E. Bailey and appointed staff at the time did mortgage refinancing. Reliance First Capital had notice that my AAA homeowners insurance policy RCV was canceled effective October 20, 2025. Replacement homeowners insurance was subsequently obtained through Orion180. Documentation in my possession shows Orion180 ACV coverage remained active through April 30, 2026 and was designated as Mortgage Escrow coverage. Reliance transferred servicing of my loan to Carrington Mortgage Services effective April 2, 2026. Reliance is now asserting that I had no homeowners insurance coverage at the time of transfer. With transfer Carrington didn't receive notice that a ho premium was in effect. Received a text from my insurance ageny saying that my premium lapsed and to check my email to tell me theyve canceled my ho premium due to non payment. Reliance claims I was uninsured when they transferred the loan and was refunded to even share this vital information to the new loan servicer. Im now having to go through the stigma of searching for reasonable insurance quotes bc of some supposedly underwriting super paperwork experts and their super paper request colleagues. And Im certain these quotes are going to be BRUTAL! read more

This company strung us out for over a month, asking for tons of financial information, including three years of taxes, months of bank statements, letters from our CPA, more letters from our CPA including their license number on their letterhead, more and more and more and more information looking into our excellent credit score, which lowered it by the way because of their constant looking into it, took forever to do the appraisal on the house which they charged us $550 for and then everything fell through. They wasted over a month of our time, cost us money, and never came through with any kind of loan for us. Every investor they had was below par. Their underwriters were also not wanting to loan out any money in the first place. I don't know how they stay in business, but do not use them. Reliance First Capital is the worst mortgage company out there. They are hard to work with and deceptive. We have been with them since 2019, and have hated every minute of it. They quoted me a loan at 6 to 7% interest rate. With closing costs around $4500 for a 43,000 dollar loan. [[HIGHLIGHT]]When I asked them to give me more time to think about it they pressured me and then I received something in the mail after dealing with a very ugly aggressive woman.[[ENDHIGHLIGHT]] The loan was then for $45,000 with an interest rate of 9% And I would receive $35,000. Quite different from the original quote they pressured me to do, quickly. [[HIGHLIGHT]]The initial woman I dealt with was very kind and made a lot of sense.[[ENDHIGHLIGHT]] The second woman I dealt with was a very aggressive African-American female. I was looking to consolidate many high interest rate credit cards and a personal loan. Worked with Jeffrey and he made me think and believe that my refi was going to happen with no problems. WRONG! My appraisal came in much much lower than he thought therefore the refi can't be done. I paid out $300 for condo documents needed, doubt I'll see that returned. DON'T use this company. They hype you up believing that they will help you only to be a huge disappointment in the end. I know my unit should appraise higher than what it came in as and I will not be paying for that useless appraisal. I do not recommend this company. read more

Company runs Credit History without approval. They state it would be a soft inquiry and the run a hard hit. The apologize and state they will resolve the matter, but never do. Then they think it is ok to continue calling me, trying to sell me on their product. They prove they aren't trustworthy and should be avoided like the plague. STAY AWAY! GO ELSEWHERE! I have never worked with any professional business as unorganized and unprofessional as reliance first capital. Loan agreements changed on multiple occasions. Interest rates were proposed at very beginning which made me switch from a lender I was already working with. Once items were completed to get my credit score up so that we would qualify for the rates proposed, thise rates were magically not available. Then we were promised another rate which was then changed to a higher amount. Once questioned they were then able to bring back down rate, but still not to either of the original rates promised. On top of this, due to the unorganized and unprofessional actions , we had to submit multiple documents multiple times. By multiple times I mean 3, 4 even 5 different times, THE SAME DOCUMENT(S). Closing date got pushed 3-4 times and ended up closing over a month later than originally told. Tried reaching out to branch manager on a couple of occasions without getting a return call. Overall this was one of the most painful, frustrating and unprofessional experiences I have ever dealt with. To be fair, we did end up finally closing. read more

I would indeed recommend Stephen Sasso and use his services if needed in the future!!! A couple of years ago we decided to try refinancing just to see if it would be worth it for us. I was getting multiple calls and to be honest, was getting quite annoyed from some people just pushing me to sign on. I have to admit I started rough with Stephen, but unlike others, he recognized my frustration and was very patient. I felt he really cared and not just trying to get me in. I was also under a lot of stress of working full time, having a second child, and studying for Master's degree programs online whole maintaining household... During the process, I also have to admit that I did drive him crazy (I was driving crazy myself!) by asking millions of questions, keep changing select options, I was just scared not to make a wrong choice. Not a single change in tone of voice came compared to the first conversation with Stephen, he was still understanding, and supportive, and explained to me over and over and over different options. I still tried to shop around but did not feel the same support from another company even though the offer there was similar. My husband and I have been through many closings in our lives, in places as widespread as NY, NJ, and IL. None can match the psychic pain we experienced with Capital. We ended up closing more than a month later than we planned due to two factors. Tom Cannarozza, our loan adviser, was unavailable a lot of the time. The first document processor, Phylicia, was incompetent and asked for the same documents over and over. Tom did nothing about this, including demanding that another processor take over Phylicia's efforts. We wouldn't have closed when we finally did so if not for the efforts of MIchele, out of the Long Island office. Kudos to that lady!! Tom is in the Charlotte, N.C. office. I cringed upon reading about the satisfaction expressed with a number of other advisers in that branch and cursed our luck that Tom answered my husband's call. My advice: read reviews and get references before deciding upon an adviser. The only reason my husband and I ended up closing on our house is due to the incredible hard work of our realtor in Greenville, N.C., Laura Maser, and Michele, the document processor, on Long Island. read more

I joined Yelp, just to share this: I sent a number of documents (more than any other closing & I have closed on a number of properties), proof of income & spent $500 for an appraisal only to discover I had been lied to about the rate. I was promised a rate of 3.75% otherwise I would not even considered a refi at the same rate. I was forthcoming with the property being a rental from the very start of this process. These folks are really not experienced enough to handle anything outside of a primary home mortgage. I'm happy to report they DID reimbursed me for the appraisal. read more

If you work with this company an you receive a mortgage broker by the name of Kenneth Watson request another person to handle your loan inquiry I received horrible customer service from Kenneth Watson. He was unresponsive, unknowledgeable regarding his job, said he had me mixed up with another customer with my name that also resided in my state. Never read/ acknowledged emails, on numerous occasions stated he would call me back but days later heard nothing. I should've read the reviews before starting to work with this company but I will be adding to the reviews now so hopefully someone else won't waist their time. read more

This is the worst experience I ever had. I had to deal with a person called Josh T. Robich, a person that claims to be "senior" but he does not know what he is talking about and waisted 10 days of my time. He was claiming that he needed documents that I already sent him, had to leave his office early one day, when he had to call me at a specific time one day and he did not until 3 days later. He said that he forgot the time difference (what is only one hour) Does not take 3 days to figure something he should have known to begin with. Had a bad experience with loan officer Kenneth Watson, I told him I wanted to apply for home equity line or home equity loan instead of telling me that their bank doesn't do it,he did a whole bunch of fast talking to run my credit and after tells me his bank doesn't do that and as a matter of fact most banks aren't doing that anymore but he can put me into cash out refinance loan. Very shady. Then he says yeah home equity loan is same as refinance. When I told him he wasted my time and ran my credit, he replies dont worry its a soft hit on your credit report. read more

We were told we'd get a certain amount of money out of the loan for home improvements and we got thousands less than we were told! Started the process Oct 06. Today is December 05 and I know nothing more than I did on Oct 04 when Maya rec'd my tax returns to pre-qualify me for a refinance. Paid $900 for a next day appraisal on my home within two weeks. No recourse, no phone calls or emails returned after days of emailing and calling and throughout the process, it was rare that I rec'd any response. After several unanswered emails and literally threatening these folks, I get the call from Travis, Maya's supervisor informing me that "Maya knew 2 weeks ago that the refinancing wasn't approved." The call came after the day I threatened them because I went to BBB and found a filed complaint in June 2019 specifically naming Maya as the employee who was dissatisfactory. I emailed Maya the screenshot of the complaint addressing my own personal concerns. In the same hour, I looked up this company with the Secretary of State in NC and found their filing articles and things went down from there. Within one day of sending all of that info to Reliance to get a call back, I wasn't "approved" Note: 4 days ago, Reliance had someone at my house taking pictures and making notes and so I thought maybe we we're getting close to the closing of the refinance loan. Update: I posted on their FB page, with folks messaging me their stories right and left. Plan is to file a complaint with the Secretary of State who licensed them to do business in the state of NC. I was told today that the application was denied which came the day after I posted the review and threatened Maya and coped all the bad reports to her in an email. Remember, she new 2 weeks ago, supposedly we weren't "approved." The phone call from Travis, (a supervisor) consisted of the fact that Maya knew two weeks ago that the loan wasn't approved. I'm waiting to hear from Travis regarding resolution and have told him that I will hold off on forming a complaint with the Secretary of State, the BBB and other means of social media discrediting this company and the outcome. I will also contact my attorney to assist in dealing with the complaint process to the Secretary of State. I appreciate those of you who have contacted me regarding my post. Update: Please note that Travis told me that he would check on a resolution process and he ask me to forward all email correspondence between Maya and myself...Travis can't profile his own employee and question her and check her emails? Travis told me that sometimes they delete their emails.Travis also told me he was going to upper management to find out if they could reimburse the $900 "rush" appraisal - okay. I'll post here to keep those updated who have messaged me but note that If there's resolution from Travis, my complaint will be considered "resolved" as I count on Travis's representation of this experience. UPDATE: This evening the VP Larry Karpen contacted me. You can email me for string of emails, timelines and conversations with Maya, Travis who has now skirted me to Larry. I'm giving "the resolution, the reimbursement" until 5:00 tomorrow. My conversations are going to be conferenced In the presence of my attorney or through email documentation, not by a one on one phone call. So, I will update you on further "reimbursement resolution." I will find resolution with an amicable reimbursement of my $900 to settle the untruths and deceptive discrimination against me. Many people leave reviews, make threats and never follow through, I'm not one of those people. I let these folks know that I WILL take this to every social media outlet, and file complaints with the Secretary of State etc etc. If we don't, people keep getting away with unapologetic, inappropriate, retaliatory, discriminative behavior. I have just closed on my refinance and I have to write this to appreciate what Reliance First Capital had given me especially to Daniel Montgomery, my financial advisor, who had given me a refinance option that fit my financial needs and my credit qualification. He's been very honest from the start, verifying with his manager if there were any concerns we were not sure about--- PMI refund, CEMA loan, etc. Kept me updated all throughout. And Tammy Kaur, Processing Manager, who had helped us expedite the whole process inspite of the delays from the CEMA loan application, kept me updated as well all throughout even if I don't call them about it. She continues to ask for more info but provide no interest rates. We have no debt, good income and credit scores above 800. I've asked them multiple times to stop calling my phone. I've asked them numerous times to take me off of their list. They keep calling me. I never solicited a service from them. They just decided they should relentlessly pursue me because they bought my phone number from somewhere. They have no respect for the wishes of the people on their call list. I don't care how much they paid for my number. They are not entitled to continue calling me. I owe them nothing. I have blocked their numbers on my phone, but it still shows when I have blocked calls. I got 8 blocked calls from both of their most common numbers in the last two days. Did a refinance using VA benefits, which had a competitive rate vs a conventional loan , able to finance up to 100% of value etc. Started the process around Thanksgiving , which made it take longer because of holidays etc. Learned that using Lending Tree will guarantee you a bombard of phone calls , emails , etc from various companies, some of who take some effort to leave you alone. After some research , I decided to try Reliance First Capital , they have been around since 2008 / 7 years or so , have very few complaints , etc. I worked mainly with Eric Evans , also Amy Wagner and Ben Cesaro. They were very thorough , patient , and very fast to respond thru the whole process. They did give me a good faith estimate up front based on my income and credit score. Took me a few weeks to come up with the money for the appraisal, which came back at a decent number, so we were able to move forward. Getting tax transcripts from the IRS took some time , as I am a disabled veteran and don't normally file taxes, otherwise that would have only taken a few days. Whole process would have taken closer to 30 days if it wasnt delayed by the things I mentioned, which is not bad at all. Closing costs were about $1500, which was fine. Had a certified closing notary come to my house to sign papers for closing, which I had never heard of before , I guess that is becoming common practice , and was very convenient. Title company TIMIOS messed up on getting me the cash out funds , TIMIOS sent me a company check instead of a certified bank check , which my bank wanted to put a 10 business day hold on, was a supposed to be a wire transfer from TIMIOS 3 business days after closing. I was able to lift the hold with my own bank , but almost wasn't able. Reliance First Capital was excellent , and fast when they were able to be , thru the whole process. read more

Over the last year we met with quite a few refinancing companies and representatives, which allowed us to see how outstanding Reliance First Capital and David Singer were. Their terms were better, and no less important was the process led by David, characterized by hard work, professionalism, high-level communication, and above all, which for us is the most important - a high level of reliability (more than once David couldn't give us an answer to a question, promised to check and after short time returned with a complete answer, and personally I prefer this approach over professionals who 'always know everything'.) I know how hard it for people to find the right guy to work with, whom they could trust in a major deal such as a refinancing. So here's my two cents for you guys: In my case Reliance and David Singer were found to be a good pick. read more

I have been working with Reliance for 7 months now trying to get a better rate. They continually asked for more paperwork and submitting and resubmitting documents. I quickly repsonded with everything they needed, but wouldn't reply to my emails in a timely fashion. Told many times we just need this one more thing and then you should be good.
