Individual named Dave said that it was fine to negotiate the contract but whenever I did, Rachel, who did not know any information about the property I was looking at nor did she know any of the damage that was in the home, she couldn't specify what damage existed in the home. Just that it was "as is" and told me "to just trust her". Meanwhile I am FULLY aware that AI manufactures information and I don't feel comfortable doing a land contract through a company that uses AI considering that land contracts are already a high risk investment. Whenever I brought this up on asking for additional protections, Rachel took it as a personal attack and basically doubled down and made herself untrustworthy to me because she would not remove three words in the contract: "above buyer's interest". She would not confirm any timelines with any information that I had requested from her to include details about whether or not a default trigger would occur because she is doing a land contract on her property. Additionally once she had sent me the contract it had three different dates on it, several errors, the title group that she used was not a neutral party, and there were discrepancies such as not texting her within 24 hours being a default trigger for eviction, and they were concerns about additional fees that did not meet the Michigan required 11% interest, which is what I had asked about and I had stated that this was a common practice for predatory land contracts. Whenever I brought this up, she took it as a personal attack instead of just meeting in the middle, instead she took it as me being too interested in her financials whenever she can default in this loan. Zero transparency when it comes to what you're getting because the lady that I spoke to Rachel who I assume is the business owner and the owner of the homes, does not know anything about her business and just allows a third party to manage all of it despite the fact that she's the one who holds the lien which is important because if she's using AI to track whether or not I'm paying my bills I don't want that person to be doing business in my community. This is very scammy. And frankly she was telling me to be professional but unfortunately she had no professionalism when it came to our conversation and she did not care to give me details about the home that were factually accurate. She also spoke down to me as if I didn't understand what was happening or what the contract was, when I did. I asked her for more legal protections because of her usage of AI because it is unregulated and we know that it is not reliable in practical business settings, this has been proven by research. He took this as an attack on her character, which makes me more suspicious of her because she immediately brought up the character card and how we are supposed to trust her but she did not create that trust during our phone call nor did she create that trust in her emails. Frequently used DARVO as a method of communication. Do not recommend. Too many hands touching things they have no business being in!

In just my first 2.5 months as a tenant: Move-in: Reaching anyone to rent took over a month. I did a virtual tour, signed digitally from out of state, and paid the deposit. I then heard nothing for weeks. Three days before move-in I finally reached John "JP" Smith, who berated me and falsely accused me of skipping steps -- I had screenshots proving otherwise. He hung up rudely, and Steve called back to say the unit might not be cleaned in time. I explained I was three states away with a U-Haul and pets; he offered to let me move in uncleaned, and I refused. He insisted it had just been cleaned, but at move-in it was filthy: no toilet seat, no kitchen cabinet door, broken lights and bathroom cabinets, thick dust everywhere, and a cat urine smell so strong it burned my throat. The bathroom ceiling was actively leaking in multiple spots and caving in. There are large unsealed gaps between walls, and the exposed brick wall has missing chunks that expose the unit to the outside. Maintenance failures: No mailbox key or move-in checklist for over a month. A/C and heat don't work and the filter needs replacing; the outlet it was plugged into is burnt and melted. Windows smell of mildew/mold, blinds are broken. The bathroom ceiling leak continued over a month after repeated reports to Steve -- roofers came but never repaired the drywall, which still hangs loose. Kitchen and bathroom sinks both leak; hot water barely lasts in the shower and never gets very hot; kitchen sink is a cold-water dribble at best. A/C units are "backordered" with no repair date, no replacement, and no new filter -- during a summer heatwave on the 4th floor of a 100-year-old building. Cat pee smell in the bathroom persists even after I spent $120 of my own money on enzyme treatment. No kitchen cabinet door after 2.5 months. Ceiling has water-damage stains, and two large gaps along the east wall let loose brick, debris, and dust fall onto my furniture whenever it's windy. Building/safety issues: Office and property manager are nearly impossible to reach; their listed office address may be wrong or misleading. The building's second fire egress (back door) was broken for over 1.5 months, trapping tenants inside -- multiple residents reported this to code enforcement. The front door's emergency key for EMS/Fire Rescue was wrong; a tenant had to file with code enforcement to get it fixed. Lansing city arborists once asked tenants how to contact the company because they couldn't reach them either. Common areas: Hallways and stairwells have filthy, stained carpet, dead bugs, trash, and crumbs, and smell of dog urine throughout. Cars in the parking lot were broken into twice in two months. Trash is constantly littered in and around the building -- a blanket, soiled underwear, and a pile of shoes sat by the front door for over a month even after being reported. The back dumpster constantly overflows with mattresses, chairs, and needles, taking over parking spaces, with no action from DPMG Prime. Laundry: Coin-op washers/dryers in the basement are filthy and often broken. When it rains, they sit in inches of water with electrical wiring dripping from waves of water leaking through the brick. The laundry room has bugs, mold, and trash, and broken A/C units and fridges are now being stored there too. Lease/fees: Rent is $1,100/mo. You're required to use their building internet but must buy your own router, and service is spotty at best. You must sign a 2-year lease or pay hundreds more per month, and their auto-pay system charges a $100 late fee even 30 seconds after the deadline. Roaches and ants throughout. The owner, Jeff Deehan, has reportedly been seen online joking on forums about doxxing tenants who complain or raising their rent to make them homeless. Avoid this company entirely.
