Pros: - Great view of the mountain if you face north on 2nd floor. Really the selling point - Relatively quiet, but this will depend on your neighbors - All windows and balcony doors were updated to double pane in early 2024 - Maintenance is quick, but only for easy fixes - Rodney was very kind and accommodating when I moved in, unfortunately he no longer works here Cons: - Roaches. My unit was absolutely filled with them from move-in all the way to move-out. They crawl out from the large gap under the kitchen cabinets. Spraying does nothing as these are American roaches who prefer to stay outdoors, but they'll enter the unit if there are ways to get in. Even with all the visible gaps covered with styrofoam, they found their way through the AC vent, and even the bathroom vent... I can't tell if it was just my building or the complex as a whole. I did see several dead ones in the parking lot as well. My neighbor told me she had lizards in her unit. Lost many nights of sleeping. - The walls are paper thin, some parts are actually hollow (gives in when you push on it). You will hear next door and downstairs neighbors talking on their phone, and they'll hear you as well. - The buildings are simply very old. The floors creak, cabinets are peeling, AC blower fan blades was caked with dust. Cleaned those myself because I'm not going to breathe in decades worth of dust.. Maintenance told me these buildings were built in the 80s. Not a lot changed since then it seems, except for fresh coat of paint every once a while. - The AC condensers are located on the roof, like many places here. These things vibrate the entire unit like you wouldn't believe. I've made a work order soon after move-in to have some isolation pads installed underneath. After couple weeks of bothering management and maintenance, I finally convinced them to install it for me after I bought the pads out of my own pocket. They made some differences but definitely doesn't fix the problem. - Horrible insulation. Highly advise against getting a 2nd floor unit if any of the walls are facing west. You'll either be miserable during summer or pay the high electricity bill. Updated window and balcony door can only do so much if the walls themselves are basically hollow. You will feel the heat radiating from the walls. At some point, my room reached 95F when I had the AC off. - The entire apartment complex has only one entry/exit point. There is no dedicated turning lane into the complex, so if you're coming in from the west, you have to stop an entire lane's traffic to make a turn. This can be rather dangerous especially during rush hour. - The trash cost is based on the number of units in the complex through conservice. These apartments are run by scam artists who nickel and dime, and only care about their bottom dollar. Be aware before you apply for an apartment here- you'll end up paying a lot more each month than just what the rent is quoted online. They have mandatory fees on top of the rent that are not cheap, and that they won't tell you about until after you've already forked over your money. I applied for an apartment, and only after I had already submitted the app fee and holding deposit was I told about aforementioned fees. As the website does not contain accurate and truthful information, I immediately requested to withdraw my application and be provided a refund. They had not even run my application yet, as this all happened within a span of less than 24 hrs. I spoke to Rodney on the phone immediately afterwards, and he said he would refund me. After that, it was crickets. I never got my refund, even after sending them an email days later. So I filed a dispute with my bank. They came back and said that because it says on their website the app fee is non-refundable, the dispute should be denied. They conveniently didn't include that the app fee is only $60, not the full amount of $310 that I paid ($250 of that being the holding deposit). That alone is a testament to how shady these people are. Especially after I was told I was going to get refunded, it's absurd that it has gotten to this point. I've lived in and applied for a lot of apartments in my day, but this has by far been the worst experience I've ever had. Customer service is non-existent here. Rodney the manager is super helpful whenever I have a question, and the maintenance staff are friendly, professional, and quick to fix any of the small issues that I have had. It was livable. We definitely had a roach problem and a few maintenance problems here and there, but I would say the office staff is friendly and they do keep the property maintained. However, don't be persuaded by the interior photos posted here. Some apartments have been updated interiorly but many have not (ours wasn't). I'm talking enamel white cabinets with oil stained, unfinished wood inside. Counters are the same dingy enamel white...just looked gross. I know they're trying to work with what they have, but the photos here are deceiving. Overall, it's a nice location because you're close to Costco, Bashas, Trader Joe's, Fry's, etc. read more

Unresponsive staff. Will come up with excuses to not give the security deposit back, and then charge extra. Gross carpet. Poorly installed appliances. The ceiling fan nearly fell on my head when I turned it on for the first time. The apartment does not match the pictures and is outdated and very small. Poor lighting throughout , so unless you can see in the dark, plan to buy lamps. The unit we moved into was dirty when we moved in; seems like they just vacuumed and sprayed a ton of Febreze. Does not have laundry in the units and half of the machines in the facility have issues with payment. The pool is not heated for winter and was closed off for the entire summer. There are plenty of apartments in better areas. Please look elsewhere. read more

You won't get your deposit back if you own a pet. Regardless of what they tell you, they'll take your deposit plus more to replace their carpet that was awful to begin with. Also, your family will share a kitchen with a family of roaches that management won't do anything about. Cops will often visit at night, so God knows what happens there. Unless you're absolutely desperate for a roof over your head, find somewhere else to live. read more

Do yourself a favor and find somewhere else to live. The people in the front office are nice but they just so obviously don't care about the people who live here. My fridge door has been broken since I moved in in June and they won't do anything about it. I've had the place sprayed 3 times for cockroaches and they still come back, so I was told that sometimes "that's just how it is." They recently switched to doing online rent payments online, but neglected to say that we have to start paying our water/sewer/trash straight to the company, they no longer make the payment for us. Their maintenance team usually ignores every request I make, yet when my fiance, a male, makes a request, they seem to get right on it. River Point claims to be a very safe community with some random "community watch" stickers on all the windows, but my fiance's bike was stolen from the bike rack almost immediately upon move in. There was a sign nearby on a dumpster saying that anyone who put trash in that dumpster would receive a 100$ fine and there was a video camera on that dumpster to keep watch, but when we asked to see footage to try and find who stole the bike we were told they had no idea what we were talking about. It's cheap. It's pretty much the only thing this place has going for it, but also keep in mind that you get what you pay for. I love that I have almost 1000 square feet and pay $670, but after living here for a while I wish I would have found somewhere else to live. It's also fairly quiet for it's location, which is a plus. My building faces a small neighborhood and we hear much less city noise, sirens, etc than we thought we would. If you want to pay for cockroaches, vibrating floors when the AC turns on, fridge doors that don't close all the way, and if you'd like to be disrespected every once in a while by people who claim to be there for you, then definitely check this place out. read more

River Point Apartments is overall a solid apartment complex. It was easy to arrange application and confirmation even though I was not living in Tucson at the time. This was due in part to staff being available via the phone and the application being mostly done online. When I arrived, they were very welcoming and everything was already arranged. I was able to move in that same day without any hassle. My apartment is very clean and they have been very responsive in fixing any items that have been broken. I would recommend this apartment complex to anyone who has a budget but wants to live somewhere that is organized, clean and well managed. read more

Overall, River Point Apartments have been the best apartment complex we have ever lived in. My husband is in the military so choosing to live off base wasn't always the easiest. The management here is hands down the most genuine, from the time I showed interested in renting, to living there for a couple months (we PCSed to Japan.) They really took the effort into making sure the apartment was ready, and the way we wanted it before we moved in. Before signing the lease, they throughly explain the run down of how everything works, not like those other places that give you a huge lease agreement that you have to go over yourself. As for the apartment itself, it's not the biggest or brand new, but it's a small complex so everything is a quick walk to and from the apartment. They do mention before you sign the lease that the apartment is old, so it will have natural wear and tear from the age of the building. Parking was never a issue and always felt safe living here. A nice looking community with what appeared to be nice people in the office until they started slandering competing apartment communities in the area. As a prospect who is looking to rent it comes off extremely unprofessional to talk badly on the other communities around you. I've lived in many apartments, and I can tell you there is not one that is perfect. Being a graduate student from out of town, I did not even have time to scope out the complex for myself (a friend looked for me). I am now starting my second year in the same studio apartment. Maintenance fixes problems very quickly, though sometimes they forget about small minor things (like a blind slat). The manager is very quick to respond if you need her, and the complex is fairly quiet with residents ranging from working-class to retired and a few graduate students. I've never had any problems with bugs. My only small complaints are that the pool facilities (hot tub) is not great, and sometimes the laundry machines break down. These are the worst apts I've ever lived in. The employees don't care about their residents at all. I've called 3 different numbers to river point apts so that i can have the fridge fixed or the boiler or the A/C ect. And yes everything breaks here and maintenance does nothing. It's always "i can't fix it today, I'll go tomorrow". Tomorrow comes and still they don't show. I have to go to excessive extents to get there attention. I've emailed the apt manager just so that they can show and try to do something about fixing thing's that constantly break in these apts. Basically the worst maintenance ever. They take their sweet time to get anything done. If you want to call constantly to different numbers and wait for days, sometimes weeks for things to get done. Then these are the apts. I have lived here seven years, and even though the apartment manager, Lesa, goes above and beyond on a regular basis for me and so many other tenants here, the property leaves a lot to be desired...I love the balconies and huge, comfortable bathtubs, but the walls are excruciatingly paper thin and the appliances are old and most of the time do not work properly. They also have consistent issues with burst pipes and other plumbing issues. The neighborhood overall is quiet and great, but it is not as safe as it was a few years ago, and they do not have security patrols, video cameras or gated access here. The pool and spa amenities are often not that clean, or in great working order. Also, the pool is not heated during the winter months. The bottom line is that if you want a very nice place, you have to find a place that runs about $200,00 more a month than the current rental rates for these apartments. read more

Originally started the application process with Melissa but on her off day spoke with Alexis. Alexis was not as friendly or professional as Melissa. Come to find out, Alexis tried dating my boyfriend once upon a time which lead to the unprofessional experience I had with her. She was tremendously rude to me in person and over the phone. She continued to call AND text AND private message my boyfriend on social media. I had never met her before in my life but after putting his name and info on the application, she decided to make finding a new home REALLY hard for us. I tried speaking to her and told her kindly to stop messaging my boyfriend, she denied everything. This location was IDEAL for both our work and so nice and would've made a perfect home for us but our experience sent us elsewhere after our issues with Alexis.
