I called about a rental property that was available on a Wednesday. The had just update the price to 250 less that what they had it for the day before so called on my lunch break. The receptionist started out kind and verified I would qualify as excellent credit, rental history, and income over required amount. She then said okay pet deposit is $$$. Oh but we dont take cats unless you can provide an ESA letter. Do you have a cat? I said yes and I can provide an ESA letter. She said it cant be from a chiropractor. I said I understand that and I can provide one. She said it has to be provided at time of application and I saw umI understand and can provide one at time of application. At this point she is pretty sparky. No more kindness. So she tells me she will forward it to the person showing the home and they will call me to make an appointment. Then 48 hours later I call back as I hadn't heard anything and I knew they were in a hurry to rent it out. The Same woman says oh let me just pull up your request...then.. oh well you were trying to apply for an ESA letter so we didnt send your request for viewing. I knew it was the same lady and replied that no I had said I could provide one and I did get one that same day. She apologizes and said there must of been a misunderstanding. So this is on Friday and the place is still available and she will send it for an appt. Today is Wednesday and 7 days since my initial request and they have marked the rental as sold. Alli Tompkins flat out lied to me and my fiancé and misled us about a home we were 3 days away from moving into. She is unprofessional, unreliable, and completely untrustworthy. Rent elsewhere unless you want to be strung along and deceived. We viewed a rental property, loved it, and applied. We even negotiated a 6 month lease with the owner and I signed it. When I needed to send in a corrected copy, I asked Alli if I could bring it in person on Wednesday. She told me it was "no big deal," assured me no one else was applying, and promised I'd be the first to know if that changed. Instead, on Monday she avoided my call, only to send an email that evening saying they had already given the property to another applicant. No warning, no courtesy call (as she promised) nothing. When I confronted her Tuesday, she refused to take responsibility. I told her I would be leaving a review and including her name, not as a threat, but as reality. She actually accused me of "threatening" her rather than owning up to her dishonesty. Bottom line: Alli Tompkins did not just make a mistake, she lied, dodged accountability, and then played the victim when called out. If this is how an employee of RH Cooke treats applicants before they even move in, imagine the nightmare once you're a tenant. read more

I would give 0 stars if I could! --Alli Tompkins is who horribly assisted us on this that works there. Stay away from this place, they are untruthful, liars, and unorganized, only out for MONEY. LISTEN TO THE REVIEWS. Honestly, they probably realized we were a lesbian couple and did not want to rent to us any longer. (We make well above the qualifiable income with Credit scores near 800, no evictions, pay rent a month early, perfect rental and reference history.) My fiancé and I applied for a rental that was on the market for 120 days in Spokane! We both paid and filled out an application and we were APPROVED, we lived out of town, so we had to sign the lease and get it notarized to prove it was us and mail it back. ( Also, its 2025, get DocuSign) Anyways, they reach back out saying that our lease was incorrect because I (Fiance) Signed it where it says Co-Applicant as they told us to specifically do when we called and asked about it. (Apparently, I was not allowed to sign ANYTHING for the lease, I wasn't even listed to be on it) So, we said fine, we will do it again and only my fiancé will sign it in person (3.5 Hr drive) This was Friday when they called and said our lease was incorrectly signed, on the following Monday they notify us that they went with another applicant and weren't appreciative of us signing the lease wrong so they "Gave it to someone else". She even told us on Friday that no one else has applied and that we are okay to come in in person and correct the signatures!! Untruthful, unreliable and should have listened to all the reviews. My A/C was serviced in April, and RHCooke of course didnt let me know that it was broken. A heat wave came through and it was over 100 degrees in my house. I asked for assistance and help and they called me an entitled prick for not wanting my dog to die while I was at work. I asked them to pay for a rental A/C and they refused. They offered me $50 off my rent..... it costs $200 to rent an A/C. I left for the weekend to camp at the lake and on Monday I called to ask about an update and they called me an ungrateful punk because they stopped by my place unannounced and supposedly had a portable A/C for me to use..... Did they provide it on the Monday that i returned?! NOPE! Just name calling. STAY FAR AWAY FROM THIS COMPANY, unless ur a homeowner with the same values as this company. read more

If you see this name connected to your rental- run, run, run away and don't look back. We rented a home from this POS company for many, many years and constantly (and I mean constantly) ran into problems. Black mold. Check. Broken heater. Check. Toxic air. Check. Faulty installation of gas line. Check. Not to code electrical. Check. Not to code plumbing. Check. When these issues arose, Bob and his minions were nowhere to be seen. We should have left but the real estate market was just too expensive- primarily because of greedy landlords and property manager like these dark demons. Here's the kicker, on the day we left, Bob had the audacity to show up playing some pathetic "strong man" role so he could try and keep our meager earnest money. I wasn't having it and told them I had loads of pictures to bring to court if they really wanted to go down that path. Protect yourself people. If you rent from this company, take video and pictures of everything. They don't care about you. They care about lining their pockets. Better yet, avoid them altogether. Never responds to maintenance repairs needed at property, used needles found in basement area of common areas, as well as multiple vehicle break ins to a "secure parking space". I had a horrible experience with the office secretary. She was rude, unprofessional, and at one point laughed at me and proceeded to make fun of me. I can imagine this kind of unprofessionalism and lack of customers care is present throughout the office. We rented a duplex through RH Cook and Associates for our daughter and son for college. When we moved them in to the rental it was filthy. When we toured the rental we noticed it was not very clean but we where assured that it would be cleaned before we moved in. On move in day we discovered it was not clean. Given we had no time left to find another rental we went ahead and moved the kids Inc. The floors, kitchen and bathrooms where filthy. We had to spend several hours cleaning before we could even move the kids in. After our annual lease was up we put in our 30 day notice and moved out. We were told that our next months rent would be prorated as of our move out date. We spent two days cleaning the rental and left it much cleaner the when we moved in. Once we moved out though they sent us a long list of things that where supposed to have needed cleaning and fixed. They charged us $220 for cleaning and again everything was much cleaner then when we moved in. We where told they had to replace all the custom blinds in the entire house for $510. These where cheap metal blinds that where in the same condition as when we moved in (other then one that we would have been fine replacing). They then claimed there was damage to a kitchen counter that was $140 but we had pictures showing this was already there when we moved in. Lastly they had to replace a bedroom door for $210 which we did agree with. End of the day they not only kept our $825 deposit but sent us a bill for an additional $250. I called them and told them we didn't agree with everything on the list and had pictures to show of before we moved in and after we moved out that should help them understand our concerns. I also reminded them that we had paid a full months rent but had moved out 9 days early and where told that would be prorated. The lady on the phone said she would check into it and call me back with next steps. Instead of a call back I received a notice in the mail that the additional amount due for damages had been sent to collections. When I called them to inquire why they would do that and what had become of the money they owned me for the over payment on rent. I was simply told that they didn't do that and I must have been misinformed. As far as the cost of cleaning and repairs they where not interested in discussing it and said I could now deal with the collection agency. We had never been a minute late on a payment, bent over backwards to clean the place and without even a call back to me the sent this $250 bill to collections, keep our deposit and don't didn't pay us back the right $250 for prorated rent. This company is poorly managed with some very unethical individuals making decisions. I would recommend staying clear and I will never do business with them again. read more

Incredible home buying experience. My wife and I were purchasing our first home and not only did Bob help walk us through all the steps, he already had reccomendations on what to look for to maximize our investment. While walking us through each house he would stop, show us any issues, and explain why even though the house was what we we (thought) we were looking for, it was going to cause us trouble in X amount of years. His expertise, politeness, and professionalism landed us in a house that has been such a perfect fit. My wife and I recently purchased a home in Spokane, WA using Marcy Martin a realtor with RH Cooke and Associates, Inc. We lived on the west side of the state a bit north of Seattle, so this made it a bit difficult in the house hunting/buying experience. Marcy was great at showing use homes, almost 20 in fact in less than 24 hours. We put offers in an 3 homes which all accepted offers from other buyers, so we finally got house #4 on our list. This of course made for more work for Marcy, but she did it and seemed happy to do so. This is when everything started to unravel. Poor communication with what the steps were, what to expect and missed timelines. Paperwork initially had the incorrect property address on it, which led to us signing outside the contractual timeframe and gave the sellers and escape to not complete all needed and agreed to repairs. There is far more to the story and many details, but bottom line is I would NOT recommend her as a realtor, nor would I recommend RH Cooke as a company. After looping the broker/owner of the company in to keep him involved, he was even worse at communicating and in fact has never responded to my final two emails answering my questions and requesting his view of the entire situation. If you are looking for a professional company and realtor to seemlessly handle your house hunting and buying transaction, this is NOT the company you should use. The end result has done nothing but cause my wife and I a great deal of stress and money to complete the needed repairs that were not completed. read more
