So here we go.... I had the unfortunate displeasure of working with J. Mark & Associates in Jan 2011. As a 5.5 year tenant at 1440 North Alta Vista and sole lease holder, I demonstrated a great deal of loyalty to the building, never caused any damange, nor any type of disturbance. Upon moving out in January 2011, I was guaranteed to recieve the security deposit within 21 days of my move out date (per my lease and per CA state law). J. Mark & Associates never returned my security deposit. I spoke to Daniel Schoen - https://www.linkedin.com/pub/daniel-schoen/74/285/93a He did the following: 1.) refused to speak to me since I already moved out 2.) refused to give me a copy of my lease 3.) indicated the lease was lost in the transition 4.) told me it was not his responsibility to return the security deposit Daniel's rudeness and dismissive behavior is an accurate representation of my 5+ years living in that building. Live-in management had yearly (if not monthly) turnover, repairs were very rarely addressed in a reasonable time frame, and any lease/paperwork associated with my apartment was apparently lost when they moved office spaces. Overall, there was a constant sense of disorganization. I ultimately did not get my security deposit back from J. Mark and it's now Aug 2014. If you want a dishonest and corrupt management overseeing all your rental needs, then sure, J Mark is a good call.

I lived here a little over a year and for the most part, the apartment was okay. Everyone is nice…read moreenough until you decide to move out. I submitted my 30 day notice and was completely ignored after that. I left the landlords several messages and didn't get a single call returned. Once I called the management company, American Capitol Realty Group, Inc. (AMCAP), then I finally started getting my calls returned. I feel I was a great tenant: always paid rent on time, kept apartment well kept, never disturbed my neighbors, etc. When I left the apartment, I left it in really good shape, so I was expecting a good return on my deposit. First, the return never came. After the allotted 21 days, I called AMCAP and they stated they did not have a forwarding address. Apparently, they didn't bother looking because my 30 day notice that I submitted to management and the landlords CLEARLY stated my forwarding address. About another week later I finally received my deposit with a lot less than I expected. It did not entail an itemized list or receipts for whatever it was they were charging me. I called AMCAP and was directed to Jack. After a week of leaving messages with no return call, I finally got a hold of him on a Friday. I explained my concern and he said he would look into it and return my call in 5 days. Did he call? Of course not. When I finally got a hold of him again he said the cleaning of my apartment was more than what they charged me, so they weren't returning any more. I asked for the receipts because I had pictures and documentation of my apartment of the move in and move out condition so I wanted to compare it to his "receipts." He said he would send them. It is now another week and a half later, total of almost 60 days after my move out, and nothing. This is ridiculous. They are suppose to be a professional company. Do yourself a favor and avoid this property and management company.

I used Steinmetz property management to take care of my previous home, now a rental, for over 20…read moreyears, and it has not been a great experience. I live close enough to drive by, but sort of put my trust in Donna, and that was a mistake. When I did drive by I noticed glaring issues with landscaping, overgrown unruly bushes, Christmas lights up all year 'round, hanging electrical cords dangling above the garage door, two palm trees allowed to root and grow to over 20', destroying pool plumbing in back and causing sprinkler issues in front, a front walkway lantern broken and hanging by the electrical cord. After she was gone, I was shocked to actually enter the house to discover damaged drywall, broken closet doors and light fixtures...very heartbreaking. Torn window screens, pictures drawn on interior walls, filthy bathrooms, paint overspray on patio cement and block pillars. There was a water leak in the kitchen ceiling which ruined the drywall, so some drywall mud was simply smeared over it. There was obvious dry rotted wood throughout, I was never made aware. A side wooden gate was replaced with a gate that was poorly constructed, as well as a 26' long wooden fence that anyone can see was constructed by the worst handyman ever. Even a replacement interior garage side door was installed backwards! It was apparent that periodic walk-throughs were never done and when a handyman was called for repairs, he was completely incompetent. When the pool plumbing was damaged by the palm tree, a proper repair wasn't performed, you can see by the pictures that a pvc skimmer line was simply run on the surface and dropped into the pool. I would have never authorized this shabby fix...I would have paid for the proper repair. A neighbor also informed me that a previous tenant really wanted to buy the property and was heartbroken when Donna told him the owner didn't want to sell it. That's funny, I was NEVER told this, which is understandable, because if I sold the property, Steinmetz would stop collecting management fees for doing NOTHING. Needless to say I fired Steinmetz asap and have since spent tens of thousands of dollars to clean up and refurbish the house, a large part of it due to the negligence and incompetence by the worst property management ever. It really pains me that neighbors I used to know had to live next door to the biggest eyesore in the neighborhood for years, and all the while I was paying Steinmetz to take care of it.
