I have been living at a property managed by Rhino Reatly for a few years now and I love the way they manage this place. Unlike my old place when I put in a work order it is dealt with immediately even surprising me at times. Where do I even begin on the colossal epitome of a poor management this company is? As most of you know I really dislike leaving a bad review but let me tell you, after the nightmare I've been through dealing with this property management company the last couple years it definitely needed to be brought to attention! If I could give zero stars, I definitely would because they don't even deserve the one star. Oh how I wish I could get in a DeLorean to go back in time to tell myself to never sign that dotted line. For starters good luck trying to get ahold of anyone in that office on the phone. No one ever answers and eventually you're left at a dead end to a voicemail telling you to leave a message which 9 times outta 10 they'll never get back to you on right away. Maybe a week later, it depends how they feel. If they have an urgent issue with you, they don't ever call. They'll text or email you instead then they'll take their sweet time getting back to you. God forbid you make a mistake getting the rent in a day late and a buck short. Phew man they'll put you on blast posting a nasty pay or quit letter on your door demanding they get their money right away out in the open clear as day for the entire complex to see as they walk past with no discretion at all the very next day. That's about the quickest their gonna jump at getting anything done. Flooding apartment? They'll sit on it for a whole day but boy miss that rent and they're right on your tail like uncle Sam when he don't get his money. A year after my first lease they tried giving me crap about my pet birds that they allowed me to have when I began my lease by trying to change it a quarter into the second year lease. They began texting me to try and get me to not only a "pet deposit" on top of the high first deposit I'd already given them at the start of my first lease but also a fee they called "pet rent" on top of the rent I had been paying to have my birds in the apartment. They tried to tell me that it was never put on my lease that I had pets and you bet your sweet keester I called them out on it until they finally dropped it after I wouldn't let them change the lease agreement. Have an issue that needs immediate attention with maintenance? It's like playing the magic 8 ball with Rhino, "try again later". They'll take their sweet time to get a third party contractor to do it. I remember the AC went out in my apartment. It took them well over a month with the blazing heat to get it fixed with 3 visits! I had a smoke alarm in the apartment with a sealed battery for some reason. The battery died, and of course I couldn't change it myself because again it was one of the sealed battery ones. They emailed me inquiring about it like they didn't believe I couldn't change it myself until again a third party contractor came and saw what I was talking about. Ive had my vehicle broken into, and there was a shooting outside of the complex last year and they offered little to no concern about the safety of the complex until 2 weeks later after I'm sure multiple complaints before they finally hired a third party security company that rarely if ever checks on the property. More vehicles have been broken into since and again they offered little to no concern at all to help improve the safety of the complex. Speaking of the complex, they have done a poor job upkeeping the property. The pool is just a dry hole in the ground with a fountain as dry as the Sahara desert. Love cockroaches and spiders? The complex has been swarming with them for months and they'll done very little to take care of the issue. Also beware of porch pirates. I've had packages stolen right from my door, and the property management basically offered no little to no help to address the issue. I've had to take matters into my own hand by installing a ring doorbell camera on my front door to combat the porch pirates. Since installing the ring on my door I experienced less theft at my door ironically. I cannot begin to stress enough stay far way from Rhino Realty Property Management. It's been a nightmare I've dealt with these past few years. I believe it's safe to say I will never do business with them again. Don't let them fool you with their pretty smiles and tall tails. They'll con you like the people trying to reach you regarding your cars "extended warranty". If you see a property managed by them don't just walk away, RUN!!! If I could give a negative 100 I would. We rented a house from them and at first all was fine and then things started to break in the house or we needed something fixed and it would take them so long to get to it before having someone come out to fix it. They did an inspection every 3 months and it was fine however I explained to them over and over that they needed to come at a certain time because I was working, never listened. We finally moved out and we got told that the items we asked them to fix while we were there were now our responsibility and took our deposit to get it fixed when we asked them to do this as it was not our doing because it was like that before we got there. It is not worth the money to rent anything from these people, they don't return calls and it takes them weeks to get anything regarding email. I rented from rhino realty at the 12621 townhouse apartments. They did not for my toilet for 8 months... I had to use a bucket of water to make the shit and piss go down... I put in 6 maintenance request for it and they kept canceling them. I lived there for 5 years, the rent went up from 690 to 1000 and the property got less and less upkeep. They charges me for everything they had to replace upon moving up $500 dollars for light bulbs and repainting. I do not recommend anyone to rent from them, they won't help make your rental safe or even have the basics of living comfortable... Pamela beesly should be fired for her customer service. I have been renting with Rhino Realty for multiple years and every year they have gotten progressively worse. It is nearly impossible to get in touch with someone there and when you do they always act like whatever your problem is, is not their problem and they will continue to try and pass the blame instead of taking responsibility especially when it comes to heavy appliances (i.e. water heater, AC unit). They changed their maintenance system to an online portal which is never responded to unless you make multiple requests, which they just wind up cancelling anyways so as to not to have to deal with the issue. When confronted with said information they simply said that's all they can do. If you value your time and money and definitely some peace of mind, DO NOT UTILIZE this company for anything. If they were a toilet paper company, I wouldn't even use them to pick up after my dog! read more

If want to waste your money on rental applications that are never processed, are unable to get ahold of your renter company for days in 100 degree weather when your A/c goes , and would like the company to ignore your time sensitive request to vacate the property, choose rhino realty. They'll be sure to make your life miserable. Once you sign onto a lease you will never be able to get ahold of anyone. They force you to message through text and never respond, not even sure it's a real person talking to you. I had contacted Rhino Reality to inquire about a rental house off lomas Blvd and Juan Tabo. Received a message to confirm our appointment to view the property. I replied to the text message and was scheduled at 10:00am to meet with someone to show it to my family and myself. As we waited outside the home another vehicle pulled up about 10:06. Assuming it was the reality agent, was wrong, it was another eager tenant. Upon checking my phone I realized they had just sent me a text canceling my viewing completely. At 10:12 another car pulled up and it was the agent. Thank you rhino reality for helping us dodge this bullet!! We were planning on prepaying annually but thankfully you decided against renting to us. This review is as an owner. When I first went to rent out my house staff was helpful and everything went smoothly, I think it was barely a month until someone rented it out. After 6 months, unbeknownst to them, I happened to be back in town and saw a large amount of trash in my front yard, oil stains all over the driveway, and other damages to the property. It was obvious they did not make a single drive by of the property at all to make sure it wasn't blatantly being damaged from a street view. Tenets had snuck in a dog which ended up peeing all over the carpets, along with burn marks on the floor, ashes, and whatever other mystery stains. There was also other minor, but above normal wear and tear, damages to my property. Even after taking the security deposit, it cost me several thousand dollars to replace and repair what I needed. Their maintenance team told me my "swamp cooler" needed repairs that would be between $1000-3000 because it wasn't working. I kept that conversation going back and forth for a while about my "swamp cooler" until one day I asked the maintenance team how my "swamp cooler" wasn't working when I had an AC unit. The maintenance team ghosted me after that, not even an apology about finding out they had wrong house or anything, so I can only assume they were attempting to rip me off as I had my own maintenance team go handle repairs to prep the home for sale (remember, Rhino Realty charged me to get it rent-ready, so rent-ready must be to a lower standard then sale-ready) and the AC repairs cost about $130. I also had two tables costing several hundred dollars in the property that went missing. Either the trash removal team threw them away, the company stole them, or the tenants stole them. Rhino didn't know what happened to them and they didn't care or apologize things were stolen from the property. God knows if they can't find their rental sign they'll contact you repeatedly about that though. Ultimately, as the property had been vacant a couple months, I decided to cut my losses and sell the property, which of course they want to do for you but considering how damaged the first tenant left the property I did not trust them to care at all about me as a customer, a customer that provides them the property they manage for their jobs. I asked about the money owed from repairs and they told me they would give it to a debt collections agency if they couldn't get it themselves. I asked if they would tell me the name of the company and they wouldn't. They told me to check my monthly statement and anything collected would appear there. After a month or two I received one payment of a couple hundred dollars and asked if it was a lump sum or a payment plan was established, they wouldn't tell me and only said any payments would appear on my owners statement. I haven't received payment in months after that one-off payment and obviously they aren't concerned with keeping me in the loop anymore. Overall, if you're an owner, they're fine for taking care of the day-to-day operations. If anything goes wrong you can't trust them or the people they contract with. If things go really wrong, they don't care about leaving you in the dark. My guess is that they're either too big to actually care about the properties themselves or they're a business in the strictest definition, if they aren't making a profit from it they don't care about it. If you call to speak to someone, getting ahold of people in different departments to get answers from the leads is like pulling teeth. Even worse, nobody in the office is on the same page about anything. From my calculations, to have Rhino Realty handle my property for a year cost me about $7000 out of pocket. read more

I lived in a rental property operated by Rhino for over two years. They are the worst company I've ever rented from. They make it nearly impossible to contact anyone if you have any problems. After leaving my apartment spotlessly clean, they kept $200 out of my security deposit for "cleaning." What a way to treat someone who paid his rent on the first of the month, every month, for years. I rented a home for 5.5 years - Rhino took over the last aprox 2.0 years of my lease - what a horrible compsny - i had a decent relationship with the landlord and i took care of - and even painted the home , the carpets were in bad shape when we moved in and we tried our best to clean them - normal wear and tear happens in rentals and they are ridiculous . i had a 1500 deposit - the took it all and trued to say i owe 350.00 more - i have photos from before and after - i guess ill see them in court - if you can try to avoid rhino - im glad i was anle to sav e and buy a home - never having to deal with landlords and management is a relief - I wish i coukd post pictures on this site read more

So we received a notice on our door earlier this month saying that the property management company has changed. I had to confirm this was a real notice because we did not receive any notice before hand as to the property changing hands. There is no address as to who our payments go to now. We don't even know if our payments are the same. This was handled super unprofessionally. Why was no warning given until the deal was already done. Horrible communication with your tenants. When I moved in with Rhino Realty, they gave me a unit with a broken refrigerator. It took them TWO WEEKS to replace it. Two weeks I had to pay out of pocket eating out because I couldn't keep any food at home. Giving a tenet a unit with broken appliances is a pretty abysmal first impression. Yes, they took half off my rent for one month, but that doesn't forgive how they still continue to drag their feet on almost every other work order I've put in. Many tenets in my complex (including myself) had complained to management about poor maintenance of the roofs: people had torrential leaks whenever there was precipitation and some even had straight up holes in their ceilings. After having a leak "patched" twice in the same spot in my roof, the Maintenance workers closed the maintenance request, despite the fact that the roof was still leaking and a huge, ugly stain was left on the ceiling. Nevermind the fact that there was likely mold or worse things growing in the ceiling; too bad Rhino "doesn't do anything about mold." Not to mention that for every lease renewal they increase your rent per month, but what they don't tell you is that they're going to increase it MORE than what they've stated in the lease. I was told my rent would increase $50/month, it was actually $75/month, and they threw a $40 water fee on top of that and began to charge online fees to pay rent online. And you can forget about getting your security deposit back if you're trying to get away from them. Out of the $500 I put in, I got $190 back, the rest were lost to "Make Ready Fees." Bottom line, Rhino Realty puts on a smiling face but will not help you when you need it and continue to shirk their responsibilities. DO NOT GIVE THEM YOUR MONEY!! read more

I would not recommend using Rhino. They failed to abide by our contract with them. They didn't do quarterly inspections as stated in the contract, which as a property owner was a big selling point. This was a major issue as the grass had died and they never caught it. When questioned about their failing to do quarterly inspections, Alex, the owner, said they were not doing them due to covid. I said driving by a home and looking at the outside had nothing to do with covid. I was informed it wasn't cost effective for Rhino to go by and look at the outside of the home when they were choosing to do no inside inspections. I pointed out they can't pick and choose what parts of the legally binding contract they want to follow. They failed to address the end of lease with the tenants until a couple of weeks before the lease expired. This, per the contract, should have been addressed 2 months prior to the expiration of the lease. We were left in a difficult and unwanted position with the tenants due to this. Our contract with Rhino was cut short due to Rhino. When held accountable for their failure to do the above, instead of being professional and fixing it, Alex, the owner, said never mind, gave us 30 days notice they were canceling the contract with us. Alex refused to provide us any way to contact our tenants. We live out of state thus it wasn't like we could just pop over. We were only provided a way to contact them after the contract with Rhino ended. Their failure to provide us a way to contact the tenants resulted in the tenants being unable to pay us directly for rent due at the beginning of the month. When I was finally able to speak to the tenants, they reflected they had experienced their own set of problems with Rhino, in addition, they were never provided a way to contact us. I didn't do my due diligence when researching them...please do not make the same mistake I did. I can only hope their negligence doesn't bring any harm to our property and in return any financial hardship to us. read more

Since this was during covid and houses were hard to find and this is a nice house in a good neighborhood I did it. They have not been responsive or honest during our time here. Poor company that overcharges on their services and doesn't provide the services they claim to. They claim to have a maintenance that can do work on your property, but then hire full price contractors to do minor jobs. The only service they did consistently was to clean the yard, but then charged $35 an hour to clean a parking lot or pull weeds. I went to them because I liked owner and his philosophy, but once we signed the contract he turns the work over to others and the company does not provide as promised. They charged me a significant fee to cancel my contract and are still sending me invoices for work that I don't believe was authorized and supposedly done days before I canceled the contract. I didn't authorize any work 3 days before canceling the contract, so they have hidden the money the owe me in their paperwork (which isn't easy to understand in the first place) and decided I owe them even more as a parting gift. read more

Rhino Realty is an unethical company. We hired them to manage a brand new build in Rio Rancho by Hanks brothers. Within one week that's wanted to reduce the price to $1600, refused to advertise on Zillow and when we threaten to take our busy elsewhere it was listed on Zillow and rented in a few days at $2600. I found out the name of the tenant because our landscape company told me there was additional dogs and people living in the house. The lease had one woman and one dog, there was four people living there and five dogs. When I looked up her name she had a previous eviction, two DUI, reckless driving and a bankruptcy to name a few things. Clearly Rhino did not run a background check or they just didn't care about the tenants history. When I tried to contact the office no one was ever available, reached out to Alex the owner he refused to speak to me. We had to fire Rhino and have the tenant move out. Do not use Rhino you will regret it, it's like running your head into a brick wall again and again. read more

They do not give us customer service, they do not give us a sense of security for the property. They do not give the comfort of knowing that i am paying for a space to live and can live safely. Since i have moved in in November. I have had strange men knock on my door at random hours of the night, i almost had my door kicked in while inside of my apartment and almost got robbed, people have had their car stolen from the lot, and strangers come up(while we are inside the gated property) and ask for money or rides or have even asked to COME INTO my apartment with me. But when i contact them and ask if they will be fixing a broken back gate, they tell me to put a work order in. And when i ask about my security and feelings safe, they say contact the police. Worst Property Management Company I have ever dealt with. We lease a house which is managed by them. We sold our home and need to Lease until our new house is built. First, you can never get in touch with them. Then when you do it is nothing but the run-around and no action. As a tenet, I will NEVER deal with them again. If I hadn't signed a one-year lease and there were other houses available, I would leave. As a home owner, I don't think you should hire a company that is going to piss off you tenets so badly that they want to sue them or you. I'm so disappointed because I thought I was going to be so happy with this move. Everyone in the office seemed so nice, Tina and Vanessa were very personable and attentive to my issues but when it came down to actually fixing anything in the house (which may have been out of their hands) all I received was silence or putting me off that someone else is handling it. The AC in the house I am renting has been out since I moved in 15 days ago. They sent someone out to look at it right away to tell me the obvious "it doesn't work" but no one can tell me if or when they plan to fix it. Additionally, when I moved in the yard and the house were not acceptable....grass not mowed, weeds, dirt and grime everywhere. The company advised the owner wouldn't agree to get the yard up to standards so after paying over $1K to move I had to pay over $250 to get the yard in order. Although the inside of house was a mess too, I started cleaning it myself but the filth was too excessive and made me feel sick knowing I was living in these conditions. I requested to Rhino Realty to get someone in to clean I was told "Alex" was working it but unfortunately still crickets. I think I will have to go the legal route any order for this company to react to anything. I'm sure if I didn't pay my rent I would get a response from them right away. They seem to be nice people but have serious deficiencies in other areas of customer service. Hopefully Rhino Realty you learn from and read these reviews. I feel I have been more than patient with you but I have never lived in this type of filth and should not be subject to it in a home that I am renting from you. Please do the right thing and have someone clean this excessively filthy house, not sure why you couldn't take care of this easy fix. I guess me taking care of the yard made me seem like a pushover. Also, I hope you didn't charge the last tenant a cleaning fee because it's obvious the place was not cleaned.
