Beware: North Towne Manor deletes bad reviews and they have been unjustly doing so for many years. I endured 2+ years of suffering living here. There are MAJOR issues with noise. You can literally hear everything your neighbors do, even cough. That alone made living here a nightmare come true. Packages were stolen constantly. Management kept changing and were usually terrible. Neighbors are mixed: okay, great, and monstrously terrible (I suffered because of the really bad ones unfortunately - there were plenty of times it was downright scary). I lived and left the place SPOTLESS. I even cleaned the walls regularly as a tenant and they did not even have to repaint when I moved out. They were very happy with the mint condition I left the apartment. They still charged me a $250 cleaning fee (not only did I leave my apartment in excellent condition, but when I moved into it, it was unclean. Where is the cleaning fee money really going?). The walls would seep a yucky yellow substance that most likely was smoke building from a previous tenant. There are also plumbing issues and times when my tub would be covered in filth because the old drains would spit up a bunch of crap. My apartment was also not wired for internet, which was a huge, unbelievable problem to have in this day and age. I wish I never trusted North Towne Manor and spent years of suffering here. I would advice you to seek a better home because life is precious and not meant to be lived miserably. read more

BEWARE! Where do I even begin with the amount of problems I've had from renting through this company for just 18 months... They lied about the monthly rent price and changed it after we paid the application fees like some bait and switch. And only after we provided screenshots as proof did they eventually honor the original price but that took nearly two weeks and we were dangerously close to running out of options. They lied about the apartment being ready and wired for Internet. Took almost two weeks of calling them and Xfinity until they finally tasked their amazing maintenance team with the job of wiring the apartment for Internet. Meanwhile as someone who works from home and needs Internet to work from my desktop PC, I was unable to work for a week and lost wages. Wages that they refused to take off the rent due to their lies and inaction. I had to call and literally beg them for help before they finally jumped in to do something and got it fixed after another day or two. We notified them of a homeless individual leaving trash on our patio and the response from their agent was literally "Oh no!" and nothing else. One of their subcontracted maintenance workers backed into our parked car ON OUR MOVE-IN DAY. Said worker did not have any insurance of any kind. InCity provided absolutely no help and essentially told us to go away as they were not liable for anything. They charge outrageous prices for rent and for parking and they built a garage next to a healthy tree causing the garage to receive foundation damage over time from the growth of the tree and the trees roots were damaged from the garage. This led to the tree falling over onto another tenants vehicle totaling it and knocked out power. We have been without power for almost 4 days now! 10/2/2023 - 10/5/2023 InCity stooped as low to even tell that tenant with her totaled vehicle that she needed to have it towed and pay it for out of pocket! Getting the agents to provide consistent updates is like pulling teeth. Getting them to help at all is a struggle. Other than that one maintenance worker who nearly totaled our car (to be fair he did come find us and admit what happened), the only good thing about this property management company is the contractors that they've hired to make repairs. Specifically Ryan Glassey and Ryan Scarff. Those two guys have always gone above and beyond and we love them for it and they deserve all the love and praise they could possibly receive for their communication and outstanding help. As far as InCity goes, If I could give 0 stars I would. If you are considering renting a property owned or managed by this company beware! They will do anything they can to avoid providing assistance or help in anyway. Imagine an insurance company that is trying to nickel and dime you in order to avoid paying for the damages to your vehicle or home and it takes months and months to get anywhere after constant phone calls and stress. I'm highly disappointed in my move out experience! There are certain laws and tenant rights that have to be followed and InCity did not follow them. I had to fight for things that are clear black and white rights. I'm going let the pictures of my move out condition, move out charges and the correspondence do most of the explanation. They first charged an extraordinary amount and did not have a move in condition to base it on. When I moved in, the condition was not perfect. Yet they are expecting me to bring it back to a level that it was not in. When I brought this up, they first fought me on my concerns. I had to bring up the law to even get them to reverse the cleaning charge. Do not expect a thank you because you reverses something that you should not have charged. Where is your justification? What if I wasn't aware of the law? You have a responsibility as a property management company to follow the law. Just like a resident has the responsibility to follow the terms of the lease. This review is in regards to InCity and their property The Broadstone Lexington The building is beautiful and the amenities are nice. Rent is generally affordable for what you get. Parking is 250 a month - which is honestly ridiculous compared to what other places charge. Biggest complaint is the property management. Before we moved in we asked if Google internet was an option. The property manager said we could call google and have them connect with the property management. We did that on a Wednesday and informed the property management that Google said they could setup internet in our building. Google emailed InCity on Wednesday, and we followed up with our own email and text the very same day. We received no response on Wednesday from InCity. We emailed and texted again on Thursday - no response. We did the same on Friday - no response. On Saturday, we get a response saying the person managing our building is no longer with the company. We emailed the parent company on Sunday - no response. By Monday we finally received a response. The response was that we need to have google email another address. InCity is an absolutely terrible property management firm. Their lack of care for their residents is appalling. Would not recommend doing business with them if you can avoid it. read more

I have been renting one of their properties for about a year now. Right off the bet they failed to switch the water bill to my name. Reached out to inquire about it several times and one day my water was shut off. The company decided months after to charge the tenants for water with their rent. So, I was told not to pay the city directly. I kept getting bills from the city and kept asking Incity about it. They kept telling me it was a transition issue and not to pay. Only to find out 3 months later that the money was NOT being charged with my rent and I had to pay a $300 bill. read more

When we checked out the North Towne Manor complex managed by InCIty the person showing the apartment talked up how the complex didn't have pet rent, which was important to us. After less than 1 year they added pet rent, which felt like a real bait and switch. Why not add pet rent as new people move-in if this is the direction you want to go? Felt like we should have been grandfathered in. We noticed a new $10 per month charge that they added without notifying us. It was because we had not uploaded a new proof of renter's insurance when the lease renewed. They have said they will try to reimburse the charges retroactively. Maintenance is pretty efficient at responding to any requests. They've fixed our door, dish washer and cleaned some weird yellow stuff seeping from the ceiling. Sadly it has come back... read more

The people running this place run it with an iron fist. Did you make a mistake? You will pay. Did they make a mistake? You will pay. Can they put you in a position where you have no leverage so you will have to pay, even though they could work with you? Why would they. In all other apartments I have lived in, I have gotten all of my deposit back. Here, I kept the place clean. I cleaned before leaving, and had to pay for 4-5 hours of cleaning. I also had to clean significantly when I moved in, as there was mold in the shower, and the place was not cleaned beyond surface level. Also was charged nearly 400 dollars for painting, although the only issues with paint where were paint chipped off the doors where they made contact when closing. This is due to too much paint being applied, or paint not being sanded before repainting. Additionally, when I recieved my lease renewal notice, I did not plan on reknewing. I did not know I needed to contact them, because I was not reknewing, and there was a deadline to respond if I was to do so. When I did call, I was told I had to pay an additional 20 days. The contact said they would ask for alternative options, but the answer was no, and I doubt they asked. Don't worry if you were a good tenant who took care of the apartment, never had any issues, was low maintenance, and left the apartment cleaner than when you accepted it, you will likely have to pay close to your security deposit if you want to move out. read more

Absolutely unethical business. Someone bought Iliad apartments in Capitol Hill during our lease and Incity started managing it. The initial lessor had took 150$ cleaning fee in advance, which Incity refused to honor before my move-out. They said that this $150 was 'admin fee', which is absolutely illegal according to Seattle city code. Still, I cleaned my apartment thoroughly before move out. During the move-out inspection, new landlord (Karis Scott) herself said that the apartment was cleaned very well, but there was only one small patch (2-3 sq. inch) at the ceiling in kitchen which was greasy. After few weeks when I got the final invoice, she had charge me a full cleaning fee in excess of $170 for this small patch. And another charge was $30 for drip pans. Even the best selling drip pans are priced at ~$10 at Amazon. Wondering if she replaced these with silver-plated drip pans. I wish Seattle code required landords to provide receipts of such costs like Chicago. I'd absolutely avoid leasing at Iliad. read more

Rented at 418 The Local Ave for 2+ years. Had a great experience in a really fun neighborhood. Seriously, everything you need is within walking distance. Frequently used the (free to rent) lounge and open to everyone rooftop deck for hosting friends, family, fireworks viewing, etc. Safe, secure bike storage. Fastest internet I've ever had! Very quick response and fixes for maintenance issues (of which there were very few). Sarah was patient with me as I initially had some concerns while looking due to costs and determining if I wanted a one or two bedroom. She let me know when other units opened up and was happy to give me multiple tours until I found one I loved. Obviously parking is the only drawback in Capitol Hill, but even that sounds improved now that you can get zone parking for residents. They even have a new-ish bus stop a block away that will get you to Westlake Center quickly. Would definitely recommend 418 and Incity Properties! read more

Astonished and excited to have found Incity Properties. Before I bought a place I had strongly considered moving and happened upon Local 422 because it was across the street from my old apartment complex. I got a thorough tour of the building, the available units and most unbelievably, the top floor roof deck. Wow. This is the absolute best view you can get in the city! I can't imagine how awesome it'd be to be here on New Years Eve or the Fourth of July because you can see both Lake Union and the Space Needle where there are fireworks shows annually. It also just seems like a great space to get some sun and read a book or relax with friends. The units themselves are brand-spanking new and are gorgeous. They feature stainless steel appliances, open floorplans, in-unit laundry and massive windows. I am jealous of anyone who gets the lofted units with 15+ ft of windows overlooking Capitol Hill. Since the focus on this specific building is local (hence the name) they've had a local interior designer decorate and design all of the art pieces, the communal spaces, and even the hallways. Every single floor has a theme and color. It's so dang cute! So yeah... Now I'm buying and moving but if I were to rent, I would be living here in a heartbeat. The tour was awesome, the gal who showed me around was super nice and the prices were in line with everything else available in the neighborhood. I'll be recommending this building to everyone I know - maybe I can at least get a friend to live here so I can live through them vicariously. read more

I have had nothing but good experiences with these guys. I lived at interbay 8 when they came in to manage the properties. Everyone I dealt with went above and beyond what they had to do, very helpful, whatever problem I had they were on it immediately and with a smile. I never felt like they were acting superficial in their friendliness witch is rare in Seattle as of lately. I would not hesitate to move into one of the buildings they manage again, I can only hope the next management team I deal with is 1/2 as courteous and friendly as the people at Incity. read more

Three months ago I moved into "The Local" in Capitol Hill. The management team, particularly Sarah, have been very friendly and responsive to my requests. When I first moved in, Sarah had taken the time to write us a welcome card and gave us gift certificates to nearby coffee join Analog. We had a few maintenance requests when we moved in. It took a bit of time coordinating, but Incity sent out maintenance workers to fix the issues and even checked back in with us afterwards to make sure everything was working. What makes Incity stand apart is how available they are to answer questions and concerns. Sarah responds to our emails promptly, and I often see her around the building if I need to ask for anything. She has also gone the extra mile to help us reserve the lounge space for our housewarming and shown up to help us puzzle through the sound system controls. I highly recommend Incity, and in particular Sarah, as a fair, friendly, and responsive property management company. read more

InCity was pretty great to me. They were always responsive to the issues that affected me as a renter, from getting to locks changed to adding roommates to the lease. They were never reluctant. They maintained the property regularly and it showed. In a neighborhood where new yuppies' buildings contrast starkly to the weathered squarish relic apartments, they kept this property up with a different look--tasteful, not clinical or vintage. Rent increases averaged 4% a year. Here's a sample interaction with the landlord. The shower stopped draining well. I e-mailed InCity and they sent a plumber in two days; he used a snake tool and said the drain was clear, so the cause must be that the pressure and flow had increased at the tap. Then he left. I followed up with the landlord over e-mail and they replied promptly again, saying the only thing to do was to get a low-flow showerhead. I bought one for $25, it installed very simply, and the shower drained fine ever after. This was the speediest fix, although I would've appreciated a reimbursement or an explanation of why the pressure increased. Would I recommend InCity? Yes, easily. They accommodated my needs and didn't play any games. read more

I just recently left my apartment at the Bayview (U-District) for a job down south. In the year and a half I lived there I received nothing but excellent support from the staff at InCity. Every small issue I did have was taken care of within 24 hours--even if that wasn't requires of the landlord. Further, the staff is friendly and nice and is responsive to any and all communication. I've had about 3 other landlords and I can say without a doubt that InCity was the most professional and tenant-centered company I have worked with. We were very unhappy working with InCity Properties over the past couple years. We lived in an awesome apartment in Queen Anne (the building was great and the neighborhood was amazing). We were long term tenants and had no plans of moving until so many issues happened with InCity. It is really sad that we moved out of a place we loved because working with them was so bad. I think they have terrible communication and were very inconsistent with us. This used to be a small complex that seemed to have very little turnover of tenants and I feel since they came in the picture there is new tenants constantly. We had issues from them not communicating when the washer/dryer were broken, to having to send multiple requests to get a small issue repaired (Their excuse on the delay was "our guys have been really busy...". Being busy is fine just send a quick email or voicemail saying it might take longer than expected). We had to request them to do landscaping...as a property management company I really don't feel it is the tenant's job to request to have the landscaping cut back. They had to redo a few of our lease documents because they got the names wrong or the apartment numbers wrong and had wrong dates listed. And of course I had to point it out to them to get corrected. They don't seem to know the units very well. They asked us what parking spot a different apartment was assigned to and how many bathrooms we had...I find it odd that they don't have that information. And of course we answered them with no hesitation but that just looks tacky. We took amazing care of that apartment and treated it like our own. We had a really small deposit when we moved in so we didn't plan on getting anything back but upon move out they charged us a fee for cleaning. Granted it was a small fee but with all the issues with this place you would think they would take that into consideration when I asked them about it. Instead they didn't really seem to care that they were the main reason we moved and them raising rent a lot each year didn't make us want to stay either. I feel they just brushed off our complaints. I told them I would be contacting the owner of the building (who was awesome to work with) and writing a Yelp review. To me they don't seem to care about getting another bad Yelp review because if they did they would have worked with me to get everything resolved or at least would have taken the time to explain why they don't think they are in the wrong. I've been living at the Local 422 for almost 3 years now and WOW is the great service I've been receiving from property manager Sarah and her husband Steve. I contacted Sarah 3 years ago about leasing a unit at the Local 422. The building was still being built, but Sarah arranged for a meeting/hardhat tour before I moved in. I knew I was going to enjoy working with InCity after my first contact with Sarah. Her communication is swift and she quickly addressed all questions I had via email, phone, and face to face. And after seeing the building and the sweeping views it offered, it was love at first sight. Since then, Sarah and Steve have been amazing. Steve is very knowledgeable and extremely helpful with any maintenance issues I need. I can't ask for more. This is about the Iliad at 112 Bellevue ave Seattle WA 98102. I've tried talking to property management with no resolution. I even emailed to speak to anyone else at In city to see if maybe someone else would be more helpful. Instead Gaalya I think was her name suggested I move out and gave me a month to do it..... I will update this before I move out 4/2020 I moved in on 4/2/19 and realized I had made a huge mistake by 5/2/19. By looking at the reviews all the positive reviews on the Iliad were before it was sold on June 21, 2018. Everyone speaks highly of Mike and Fra, unfortunately,y they no longer manage the Iliad. Someone with the last name Scott does. I also notice 3 of the 4-star reviews all share the last name Scott just thought that was interesting. I know her brother-in-law works for in city now too for maintenance. So I'm sure some of them live here too. Also it's so petty that the person who responds to these try's to invalidate the 1- stars given by people not wanting to use their legal name or even when someone gives 1- star with no story they respond "we can't find you as a tenant" but don't bother saying anything to the fact the 1- 4 star review is from Keri's Scott who works for them as well as William Luu who has worked for them for 4 years according to their Facebook page. The other 2- 4-star​ reviews are clearly from her family. The Burke + Union apartments, by the University Village, provided exactly what we needed for living space, location, professional neighbors, roof deck, parking and access to plenty of retail, UW, and transit options. Laura Donahue, the property manager, was very attentive and responsive to our needs helping coordinate our moves and any other things that popped up while living there. We have have moved onto a house but would highly recommend this apartment complex to any professional looking for a safe and comfortable place to live. read more

WARNING! I rented an apartment about 5 years ago through InCity Properties in the Fremont area. I was a good renter- always paid on time, kept the place clean, never had any problems. Half way through my lease (1 year) I decided to move to Oregon to live with my boyfriend and go to grad school. I was aware of the possibility that I would loose some of my damage deposit, so I gave them (Ann Surbridge) fair warning about my need to leave. I cleaned the apartment top to bottom, and even staged the it so that she could quickly get a renter (which she did! I believe it only took 2 days). When I was leaving and we were exchanged keys, she informed me that she would not be giving back ANY of the $800 damage deposit. She claimed that as landlord it was her decision as to whatever amount was withheld. Her justification was that I broke the lease- and I get that, I did break the lease-but you have got to be such a cold hearted bitch to look into the eyes of an extremely broke 22 year old and tell her she won't see a cent of what she gave you. If I had known I would not have received the money (or at least some of it) I would have left shit everywhere, I actually might have just taken a shit, or two. It sucks being a renter because landlords always have the uper-hand-but in this situation she played dirty. I hope that this women gets what she deserves, I honestly would be happy if this review stopped even just one person from renting from her and this money swindling company. read more

They bought the property from the former managers, and have spent considerable time, energy, and money cleaning the place up. It is much nicer to live in. Furthermore, the building manager and maintenance staff are amazing at dealing with problems and are extremely prompt and courteous. I feel more comfortable with the work staff in and around my apartment than I do my own friends. I'm a very, very happy tenant. read more

in city properties bought my apartment complex this year and starting raising everyones rent by hundreds of dollars a month. now were moving out. dont trust these money grubbing shiesters. they tried to lock us into a 15 month lease agreement at the 40 percent rate hike, and even riased the amount of money we pay to wash our clothes in the laundry room. these people only want to turn a profit at ALL COST!!! they will screw you over. read more

After living in the apartment units for over a year, the old owner sold this out to InCity Properties. That's when all hell broke lose. Our 2 bedroom apartment was $1,000, originally $1,050, we had been here so long on month to month the old owner lowered it $50, sweet right? Not until InCity Properties bought it. They sent everyone a notice of a $225 increase on their rent. Our apartment is old and run down, and we expected the $225 to help towards renovating our room, instead of them doing that they renovated the empty apartments and told us no, we don't get our apartment renovated till we move out. BTW the new rooms get brand new wood floors, trim, paint jobs brand new large refrigerators, brand new kitchen counter top (marble) and new cabinets. They said $225 was to "better accommodate" us instead it accommodated the empty rooms. The worst part was they wanted to move us into a room that was 200 square feet smaller then where we were living. Unfortunately going that route means we still would have to pay $1,225 which is the price we are paying for the larger shittier room. So basically they try and bully you around, and not help you at all. 4 months of them telling us they'd make the fixes to our apartments that needed to actually be fixed, we haven't had anything fixed. They DO do an increase in rent at the end of the first year, and they typically add another $115 bucks, it's in the new lease we didn't sign. Month to month if you want to go that route, is an EXTRA $50 a month increase, that is also in the agreement. I've been a tenant at InCity Properties for the past year now, and I've seen nothing but good, comprehensive treatment from the building manager and the property manager, Kristy Burd. Unfortunately Kristy had to leave InCity Properties but when she was still there she helped keep my beautiful apartment for the six months that I was away on both a summer internship and a study abroad. She let me find two different people to legally rent the apartment while I was gone, they were added onto the contract as roommates so it wasn't a sublet. Seeing as I'm in a residence in the University District, I find that they are very understanding with students and their needs. Just explain to them what you need, with patience, and there's no reason why things shouldn't work out. read more

InCity are great property managers. They have exhibited consistent responsiveness and professionalism. We were renting from out of town and our Property Manager, Kristy, could not have been more accomodating. We exchanged a lot of emails and calls and she was always working to find a solution for us/get us the information we needed. For example, she took and emailed pictures of our unit so we could see more details about its layout and condition. She even met me early on Sunday morning at my apartment unit to get me checked in as I was flying in from out of town. We have had only a few minor maintenance issues as the building is well-maintained. We have been just as impressed with Steve and the maintenance team. They are professional, responsive, do excellent work in a timely way, consistently exceeding my expectations. The team at InCity are outstanding customer service professionals. The other tenants I've met also report the same quality of experience. read more
