They are extremely quiet considering how close to the road they are. The noise level from the occupants is quiet with very few disturbances in the years I lived there. The maintenance guy Ricky is fantastic. If anything ever breaks, or you have questions, he is there to help. The unit I lived in was older, so it was certainly not 'updated', but everything worked up to expectation. The other units had been updated. They do all digital everything, so you can pay your rent online and submit maintenance requests. We had the same grouping of neighbors in my building (plus or minus a few) for the entirety of my stay. This was nice, as you knew what to expect from them. It also showed me other people were happy to live there, as they did not move while I lived there. Is this the Ritz? No. Does it have AC? No. Did it work for the time I needed it? YES! I was able to live here comfortably for 3 years before I bought a house. At the time I rented it was a few hundred dollars cheaper than the competition and they allow dogs. I had a patio that opened up right onto the grass. None of the other units had that, and my dogs loved being able to just walk outside with me. The non-refundable pet deposit is hefty, but I did get my regular deposit back in full. Leave the unit clean, follow the directions of the management team, and you also will get your deposit back. They were extremely clear of how they expected to find the unit upon our departure. I had only a few interactions with the management, but when I did reach out to Sandra she was prompt and courteous. I would absolutely recommend these apartments to people who NEED to live in Silverdale, people with dogs who need interim housing, or young couples. All-in-all a good apartment experience for me and my small family!

At the end of 2013, the condo will be 76% fully-funded, which is quite good and means no special assessments any time soon in all likelihood. The place is really nice, the deck is great (though I wish it were on the rooftop), and it's kept in very good condition. The Greenwood area has always been one of my favorites (good bars and restaurants nearby). If there is one issue that annoys me is that there are too many renters and not enough owners. This makes sense given that this place was finished in 2007, just before the collapse. Accordingly, a lot of units were foreclosed upon or the owners had to move out and rent the place. Thankfully the HOA has put a cap on renting, and as far as I can tell all of the renters here have treated the place very well. One thing I wish we had was a hot tub on the deck. But it's not like to cost that much to maintain this place. It shouldn't. Furthermore, there is a pool table, and cardio room, which I would hesitate to call it a work out room. (2 treadmills, 2 bikes and 2 elipticals with a subpar all in one machine. As for being broken into a half dozen times that is just a gross exaggeration. To my knowledge we have had two break ins. We were victimized along with several other residential buildings and business's in the area. The board has done a lot on securing our building and from the meetings is continuing to work on this issue. ** She doesn't know because they kept it secret and didn't tell people! Get with the program. Again, I dated a board member who told me all. Sorry, I think I know better than you. Get this, the didn't even take action until about the 5th or 6th one where about 5 cars and 5 storage units got hit. Guess what got stolen the time before this?! Our big plasma 62 incher or so from the lobby, stereo system, and two tv's in the cardio room. After that, what was done? NOTHING! AND the cameras are worthless, we've had them since we all moved in. Still the place got broken into. I suggested they take the photos and send them to the police, or try and get it on the news, because sometimes someone can identify the person. What did they do with them? NOTHING! They didn't even BOTHER to try and catch these people. Talk about frustrating. As for communication we do have a Google Group which is private for owners only that we communicate on about issues. ** There is 80% emails from the head of the board about dumpster issues, stains on the carpet, people not picking up their dog crap in the yard, people letting strangers in, etc, etc. 20%, and that's generous, is about anything constructive. Half the people who live here are just rude anyhow. The girl next to me is just one example. Acts nice, but yet will file a complaint about my dog barking one day when I wasn't home. No one acts adult like to talk to each other, but rather act like school children and run to mother hen. I'll leave the paranoid behavior alone. Last comment on this reviewer is that while I attend meetings fairly often - this person has not been at a meeting quite possibly since last year sometime. I've attended two too many. Well over a year of living here we were still getting broken into. People were still inconsiderate. Two years later, the pictures show the proof of what I'm talking about. We seem to have a board and an overall population of owners that want to continue to improve and maintain the building that we have. AvenueOne emerged as the winner for me, and specifically, Julie was influential in my decision. She is a great person to work with, reasonable, timely in her communications, and quite experienced in this field. Secondly, Monique was responsible for handling tenant screening and lease management, etc. Brianna is the person actually handling day-to-day operations as my property manager. She is a gem, if you can believe it. She is really understanding and hardworking. Anytime I had something on my mind, dropping a message or email, she was there for me. Lastly, I also had online conversations (via email) with Kathy for portal-related and payment-related questions. Overall, I am highly satisfied with the AvenueOne experience over the last two years. Here are some points I want to highlight about AvenueOne: Responsiveness: The company's response times to maintenance requests and inquiries are generally quite satisfactory. They make an effort to address concerns within a reasonable timeframe, which is appreciated on my end. And this is not only for me as a landlord but also from the tenant's point of view; I can see the same level of responsiveness. Communication Quality: The folks at AvenueOne maintain decent communication with both tenants and landlords through regular updates and reminders. For instance, I receive updates about quarterly audits at the house, along with a detailed report with pictures showing potential issues. Overall, I was mostly happy with the quality of communication. Maintenance and Repairs: For cases where a tenant raises a ticket, AvenueOne has been on top of those tickets and confirms with the tenant. I was also notified about raised issues, and for urgent matters, they immediately jumped on the solution. For others, generally, I was pulled in and asked for approval. I've had mostly positive experiences with the company's maintenance and repair team. I also had a case where the tenant was a bit unreasonable, but to be fair, Brianna, my property manager, did a great job reflecting my opinion and setting reasonable expectations with the tenant, effectively balancing the needs of the tenants with the long-term financial health of the landlord. Property Upkeep: My understanding is that the properties managed by this company are usually well-maintained. They send periodic audit reports about the health of the property, with varying levels of urgency, e.g., things to keep in mind for future maintenance vs. more urgent fixes needed. Each item in the audit report is generally accompanied by pictures. Rent Collection: The rent collection process is generally convenient, mostly automated for the landlord. Each month, you also get a report on the breakdown of costs, if any. Tenant Screening: The company's tenant screening process appears to be decent, which helps maintain a sense of security and community among residents. Their attention to this aspect is appreciated. Lease Management: So far, I have only had the experience of lease renewal and not termination or move-outs yet. But overall, it was thoroughly documented, and it was an easy process, all done via DocuSign. Online Portal or App: The company's online portal and mobile app are convenient tools that simplify various processes. I appreciate the portal a lot. I rented from Avenue One (AO for length) for two years and I cannot recommend them to renters who…read moreare looking for consistency or dependability in their landlord. The first clue was in month four after we reached out to our property manager about cutting the 6x6(ish) front yard. We requested AO to amend the first draft of their proposed lease agreement to exclude the yard as a tenant responsibility - they agreed and the lease we signed included no tenant responsibility for the front yard. When they finally hired someone, the third-party company blew a rock that shattered our glass door. Given the glass covered the entire door, it was an extreme safety and security hazard. We shared with AO that someone could easily kick it in and that it could also easily break w/ daily use. They came out quickly to assess and scheduled a third party shortly after. We then made time out of our professional schedules 5 times to get evaluations which AO insisted upon even after given guidance to replace by 2 separate contractors. It took us emailing the owners of AO directly to have them schedule one final evaluation, which ultimately suggested replacement anyway. It took TWO MONTHS to replace our front door, and only after requesting and negotiating were we offered compensation. The front lawn was not mowed again for the last 18+ months of our lease. This was a pattern. AO hired third parties that weren't consistent in communication or performance. Other maintenance requests were put off and ignored. In the case of a separate upstairs bathroom issue, the hired team broke an item in a bedroom and left $20 to help replace it. We received a new property manager after the door incident, and while certainly better than the first, the communication felt clumsy, incorrect, and in need of prompting rather than being proactive. I expect more from a company that chooses to rent to people, as it should be predictable and dependable in exchange for the monthly rent - and we were tenants that paid rent on time, every time. We gave 50+ days of notice before vacating. A new employee from AO who showed properties sent an email at 1pm on Friday to begin the process to list our apartment but mentioned no timeline. Less than 4 hours later, we received a curt email alerting us that an ad "was live" and that they had "3 people waiting to see when they can tour" on Monday afternoon (less than 24 business hrs). After calling and sharing our circumstances, they emailed it was within their rights to show our home w/o consent with 24 hrs notice. My roommate negotiated a few days to return from travel and to secure our valuables. Our caution only came as a result of several encounters where the AO team and their third-party contractors broke things in our house. The request we received to show our home and the striking urgency that AO created is a pattern that shows they do not respect tenants. Pressuring us to respond to them showing the apartment over a month before our lease ends with 4 hours in between emails is not reasonable. It is particularly unreasonable given we had provided our notice to vacate over 2 full weeks before that email exchange (nearly 2 full months before our two-year lease ended). This urgency to move rapidly had never once been AO's approach to maintenance for any concern we had. When the agent ultimately showed our home, they sprayed heavily scented perfumes (they admitted to this later) in our purposefully unscented home, resulting in significant allergies that caused a night of headaches. When it came to the walkthrough, we had to basically beg to be there. The timing of the walkthrough was shifted on the night before the appointment. In an email before the walkthrough, they mentioned extra charges if our unit wasn't in the same condition it was upon move-in. However, we confronted them with language from the Seattle Renters Handbook that if cleaning fees are charged as a fee before move-in, you cannot be charged for cleaning after moving out. They requested we sweep the rooftop deck that was rotting and decaying - yet another ignored maintenance request that they received months before they knew we planned to move out. We did get the full deposit back, but I have to chalk that up to our clean nature and our unrelenting focus on over-communicating and keeping written records. This level of vigilance felt exhausting, but something we had to keep up with AO because they never seemed to have our best interests in mind. Ultimately, I could not in good conscience recommend this company to any renter. AO showed time and time again what they thought of us by providing absolutely minimal service and little respect to us as renters. If you do rent from them, start keeping written records and don't hesitate to contact the Seattle Tenants Union for guidance. The only striking positive was the initial real estate agent, Barb Bender, who was incredible. She showed care, created clarity, and sold us on AO.

However, the billing breakdown lacks transparency, making it difficult for residents to verify how costs are calculated. Residents are also expected to purchase and replace their own refrigerator water filters, which is surprising for a property marketed as a premium apartment community. The package room is advertised as secure, but the door is frequently faulty and does not lock properly. Trash costs are also variable and based on community volume, yet management does not appear to monitor oversized items like mattresses or furniture, which increases costs for all residents. Amenities have started to open up, and they're really nice. The new fitness center is modern and well-equipped, and the clubhouse has a DIY espresso machine, which is such a fun touch. They're aiming to have the 80-ft infinity pool ready by the end of summer 2025, and I'm hoping once that's open we'll start seeing more community events or pool parties. Would love a chance to meet more of my neighbors! My unit stays super cool even during hot days thanks to the in-unit A/C. The finishes are sleek, but not everything was designed with shorter folks in mind--shower heads, cabinets, and even the microwave are all placed a bit high, which can be frustrating. Parking can be a challenge--the pillars in the garage are awkwardly placed and make getting in and out of the car harder than it should be. Also, the roads in the complex are narrow and curvy. I really think they should add speed bumps for safety. It's a dog-friendly community (lots of pups around!), and while there are poop bag stations, not everyone picks up after their dog, so that can be annoying. All that said, it's a beautiful place with a lot of potential. I'm excited to see the rest of the development come together!

The main reason we chose to rent this unit is because both myself & my roomate are handicapped and need access to reliable parking. We wanted to ensure that our vehicles would be close, safe & never blocked in/ have any issues with our accessibility. Aside from having designated parking included in our lease with the Joseph Group; they have failed to provide us with the safe, accessible parking we signed up & pay to have. Both my roomate and I have had damage occur to our vehicles on several occasions. We have been blocked in on several occasions- this has started to negatively impact our lives. Again - My vehicle is blocked in by macitence people for the Joseph Group... Due to them blocking me in, I missed my chiropractor appointment that I will still be charged for... I was recently in a car accident & these appointments are critical to my health and recovery. I am literally better off risking parking my vehicle out on the road to ensure I can function in my daily life/ not be blocked in. Unfortunately after today I need to start to look for more appropriate housing that provides everything included in my lease along with having property management who isn't negligent of their tenants. This unit is amazing & I have absolutely loved living here aside from my experiences regarding the Joseph group property management team. My experiences with the Joseph group have honestly been rather traumatic & caused a decent amount of damage to my personal life that I'm going to be dealing with/ remembering for the rest of my life. Hardwood floors, nice sized apartments (although some of the layouts are sort of awkward), big windows, good closets. Rents seem average for the area, it's a fairly quiet area, and I've had no real issues since moving here over a year ago. Ok, so someone set the dumpster on fire, and 2 cars have been broken into in the parking lot (did I mention reserved parking), but that could happen anywhere. I will probably stay here until I figure out if/where I want to buy.

The rent was reasonable, with fair increases happening roughly once a year and with plenty of notice. Whenever something happened inside of the building, be it a washer or dryer breaking down, Kat was on it almost immediately and the problem was solved. If you are looking for a quiet, considerate, spacious and fairly priced apartment, I cannot recommend the EdgeCliff more! It has been such a good home to me, and I will surely miss it's charming vibe.

You can literally hear everything your neighbors do, even cough. That alone made living here a nightmare come true. Packages were stolen constantly. Management kept changing and were usually terrible. Neighbors are mixed: okay, great, and monstrously terrible (I suffered because of the really bad ones unfortunately - there were plenty of times it was downright scary). I lived and left the place SPOTLESS. I even cleaned the walls regularly as a tenant and they did not even have to repaint when I moved out. They were very happy with the mint condition I left the apartment. They still charged me a $250 cleaning fee (not only did I leave my apartment in excellent condition, but when I moved into it, it was unclean. Where is the cleaning fee money really going?). The walls would seep a yucky yellow substance that most likely was smoke building from a previous tenant. There are also plumbing issues and times when my tub would be covered in filth because the old drains would spit up a bunch of crap. My apartment was also not wired for internet, which was a huge, unbelievable problem to have in this day and age. I wish I never trusted North Towne Manor and spent years of suffering here. I would advice you to seek a better home because life is precious and not meant to be lived miserably.

Meanwhile as someone who works from home and needs Internet to work from my desktop PC, I was unable to work for a week and lost wages. Wages that they refused to take off the rent due to their lies and inaction. I had to call and literally beg them for help before they finally jumped in to do something and got it fixed after another day or two. We notified them of a homeless individual leaving trash on our patio and the response from their agent was literally "Oh no!" and nothing else. One of their subcontracted maintenance workers backed into our parked car ON OUR MOVE-IN DAY. Said worker did not have any insurance of any kind. InCity provided absolutely no help and essentially told us to go away as they were not liable for anything. They charge outrageous prices for rent and for parking and they built a garage next to a healthy tree causing the garage to receive foundation damage over time from the growth of the tree and the trees roots were damaged from the garage. This led to the tree falling over onto another tenants vehicle totaling it and knocked out power. We have been without power for almost 4 days now! 10/2/2023 - 10/5/2023 InCity stooped as low to even tell that tenant with her totaled vehicle that she needed to have it towed and pay it for out of pocket! Getting the agents to provide consistent updates is like pulling teeth. Getting them to help at all is a struggle. Other than that one maintenance worker who nearly totaled our car (to be fair he did come find us and admit what happened), the only good thing about this property management company is the contractors that they've hired to make repairs. Specifically Ryan Glassey and Ryan Scarff. Those two guys have always gone above and beyond and we love them for it and they deserve all the love and praise they could possibly receive for their communication and outstanding help. As far as InCity goes, If I could give 0 stars I would. If you are considering renting a property owned or managed by this company beware! They will do anything they can to avoid providing assistance or help in anyway. Imagine an insurance company that is trying to nickel and dime you in order to avoid paying for the damages to your vehicle or home and it takes months and months to get anywhere after constant phone calls and stress. That is what InCity should be best known for. I have been renting for nearly 15 years and dealt with numerous property management companies and these folks take the cake.
