I moved into my apartment in May and immediately noticed that the back bedroom was significantly warmer than the rest of the apartment and had little to no airflow from the central AC. Since then, I have submitted five maintenance requests and had multiple visits from maintenance and an HVAC contractor. The bedroom vent was eventually confirmed to be disconnected from the ductwork and was finally repaired in August, but the larger HVAC problem remains unresolved. Even after the vent was repaired, my AC has run continuously for more than 24 hours at times and has been unable to maintain 72 degrees in the apartment. During hot weather, the temperature has reached approximately 77-78 degrees inside, despite the system running constantly. My projected electric bill has also approached $300 for a roughly 1,200-square-foot, two-bedroom apartment. What has been most frustrating is the lack of communication and follow-through. Multiple maintenance requests were marked as completed even though the underlying problem continued. I have repeatedly contacted management, and after being told I would receive an update and repair timeline, I had to follow up again when no response came. Even after finally repairing the bedroom vent, management responded as though the HVAC issue had been resolved, despite the fact that I have repeatedly explained that the central AC itself is still unable to adequately cool the apartment. I understand that HVAC repairs can take time, especially during hot weather. What I find unacceptable is having to repeatedly ask for updates and explain that the same problem is still occurring without receiving a clear plan to address it. I have tried to be patient and work with management throughout this process, but after months of dealing with this issue, I am extremely frustrated with how it has been handled.

We were with our previous property management company for 3 years and it was a nightmare. We have been working with CJ Real Estate for 7 months and they have completely transformed our experience of investing in Kansas City. CJ Real Estate is a remarkable property management company. They have made our renovations streamlined, they have exponentially increased our leasing rate, they have filled up our vacancies at lighting speed WITHOUT compromising on their leasing criteria. They are very strict with their leasing criteria and say "no" more often than they say "yes." They are looking out for the investor's best interest while keeping the tenants (and rental unit) safe, secure, and clean. What's great about CJ Real Estate is that their management and maintenance team are large enough to accommodate both large institutional investors and small investors. They can handle everything from affordable to luxury rentals. I can't say enough good things about working with them. They are truly aligned with the investor's interests to see the investor succeed in the long run. An example of this is that they want to see their investors grow their portfolios in the markets they manage. They understand that in order for their investors to grow their rental portfolio, they need to have their existing assets be stabilized and managed effectively There is a how they have grown to manage over 2,000 rental units. Their management fees are best on a percentage of the rental income collected, not a flat fee like other management companies. They are incentivized to keep occupancy high year-round. They are motivated to market vacancies, put good tenants in, keep them satisfied, and keep the properties cash flowing. CJ manages over 100 rental properties for my company and my investors and I are sincerely thankful for having found them. We've kissed a lot of frogs in the past 3 years and CJ is- without a doubt- one of the best property management companies not just in Kansas City, but nationwide.

We unfortunately trusted them to manage our property when we moved out of state and wanted to rent our home out. Not only were they unprofessional in communication, they simply negelected responsibility, literally no-showed multiple consecutive city inspections, resulting in legal action that came as a complete surprise to us as owners. Move-out inspection reports were incomplete and misleading, left out significant details such as burn marks on the carpet and excessive large trash items left behind by tenants both inside and outside ($700 worth of removal). These details are not inclusive of all events. Throughout the entire 2 years we worked with them, they avoided and simply refused accountability every step of the way. In no way do I recommend trusting this group with your property if you care about it. I will anticipate the company commenting on this review to "clarify" details, amounting to further avoidance of accountability. As a response to Heather, I believe it is disappointing to see public critique. You and CJ real estate beyond disappointed us, and your "clarifications" are unwelcome. Words like "agreed upon" are so interesting following what I've written.

Each person who took the time to post a review here has a story, of which, is valid to them and i would never presume to understand what they experienced. My experience was just fine. I rented a home for two years from them and never had one problem. I called for maintenance and they resolved problems, my entry and exit meetings with the KCHR team was pleasant and met my expectations as far as what i should expect from a management company .. And this is coming from a person who has dealt with property management companies in 20 different states, and more than 35 cities. These are a good group of people who try to get it right and thats all you can and should expect from them. My experience was good. They were responsive and in the end i got all of my deposit back - I got far more from KCHR than 80% of those i've dealt with in the past. Most companies ignore renters and make every effort to keep their deposits and this one didnt. There is a very good chance that, one day, i will return to Kansas City and when i do i WILL rent from them again! I appreciate all the people who post reviews here that they tried to give their opinions of this company and respect their comments but i would ask that anyone in the future wanting to rent - that you give them a try and see what happens.     DONT RENT FROM THIS COMPANY! The only good reviews here are from property owners who use them as a…read moreproxy. I have rented a unit for almost three years. In that time my unit switched hands twice before ending up under this rental management company. In my time living here we have always had no access to our dishwasher, as they built it too close to the oven so it would not open at all. Never resolved. We had a case of roaches that was pretty bad, they lived inside of our oven and you could see them within the oven clock, the glow illuminating their eggs and bodies. When they had a pest service out to kill them, it did work, but even today we see their corpses within the oven timer and the company made no move to replace the oven. We had no mailbox for the first year of living here. We have had a lot of water damage in our time. If not the windows, then our sink leaking behind the wall and puddling by the front door. Or the baseboards growing a thick orange slime. We had water damage due to a leak in the front window that was patched three times with caulk by maintenance, but the damage to the wooden window sills still remains, and ants get in through the holes in the rotten wood. Those holes get bigger daily, as it chips. Our AC unit has always been loud and leaked water in puddles into the hallway, when we had maintenance out here told us that was normal condensation and to run the AC more and the water would stop. As we've ran it more this summer the water has only been flowing worse into the hallway and damaging the baseboards. When we noticed a strange smell from the air we opened the utility closet and found it covered in mold, black and white. Rotten wood everywhere. We stopped running the AC (it doesn't have a filter in it), and reached out to maintenance. While we were sweltering in a 80 degree apartment, maintenance was taking a week and more to get out and asses the issue. When he got there to see it, he told us it was bad and would be easier to fix with us not in the unit. Instead of fixing it, we have been forced to pay FULL rent for the month and live in 80 degrees with our cats for the rest of the month. We filed for vacancy due to the conditions, as our lease was not up, and they act as if they are doing us a favor letting us go. They kept our deposit and told us if the repairs cost more than our deposit we will have additional fees. The deposit definitely will not cover the mold, but that issue isn't even our fault. The unit right next to us also had a pipe burst, and was covered in black mold from wall to floor. They didn't fix it until my neighbor started to involve the health department, then they had it fixed in record time. My friend, who also rents a space managed by this company, also has the same issues. DO NOT RENT FROM ANY UNIT MANAGED BY THESE PEOPLE. They do not care about you, they will not take care of you. They will take your money and provide you a mediocre service.
