We have had a really smooth experience living here. The renovated apartments with built in washer dryer are excellent. I thought it would be good to share some pictures since there aren't a lot online. There are general things that apply to every apartment complex that are the only drawbacks: limited parking, gate getting broken periodically, and people not picking up after their pets. Been moved out for a few years. I called the Charleston Apartments to be told that my residency never existed. When I applied for a new home in Nebraska, the Charleston apartments told them to reach out to me because they had no proof of me living here. Although they charged me 8000+ when I moved out due to uninhabitable conditions, forcing me to take him to court. If you are looking for an apartment to live in, this should not be an option. It is a very unsafe place, especially when it comes to your cars. When you have a problem in your apartment, the manager never listens to you and is also very rude and racist. I believe we deserve good treatment and a safe place to live for the amount of rent we pay. read more

The owners need to rethink their priorities. There is one person working in the management office so it is always closed. One maintenance worker for the entire complex. There are always communication issues. I walked out onto my porch to find a bunch of people in the middle of taking apart the balcony area. I found out that day that it would be best to either stay in until they are done or be out the entire time. The work continued the next day as well. After a few months they finally fixed the email communication problems. The younger residents do need some supervision. Some dog owners don't clean up after their dogs. Now the complex is infested with black widows and there is supposed to be regular pest control that residents pay for. The spiders are in the stairs, the pool, the bbq area, and the bushes. I sincerely hope the owners properly staff this complex. read more

RENTER BEWARE! The Yelp reviews are actually accurate because they can't have them removed by the company for false information, etc simply because they don't like the truth being out out there. Anything with 5 stars is paid for by the ownership company (AMC). This place is disgusting and foul. They prey on POC because they believe they're too ignorant or uneducated to fight them on anything. For what you pay for a unit here ($2100+ and separate utilities ($120-150+) you can go rent a nice quiet place in Natomas or literally anywhere else. Trust me. Constant noise. Incompetent maintenance staff that look like they either just came off the prison yard or rolled out of bed from their moms basement. I literally thought one of the maintence staff was a homeless man walking around picking up garbage. They're owned and ran by an out of state company that has no clue about California laws (very evident in what they coach their management to say to residents). There's nothing special about the "upgraded" units besides stainless steel appliances. All the windows leak. There's foundation concerns that need to be repaired. Oh and plan on living with constant mold and piled up dust. They don't actually deep clean the units before someone else moves in. It's "broom" clean at best. The gym is absolutely gross and never cleaned. Same goes for the bathroom that has graffiti and human feces smeared everywhere. Only rent here if you are DESPERATE. They will prey on you and happily try to evict you in a heartbeat. They are actively being sued. read more

Getting a hold of someone, getting a repair done, even paying rent is nearly impossible. The A/C is leaking water through the walls; when they finally fixed it, it leaked again, causing more damage to the walls but no one seems to care, as I reported this again and as of today, nothing has been done to fix the problem for good. Management changes often. Without any explanation $1400 mysteriously disappeared from our deposit, and I suspect there will be numerous issues when we leave, as we will not renew our lease after 3 years. Most of the time no one answers the phone, the office is closed a lot, and they don't answer emails. Today, it seems that my login information was changed without my knowledge and now I'm unable to pay rent. I don't live there and driving to the location seems a waste of time. My only option seems to be to contact Susan Burke who is on the board at 864-729-4486. Since we've rented the apartment it's been one nightmare after another. The management here is EXTREMELY unresponsive which is a joke because they promote that in the website. I've made two different tours now and showed up and the office was closed... in the middle of the day. Also have never gotten ahold of them over the phone. i've called the office probably ten times to try and speak to someone and have never gotten an answer. Interesting. My partner was going to leave a review about this place too and she told me that my review was no where to be found when she looked up this place. Seems like they are either contacting yelp to remove my review or yelp has removed it. This is my personal experience and what I've witnessed living here. You have homeless people coming in every single day going through the garbage and walking inside the complex. There's no parking ever, but it's a sweet spot to have your catalytic converter stolen, it happened multiple times all over the complex, you see glass everywhere, the middle school kids come in to fight and smoke weed, the neighborhood kids are running around cussing and screaming with no supervision, the mailbox gets broken into all the time, and we've only got notified once, oh the way homeless people get in is because they punch random numbers at the gate and it opens for them. Just wait for the summer, it's gets even crazier. We have people blasting their music and you can hear it across the complex, all the music is about doing drugs and unaliving people, there are side shows and if you don't know what that is it's an illegal street racing that happens at the corner of bell and Norwood. How does that effects us? They block of the entire complex and you can't get in or out. And when the police arrived they all start running INTO OUR COMPLEX. They crashed into 2 street lights already. With all I said the management is more worried about cars with expired tags that are parked in their car port, putting up two measly charging spots for the electric cars, and painting the dog park. And now the rest of the story. After the property manager stated that the main gate and individual gates would be fixed on April 6th, or at least started another resident asked the question, when. Their answer was, not sure. It's really beyond my me why the actual owners of said property hasn't acted. I need to add, that I am moving from this location on or before May 27th. And the property manager can't do anything to stop me. Just to get me to move to these apartments in August 39, 2019 they waived the normal deposit of $500. The very day I moved in I could see I had made a huge mistake! The only thing that has kept me from leaving sooner was the two maintenance crews. When I first got here, Cody and currently Tony and Tory. I've tried to be fair at until I just can't take it anymore. This complex is by far the worst apartment complex I've ever lived in! I wouldn't recommend this place even if they paid in cash! They won't have a clue when I actually left. My favorite class in school was drama, except I'm totally honest and upfront with people I truly trust to be honest with me. I realize it's tough to spell, however, it's only 5 letters. I truly believe in Peace, Love, and Happiness. Unfortunately, the property manager and AMC have dark sunglasses on or are using white cane. Only my opinion, however, I do have an attorney in mind. I really thought I was through reviewing this complex but I wanted to clarify something. First, the Charleston is making some really nice improvements they started this month. Now they are here under the guise of trying to make this property look new on Yelp!!! Probably because they had so many bad reviews and changed owners again! Well they are not new! DO NOT move here unless you want to: 1) Be treated badly and lied to consistently by office and management staff! 2) Share your apt with cockroaches! 3) Hear everything your neighbors are doing and listen to their alarm clock going off at 5am and nobody is there to turn it off! 4) Live in an apt that has had the front door kicked in during the previous tenants home invasion robbery and still is not fixed! 5) Have your apt catch on fire and lose everything because of a faulty dishwasher! 6) Experience horrible parking issues! I've lived here for only 8 months, but it's grows on you. Although there were issues and there still are, but this complex has made great strides. The property owners have spent $$ improving this apartment complex. The Oasis (pool/hot tube) is opening on June 19th after being totally remodeled. They've added a gym and a lounge area. It's really nice. I moved up here from Sonoma County where a typical one bedroom with AC will run you $2,000. and up. Many of those apartments don't even have AC. I was born and raised in San Francisco. I also was employed by the VA Medical Center for 26 years, so I know how expensive the Bay Area can be. It's worth a look As a follow-up to my last review. The Charleston Apartments now have the best two-man maintenance crew for miles (ponytail and all). What a performance these 3-person staff have accomplished. Very nice indeed. read more

I just got the keys to my new place yesterday so I honestly can't provide an accurate review on what living here is like (yet), but I can say the property management staff, Alexis in particular, is amazing. It's been awhile since I've had to rent and while there have been some hiccups/miscommunications/scheduling conflicts/etc, Alexis has been extremely accommodating and never fails to return a call or email. It's a big relief knowing the unit I'm renting is being managed by someone who is not only competent and professional, but also understanding and willing to answer the million questions I had in a polite and timely manner. Moving is always is extremely stressful but this place is very well-managed and as a result, I'm very much looking forward to my tenancy here. read more

These are by far the most cleanest and modest apartments I've been to in awhile. Me & my fiancé recently moved in and we love it here. Very close to freeway, schools, parks, and most importantly shopping stores. The kitchens are oversized and so nice and renovated. Every unit comes with full washer and dryer and the Community is overall relaxing. We definitely would recommend these apartments to friends and families. We're in love with our large balcony it's just very spacious and cozy and staff are amazing in the front office. We love coming to Alexis with any questions and concerns. We moved to Savannah Courts summer 2018, and had a quick move in process. Hailey worked her butt off to move us in as soon as possible. She was super friendly and helpful, as was the the rest of the office staff and maintenance crew. They had a really user-friendly resident portal where you could pay rent, ask questions, and put in maintenance requests. Maintenance requests were fulfilled within 2-3 hours, even on the weekends! There was always someone around to help. In early winter 2019, the name changed from Savannah Courts to Charleston, and the previous management company began renovations to the club house, pool area, and tennis courts. Then the new property management took over in July 2019. And it has been disappointing, to say the least. There's always trash around the property, they bumped landscaping from weekly to every other week. There's no resident portal.. if there is, there has been no contact or support in letting residents know. There was construction done to the outside of my apartment (8am on a Saturday woke up to banging on the front door wall) and a few other apartments and the workers themselves (at least they hired a friendly construction company!) had to inform me what was being done. Communication with the Charleston is slim to none, and when you make an effort it is met with intimidation and confrontation. They have raised rent (naturally) however we have less access to the things we are paying for. The gym is FINALLY open but only accessible if someone's in the office (9-5), no idea how to get into the pool area. We decided to sign on for a second year, thinking things would only continue to improve, as we saw with the management previously, however within months we had major disturbances with new neighbors fighting in the parking lot at 2-3am, drunken fights, couple fights, no trash clean up, management that's obviously unhappy or annoyed, little to no maintenance people around, no communication with changes being made. We regret staying another year and will not be sticking around for another, no matter how fancy a "clubhouse" (that's inaccessible anyways) is. read more

I have lived here since July, and I toured the complex on the day the new management took over, so I can't speak to the old management as a tenant but what I can tell you is they obviously left the new team with little to no help and they have been working tirelessly with little to no resources since day one. Yea, the clubhouse has taken longer to complete than they told us, but be REAL people... I toured SO many complexes that had NO clubhouse, NO pool, NO gym, and NO security gate and they charged way more for way less. The things that most of the current or previous tenants are complaining about are luxuries that the current management are trying to give us, with no talk of raising the rent I might add (although we all know that at some point that's inevitable). The management is incredibly helpful, and any and all complaints about Alexis are so beyond false. She has to deal with so much BS it's not even funny and I've never seen her without a smile on her face, and ready to help. Amber is LEGIT, she helps everyone all the time no matter what. People barge into that office every day with some "emergency" and she gives them her full attention 100% of the time. I've never had a problem with them not being in the office, I will say sometimes they don't answer the phone, but it's usually because they are with a tenant or a prospective tenant or giving a tour. They know most tenants by name, and make it a point to get to know them, creating a real homey atmosphere. I have NEVER dealt with such friendly and helpful property management in all my years of renting. The only real issue I have is the location which is obviously out of the managements control. There is a large homeless population (although none of them live behind the dumpsters... totally false) and they mostly come to dumpster dive and then take off. Once the gate is operational I'm sure that will be less of a problem. We also DO have security, I see them almost every day in fact one of them had my car towed (totally my fault) so again that complaint is false. The property is beautiful, so many trees, so much grassy areas for my dog to run around. I feel safe inside the complex, and for the most part the people are nice, and keep to themselves. The parking is terrible, the tenant spots are insanely close to each other, and there isn't enough guest parking, but everyone seems to make it work. I haven't seen a problem with cars getting broken into (thanks security!) which only adds to me feeling safe. And in regards to the office getting broken into... they told anyone who asked that the ONLY thing that was stolen was the monitors and the people who broke into the office were kids who were caught THAT NIGHT. No one's information was stolen or even threatened. The actual units are nice, when I moved in I had brand new carpets and paint, and every unit has a washer and dryer, and a dishwasher (HUGE plus!) I love living here, it's a total diamond in the rough considering the area, but totally worth checking out. If you're looking into renting from here, please ignore the negative comments... if you look at their Yelp profiles most of them only come on here to give one star reviews, some people just like to complain! But I wouldn't give my honest recommendation if I didn't believe it! This place isn't perfect, but the management is honest, the property is beautiful, they're pet friendly, and they offer way more amenities than most complexes in this price range. Oh, and yea you do have to pay a fee to pay your rent online, but it's $2.95... get over it! Definitely give them a chance! read more

I've been living here for 6 months now and although the renovations are beautiful I would never recommend someone to live here .. I have NOT got the maintenance I've needed since I've moved in Also my second month living here not only my car was vandalized but 5 other cars were too! And the most irritating part of this complex is NO PARKING...they give you one covered spot and the rest is first come first serve BUT they didn't mention that there was a bunch of broken down cars that don't move which leaves us to park at fire lanes or off to the side having to pay almost $1000 in tows and the tow company they go through charges over 300 just to pick up your vehicle...so instead of having security tow the broke down cars they have them tow the tenants cars in need of a spot ! I'll be moving as soon as my lease is up ! RIDICULOUS read more

Sacramento friends: DO NOT RENT from The Charleston Apartments! We signed the lease in December because it met our criteria: pool, gym, and ability to pay rent online. Now, all of these things have been taken away due to construction/new management and we are still stuck in the lease paying the same amount. The pool has been closed all summer. I wasn't going to leave a bad review because I know construction has to happen sometime, but today I called to see if we could use a sister property's pool (under the same property management) and was told no. I explained that we would've chosen somewhere else if we had known the pool would be under construction all summer, but they didn't care. Recently moved in about 5 months ago, first month we had an abnormal amount of ants in our living room, carpets, and even shower not sure if it had something to do with the season but as of today we haven't had a aunt problem. The day me and my partner went in to sign our contract we were told we would be getting new cabinets that were already ordered due to our being extremely chewed...Here we are 5 months later and we still never received our new cabinets. Management does a horrible job at answering the phone you have to go in person to get a response. They blew up my phone while I was at work over being 9 cents short on rent. 9 CENTS and they called multiple times and left a note on the door not sure why they couldn't just carry it over to next months. We see cockroaches here and there in our showers, by the front door, and 2 baby ones in our cabinets. They opened up the pool and the gym is still closed, not sure how a pool full of water is covid safe but a gym is not. If you are not staying in one of the updated units beware of severe water damage, the apartments get no circulation so water damage is a huge issue as well as BLACK MOLD. The price of the apartments are ridiculous, there's constant homeless people and drug addicts that lurk around the trash cans in the early mornings and late at night. The gate rarely works, there is no parking for guest and our stove is barely working and the knobs are unreadable but they only replace it if its broke. Safe to say I wont be renewing my lease after my year is up. I have so much more to say but I don't want to make this to long. read more
