He made the process so unbelievably easy, and friendly for that matter. I truly felt fantastic as did the sellers about the purchase and sale. He went so far above and beyond to make all parties comfortable and content with our decisions. Fast forward just over a year, personal situations change , and I had an interest in perhaps selling and moving in a different direction. I reached out to Alex just to understand the market. He went through all aspects of what the market looks like and what I could expect, also not pressuring in any way. Again building a trust that is very unheard of. Within hours he had potential clients that would suit my type of home lined up. Pretty amazing Take it forward a few more weeks I left town and unfortunately felt I left my house open (still not for sale). Me not being from the area knew very few people, that could check on my home. I reached out to Alex, and he immediately went by to make sure the house was locked up. Unreal!! Further to that which is more than one could expect; as he walked around the house he noticed a drain pipe , thinking from my sump, had broken away a little and was leaking water. He immediately got a plumber on call to address then issue, to prevent any damage to the house. Again way above and beyond the call of duty!!!!! From the on-line pictures, this place looks like a million bucks, large apartments, carefully…read moretended grounds and a bubbling brook that cascades throughout the grounds. Well, the reality is, there is a brook, and the apartments are adequately sized, but that value has depreciated quite a bit with time. But let me be fair- its been 25 years since I lived in an apartment complex so maybe I'm expecting too much. Here are the pros of this place. I like the full sized washer and dryer in each unit. And I like having a dishwasher and microwave included. I like that there is either a balcony or patio with each unit and that the quantity of windows lets in a ton of natural light (and my unit faces north). I like that they are set up as condos with each unit having it's own outside entrance and that they answer maintenance issues within a week which is pretty good given the size of this complex. Some units even have a fireplace (I think these are the upper units) There is also a decent pool as well as a work out room available for the residents. On the downside, the water pressure is quite low (can barely wash my hands in the bathroom), when it rains, there is water everywhere washing out what once was beautiful landscaping, and there is really limited storage in each unit although the extra closet out on the patio helps a little. The carport that I pay extra for is quite a walk away ( a sidewalk would help) and the hill behind it washes out with each downpour making a muddy mess to walk through. It's not quiet but the noise doesn't come from my neighbors, it comes from a bad design that puts the air conditioning units outside the bedroom window so not only do I hear it when my unit kicks in, but also when my neighbor's unit kicks in. All in all, Pinnacle Woods is okay. To some it might even be considered really nice. For me? It just reminds me of why I stopped living in an apartment all those years ago.

Kitchen counters are also made of laminate/particleboard that stains extremely easily. During my first month here, I had to fix the PVC pipes under my own kitchen sink. I also personally had to unclog the shower drains from the previous renter. Also, PARKING SUCKS. You will likely be unable to find parking spaces at night, so their solution is to provide rentable parking spaces to their tenants. These additional parking spaces are $30/month for a "garage," which is really just awnings. There has been a tire-eating pothole in the front of the complex for lord knows how long, and they are finally getting around to fixing it after months of living here. One would expect a booming college town like Lawrence to have better apartment complexes.

Our experience with Chris Schmid of McGrew Real Estate was at times confusing, exasperating, and…read moremaddening. He was the sellers agent on a house we purchased. From the very beginning of our dealings with him (through our agent) to the closing on our new home, he was difficult to deal with. He lacks professionalism and overall competence. His last act of unprofessionalism was while we were at the title company with our agent signing the closing papers, he went to the house we just purchased and changed the code on the front door and the keys were inside the house. When we got to the house we had just purchased we couldn't get in. Our agent had to contact him for the new code. There are many competent, professional agents at McGrew and they have a great reputation in Lawrence. In my opinion Mr. Schmid needs to find a new career.

I experienced repeated late-night noise disturbances coming from the upstairs unit, including loud…read moreslamming sounds during quiet hours (often between 2-5 A.M.), which regularly woke us from sleep. I provided recordings with timestamps to property management, but their response was that they "couldn't determine the source" and that some noise is expected in apartment living. Despite these disturbances happening during quiet hours, management took no meaningful action to enforce their own noise policies. Instead, they suggested we transfer to another unit and pay both a transfer fee and a new security deposit to resolve the problem, rather than addressing the noise issue directly. It's extremely disappointing to have legitimate complaints ignored while being asked to pay extra to move. Management clearly does not enforce quiet hours or take resident complaints seriously.

Spent three years in this complex, and it was fine enough…read more The "gym" was sad, the treadmills were noisy and mostly broken. And it is far too small for more than two people to be in there at once. The hot tub never worked as long as I lived there, but the pool was nice and well kept. Our apartment was nice and spacious. Our neighbors were mostly fine, but you can always hear people walking up and down the stairs/breezeway through the walls which isn't ideal. We had one set of noisy neighbors, to which management told us to call the cops because they couldn't do anything about it. That wasn't a pleasant or helpful solution. Our AC went out *every* year we lived there. Our apartment got up to 80 degrees and we had to get our cat shaved to keep him from overheating this past April. I had to yell at the poor front desk girl to get them to help us at all. They replied with "we don't have to fix the air conditioning until it's 80 degrees outside". As in they won't help you unless they're legally required, how nice of them. In our first year we were without one of our bathtubs because it was broken and they didn't get it fixed for almost four months. But when our kitchen counter started falling and separating from the wall they resealed it very quickly. The parking wasn't ever great. I frequently had to walk quite a ways to get home after getting home from work in the evenings. Overall, it was a fine place to be but we were happy to leave and move on.

Main consistent issue is…read morethat the walls and ceilings are on the thinner side and my upstairs neighbors love to walk around in shoes made of lead 24hrs a day. Maintenance is INCREDIBLE. They truly are what holds this place together. If any issues arose, they were there the next day and happy to help. They've always been really respectful (which was initially a worry as a young female), always super accommodating, and they're fun to chat with (shoutout to Billy and Eddie!!). Management has been okay (they were really laissez faire about the complaints about the neighbors which was really irritating). The main reason i am moving is because they have raised their rent and started to implement some price gouging tactics that are ridiculous. This includes required monthly charges of $10 trash valet service, $10 credit reporting, $5 utility service fee, $25 sewer charge, and $15 waiver of liability insurance ($65/month on top of rent and utilities). And they have just started implementing a policy that any guests have to register their vehicle and pay to park (in a lot that I've personally never seen fill up) - $5/hour or $15/day- or they will be towed at the vehicle owners expense. They do offer free wifi (wonder how long it will take for that to become a required charge) but it does go out randomly and frequently enough. I can understand how thats a fair trade off for it being free... still worth noting though. I have yet to move out so i cant wait to see the cleaning fees that are waiting for me in July. But I can say that one of my roommates moved out after the first year and she was charged over $100 (i cant remember the exact amount) as a cleaning fee. When i tell you that girl was minimalistic, clean, and careful, i mean it. She left that room spotless and the cleaning ladies who came in after were not in there for long. It's not a bad place by any means. No bug issues other than the occasional spider, gnat, or ant. Appliances work great and when our fridge didn't, maintenance was right on it. Theres a bus stop for main campus and Hy-vee right out front. If money is not an issue and you don't mind the buildup of $5-10 charges, then I recommend it. If you move here and you are someone who throws parties or regularly has several people over just please, for the love of God, request a first floor apartment....please.

The front desk manager was rude, cold, and standoffish from the moment we arrived. Instead of giving us a proper tour, she simply handed us the keys and told us to go view the unit ourselves, which felt unprofessional and unwelcoming. When we got to the model townhome, the condition was surprisingly poor. The carpet had visible stains, the furniture was chipped, and the staging looked unfinished--there were pillowcases on the bed but no actual pillows for instance. For a place meant to represent the property, it looked neglected and poorly maintained. What made the experience even more frustrating is that we were on the waiting list since last year, and they still couldn't offer us one of the most common townhome types. We were told that transfers take priority, which felt questionable and like an excuse rather than a real effort to accommodate prospective tenants. Overall, the lack of professionalism, poor condition of the model, and the long wait with no real progress made this a very disappointing experience.

The amenities are really nice too. There are 2 nice pools and a fitness center with lots of updated equipment, including several treadmills, a couple elipticals and bikes, a stairmaster, a range of weight machines for just about anything, and plenty of freeweights. For the average-to-athletic person, you'll find all you need; and the building itself has high ceilings; so it never gets swampy in there.
