    Bunch of hidden fees while you live there and after you move out they pile on more random cleaning fees for you to pay. Very poorly run

When we first moved in, we really liked the management and how well the lawn was kept up. I was surprised that the snow was taken care of on the sidewalks and stairs. Litter was kept up too. The 1st maintenance man was on top of getting stuff done. There were a few that were a few sketchy maintenance people over the time I lived there but, as with any business finding the right employees with the right skills is trial and error. Thats to be expected. Maintenance got better over time and the number of maintenance people increased. I did have a leaking problem that took multiple times to get resolved but, that goes back to the skills of the individuals. We got a new water heater, heating and air-conditioning units over the time we were there. We bought a new thermostat for the wall and a taller more efficient toilet. Maintenance was on top of getting it replaced. When I talked to other people that have lived in apartments at other complexes, they had really bad stories to tell me. I felt I had been very fortunate overall to live at Parkville Place apartments. Another reviewer mentioned someone lighting the trash dumpster on fire that caused the car next to it to catch fire. That was my Nissan Murano. I never blamed management for that. My car was taken care of thru my insurance. There were only two dumpster fires that I know of over all the time that I lived there. My apartment was on the lower level. Which was easy access to the parking lot and trash dumpster. I felt the gas and electric bills were low. That maybe was due to living on the lower level. Thank you to Blue Door Management. They were the last owners before I moved to Wichita 6/30/24. They had the old tree stumps dug up and new bushes put in. It looked really nice. That was the last thing I saw as I drove down the street for the final time.

As previously noted, there have been 4 management companies in 4 1/2 years but that pet rent AND the non-refundable deposit when I moved in was supposed to be to repair/replace any pet damage. Just another prime example of the greediness and bad management that is chronic at this property. fyi-this is on top of the 'early lease termination fee' I had to pay to get out of this place with all the issues with electrical, plumbing, property maintenence, etc

    Disappointing Experience at Altitude 970 Apartments…read more I regret my decision to live at Altitude 970 Apartments. Over the course of my stay, I encountered multiple issues that made living here incredibly frustrating. First and foremost, my apartment flooded three times ( photos in post will show water on floor) during my tenancy of living here under a year. Each time, I had to deal with the inconvenience, water damage, and the hassle of having people in my apartment for weeks. . It's incredibly stressful when your home is not secure from something as basic as water leaks. Additionally, the elevator in the building was always a problem. More than once, I was greeted with an overwhelming and unpleasant odor that can only be described as dog urine. It was bad enough that it made me avoid using the elevator altogether on many occasions. It's really unfortunate because the location has potential, but these basic issues were not addressed adequately. But to stay somewhere that's supposed to be "luxury living" and paying over $2400 a month to live here, there's better places to look for I promise you. Overall, my experience at Altitude 970 was far from what I expected and I wouldn't recommend it to anyone looking for a clean, reliable living environment. Nothing against maintenance/office staff as they tried to do everything to make me and my family feel as comfortable as they could. When I asked to break the lease or have a month or two deducted for my experience and all the issues with the elevator not working, or not being able to get in with the call box not working, or cabinet doors falling off, the property manager said all they could do is apply a credit for only $375. Understanding this has nothing to do with the staff but the owners. Save your money find something that is a reasonable price because this place is not worth your time or your hard earned money.

We had a leaky washer that maintenance had came to fix and it was not fixed properly the first time and when I had called Brody asking him for help on the issue he said maintenance would come when they could instead of trying to get them out here to fix the problem they had caused. He also tried to quote my girlfriend on something she had sent in an email concerning some of our maintenance issues and made up what he hoped she had said trying to gaslight her into thinking she said something she didn't. He has also been rude to us on some of our phone calls and not treating us as residents and more like another problem he has to deal with. On the contrary Gaby has been nothing but excellent between our tour before moving in, to helping us with issues whilst we have been living here. She is always very polite and professional, she also takes care of situations and makes sure there are no following issues. Based on everything we've encountered here, Gaby seems more qualified and ready to be property manager of this location.

All of the leasing…read moreoffice staff are amazing, and I never had any issues with the apartment that didn't get resolved in a timely manner. The unit I moved in had just been newly renovated, and it had a modern look with dark gray carpet, faux granite countertops, and stainless steel appliances. The cost of rent/water/sewage/trash was $720 total for a 670 sq ft 1bed/1bath apartment so all you need to pay for is electricity and internet since renter's insurance is not required. The apartment complex is also wired with Google Fiber, for fast internet speeds, and they allow you to hang personal items on the walls. You don't even need to fill in the holes when you move out! However, I ultimately ended up moving to a new apartment complex because I wanted more space, an apartment with in unit washer and dryer, and a larger kitchen. The complex was also a long drive to work for me, and the office hours made it difficult to pick up items the get delivered to the leasing office since they're only open from 9am-5pm and closed weekends. If those things are non issues for you, then I would definitely recommend moving in here. I also didn't have any issues with move out, and was able to receive all of my security deposit back. They do 12/13 month leases, but I'd suggest going with the 12 month lease. Especially if you don't move in on the first of the month because they don't count prorated months as part of the lease term.

    Don't Get Too Comfy My family and I lived at The Retreat at…read moreTiffany Woods from March-December 2025, placed there by our homeowners insurance after a house fire. We rented a three-bedroom unit. While there were positives, I feel it's important to share our full experience so future renters can make informed decisions. First, accountability where it's due: we experienced water damage caused by our personal washer/dryer, which our renters insurance promptly covered. I also want to highlight that the residents themselves are wonderful--kind, welcoming, and social. My children and I will truly miss many of our neighbors. Unfortunately, management issues significantly overshadowed those positives. Harassment & Lease Non-Renewal Within days of moving in, long-term residents warned me that women of my age--particularly those resembling the Property Manager--had previously experienced harassment and non-renewals. I dismissed this as rumor. However, over time I received 35+ phone calls and 66 emails from the Property Manager, many citing complaints not outlined in the lease. The frequency and tone felt excessive and targeted. Despite always paying rent on time and resolving all issues promptly, I was informed my lease would not be renewed. The stated reason given to me was that I "gave the property manager a headache." We ultimately agreed to an early move-out without penalty. Vague Policies & Uneven Enforcement The lease lacks clear community policies, leaving rules open to inconsistent enforcement. When I requested written guidelines, I was told none existed. As a result, residents were treated unevenly--for example, some were told they couldn't decorate patios while others had elaborate setups. Not Family-Friendly While neighbors were great with children, the complex itself was not. In one incident, my children visited the office for juice boxes--something they had done previously. The Property Manager called the police, stating they were "abandoned and wandering." I was later told parents must remain within five feet of their children at all times or risk police involvement--this policy was never mentioned in the prior 11 months and is not in the lease. Safety & Transparency Concerns The approval process claims to include background checks, yet serious safety issues occurred. My building was later raided by SWAT due to a neighbor's criminal activity. Residents--especially families with children--were given no meaningful information. Car break-ins also occurred but were not communicated to residents. Amenities & Pet Considerations Amenities look appealing but were often unusable. The pool was frequently closed due to heater issues, and the community kitchen had to remain empty. When I stocked it with disposable items for shared use, I was written up for "storing personal items." Although marketed as dog-friendly, aggressive breeds were present, and several dogs were openly described as unfriendly--important for families with children or pets to consider. Culture of Fear The Property Manager's leadership style created a culture of fear. Staff expressed concern about arbitrary write-ups, and residents avoided contact simply to stay "off the radar." This is especially unfortunate because the rest of the office staff and the maintenance team were excellent--responsive, professional, and genuinely caring. Final Thoughts The Retreat at Tiffany Woods has a convenient location, well-maintained units, and a strong resident community. Unfortunately, these positives are overshadowed by management practices marked by inconsistency, lack of transparency, and fear-based enforcement. If you value consistency, safety, and respectful treatment, I would not recommend this property. I encourage prospective renters to read multiple resident reviews across platforms and research official complaints to get a full picture.

First off it is absolutely infested with roaches, and get this, that's not even the worst part!! They try to pin their tenants against each other, offering money to "tell" on each other. They will come into your apartment WHENEVER they want with NO notice. Had what seemed like a CHILD walk into my apartment with no notice while my dog was out and I was sleeping. Even though a week before I had to get cameras out because they claimed to come to my apartment, claimed they couldn't come in because my dog was out when I know for a fact he was kenneled and no one even walked past my door. My building is a four plex, all other tenants have moved out. The audacity to ask me to recommend this place to someone is insane, and being able to text me for that and not a notice someone is entering my apartment is even crazier. For 1000$ a month I could be living in luxury compared to this place, seems like you shouldn't live here unless the price for you is like 500 a month. WORST RENTAL EXPERIENCE OF MY LIFE. She said the window was under warranty. In June I contacted her about the window and she said it was no a priority. By this time the crack is huge. Later she said the weather was too hot and that would cause problems replacing the window. I wrote reviews on Windscape and this angered the manager. She said my lease would not renew my lease. She said she didn't want me to stay in a place where I was unhappy. When I applied for a new apartment I was turned down. Mimi said she told the manager that we had a "personality conflict." I have only stayed because it's easier to stay put and pay too much to be treated the way I have, than to go through the pain of moving. Renter beware: once you sign those papers you are in for a ride. Numerous issues with being sent lease violation notices that we were not guilty of (one of which wasn't even for my apartment and had someone else's info on it). Evidence given for a pet waste violation of lease was "someone said a dog was seen relieving itself on the lawn outside your apartment and no one picked up after it." Yes, I have a dog. So do many other residents. And this is my fault because it's just outside my windows? Another pet leash reminder was sent after the complex decided the middle of winter was a good time to replace door seals, and my dog managed to get out the door because it literally wouldn't stay shut unless I locked it. I received the notice shortly after chasing my dog around the complex for 20 minutes with a leash in my hand. Overflowing sink issue caused by maintenence staff was fixed like 90% of the way, but they were unwilling to put new silicone on the sink and the whole sink wobbles. We have to be careful not to fill it, or water sloshes over the unsealed edges and into the storage space below. Janky electric box in this unit caused the microwave to blow the breaker multiple times even after the breaker was replaced. Noise complaints made against neighbors that let their kids stay up all night running back and forth across the apartment went unresolved for two months, before I started considering legal action. The leasing office kept telling me to talk to the night security service even after a third, fourth complaint was made. I had to send them recordings of the upstairs doors being slammed and kids jumping off the bed at 4:30 am before they did anything about it - like they weren't taking me seriously, or didn't believe me. The office is willing to renew a lease clear up until the very day you would need to vacate - yet at 53 days to go they drag their feet on paperwork needed to send to a potential new landlord, and still charge a prorated amount for the 7 days needed for notice to vacate. There is apparently zero wiggle room on this, even though I did not fill out their renewal form (which logically, is an answer in and of itself). What are they really losing by accepting it at 53 days from a tenant that was never late on payment for 2.5 years? What does the complex gain by charging me for an extra week when they could use that time to re-list the apartment (a process they will need to go through regardless)? Is this bad review worth the wasted emails and time? I feel like I'm being held hostage for trying to leave. I was originally not going to post this review, preferring to let this experience be water under the bridge, another classic example of "that's why you don't rent apartments from corporations." But the corporate "by the book" treatment of my family from the moment we signed the paperwork, including by the manager who pompously informed me they've been in this industry for 24 years when notifying me of the prorated amount I would need to pay, and their subsequent condescension when I asked if there was any way we could let this go with well over a month before actually leaving - has left me without any wiggle room. I will post this because it's my "by the book" experience; an honest review that I was hounded multiple times by the leasing office to leave on Google shortly after signing the paperwork, and a couple of times after a repair order was completed. Well here you go, you got your review. The Reserve at Barry want to make themselves look good in public appearance. Like their new and innovative style isn't a big corporation in a friendly mask. Don't fall for it.
