Day two, plumbing was being run through the dormer -- which should only happen after framing -- and the homeowner had to come back himself to remove it so I could keep working. Then we hit a major problem: Frank's blueprint was no good because he didn't account for a chimney directly in the way of the dormer. The elevation showed no chimney, and the floor plan wasn't labeled with one -- it's all visible in my finished dormer video: https://www.canva.com/design/DAGvonj3-Mk/watch. We couldn't build what was on the print. I worked with the architect to redesign it -- raised the height, widened it, changed materials -- while Frank dealt with the township and had to resubmit a new blueprint. I even picked up some of the new materials myself. I issued a $1,000 change order for the required fixes, which Frank agreed to in writing. Then he got disrespectful. On the last day, I finished the dormer without him ever showing up, even though he said three times he'd bring payment. At 10 PM, he dropped a check in my mailbox for only the original amount. Since then, he's blocked me on every platform. We even had additional work lined up for my company that is now canceled. This whole ordeal has left me at a -$200 profit, pushed back my other projects, and caused problems with my subcontractors due to rescheduling. I was looking for a contractor with the staff to handle all of these functions. Not easy to find. The results were outstanding, and frankly, better than I expected. Here are the highlights: Excellent staff, neat, clean, reliable, and hard-working. Management: Outstanding, professional oversight by management. All work was written in a contract. As needed, the contract was amended as we went along. Communication. This was extremely important to me. My communications with the owner and his on-site worker/supervisor and the administrator, were unique in that we all were always on the same page. To sum up. Bryan will be my 'go-to' contractor as I have future project needs, big or small.

They prepped and painted two rooms, including the baseboards, trim and ceiling. They replaced and painted a set of closet doors and replaced the rickety attic stairs. They also fix the bedroom door where it is now fully functional. The work took two days, but they transformed the two bedrooms. The crew was polite and professional. They worked quickly, quietly and with skill. I could not have asked for better. Mr. Grubb was very responsive to emails and quick to address all our concerns. Thank you for the good work.

Unfortunately, when I explained the gate installation left a larger gap underneath than I hoped for? We occasionally host a small dog who can easily get under it, ( as well as getting nightly visits from cats and other small animals, ) Ryan promised to come back an add a small extension /sweep to the bottom of the gate. We also chose them because they built the fence from scratch, rather than using pre-made fence panels. This was important for our fence section that was on a small slope. We also wanted a fence shorter than the standard 6 feet tall fence. They were respectful of our property and cleaned up after each day of work. We are very happy with how the fence looks. With the rain over the past month, we noticed some water overflowing one section of the gutters. He was able to squeeze us in soon due to a cancellation. He showed up promptly at the agreed appointment time and got right to work. He checked the second-floor gutters in all locations that he noted issues. He installed gutter clamps in places where the gutter was starting to loosen, made sure no excess debris was in the gutter, and cleaned out the downspout. Lots of hard work going up and down the ladder. I feel much more comfortable now and actually look forward to the next heavy rain to see the handy work in action.
