Our first interaction with Regina was, ironically, when she was the selling agent for the home we bought in the Oakland hills area in 2021. As the realtor on the "opposite side", I found her very pleasant to work with and very proactive in communication when we had questions. Flash forward 4 years later when my wife and I were ready to relocate closer to work, Regina was our first call. In what stood out as a really impressive first impression, when we first asked Regina about being our realtor she recommended we waited. We chose to go wit her recommendation for staging-- VESTA- and they were incredible. Beautiful furniture, and really did a great job of making our home feel comfortable and desirable. I wish that I could give 3.5 stars. In the beginning Regina is wonderfully communicative and friendly but when things go differently, her whole demeanor changes. She originally told us that everything would be run by us but then did things without asking and we had to pay for it. If you do not say yes to everything, she gives you a song and dance about past experiences. Also read Martha B's review, as I felt that her experience was incredibly similar to ours. Here are some areas where she needs some growth: 1. Organizational skills - She sends new emails and texts with questions and proposals. She deals with things on the fly, not always remembering to come back to them as well. - Prices are put out at the beginning but not updated. Tacking charges on at the end is unprofessional. - There was a lack of communication about dates and when things were going to be done. - The stager was excellent but Regina neglected to check what and how the stager was going to stage. The stager had missed rooms. She said that the stager would not the downstairs extra room as a bedroom. Yet that is exactly what the stager did. 2. Overcharges - When asked what the landscaper would do, she said that he would make it beautiful. No list to keep within budget. We were charged $1200 additionally. - Contractor made mistakes which she tried to pass off to us. She ultimately charged the contractor, thankfully, but the stress it involved was frustrating. - We received a final invoice from the painter that was $1200 above the original invoice. There was no list on what was to be done, just interior and exterior. There was an extra charge that stated stain on new fence - $1500. We discussed this briefly, but never approved the work. It just seemed to happen, which we thought was included. - There were parts of the original fence that had holes, we asked for it to be fixed. They wanted to charge us $200. We did it ourselves for $15 and 20 minutes of time in the end. - She doesn't really know about the ins and outs of fixing things and contract work. She completely trusts her contractors and allows them to charge whatever they want, even if they make mistakes. If you know anything about contract work, this part will definitely annoy you. 3. Lack of Approval process - Areas were not painted properly and she would argue with us and tell us that it was "the house's fault". It just needed more coats of paint. In the end, the wall is now white just like the other side. The energy and waste of time that these small arguments is stressful and frustrating. 4. Will not accept any critiques - During walkthroughs, we found things to fix, she would get upset and say that all we find are mistakes and have nothing nice to say. Isn't that what a walkthrough is for? To find the mistakes that are not seen. We pay attention to detail, but alas, Regina and her team do not. It is my understanding that a real estate agent is supposed to be the individual that makes sure that the contractors are staying within their bids and doing what needs to be done within the costs. I am disappointed in Regina's lack of communication and oversight when it comes to how and when money is spent. We both have jobs and a family, which is why we hired Regina to handle all of this. I do not feel that she eased the situation for us, in fact, at times, she created more stress. As for the actual selling, when it comes to offers and price, this is where Regina SHINES. She is very good at getting the best offers and making sure that we received the highest offers. She is strategic in her price ranging and understands the market of Glenview well. We got a lot for our house but the process was a painful and did not need to be. I write this so others know what they are getting into. If you don't care how much you spend and trust that she will get you the most that she can, she will. Just keep saying yes and the entire process will be smooth and painless. read more

After a failed realtor experience some months before, my wife and I called Regina, who brought her husband and business partner, Tom. We chose Regina because we saw her make a concerted effort in our neighborhood several years prior, including knocking on our door and introducing herself, and subsequently watched as she proceeded to get listing after listing nearby. We had our guard up after the last agents fizzled on us, but Regina and Tom presented a well-articulated plan with facts and market data. It was clear they knew the area and had their finger on the pulse on the current state of the market. After we discussed timing, it became clear my wife and I had procrastinated too long, so Regina and Tom laid out a clear plan of what needed to happen and when. We first got to know of Regina and Tom as they were the selling agents on the home we purchased back in 2011. We were new to the area so did not know anything about them, but as we got to know the neighborhood over the next few years, we realized that they were the go-to agents in our area. After living in our home for 52 years, my husband and I decided to sell our home because the 42 steps to the front door and 3 levels inside were becoming difficult for us octogenarians. I was dreading the process. We had kept the house structurally sound, but it needed a lot of work to make it ready to sell. We met with Regina and her husband Tom. They appreciated the craftsmanship of the house and thought that it could be made marketable and still keep its distinguishing features. They had done market analysis to determine the target market and estimated a selling price based on the improvements that needed to be done. We had several meetings to develop a plan and working budget. We discussed what was worth doing in terms of return on investment as well as what would highlight the good features of the house, yet still respected our tastes. Tom acted as project manager in overseeing the remodeling of the kitchen, one bathroom, painting inside and out, refinishing floors and improving the landscaping. They used companies that they had previously worked with and that did high quality work at reasonable prices. Tom and Regina met with us weekly to go over the work and be sure we were keeping within the budget. The photography and marketing of the house were spectacular. They knew the target market for a home with many steps on a narrow street. We ended up with 5 offers. Regina and Tom were very helpful in evaluating the offers and representing us. I am a hands off person and only on a need to know basis. I like that Regina and Tom took care of everything. Initially they would ask me for my opinion but then they knew I didn't care and had given them a wide range of authority to get what needed to be done, they knew to only call me if absolutely necessary. I think it's all about communication. I didn't want to know and I didn't want to micromanage. If you do, you need to set that expectation at the beginning so you can get update calls. For example, I didn't know the color my kitchen until I dropped off a check for the contractor and saw the cabinet was white, subway tiles on the walls and new quartz counter top. I didn't think anything was wrong with the granite or my kitchen in the first place but whatever. I didn't want to be stress out with the process. I gave them a budget and a deadline that I wanted the house to show for open house. I had to push it up because I didn't want it to conflict with Super Bowl. It gave them less time to do all the items on their list. They met both my requests. That was my only conditions for allowing a lot of latitude on what they want to do. Overall, it is like List It or Love It, but instead it's List It and Love It. They made the house much better and more functional. For example, they had a deck built outside to the back where it was concrete and uneven so water can drain out. With a deck and opened patio door from the dinning room, it extended the entertainment space enormously. They included sitting benches as part of the deck so not only is it even ground to place outdoor furniture, it increased the seating capacity. When I received multiple offers with love letters, everyone mentioned how much they love the deck. The house showed very well and exceeded my expectation. I did very little work to prep the house. The hardest part was probably writing the checks to the contractor, painter, stager, gardener, etc but it in the end I feel it was worth it. The offers I received increased the value significantly. Regina and Tom helped us sell our Oakland home two years ago when we found out we had to move across the country within two months. They did it all as we were on the road to the East. The house was sold in two weeks in the slowest market in years! Amazing. Two years later, we decided to sell our smaller home that we had been renting. Again, we had to do everything from across the country. Regina and Tom were yet again, amazing! They swept in immediately, pulled in their troops and calmed us when we got nervous about budget. Although, because of our previoius experience, we were confident we would get every dollar back and then some. They focus on details that few others do. The house looked terrific within 6 weeks and we had 22 offers after the two open houses and the house sold for WAY over asking. I have never worked with any other professionals (in any field!) who were as warm, professional, efficient, honest and diligent. They get the work done and make things happen. Although our family was sad to cut the Oakland strings officially (for now!), we are forever grateful to Regina and Tom for selling our very first home to another wonderful young family who hopefully love it as much as we did. Regina worked with us to get the best price for our house. I found her great to work with. I recommend her to my friends that need a real estate agent in Oakland. Below is a quick summary of the work she did for us. She developed a written proposal that included market analysis, comps for selling the house as-is, comps for selling the house fixed up and her general marketing plan. She managed the work to fix up our house for sale. She was great in advising us what work to do and how to do it. As an example, she brings in a colorist at her expense to determine the colors that will sell the best. She arranged for the painter to come and paint the inside and outside of the house. She arranged for the floor people to come and refinish the floors. She arranged for the landscaper to clear out our overgrown yard and redo the landscaping. And so on. The people that she brought in did very nice work at a good price. We would not have been able to get people to come in that quickly to give bids and do the work. She and her husband Tom were great during the fix up stage of our house in terms of communicating what was going on and being flexible. I wanted to have the work outlined before we moved out of the house and out of the Bay area, which they did. They had workers start right after our move out date. When we said we would be coming back to visit friends and wanted to see the house, they arranged to have the floor people start early so we could see the floors. (They were slightly ahead of schedule so they could make this change.) When they put the house on the market, they had a photographer take great pictures of the house to post on the internet. They had 2 open houses as planned. There were about 150 groups at our first open house and 80 at the second open house. We got 16 bids. Several of them were for way more than I would have thought by looking at the sold prices on Zillow. Overall, we followed their advice 95% of the time. We let them work the details such as the color of the house and what types of plants to plant. We wanted them to use their expertise on the most cost effective way to fix up the house for sale. We didn't want to be involved in the details; especially since we moved out of the area. Regina was great on communicating. I wanted to set up a conference call for updates at a particular time; she did that. Another poster commented that when you call her, it often rolls to voice mail. True, but I found that she calls back pretty quickly. I also found that when she is meeting with me I have her undivided attention, which I appreciate. This means she isn't answering the phone when others call her while she is meeting with me. Regina was great at explaining things and helping me to understand the options along with pros and cons. I would describe her as intelligent and very organized. She knows her business and the market. She is very good communicator. She drives things along; something we wanted. She also gave us time to think about things when we need time to think things over. She also works hard to smooth out any bumps along the way. Her advice worked out well for us. As I said earlier, she got us top dollar for our house. We are very pleased with her work. read more

There were some very positive aspects of my dealings with Regina: * References to an outstanding mover (Integrity Moving Solutions), a very good tree guy (Michael Finnerman), and a painter (Jose Lujan) who did good work and proved to be exceptionally helpful. * Sound guidance on negotiations during the process of reviewing and finalizing offers. * Good advice about some details for marketing the house such as light fixtures and garden plant selection. * Ultimately, we got a good price for the property and Regina's contractors (especially Bill, the mover, and Jose, the painter) were very sensitive to our tight timeline. * Regina's husband, Tom, is very easy to work with. However, he keeps a very low profile once the listing agreement has been signed. That was the good news. I am writing this review because selling one's home is a very stressful experience, and Regina's work style made the process much harder than it needed to be. In short, I do not feel that she earned a commission of $38,925. I hope that sharing my experience will help others choose the right Realtor. To be specific: * Regina was unfamiliar with my neighborhood and did not do the work necessary to become knowledgeable. Most importantly, her estimate of the value of the house was uninformed. Her asking price was 48% ($500,000+) under the eventual sales price. We got 16 offers, but only a handful were within an acceptable range. * She was unresponsive to requests for a preview of advertising copy (I am a veteran of 30 years working with blue chip marketers and could have helped her fine-tune the copy.) Requests were met with excuses such as, "No one reads copy; they just look at pictures." * Regina failed to represent me in dealings with the stager, even though it was obvious that Marlene Wharmby had done a poor job (see separate review). This only changed when I threatened to yank the listing. * She was not available on a timely basis. Phone calls usually bounced to voicemail, and she returned calls to my land line even though calls had originated from my cell and my landline has an outgoing message instructing people to call my cell. She always arrived at the last minute and was back out the door moments later. Many details were not attended to until the 11th hour, greatly increasing my stress level. * Communications with vendors were very poorly managed. The stager was unaware that I had opted to use my own cleaners. Regina instructed the painter to leave the premises without ever consulting me about her decision, then had the nerve to accuse the painter of having poor communication skills. * She did not advertise the open house in the Hills Newspapers -- a prime outlet for notices in our neighborhood. * My request for an update on staging while I was out of town was met with a condescending, "I don't micro-manage my stagers." Finally, Mark Attarha, the managing broker of Sotheby's Montclair, demonstrated an appalling attitude toward customer satisfaction. I phoned him when my patience with Regina and her stager ran out. He began by proposing an acceptable solution, but reneged on his offer. Banalities like "this isn't about money" and "we just want what is best for you" only stopped when I YELLED into the phone and threatened to hang up. Had I known about his "special" skill with client relations, no one in that brokerage would have gotten my business, much less a commission of $38,925. Getting top dollar for your home is a collaborative effort and demands an agent who can truly be the seller's partner. I wish I had chosen a different Realtor for my home. read more
