The first property I moved in didnt work because of the owner rules; one day i woke up to a man tiptoeing out of my kitchen. Me and my daughter was asleep on the couch. I immediately jumped and reached for my gun. In order to walk to the kitchen, he had to walk past me and my sleeping baby which didnt sit right with me. When I called Ellie's regarding this issue, some seemed apologetic & understood how badly that could have gotten while others stated it was out of their control because he was hired by the owner, which didn't sit right with me so management allowed me to transfer units. My current unit, Ive been in for around 3 months. Still managed my Ellie's. Since day 1 of move in there has been clear signs of mice & ant infestation. Ive made them aware of this day 1, sending them pictures/ videos. There are so many entryways due to amount of holes. The main one is the kitchen cabinet which also contains a ton of mold that has yet been addressed(also made them aware day 1) the cabinet has a HUGE chunk missing and it connects to the outside which is how they're getting in. Mind you, they moved me in knowing this. While inspecting the massive hole underneath the cabinet, I noticed blue bait which is more confirmation that they were aware of the infestation prior to me moving in. I found my 8 pound dog in the bathroom, eating that same blue bait. I looked under the bathroom cabinet and seen they laid some out there too. Again, confirmation that they KNEW. my final 2 strikes was seeing a mice run from my baby closet(on the SECOND FLOOR) that same day her face and eyes were so swole due to her being allergic. Then, at 7am while bathing my daughter, I seen a baby mice running from underneath my bed. Confirming the problem has now grew due to them not taking this issue seriously or making tenants aware of infestation BEFORE move in. I still have yet received a response from the property manager. The office answer every now & then but they are helpless because they have to go through management to get things done. The first week of me living here, they sent a pest guy that said he couldn't treat for the mice because it isnt his job to patch holes; he stated they will only keep coming back until they're patched by maintenance and only left 3 ant traps on the counter for me to sit out on my own. After weeks and weeks of calling about the mice again, they are wanting to send the same pest guy out who did nothing the first time. I spent the last few weeks preparing because now I am able to withhold rent: I have documented all communication on my end, all of the mice poof, ants, mold, doctor appointments, therapy documents, communication with previous tenants, etc. It's a violation to move someone into infestation especially while being aware! my 2 year old is allergic and still no empathy has been shown. No discount. No proper treatments. Rent is 1900 I decided to go up in rent to avoid things like this. it's only me & my daughter on the lease. Not me, my daughter, and a family of mice & ants . Something needs to be done! Every neighbor I have talked to, has them too which could be why Ive been ignored and treated like a nuisance. I'm not understanding why not take this serious considering there is so many airbnbs over here, my next step will be letting the guest know the area they're paying to be in is infested.

I have nothing but positive things to say from my experience living here. The staff at CLR is incredible - specifically Heather in the leasing office. Heather always has a smile on her face and gives tenants a warm welcome and goodbye whenever we cross paths. She also responds in a timely fashion to all emails and effectively communicates with tenants so we are up-to-date on all maintenance, community events, and pertinent information. Heather frequently coordinates fun events for tenants to mingle and share drinks or food. She genuinely cares about the tenants experience at CLR and it shows! In addition, the maintenance team typically responds in less than 24hrs to requests made. I submitted a few requests and they were fulfilled and completed in less than a few days. The appliances in the units are top-notch and quality. The apartment building is also kept in a clean condition. There is an excellent coffee machine in the lobby that I used everyday. You cannot get a better view of the Plaza than at CLR. It has a beautiful view overlooking the plaza and is a quiet neighborhood at night. There are tons of restaurants within walking distance and the community and streets are clean. There are a few health clubs within walking distance that make up for no gym area in the building. There is also a good demographic of tenants at CLR. Tenants are respectful, nice, quiet, and keep their door spaces clean and neat. The range of ages is anywhere from young professionals to successful, older professionals that makes for an inclusive and enjoyable community. I would recommend CLR to anyone that is looking for 1) a luxury living experience with a fair price 2) belong to a diverse community of respectful and successful adults 3) live in an area with a wide selection of restaurants and shopping that is busy during the day and quiet at night 4) a good view of the Plaza 5) a building with an excellent management staff!

As we ended the tour she said "just so you know we require 3x the monthly rent in order to be able to stay here. Are you sure you make that? Oh ok great I was just making sure you weren't confused or something." The level of passive-aggressiveness is unbelievable. I threw the brochure in the trash. The apartments look too run down for the price: dirty balcony and dark dank rooms. Plus the leasing office is low rent. On top of that. They've been deleting 1 star reviews off Google by reporting it. I posted a similar review on Google and they removed it though I didn't break any guidelines So you can't even trust the reviews on this place because they've been tampered with. The day after I moved out, I actually forgot a couple of things in my "tools drawer" where I store all my tools and manuals for the furniture. I still had my key and was on my way to return it the day after move out. I remembered I have completely forgotten about my tools drawer and went back to get it before turning in my key. The key did not work. They had already changed the locks! Luckily, it was left unlocked! I walked in and they had already given the place a fresh new coat of paint and had all the lights and fans on. I looked around to see if I walked in on maintenance but no one was there. Everything was just as I left it. I went straight to my drawer and my tools were gone! Only my manuals were in there. Exactly 29 days later, I called Copper Ridge for my deposit since there are legally required to invoice me at 30 days which is stated on the lease agreement. I told them I haven't received or heard anything regarding my deposit and the property manager said I should receive it within the next day or so. It was 2 days later that I receive my check of ONLY 25 bucks. No invoice of any charges were included. I called them back and asked for my invoice for the charges they have taken out of my 200 dollar deposit. 125 for "furniture damage" and 50 for "pet urination". This was told to me over the phone btw. I regret not taking pictures because I was so confident on how spotless I left the place. And I think it's funny how they charge for "pet urination" when there is only carpet in the bedroom and my dog was trained to never go in the bedroom. No matter how hard you tried, she would not budge. So when I finally received a copy of my invoice, that I had to keep asking for, the inspection was done 8 days after I moved out! And the one sign off on the inspection was the property manager! There were no photos, nothing to prove of the furniture damage or pet urination! In short, not only did they stole nearly my entire deposit, they provided no proof of damages and urination and they've taken my tools while I still had the key. They also did the inspection 8 days after I moved out, meaning after they had taken my tools, change the locks and put on a fresh coat of paint. Don't recommend to anyone. I will not go to my tenant lawyer about this. The cost of my lawyer is more than what I'm fighting for.

From the horrible condition of the property, to the heartless, evil management team, 909 Walnut is the worst property in the downtown Kansas City region. We chose 909 because of their historic building, secure garage, welcoming staff and comfortable apartments. Unfortunately, 909 was bought out by Worcester Investments around the same time (they also own Flashcube). New management cut costs at every corner, sending the property into a tailspin. Residents are leaving in droves, and Worcester Investments are searching for a new buyer to unload the property to. If you choose to rent here, you are signing up for a property that is currently for sale, and the future outcome ultimately unknown. If you are a prospective investor in the building, know that the residents are fleeing, and that you're investing in a failing property. During the last three years, the parking garage entry system broke, and was never repaired. This has left the garage open to the public, and has resulted in over 100 vehicle break-ins/auto thefts. You will pay $95/month to park your car in an unsecured garage, without a reserved space, however, if you park in one of the many reserved spaces (the building/garage shares space with a company that is allocated reserved spaces for their employees), your vehicle will be towed without warning by the property manager, Christina Roberts. This happens daily, and has occurred to many, many residents. The price cuts carried out by Worcester Investments have led to a filthy environment at 909. From water in the common areas, to vomit being left in hallways for days, there is zero accountability or interest in repairing/improving the ambiance at 909. The building consistently smells of sewer gas, or marijuana, which management does nothing in regard to. Regarding the individual units, the carpet/appliances are original to the buildings conversion to apartments. The carpets are filthy, the bathroom tiles are stained and impossible to clean. The in-unit dryer is a ventless system, this means your clothes take four times longer to dry, and you are required to manually clean the ventless filter. Due to this system, your electric bills will be exorbitant. 909 recently implemented a Steam/Chilled water system to "improve" resident comfort. This has resulted in an additional $200/month charge to rent prices. This number fluctuates, and you are required to pay whatever amount management charges each month. It is safe to assume your electric bill+this monthly charge will be an additional $500/month expense on top of your rent. Again, DO NOT RENT HERE. The residents formed a Facebook group due to the horrible conditions within 909. There have been discussions about forming a tenants union to fight back against Worcester Investments. I strongly hope the remaining tenants do this. I am attaching photographs of the conditions within the property, as well as a video of the lobby (you'll hear the fire alarm beeping, as it does daily.) This property once was an A Class property for KC. Many of the positive reviews were based on the previous owners. Unfortunately, one of the worst investment companies in the nation purchased this beautiful building, and ran it directly into the ground. Numerous e-mails from residents to owners Joel and Jesse Worcester as well as VP Nickole Nordstrom, go unanswered. I'm sure someone within Worcester will leave a standard reply to this review asking me to call their office to discuss these complaints further. To that I would say, the time to discuss these complaints, along with the hundreds of others by current/past residents was behind closed doors, in your offices, over the phone, and over e-mail. You chose to ignore, and deny the problems at 909, and I hope other residents continue to publicly speak out against what has occurred within this property. To any prospective residents, I implore you to look elsewhere.
