We were the owners of a property which RPM sort of managed (mismanaged) for us. They'll tell you they're "happy to consult" but I'm pretty sure their definition of consulting is ignoring emails and dodging phone calls. They communicate great up front to get you under contract, then once that is accomplished their interest in you quickly deteriorates. We spent 2 weeks trying to get a response from them when we were closing on the sale of the property to the tenets. We only received deafening silence. In a sheer act of brilliance, we called from a different number, and would you believe it? Kip calls us back within 20 minutes! Then there's the financial side of things. RPM has this interesting policy where they pledge to notify you for any expenses over $500. But, plot twist, everything mysteriously comes out to $495 or they break it up into smaller pieces. Need a new dishwasher, washer, or dryer? That'll be $495 each, please and thank you. Then in keeping with their track record on communication, they only tell you about it 6 months later (a month after the house had sold). It's almost impressive how incompetently (in the best case scenario) this was all handled. This is not property management; this is a circus, and frankly, the clowns are running the show. We had a great experience when we first applied and then moved into our rental. However, after living in one of their homes for 3 years, this is my update and true review. Kip is a crook and RPM is a terrible business. Kip will make idle threats towards you if they think you have done something against them, never asking questions before making accusations. Emails and calls will go unanswered, they do not fix things in a timely manner and when they do, Kip hires very shady employees, one who actually stole from us. Work they do in your home is very crappy and they do not clean up their messes, and will leave mud trails through your home. The rental we moved in to, never had the carpets cleaned or home painted or cleaned prior to us moving in, even though that's what the lease stated. I had to clean the carpets in the home because they turned the bottom of our feet almost black from how dirty they were. The toilet was leaking where it was dripping down into the basement. There was mold around the bathtub, the basement had a leak in the foundation that caused mold to grow behind the wood panels that were put up in the basement. The stairs to the back deck came unattached from the porch and when they "fixed" them, my 10 year old child stepped down on them and they came unattached again. The banister on the deck had broken in 2 pieces and several boards on the porch had rotted and had nails sticking out where it was a hazard for anyone to walk on. We lived on the golf course and either a neighbor, the Lake of the Hills HOA or someone had called and reported the porch to Meridian township. After it had been reported and then inspected, Kip showed up to the condo, UNANNOUNCED and was walking around the back of our place. When I spoke with him he made idle threats telling me a story about how a prior tenant who was a law student made things difficult for him, so he told them having a landlord/tenant issue on your record isn't good for the law bar. At the time my husband was in law school. After telling me his story he made accusations that I was who reported the porch. I will never do business with this company again, and I highly suggest you steer clear of them as well. read more

We've been with RPM for a 12+ years now and I just wanted to write a little review in appreciate for the great service, great communication and quality renters we have received from Kip and the team at RPM. Before this, we had never rented a home and we were uncertain going in. However, it has been a great experience. They screen for qualified and caring renters and our home has remained in the same great condition we left it years ago. Consistently, RPM has found tenants in a timely fashion whenever a renter leaves taking time to renovate as needed between occupants. It's been a great 12 years. I'm looking forward to many more. Property owners......RUN away from this company. They have shotty reporting and terrible technology. They do not answer your calls. They refuse to text message. They take over a week to reply to emails. Speaking to Kip on the phone will make your ears bleed as he talks and talks endlessly about everything unrelated to the question you have. Kip supposedly spends all of his time in court, therefore not managing your property. I would never trust your investment to this terrible outfit. read more

I am going through a hard time right now with health issues and personnel losses on top of all this having to move suddenly. The staff was very professional and understanding. when I had a question about the property I got very good and detailed answers. My phone call message was returned within 2 business days. The pricing for the rent on their properties is VERY reasonable. Multiple attempts to charge us fees throughout our lease. Came in did repairs for city inspection, some that were needed were broken before we moved in and we got charged for them ($594) and told that it will not come out of our security deposit, it has to be paid now. If you have dogs, they will send MANY letters threatening to charge for cleanup though it is not in the lease and therefore unlawful w/o an ammendment to the lease agreement. They also took 5 weeks to fix ONE part on a dishwasher so be prepared to do dishes by hand for a while. The staff is nice, but only to your face. Hence the one star. read more

Kipp and the crew at RPM have always been great to rent from. I rented with the RPM for four plus years. The team was always flexible with me and helpful when I needed to switch rental spaces. When items broke they were always fixed in a timely manner. Would for sure rent from them in the future if needed. read more

We did not have a good experience. Maintenance requests (when they were responded to) meant a mess left behind every. single. time. When the air conditioner upstairs leaked through our ceiling, all they did was spray paint over the stain- never checked for mold. They also had high turnover in the office, and I believe they are grossly understaffed. Once when we had sewage backing up through a basement drain, we had to wait almost 24 hours before they would send someone to fix it. After 4 years, we were told our renewal was "in the mail" but after weeks of waiting for it to arrive, we found out the house had been sold and we would have to move because we hadn't renewed our lease. They offered no explanation for why the renewal was never sent to us as promised, nor did they apologize. The few available properties under their management we saw while searching for a new place were nothing less than disgusting, and the agent was 45 minutes late to one of those showings. When I contrast the years we lived there with the wonderful experience we've had in our new place, it seems even more incredible that a company that treats its clients that way is in business at all. I haven't even signed a lease and I'm nervous about working with these people. I spoke with Rachel, who was VERY unprofessional, with a know-it-all, holier than thou type of attitude. I really like some of the properties, but before I've even explored the options, I'm seeing why the reviews are not very positive on google (which I would ALWAYS recommend looking at). Apparently, the owner of the companies name is Kip. Now, Kip might be a great person who accidentally hired this ridiculous human named Rachel. I'm going to attempt to communicate with Kip over the next few days, and I will edit this review if things go smoothly. The owner is a bully to tenants and attempts to turn over property yearly to new tenants so he can charge the landlords more for preparing the unit and re-renting! He also solicits the other properties he has for rent while a tenant is in your property! I had an appointment today to check out a rental property. I showed up on time, as scheduled. When I arrived there was no agent there. I then called the property management to inquire on where the agent was and was left on hold for several minutes, and nobody came back on the line. I eventually disconnected. I am most appalled at the fact that it was very unprofessional as I never received a call back from the company after having drove 1.5 hours (relocating) and tool time off of work, to make the appointment. It was a complete waste of time and money as I never even got to view the property. I do not recommend anyone dealing with this property management. Don't even bother trying to deal with these scum. I thought they might be alright until I was fooled into viewing a bachelor apartment that was advertised as a 1 bedroom. The price was good until it was discovered they just falsely advertised it. I had already given them an e-transfer deposit as well and they were very unresponsive once I told them I was not taking the unit. They also never accepted the deposit and made me cancel the transaction which was a $5 fee. So, now I'm out $5, a bunch of my time and feeling cheated by the advertising. AVOID THEM read more

I called and scheduled an appointment with this company for the next afternoon at 5pm. I was told I would be meeting with Ashley. I packed up my family, my spouse and our two young kids, and drove across town arriving just a little early. We got out and walked around the outside of the property and the agent Ashley hadn't shown up yet. So I called the office and they told me my appointment was actually for 6pm. (It was not.) However I did not argue I simply asked to reschedule, at which point she put me on hold. Four minutes later I hung up, waited a minute and called back private. When she answered I explained what happened and asked to reschedule again. She heaved a big sigh and said she'd see what she could do. She schedule me for the next day at 5:30pm. The next day my spouse didn't feel like packing the kids up and possibly being disappointed again so I drove across town alone to see the house. I got there a little early again, and there was no one there. I waited almost ten minutes and called the office. No one answered. I called three times. Finally I drove home and called again without using the privacy blocker and low and behold they answer. She apologizes for my inconvenience, gives me the agents number and welcomes me to call her back. I called the agent Ashley and of course was pushed to voicemail. Needless to say my calls were never returned and I have not nor will I ever schedule appointment with this company no matter how sweet the deal is. Found a problem with being consistent and truthful. I called less than a week after taking an application at a rental that was clearly not ready. Get things done early, Right? I let them know that today they would find my application and seventy bucks in their po box. They said, "we didn't get it yet." I said that it probably was at the post office. I mean it is less than a week. Unadvertised rental, not ready, but "it's already rented out." I told them to tear up the check. I doubt it is rented out. I suspect they can't finish repairs for some odd reason for a house sitting for months. Doubt it will be ready on the 1st. Would have discussed renting it when it was ready in another month or so. Bet I call back next month, and find they are looking for a tenant. Just so odd. Not really any confidence here. I hope they tear up the check, because most of the ones in my price range that they have are very small, a bit overpriced for the area. I know I will do better on the price. This one was actually doable. Exactly what I wanted, ideal location for me. good layout. Not overpriced like their other "ready" homes. read more

Worst company in this area! They are all happy and fake in the office to get you into a lease, then if there is ever an issue they do not return phone calls. They go back on their word and should not be trusted. They are all about making money for other people and taking their share. They do not really care about the people that live at their properties I would say they only view them as a number. The manager is not trust worthy and treats his employees horribly. RPM is a piss poor excuse for a management company. Managing over 200 homes you would think that this "company" would be more professional but its not and never will be. They hire people with absolutely no previous experience in this kind of business and basically just set them up for failure. Do not work there, don't do it! The owner is so completely rude and has no people skills, you will be yelled at, screamed at by him and witness his temper tantrums on a daily! And the homes are over priced and are in poor condition. You will never get maintenance to fix anything and if they do, best believe you will be charged. Unless a miracle happens and the behavior of the owner changes, I see this place going no where but down. I feel sorry for everyone involved with this place! I really wish I could give them ZERO STARS, but it won't let me. They don't even get 1/100th of a star. Absolute WORST company to rent from in the Lansing area. They try to charge you for every thing that's broken and try to always blame it on you, even though it was broken when we moved in and its on the move in check list. They tried to rent us another house they would definitely not pass a health and safety inspection, piss soaked carpets, hanging wires, broken windows and screens- I could go on forever. They say its "as is", but renting as is does not follow buying as is. They still need to do proper maintenance and make it safe and clean! When we threatened with a lawyer and city inspectors and they begged us not to and let us out of the lease. Besides that huge issue( we have rented from them and were going to switch to another house they rent out) they don't maintain the houses and take forever to come fix things and always try to charge you.
