Ladera Apts, has been run both very efficiently and professionally. I have been living here for 10 years now and the management has been superb at understanding the resident and not just the bottom line. Especially, as it pertains towards this or reprehensible direction & state of our economy presently. This property get it right, it has not wavered in its ability to accommodate the resident, nor the family occupying the units. They listen. Property Manager Ms. Harris is phenomenal, absolutely amazing. Her professionalism, as well as, as just being an amazing woman exudes the perfect mix of both kindness & extraordinary grace. Do not live here if you work. You will not ever get enough sleep to actually work. It is so loud that our cabinets shake until 3 am more often than not. The neighbors will only get louder when you or management talks to them. The new manager is the first good one I had and there have been about 5 or 6 in the year I spent there. Just remember that living on the bottom floor is hell. They also didn't fix any of the issues that the apartment had from the moment we stepped foot into them and then tried to charge us for them being broken despite us calling maintenance in multiple times. I love living here! The move in process was easy and the property manager Tyeasha is very helpful with any questions I had. A quick responder too!! The neighbors are pretty quiet and friendly! I lived here from around 2004 - 2009 and I've seen the recent photos of upgrades but nothing they have done requires them to raise the rent as high as it is today and I had Mr. Jones as an onsite manager, two parking spaces, I lived upstairs in the front so I had a view. I had a huge beautiful tree blocking the sun, which they uprooted. someone was always breaking into the laundry room because they are no washer and dryers in the apartment. when the owner had a health problems, he gave the property yo his children and just kept raising the rent and not offering anything in return. I knew the onsite manager real well and found out all of their secrets. I wouldn't move back if the rent was still the same. read more

Ladera Heights was an amazing community to live in. Unfortunately I had to move because of school reasons but if that were not the case, I would have renewed my lease. Neighbors are respectful and everyone just minds their business. The maintenance team is amazing, quick, respectful and on point. 10 out of 10 I do recommend. read more

I lived at Ladera Properties for over three years and I enjoyed my time there. For me, this area is home since I was ten years old. So this apartment was great for the familiarity it brought me. Location is everything in Los Angeles and you are in a great location. You are literally between two freeways there. Traffic on Slauson is a nightmare so prepare yourself for that. Especially in the morning when you have to exit when everyone is heading to work. Also, this building is old like most of the apartments and homes in the area so tHey have a key that opens the gate unlike modern apartments that have a garage remote. This key can get stuck when it rains, or cold weather which was a little annoying. My apartment was great for the price, my apartment was not the largest but the layout allowed me a lot of space to utilize. The heater was my biggest issue and hopefully they fix this. Again the apartments are old, so you have a wall heater that would sometimes work and sometimes it would not. The parking in the back was pretty tight when I first moved in I had issues with the person parking next to me but once they moved I was able to manage the parking a little better, but that will always depend on what type of vehicle you are next to. Lastly over the last few months moving out the management was a lot BETTER. I had issues with th first manager and Jaylen was fantastic when I was in the process of moving. He communicated with me, and stayed on top of things which is extremely important when dealing with a move out. Look for the price, the location and the neighborhood you are getting a pretty good deal especially with the current housing. It's a quiet community, I never worried about my safety or my belongings. Nothing was ever stolen or taken from my mailbox. So I enjoyed my time there, and my neighbors, there are some great people who have lived there a long time with great life stories. read more

We loved the building from the day we moved in to the day me moved out. Ny is an excellent building manager and is a great example of what other managers should be or what a company should want as the face of their business. Very down to earth, kept it real and professional at the same time. Speedy service and responses from her and the maintenance crew. The apartment was very spacious, came with own parking space, laundry facility on site, parking for motorcycles. Gated community, everyone keeps to themselves but that is typical of LA. We rented a unit when it was renovated as well. Now the downside-ish... While we never really had to bother Ny with a bunch of maintenance issues, we did have a little thing with termites maybe two times because it had gotten really hot outside. They took care of that fast. The parking on the curb of the building on Slauson is a doozy. Make sure you read the signs, but there is unlimited free/signless parking Southwest of Fairfax ave where the homes are. It is quite for the most part except the firetrucks from the station at the corner of Fairfax and Slauson. I could say a few words about them giving us notices to change the windows, then not doing it, only to fix the greenery around the complex. Yet in the grand scheme of things they are/were actually making improvements to better the complex one day at a time. There are a fare amount of complexes out there that are not taking the steps to improve their properties. The only reason we moved was because of the rent increase in the whole area, like literally the whole greater Los Angeles areas. Moved to Riverside where we pay less in rent. read more

This is an old building that is taken care of the cheapest way possible. I've lived here less that 12 months. The enamel from my sink peeled right off, there's so many layers of paint on the walls that it's just gross looking. Place is infested with ants, made at least 5 matinence requests and each time they said the problem was fixed(sprayed sealed, traps etc.) They Refuse to do anything more about it still have ants. Made multiple matinence requests about the red mold drops on the wall they said "it's from dust and moisture just wash it off." Then when mildew appeared management said they'd send someone to paint over it..... writing this review as a last ditch effort to get something effective done. read more

This is the WORST possible place to live. I would not wish it on my worst enemy. For starters, the entire building is infested with roaches and spiders. Roaches live in the walls and enter the apartment through holes resulting from the poorly constructed kitchen cabinets, holes under the sink around where the pipes leave the wall and in the bathroom. The apartment claims to have free extermination services - ha! a lot of good that does. The exterminator will come treat your apartment, running the insects next door for a few days until the spray wears off and they're right back. There are also mites or something in the carpet/furniture that constantly make you feel as though something is crawling/biting on you. As if all of that is not horrible enough, that's only INSIDE the apartment. There are regularly stray cats, raccoons, possums, and skunks on the grounds, confronting you as you enter the front gate or from the back parking lot. Good luck walking in//out of the grounds after dark. You can complain to management all you want, they do nothing about this serious health risk to the community. Speaking of management, you better hope you don't need any assistance outside the 8am-12pm office hours because you'll be SOL. Despite the manager living on-site, she refuses to answer the office (cell) phone outside these hours and sometimes takes hours replying even if it's an urgent situation. The main Greystone Management company is even worse -- it is almost impossible to even get someone over there to answer the phone, let alone get back to you about a concern. On top of the above issues, the walls are incredibly thin, and I often hear my neighbors having conversations, playing music, or having sex. As mentioned earlier, the apartments are terribly made and you can hear traffic traveling up and down Slauson at all times of the day and night, as clear as if your windows were open (even when they aren't). The heater doesn't work and there is only one ceiling fan. Every time you shower and humidity builds in the bathroom, and orange-like tar runs down the walls, which looks disgusting (another thing maintenance says they can't do anything about). read more

The apartment is spacious and clean and the property manager (Kalen) is polite and keeps the grounds clean. Kalen is also very prompt with any needs I have addressed to him. Nice and safe spot to live !! read more
