To describe REG in one word that is not too vulgar, I would have to go with scum. Not only are they the rudest landlords, but are absolutely terrible in explaining the requirements to get the security deposit returned. They continually harassed me and my roommate about when we would go on a vacation so they could "fix" the shower which would have lasted anywhere from 3-7 days, and they would not put us up in a hotel during the construction. The apartment had damage to the floors, drapes, and a heater that was meant for a room that was for a room that was 4X6. When trying to get our deposit back they gave us ridiculous excuses saying they had to repaint the apartment, hire a cleaning crew probably to clean up from the mess of repairing the tub, and said we didn't clean the widows. I'd like to see them clean a window 20 feet up. Absolutely disgusted with this company read more
