I've already reviewed this place on Google but I have to review here as a lot of people seem to dislike this place. I rented here from June 2007-June 2010 as I was a nervous young adult moving out on his own for the first time, hours from home. Dealt directly with Paul who was very friendly, kind, and understanding. His father Bill was also a great guy to deal with. Paul showed me a unit but when he called the office to get the paperwork ready, it had been rented. No sweat - the downstairs apartment would be ready in two months so Paul set me up with a temporary (and furnished) townhouse for six weeks prior to my apartment being available. On move-in day for the townhouse, I got stuck in a traffic jam while driving down from Pittsburgh and was going to miss meeting the utility people, but Bill went above and beyond by being there and handling them for me while I was in traffic. While the townhouse needed some work (apparently the previous tenants skipped out on a lease and left a lot of damages) it was quite adequate for the six weeks I needed it. Hell, I was only charged for one bedroom for one month, so it was a great deal. Moving into my new place in August 2007 was a snap. Got my keys, and even Paul could detect how nervous I was being out on my own and helped point me to various activities and organizations in town to meet new people. I lived in two different apartments with Riner, one near EMU for two years and one in Bridgewater for my final year (before moving to Buena Vista). Anytime something went wrong, it was fixed within 24 hours. Washer quit on me - replaced the next morning. Water heater failed - replaced that evening. Dishwasher broke - replaced within an hour! I can't say any more good things about their property maintenance. As far as the deposit goes, most places don't typically like to give back deposits and I realized this in my years of renting. Their deductions were fair and while I didn't get all of my deposit back, I got most of it. You have to do your part. All in all, Paul and Bill were great to deal with and I highly recommend Riner Rentals for renting apartments. read more

I'd give negative stars if I could. They never stop increasing the rent (about 40% increase in 3 years). They do not respond to emails unless you harass them. Maintenance takes forever and the maintenance guys leave a mess behind them. Tent from anyone other than Riner's Rentals if you can. They really are the worst. read more

They have done a walk through the apartment twice they know that the ceiling fans don't work upstairs and they know their is ripes in the laminate flooring in the kitchen since we have been here never fixed water damage from the bathroom upstairs in the ceiling in the kitchen been their since we moved in and we got a non renewal because our neighbor kept calling in and lieing at first it was just that then it was they had numerous calls that's to cover them but not one phone call or email about these calls in ten years that we have been here plus numerous things we have had to wait to have fixed we have kept all of our documents and hope they know painting a house and redoing the carpet goes with the wear and tear after how long we have been here oh and they said they weren't renewing their lease either but she knows someone in their office so it seems their getting to stay so now she is messing with our cars I have her on camera doing it and still saying stuff good for you riner rental you just gave her more room to run her mouth... read more

Absolutely awful! Do not rent from them! They did not address a serious leak and potential mold issues. Left a leak go for almost a year and most recently an active leak for 3 days with NO maintenance to handle it. States their maintenance can handle and are experienced in mold remediation. Leak was reported on 26th of November, huge bubbles in ceiling (which was noted at move-in) and as of today November 28th NOBODY has fixed the leak in the ceiling. Office stated is was No big deal! Mold is a huge deal! The health department will hear from us! I can not express enough - DO NOT RENT from them! 0/5 - I would rate less than 0. read more

The noise is unbearable. My special needs child can barely get through a day of homeschooling. She has fair housing rights which I am pursuing. ​Occupancy rules are not followed. Leaving us living under extreme noise. We have to leave the apartment regularly just to get some peace. read more

Everything being said here about their lousy customer service is accurate and their inability to respond in a timely manner to complaints. I moved into The Denton Building -- a Riner Rental property on Courthouse Square in Harrisonburg -- this year and was charged a $250 non-refundable cleaning fee. Allegedly it's because Riner uses that fee to clean the place for you -- stoves, blinds, floors, light fixtures, etc. But the place was FILTHY when I moved in. They replaced the drip catchers on the stovetop, but didn't actually CLEAN the stove. Inside the over was so bad it took three attempts to get rid of all the grime. Couldn't even use it because it smoked so much I feared it would set off the smoke detectors. Oh, and the "blinds" weren't cleaned, they were "replaced" with new ones; however, the new ones were two inches too short for the windows. The "cleaning crew" -- and I use that term loosely --- didn't clean anything above eye-sight height, meaning every surface higher than 5 feet was covered in dirt, grim, grease, etc... (I sent them photos of how it looked on move-in and got NO response). And I don't know how, but we finally got them to start cleaning the common areas on a recurring basis because they were pretty disgusting and the bug problems were getting worse! Finally, don't get me started on the lack of insulation in the entire building. You can hear your neighbors pee in their toilets... But don't worry, the Denton Building has a MUSIC SHOP on the first floor. What they don't tell you on move-in is that the shop is also used as a practice space for bands, so the sound of your neighbors is drowned out most the day and into the evening by the REALLY BAD sounds of these so-called "bands." Calls, complaints and threats to form a rental union have in no way impacted on resident's peace of mind... the bands play on all day, every day, day and night... Bottom line: They will tell you anything to get you to rent from them, but will do NOTHING for you once you move in. read more

If you can rent anywhere else, please do!! This is my second rental from them, and while my first rental was okay, it still was not in the condition it should've been in. Through a friend, I found out that there had been a serious flooring issue (cracked tile that cut my foot open multiple times) that had been there for 7 years. Our dishwasher was broken and they refused to fix that because it was "useable." Our washer and dryer was broken and was leaving stains and ripping holes in our clothing, and it took them three months to replace that. Other than that, a decent space for college housing, though we had issues with neighbors who were not college students. Onto my current rental. I have been here for 8 days and I don't even know where to begin. When my roommate moved in (about two weeks before me) she did the move in checklist, which they claim they have 45 days to address, but also put in maintenance requests for more serious issues (mold, another broken washer and dryer, and water leaks). By the time I had moved in, they still had not addressed any of the serious issues, so I again put in maintenance requests. I promptly got a call from the office telling me to stop putting in requests because they'd already seen them and still had time to address them. This is when things really went to sh*t. 4 days after I was told to stop putting in requests, I noticed that my ceiling was bubbling where there had already appeared to be water damage. The next day my ceiling started leaking, then a piece of drywall fell down with mold in it. Clearly, this was an urgent issue. They had someone out the next day to fix the leak, but left a large (about 3 feet by 3 feet) in my ceiling, and still hadn't addressed the mold. Then they didn't come fix the hole for the following two days, so I finally called again, and as you figured, got a rude and condescending reply from Zilda in the office. She told me that I was exaggerating my issues and trying to "finesse" them, when all I really wanted was a safe living space. During the call she also told me I had the option to terminate my lease, or to move in to my apartment I already have with them (even though my lease there ended in one week). Also, there would be a cost for terminating my lease and my roommates and I would have to pay rent until we found someone to take over the lease. No one who actually worked at Riner had been in the house to see how terrible it was, but told me that it's just what comes with an old house (I expected minor faults, but not black mold). She finally told me she'd have the owner of the house (William Riner) come speak with me. He showed up 20 minutes late, and only stayed for 5 minutes. In that 5 minutes, he told me that black mold isn't a health issue and that I can live with it. When my boyfriend tried to step in to speak to him, he told him that he doesn't live here and asked him if he "wants to live, then began yelling and cursing, and kicked my boyfriend out (a visitor of mine who had every right to be here). William then stormed out of the house yelling, without actually viewing any issues on the property or offering any kind of help. When we went in to Riner to speak with them about this issue, they told us he has a "short fuse" and "does this when he has a bad day." Our living situation and the way myself, my roommates, and our visitors have been treated is absolutely unacceptable. I know I'm not the only one dealing with this either. I highly suggest you go elsewhere with your business. This company is absolutely awful and I'm unsure of how they're even allowed to do this. It is clear they take full advantage of college students and have no intention of providing habitable housing. During this endeavor, I have had many other past or present tenants of theirs tell me they've had issues like this as well, including complaints about William Riner's actions. Rented a property from them back when I was in college. The property was in a great location off of Route 11 and near the train tracks. It was a 3 bedroom, 2 bathroom home with 2 kitchens, gas heating, and $345 a person for rent. The place held up for the 12 months I lived there, but I found they took too long for repairs to be made and also took a long time to get my security deposit back, which I did not receive all of. Overall I felt some of the staff was hit or miss, but if you paid your rent on time there were never problems, but you have to know it's mostly student housing so they know what to expect. For a one year rental, it was just okay, and that's okay for what I got out of renting with them. read more

In my 4.5 years of college, easily the worst landlord I've had. Over break, they went through the house and locked every door, for "security purposes", despite the lock on our front door clearly not having been replaced in many many years, which would seemingly pose greater security threat. Roommates came back to be locked out of their rooms without keys, and had to place an after hours maintenance order, in which a frightening man with no paperwork of any sort or evidence of even working for Riner knocks on your door and demands $40 in cash to spend 2 seconds unlocking the door, that you intentionally left unlocked. Unreal. Yes, I'm still salty. Also, this place is just a joke in general. Every unit has different pieces of furniture that may or may not even fit in the house. How about a giant useless kitchen table that doesn't fit in any of the rooms and takes up 3/4 of the main hallway, with no chairs? Bedrooms seemingly having different furniture at random? A different couch and TV stand in every unit. Literally, they must have gone to different yard sales and said ok we need X number of couches and X number of tables. read more

If you are renting in the Denton Building in Harrisonburg do not expect get your full deposit back no matter how pristine you leave the apartment. They charge a re-painting fee. I wish there was a 0 star option. I have never met a company that cares less about their tenants and properties. I wrote this review halfway through my rental year with Riner, and have been waiting to post it until we officially left the area. I have rented from Riner properties twice, the first time being 2010-2012 in a 6-bedroom house, and the second being 2016-2017 in a 2-bedroom apartment. If you're looking to rent with Riner Rentals, here are some of my recent experiences. I attempted to stay as neutral as possible, although I strongly dislike their staff and properties. In our previous 6-bedroom rental, it was a college house that was maintained adequately. It had a working washer, dryer, dishwasher, outlets, windows, etc. The carpets had not been replaced for years, the kitchen and bathrooms hadn't been updated in years, but again it was a college home. Several years later, I find myself in Harrisonburg again for graduate school. (For my rental history, I've had experience with other rentals and other property managers, all which worked out very well.) Here are the pros and cons of Riner's JM apartments off Lewis St.: Pros: - The rent is low (compared to what we're used to). $675, water included, for a 2-bed, 1-bath apartment. - Location of their properties are in generally good spots if you're interested in being downtown. Cons: - Riner was not flexible with our move in date, even by one day. Tried to move on a Sunday to save personal time off, but they wouldn't allow it. - Upon arrival, our unit was said to be "cleaned". "Clean"= black mold covered bathroom ceiling, black mold covered interior of dishwasher, AC unit was not working (because a bug was imbedded in thermostat casing, blocking sensor), carpeting and floors are very old with bumps and stains, and windows/screens were covered in years of dirt and spiderwebs. - Our AC issues were looked at but not truly resolved till we investigated the issue further and found a dead bug with its eggs. - No assistance with bathroom ceiling mold, we took care of it ourselves. - Took 2 months to receive clean dishwasher trays that were not covered in mold. There was a back and forth about us cleaning it ourselves, and doing a bleach wash, etc. - Washer/dryer units are outside of our apartment, in separate building across from us. Costs 1.25 a load. Recently, a broken dryer was left in the space for 2-3 weeks, with no note indicated it was out of service, until I sent a message. Dryer was taken out, and we were left with 1 dryer to accommodate 20 housing units for another 2 weeks. New one recently put in place, and the cost for that machine is 1.75. - Neighbors: If you're getting an apartment or townhouse unit, the walls are very thin and you can hear everything. Cheaply made structures. In their message, they say, "we are happy to tailor our services to ensure that you have the highest level of service for your home." We found this to be a lie, do not expect Riner Rentals to tailor their services, and do not expect them to provide the "highest level of service". read more

My landlord last year was bad, Riner Rentals makes him look like a great landlord. Riner has no sense of privacy, walking in whenever they see fit. They will tell us that they are coming between a specific time one day and show up at a random time on a completely different day with no prior warning. When we started our rental with them, the three beams that held up our living room floor were decaying and cracked. Whenever we had more than 7 people in our living room our floor would sink and looked like it was on the edge of collapsing. We called in late October to ask them to come look, to which they said they would send someone out that week, which they did not. During the inspection of our house, we pointed out the beams to them and asked for someone to come fix them. They did not. We put in a service request again, and once more they did not send anyone to come fix the beams. After almost two months of trying to get these beams fixed, someone finally came. Their website says once you submit a service request someone will come as soon as possible, this is a lie. We have been fined multiple times for very obscure things without a prior warning. For instance, we had to clean up trash out of the house when we first moved in because it was disgusting and left the trash on the side of the house for 2 days since our trash can was already filled up, for which we got a fat fine. Instead of simply asking us to move the trash, we got a fine. Riner has come to "inspect" our house 4 times in the span of 4 months, each time they seem to be searching for something to fine us for. It is apparent that they are more focused on finding ways to fine us than our well-being, or the shape of the house. They will nit-pick little things that you have apparently done wrong, while completely neglecting important things, like the decaying foundation of the house. If you can find anywhere else to rent from, please for your own sake do so. Riner Rentals is quite possibly the worst place you could rent from. If I could give them a 0/5 I would do so in a heartbeat. read more

They are absolutely some of the worst people to rent from. When my wife and I originally started renting from them it was a great company with good moral values. They even went so far as to rush us an oven on Thanksgiving when ours stopped working an hour into cooking the turkey... But that was five years ago. The owner's son took over the company and has run out into the ground. He is a slum lord to say the least. It's truly sad because I used to speak so highly of them. Not only did they refuse to give us our deposit back due to a stain on the carpet but he charged us an extra thousand dollars! We were to of the line tenants who were never late on our rent and gave them no troubles whatsoever. I fully plan on taking them to court over this! If you are a college student, do not live in a Riner Rentals property. The lack of organization and customer service I have experience over the past two years with them is appalling. First, they charge me for things and then never use my money for the things it is supposed to be used for (lock fee--locks were never changed and no key was ever given to me). Second, we were told at the beginning of the year that they were finally going to fix our front porch (which was rotting and had a huge hole in it), but come graduation and the porch still hasn't been fixed and a young girl falls through the hole and scraps up her leg. FINALLY, they "fix" the whole (I attached a picture) by nailing a single piece of wood where the hole was. They didn't even touch the rest of the porch. They also charged ONE of my roommates with months and months of late fees and missing stuff, even though she personally owed nothing. My other roommates did, but they only emailed her and out the charges on her account. They never emailed the people who actually owed money. I loved my time in my house, but Riner Rentals was far from the reason why. They took advantage of us and did not take care of the property at all. The only positive thing about Riner Rentals is Paul. Whenever issues were taken to him directly, he was very responsive and helpful. Scum of a company. The simple fact that my money goes to the people who run this company is despicable Lease started in August. Was told the house would be move in ready in August. Nope. There were still holes in the wall from the previous tenants. House had not been cleaned from the previous tenants- mouse poop in closets and dryer. I personally asked Paul if he thought the house was livable, and he said yes!! Not until I asked him if he would feel comfortable with his children living in an a house in such condition did he stop and think about my question. Had to ask for new carpets, as the previous tenants destroyed them, to patch the holes in the wall, and to paint the walls as the previous tenants left disgusting stains all across the walls on both floors! My roommates and I know for a fact that the previous tenants did not get their security deposits back... so I want to know where did that money go if it did not go into fixing the house before a new group of tenants moved in?? My guess is the people of Riner Rentals pocketed it all, assuming that a bunch of college kids moving in wouldn't have a problem with the living conditions. Ha! Likely thought. As the house was not move in ready, we were told we would be pro-rated for our next months rent. Do you think that ever happened? Of course it didn't. Had multiple issues the the AC/ Heat vents. Downstairs toilet did not flush when first moving in. Bathroom vanities were pulled off of the wall, and we had to ask multiple times to have it fixed. Charged for having someone come and look at our heating system, even though that should come out of our security deposit. The people who work for this company, namely Pam and Paul are absolutely difficult to work with. I'm not sure if they just assume that they can speak to college kids in the manner that they choose to, but they completely forget that we are paying clients! Have nasty emails from Pam saved, and every conversation I have had with Paul has ended with him getting majorly defensive, rather than saying "hey, that's not right. Let me go ahead and fix your problem so neither of us have to deal with it anymore." Despicable excuse for a company. Someone should really look into them and see where all of our money is going.... Long story short, if you're not interested in dealing with nasty people, disgusting properties, getting charged for items your deposit should be covering, pests in your house, absolutely zero assistance in anything you may need help for, then don't bother renting with Riner. What a sad and entirely pitiful excuse for a company... all the way from the people to the product they sell. read more

I have to agree with Brian B. My roommates and I only received $300 or so dollars of our $1200 security deposit even after we spent two days cleaning and repainting so as to avoid extra charges. Their itemized list is the opposite of specific claiming "unit repairs & prep" and "painting charges" totaling $602.33 alone. We went above and beyond and took pictures of everything to ensure that we were not leaving the house beyond "normal wear and tear" as stated in our lease. However, every time I attempt to call them there is never someone available to discuss our issue. I am extremely dissatisfied with the way Riner treated us especially after living there for two years. read more

This company had, hands down, the worst customer service I have ever experienced. On the first day of move in I discovered on the stairs that a few of the rails were missing. Not trying to be charged for this, I called Riner right away. They said they would fix it ASAP. In almost 2 years they never fixed the stairs. Now that's not the real problem I have. Their slow service should just be filed under lazy and incompetent, so I will stop there. This company not only blatantly ignored issues that we had with the house (such as a very leaky roof, mold on the ceilings (covered with a fresh coat of paint courtesy of Riner cause that's going to fix the health hazard), a broken backyard fence, and dirty floors, but they also chose to try and blame us, the tenants for the things that they were too lazy to fix. I lived there for 2 years, so 2 separate 1 year leases. The first time we were convinced by a Riner employee to sign for the house to be as is. This mistake cause much strife among us, if not for the fact that the hallways were disgusting, but the kitchens were appalling. One was half painted with a single coat of red paint that was rightfully dubbed the "50 shades of wrong room" and we had no way to fix this because of the "generous" advice received when signing our lives to the real estate Devil. The second time we signed the lease, we were much smarter. we have copies of the new lease where we did not sign as is. We signed for the house to be fully cleaned and some rooms painted. Riner, however, believes in their twisted little minds that because a different group of us signed as is the year before, that they had no responsibility to do any of the cleaning for us. We also discovered that there was no hope of getting an accurate security deposit back after Riner decided to use a paint company that charges $1700 to paint, and not even paint the whole house. Then, when I took it upon myself to contact the company for the invoice, I discovered that the home the paint company worked out of was for sale. I wholeheartedly believe that Riner decided to scam 6 naive college girls out of their money. I do not wish for anyone else to go through the type of selfish customer service that we went through, but we all know people don't really change. So, go ahead. Move on in. Just be warned that this experience that you have just willingly and legally signed yourself up for will be the absolute worst experience of your life. So good luck, I hope they give you at least one free box of tissues to cry your eyes out with. But knowing them they would screw you over and take that out of your security deposit too. read more

Terrible management. Riner thought our lease ended on May 25th, and when we showed them that the lease ended on July 25th they freaked out. Apparently they signed another group of people starting June 5th. We're going to have to move out soon and they haven't posted June's rent on the website we use to pay rent. That was our biggest issue with Riner. We've had several smaller issues but it's not worth the effort to explain. Final point: These people are very unorganized. Be cautious. read more

My experience with Riner Rentals has met all my expectations. New to harrisonburg I found the staff very helpful in locating a suitable home for me, and all items on my move-in checklist were taken care of well before my move date. In the first week the water heater flooded and a plumber was sent immediately. Every other request I've had has been handled with equal speed. I have found every staff person friendly, professional and responsive each time i have contacted the Riner office. They seem dedicated to providing great service to tenants as well as owners. read more

Writing another review just to reiterate the fact that my house has had multiple discussions with Riner regarding our security deposit and have been told time and time again that we will be getting nothing of the money we felt was unjustly spent back. The fact that Mr. Riner continues to respond to people's reviews on his business solely to undermine them and save his reputation is the perfect capture of his character as the business' owner. I think it is saying something that literally every person we have told about this conflict has been shocked by the sheer ridiculousness of the charges and the fact that we had to live like we did for a year in general. We are writing these reviews out of our honest experiences in hopes of stopping anyone from using his services in the future and hope that they aid other students in selecting their property management companies in Harrisonburg. read more

I lived in a older house downtown for 2 years, and dealing with Riner was nothing but hell. We recently got our security deposit back, and the charges are ridiculous and one staff member has given several different answers for just one charge. We were charged over $1700 for painting, and one of the rooms wasn't even painted. Several of us have tried calling the painting company (Riner was kind enough to provide us with the invoice) during various days of the week at different times, and none of our messages have been returned over the last several weeks, leading us to believe that this could be a shell company. The house was in disrepair when we moved in, and I wish we had lived in a standard. I suggest Riner adopts better accounting practices and takes pictures of a home and does a "final walk through" so that they can defend every charge. read more

This is by far, hands down, the worst rental company in Harrisonburg, and probably the entire state of Virginia. Let me begin: First, when we went to the rental office to get our keys to move in, we were told we couldn't have the keys because 1 of our roommates hadn't paid their rent (even though the 2 roommates picking up the keys had). When asked which roommate hadn't paid, we were handed a print out of the account and told to "figure it out ourselves". This should have been the first indication that dealing with this company would be a nightmare. Next, we were sent a 5 day eviction notice after one of our roommates paid their rent online. Apparently, their online rent payment system takes a while to post, and so we were faulted for THEIR PAYMENT SYSTEM. Next, the light in our parking lot burned out. This was a light that required special lightbulbs and ladders to fix (not something a tenant could fix on their own). I was staying over Christmas break, by myself in a huge house in a sketchy neighborhood. The burned out parking lot lightbulb was a serious safety concern. I called 3 times in a span of 2 weeks. Only when I threatened legal action from my parents (who paid my rent) did they finally send someone out to fix it. As if their horrendous customer service and receptionists weren't bad enough, we received $492 out of a $3010 security deposit. There is no way Riner gives enough of a shit about their properties to spend $2518 to clean it up for the next tenants. Lastly, the tiny amount of our security deposit that we received back was sent to 1 roommate, instead of disbursed evenly amongst the 7 separate people who paid the security deposit SEPARATELY. Riner Rentals TRULY have the rudest, most inconsiderate staff in Harrisonburg. I have had interactions with multiple other property management companies in Harrisonburg and even the worst of those is exponentially better than Riner Rentals. If you want to be treated like the scum of the earth, get swindled by slum lords like Paul Riner, taken advantage of as a college student, receive none of your security deposit back, and live in a shit hole that Riner Rentals refuses to fix in a timely fashion (if at all), then I highly suggest renting from Riner Rentals. read more

Ugh.. unfortunately you have to give a star! So, here it is. Let me first start with a summary sentence, and then I'll follow-on with the reasoning. Riner Rentals is the worst in terms of rental companies in the Harrisonburg, VA area as far as I can tell. I'm not even sure where to start. Let's start with the fact that I had a request in for a window screen replacement for nearly a year, not a big deal, but I'll start slow. In that same request I told them that half of the outlets in the house don't work. It's been about 1-1/2 - 2 years - the outlets still don't work, I just stopped asking. When they reshingled my roof, they left HUGE nails, dust, and shingle pieces all over my porch. I couldn't let the little ones on the porch for weeks. My sister actually stepped on one! I called them about it, but they didn't seem to care! I could further describe how Riner Rentals left a letter threatening to charge EVERYONE in my building a yard cleaning fee, because there was dog poop in the yard. It's like, yeah, so what if I actually pick up my dog's poop? I can't control who is letting their dogs poop in the yard. Wow, I guess I needed to put up a camera or something! When Riner Rentals was washing the porches, they simply said to move anything that I didn't want to get wet. Obviously, it's not feasible to take EVERYTHING on my porch and move it inside. Whoever did the work threw EVERYTHING on my porch around like trash. Expensive kayaking gear was ruined, as well as many other things. They probably did $500 worth of damage to my belongings on the back porch. I had to fight tooth and nail to get any type of apology, or compensation for the destruction of my back porch. They finally settled on $100 off of next month's rent, which isn't even close to the damage that was actually done. Throughout the process of resolving this, I was called a liar, and basically told by their SUPER rude receptionist to go away. During the frigid winter, I contacted them one evening about not having any hot water. The answering service said that wasn't considered an emergency, so I spent the whole weekend without hot water, and had to actually call them again days later, because they still hadn't come, even during their business hours. There were many things I called about that never got any attention unless I called them repeatedly and argued with them about it. When they switched over to a new payment system, the first time I tried to login and pay my rent (which, in their defense, was on the very last day) the system had locked my account and wouldn't let me pay it. I called them the next day to tell them that I had TRIED to pay my rent on time, and that I didn't want to have to pay a late fee given that the payment system had failed to work properly. Instead of offering some kind of discussion about the matter, The notoriously RUDE receptionist says, "well, you don't have to pay it, but we're gonna charge it." That's an extremely rude and unprofessional way to handle a controversial situation. I responded pretty angrily, to which she said, "I'm setting the phone down now" and it sounded as if she just set the phone down on the desk. I could then hear her in the background running her mouth about me.. yes me, the CUSTOMER!! All I wanted was at least some discussion about the possibilities of waiving the fee given that the payment system failed to perform as intended. At least help me fix the problem lady! She left the phone there, and never picked it back up, so I had to call back. Mr. Riner did speak to me, but he still didn't resolve the issue, and insisted that since I waited until the last day, he would still be charging the late fee. These people are absolutely the worst, and if I had time to move right now, I probably would. Everytime I try to NICELY tell them that I have a problem, their answer is basically, "well, just move out then." They are not nice people and their service is terrible. Bear in mind, these are just a FEW of the MANY issues I've had with Riner. Steer clear. I'm afraid to move out.. who knows what kind of cash they'll hit me up for on my way out the door. I also wish I could remember the receptionist's name, because she is an absolute horror story, and SO disrespectful, no matter what the issue is. They tack on fees at random times. You have to watch your account like a hawk, because they will just randomly throw in late fees even when your rent isn't late. If you call them about it, they will USUALLY take it off, but it's slimy that they even try to snag late fees from customers, even when they don't owe it. I guess they just hope they won't notice, or that they won't remember whether they paid it on time. If you dare rent from them, make sure you keep EVERY receipt of payment! Riner Rentals allowed my 17 year old son to sign a lease (with no adult signature). At signing he let them know that he was not going to live there but he was signing so that his three friends could claim the house and take their time finding another roommate without the house being rented by someone else. Not only did they not stop this but they encouraged it and then tried to charge him when the new person was found to take over the lease! What a bunch of cons! DO NOT RENT FROM RINER! The business has not refunded my security deposit after vacating tenancy at the end of my lease. They are claiming cleaning and damage charges which are false. There was no damage done to the unit and it was thoroughly cleaned before I moved out. Moreover, upon the beginning of my lease, the apartment had been left dirty and damaged by the previous tenant to the point that I was unable to move in until two weeks after my lease began. At that time, after several calls and complaints, the carpet was cleaned but no other cleaning, painting, or repairs were done. I do not understand how this business can levy damage charges against me when no inspection or repair work was done between the tenancy of the previous occupant and myself. This is a common complaint with this business, as local reputation and online reviews (the ones they haven't gotten taken down) will confirm. been renting from riner for some time and i finally have to put an end to wasting my money with them. the reviews are real people, riner rentals is not the company you want to rent from. they do nothing good for their renters. can't wait to move out once my lease is up. read more
