I toured the Rivergate Apartments property on November 22, 2025 with leasing agent Sean Jackson. I submitted a rental application on December 24, 2025, which was formally denied on December 27, 2025. On December 27, I contacted the leasing office to seek clarification regarding the denial and to inquire about the return of my $500 administrative fee. I was informed that the leasing agent I worked with was out and that he would follow up with me. No proactive follow-up occurred. Based on public reviews and information provided, I understood that refunds are typically processed within 4-6 weeks. By February 5, 2026, well beyond the stated timeframe, I contacted the leasing office again and spoke directly with Sean Jackson. At that time, I was told that my refund had not been processed at all. I was asked to email my mailing address and was informed that Sean needed to coordinate with the property management company and the accounting department. He stated he would follow up with me by Friday or Monday. No follow-up occurred. On February 9, 2026, due to continued silence and lack of resolution, I submitted an inquiry through the Capital Square Living website requesting an update. That same day, La Tonya Wallace, District Community Manager, left me a voicemail indicating she was following up on the email I had submitted. When I returned her call, it became apparent that she was not fully aware of the timeline or prior communications. During this conversation, I was told that the Assistant Property Manager was processing my refund and confirming the mailing address, which directly contradicted what I had been told previously--that no one at the property level could resolve the issue. Ms. Wallace initially stated that refunds take 4-6 weeks, to which I explained that this timeframe had already passed and that I had been explicitly told the refund had not even been processed. Ms. Wallace then cited holiday and weather delays, which was confusing, as recent weather events occurred only the prior week and would not reasonably explain why the refund had not been initiated for several weeks. She later stated there was a system error that prevented the refund from being processed and that the Assistant Property Manager would now send it to accounting. I was told I would receive a follow-up later that day or the next day. On February 10, 2026, I contacted the office at 11:00 a.m. seeking the Assistant Property Manager, Yasmina. I was told she was in a meeting and would return my call. I did not receive a call until 5:39 p.m., approximately six hours later. Ms. Yasmina left a voicemail stating that my refund would be sent via FedEx paper check and that a tracking number would be provided the following day. On February 11, 2026, I called again at 10:50 a.m. and was told once more that Ms. Yasmina was in a meeting. Sean later called back and stated he had sent her a Teams message and was told she was still waiting for the FedEx tracking number. Due to mounting frustration and inconsistent information, I again contacted Capital Square Living directly and left a voicemail. Later that evening, at 5:13 p.m., Ms. Wallace returned my call. During this conversation, her tone was notably dismissive and defensive, despite my continued attempts to calmly explain my frustration regarding the lack of communication and contradictory information. She stated that approvals were required--something that had never been previously communicated--and implied that I was at fault for expecting timely updates. The conversation became particularly unprofessional when Ms. Wallace stated that the FedEx tracking number had been obtained after business hours the previous day, yet this information had not been shared with me, and Sean had relayed different information earlier that same day. When I expressed concern that I was receiving inconsistent or misleading information, Ms. Wallace appeared unaware of what had been communicated by her own staff. I further clarified that the only reason I had been able to speak with her was due to the email I submitted through the corporate website. Ms. Wallace denied this, stating she had already planned to call me. However, her voicemail explicitly referenced my email inquiry. When I pointed this out, she became silent before abruptly stating that she had the tracking number. At that point, I accepted the tracking information and ended the conversation. This experience reflects a pattern of unprofessional business practices, including poor communication, lack of accountability, internal misalignment among staff, shifting explanations, and a dismissive attitude toward a legitimate financial concern. A $500 administrative refund should not require repeated escalations, contradictory explanations, or weeks of unnecessary stress. read more

This is a terrible place to live and the community declined once management changed to Capital Square Living. Please review the real reviews on yelp because they often delete google reviews. The hallway carpet is extremely dirty, when touring please view other areas besides the toured apartment. The trash is placed in the hallway after 5:00pm and they usually pick it up around 9:00 pm causing the hallway to smell and have pest. They also drop things from the trash and its left in the hallway until the next day which is extremely embarrassing when having guest over. There is only one elevator on the first floor that is always broken for weeks at a time, all other elevators you must walk up the steps to access which sucks if you have luggage or groceries. Parking for guest is paid hourly by park mobile and sometimes there is no parking availible for them because its full. Confirm your free parking if not you will be waitlisted and forced to pay for the garage and they will give you the run around. Towing is HIGHLY enforced. The parking garage is often broken, 3 times I came home to no water running I have emails for proof and the supervisor La Tonya gave an attitude with no explanation. She is very nice when you move-in however, she's extremely rude and unprofessional if you have an complaint. The only amenities are basically the lounge room, the mail room is a scavenger hunt its unorganized and the front office will not assist. The gym is extremely small and the equipment is loud, worn down and out- dated. They took back the conference room so that is no longer availible to reserve. This was not considered a luxury experience and I would not waste my money here. You will spend more in the long run also review the comments regardless of how clean you are you will not receive your deposit back. The only good part about this place is maintenance staff . The staff, trash crew and amenities are trash. TAKE THIS AS YOUR WARNING TO LISTEN TO THESE REVIEWS they are in fact true and take a look on Yelp. 10/10 would not recommend. This place is awful. The customer service is terrible, they somehow lost my dog's ESA documents so they began to wrongly charge me. The alarms are always going off blaring through the complex. It is so loud to the point of ear damaging inside the apartments. You have to put tape over them to make it somewhat bearable and they WILL go off for 12 hours plus. It seems to always be on a work night. I'm so glad I moved out after my son was born I can't imagine how bad that would have been. The amenities are taken away yet the rent was riased by an extra $400. Dog cleaning room inaccessible with the shower head taken off. Dry cleaning service removed. The elevators are ALWAYS broken. Mail is never organized, its a witch hunt between three different locations. Yet rent was raised? Because they painted a door by the garage? And had the audacity to charge me $700 for carpet cleaning? There isn't even $700 worth of carpet inside the unit. We took very good care of the carpet. This place is just out to inconvenience residents and squeeze every penny they can out of them. Oh I can't forget how they charged $175 if you lock your key in the apartment. The lock on the door doesn't require a key to lock from the outside so it's extremely easy to lock your key inside. $175 to use a masterkey?! Your guest have to pay for parking! its not cheap! I made the decision to move across the street to Belmont Bay not even a mile away. Same price except you get a 3 story townhouse to yourself. Do yourself a favor. Don't move to Rivergate. read more

10/10 terrible. The parking is an absolute joke and getting worse. Free outdoor parking was already significantly lacking but recently was cut by 1/3 due to another phase opening. Guests must have a pass that is good for 24 hours and has to be requested during business hours. After a friend stopped by for a few hours and got their car towed (for the small price of $400) the office told me to have them park at food lion up the street next time. Apartments are noisy and the trash is disgustingly overflowing. Package room could probably support 1/4 of residents so boxes are left unsecured and sorted by floor so they can be stolen at any time. I lived here for 3 years. The old management was ok, but this new management is atrocious. Communication is vague, parking was a nightmare, and barely any of the residents are told the rules so they are constantly broken. The building is nice. The management is bad. They are constantly towing cars of residents, the garage door is regularly broken and cars have been broken into, and the fire alarm goes off randomly almost always in the middle of the night. Even now after move-out my deposit hasn't been returned to me. Its been almost 80 days since I moved out, which is illegal. VA state law says 45 days. I have been trying to call and email management and am always being dodged. When I was able to get the manager on the phone she was very rude, blamed me for not giving them my new address which was untrue, and now has cut off all communication. Now every time I call the front desk person says the manager will "call me back" and surprise surprise nobody ever calls. Sadly I think I will need to take time off work to drive over there to ask why they still haven't taken care of this. Overall, for the price they are charging you I would say avoid renting here. Its been a nonstop headache and continues to be so even though I haven't lived there for months. read more

Oh my oh my! This place is crazy! I'll start off with the residents. You'll think a complex with majority military population, they'll be at least clean and be good folks. These people are disgusting (see the pics for yourself). Be careful of your packages as well, you'll have a lot go missing if you don't grab it as soon as it's delivered. Now the office! I got a pet and kept it a secret because the pet deposit fee and monthly fee was outrageous. I definitely 100% agree I was in the wrong. My last two weeks till my lease ended, I received a nasty email and was told I was getting some charges added to my account. Mind you this was the first contact about my pet but in the email they made it seem like they have reached out multiple times about the pet. If I hadn't go back and looked at my lease I would've been paying the fees. According to the lease, they have to give me a 24 hour notice to remove said pet. Though I never received a notice, I went ahead and removed said pet and pointing out the terms of the lease. They told me it also come to their attention that I have not been picking up after my pet and wanted me to go around the complex and pick up any poop left outside or else I'll be charged with a misdemeanor. I told them, to show me the proof of where I had left said poop. They couldn't show me where the poop was! I wouldn't recommend living here based of my experience! read more

The leasing office closes at 6pm but they stop touring at 5:15... idk what they do for the last 45mins of the day but I informed her also of the yelp reviews with rodents... she also was unaware of the yelp reviews with picture of rodents and poor trash maintenance. Apartment NIGHTMARE. My husband and I have lived here for three years and management has switched four times. Unfortunately to break lease it's 2 months rent and an highly expensive initial fee (around $3,000). We addressed the initial fee with management because of how awful our experience has been with these apartments but unfortunately it's not their problem. The lack of concern for the wellbeing of residents living here is clear. I put in a maintenance request for my HVAC recently (1/29) which they normally call and ask if it is a good time to enter but instead they entered the apartment without our permission with something that was not high importance. They are suppose to give a 72 hour notice according to the lease agreement to enter. Every report we have filed and addressed never is resolved fully. There are SAFETY CONCERNS with the apartment as doors are propped/ broken so anyone can enter. We have had MULTIPLE rodent problems (they just lay out sticky traps), packages/mail being stolen, car thefts in the garage (which is $75 a month), cars left on crates from wheels/rims being stolen, nonstop smell of maurijuana, trash pile ups even with the extra money you pay for trash valet, expired elevators certificates,Dog feces everywhere , including the hallways, stairwells, and sidewalks. The guest parking is $15, no exceptions. Towing is highly enforced and parking is very limited for the apartment of people living here especially in the summer. The pool lifeguard does not check who lives there so anyone can go swim. Summer time is a nightmare with the community area as people party nonstop throughout the night. Someone also dinged my car door this week, I told management the parking pass number for them to address it and still no communication if they addressed it. Rivergate offered a raffle to the community to leave a review to be entered in a $100 raffle before. Do not be fooled these are far from luxury apartments. read more

We have lived here for 3 months and are really enjoying it :) Move in process was very simple. We worked with Jordan to sign and establish our lease, and Cody has helped us with multiple questions during our stay. The facility is beautiful and impeccably maintained. It is a wonderful place to entertain family and friends! The views from the property are beautiful, and careful attention to detail was taken when they were designing it for clean, modern functionality and amenities. The service here has been wonderful, we haven't had any issues with getting our questions answered. I would highly recommend it. read more

I have just finished my 6th year lease with Rivergate. I signed a short-term lease for only 3 months for many reasons. The whole complex has gone down hill since I moved in 2018 as one of the first residents. The trash is a major issue. It consistently piles up into huge heaps and the stench is overpowering. There are several pee and poop stains throughout the carpeted areas in the hallways. The staff is rude and unfriendly. My A/C has gone out no less than 20 times over the 6 years. My water bill was outrageously high for no reason. However, they issued me a credit for this. My oven was inoperable for at least 6 weeks. My washer and dryer have had many repairs until finally they replaced them. Overall, I am very dissatisfied with everything about Rivergate. It has really done down hill since I first moved in. read more

I have been here for about a year now and will be moving out very soon. When we first moved, it was a very hectic with issues with the apartment. We were assigned the wrong apartment that we have agreed to and got an apartment with everything on the opposite side. We ordered furniture to accommodate for the apartment we signed for. Thank God for Jordan. He was our saving grace. While living here, has been fine. The change in staff has equaled to less professional staff. Playing loud music in the office during office hours, and not being able to help with our questions with moving out or parking. I am very sensitive to marijuana smell, and have a neighbor that makes the hallways overwhelmed with the smell. I honestly have nothing against it, but when it is too much, I get headaches. Just unpleasant to deal with daily. Jordan, the cleaning staff, and the maintenance staff are great. The area is nice besides the construction on the main roads. I did have a fine time living here. The parking situation is worse then you could imagine! I have lived here for a year and half and it just gets worse! Parking is advertised as free with the option to purchase reserved parking at $75/month, however, there is a waitlist for paid parking, so don't expect this to be a viable option! Furthermore, they continue to remove spaces from current residents with little notice. Today, management sent a notice that they are removing 35+ spaces that residents could previously park in. In this same email, they specify that visitors can only park for less than 24 hours before getting towed--you used to only need a guest parking pass from the office! So good luck if you have friends or family visiting and staying with you for a weekend! They can't park at your residence! You might be thinking I'm over reacting about parking, but I'm not even going in-depth about the other issues including: The pool is only open Tuesday, Thursday, and Sunday. The gas grills are dirty and always out of gas (that $500 amenity fee is near worthless) The Package locker system is broken often and is always full which makes deliveries get thrown on the floor in the insecure mail room. I have had a number of packages stolen as a result. It took nearly all summer for them to properly fix my AC. The the rugs around the building are always pee and poop stained from dogs, which goes nicely with the damaged and scratched walls! The dumpsters are constantly overflowing and the trash shoots are always broken and jammed (trash is an additional $10 a month). The property often smells like pot, thanks to people smoking on the roof, and wet-dogs. Construction traffic make it difficult to leave in the morning. If you are looking at moving into the new or current building, I would strongly recommend against it. I can only imagine the parking situation will continue to decline as they try and fill the new building. read more

From assisting with my move- opening doors for delivery when I needed to being available 24/7 Cody and Jordan both make this place home. Absolutely top-notch amenities, you really do feel like you're living in a hotel. Modern touches, full-size kitchen, every amenity you would find in a luxury apartment for a fraction of the cost. Very close to route one and all else. If you are moving to this area especially if you are government or military consider this complex. Ask for Sue she will take excellent care of you. By far the worst place I have ever submitted an application for an apartment. I gave my deposit back in March but decided within the time frame to go with a different apartment. However, they said 30-45 days for a refund. NEVER received it. Emailed gave them an updated address (I own the previous address and even checked--nothing). Another 30+ days I have not received it, so I email--get another confirmation that it will be sent. Email a supervisor for a complaint and didn't hear back. Now 30 days later still no deposit or communication. My next step will be taking them to court. I should not have to put down 300+ for a deposit and not received my money back, it's almost September. SIX MONTHS after I asked for my deposit back. I wouldn't ever trust this company or it's employees with the false pretense of keeping money that is not theirs to keep. read more

Just moved in the end of January and not impressed with the building and the inconsiderate residents. The constant smell of pot despite being a no smoking building. The upstairs neighbor has been made aware of their childs loud jumping and stomping. When the office ask them to be more considerate the noise increased. Great floor plan with a lot of storage with a great kitchen. However that does make up for neighbors with dogs allowing their dogs to poop in the hallway and pee in the elevator. The staff is incapable of releasing the cargo elevator when not secured, so only one elevator available most of the time. Security does not exist despite having systems in place. People block doors open, cars or people sneak in behind inattentive residents. Too many reasonably priced concrete high rises in Alexandria where you don't hear your neighbor on the phone in their closet. Not work the aggravation. read more

Paper thin walls, terrible neighbors, and no parking unless you want to pay an already expensive rent. Complaints we filed were never addressed. Neighbors above would throw cigarette butts and beer cans over their balcony and down to ours. Not enough facilities for the amount of residents. Residents let their pets soil the carpet in the hallways until it smells rancid and then it still takes 6 months for them to replace the carpet. The stairwells stunk so bad they'd make you gag. ( I work in an ER, not easy to do to me ) Not only was there no parking, but you also had 2 dumpsters for the whole complex, and a very tiny gym. Management is very unresponsive unless you owe them something. I've lived all around Woodbridge and this was the worst experience I've had. 2 stars because of nice appliances and kitchen. read more

On my move in date there was a disrespectful tenant, management was there but a leasing agent Shannon dealt with it. She handled it phenomenally without any assistance. They handled me without any questions. They helped me so much. Love living there. There was some minor disputes, such as a temp agent telling me the the "windows are sound proof" (which isn't true btw) but it's nothing management can't handle. I absolutely love living here. You even get a discount at the marina across the street and the food is great there. The amenities are great. This place is the BEST place compared to other options. Must move in. read more

Our son moved to Rivergate apartments last March. We met with Jordan at that time to set our son up in his new apartment. From the moment we walked in were were greeted by Jordan who was extremely professional. Jordan helped us with all of our questions and quickly got our son into his new apartment. Still to this date I have had questions and Jordan always got back to me in a timely manner. Last month there was a conversion with the system that accepts rent payments and we had to mail a check for rent since our son was out of the country. Jordan followed up with me to make sure he received the check and assured me all was good. Rivergate is VERY LUCKY to have Jordan working there. Please come by the office if you have not already picked up your passes for either inside the garage or outside the garage. We will start towing completely July 15th and anyone without a pass will be towed away. If you are also caught on the outside of the building with a INTERIOR GARAGE pass you will towed away and the same thing for anyone caught with a EXTERIOR GARAGE pass on the inside of the garage. VPS Towing, our towing vendor will be coming around starting Friday evening to tow anyone on the outside of the building with an INTERIOR GARAGE pass and also anyone inside the garage with an EXTERIOR GARAGE pass so please make sure you are parked where you are suppose to be parked. Please also be mindful of the social distancing rules when coming down to pick up your passes from the office. We will start guest passes on July 15th as well and they will only be issued from the office for a 48 hour period.The passes will be signed by the management team and the guest will be able to park on the outside of the building. I really wish there was an option for 0 stars. We chose this complex with the understanding that we would be paying on average 300-400 more per month in rent mainly because it is supposedly a smoke free complex. Unfortunately, it is NOT a smoke free complex. They have regulations against smoking but are powerless to stop it in their complex. My son is critically ill. Our neighbors down the hall have marijuana parties at least 2-3 times per week. The constant message from the less than helpful front office is that they are doing all they can and that there is nothing more they can do. The message is loud and clear. The pot smoking neighbor has more rights than my son does to breathe. Unless you are a pot smoker, you might not want to live here. It really makes me sad this is the case because we truly love our apartment and the view. You would think that the management would have offered to move us to a different apartment. This is not the only review to mention the smell of pot this building. There are several other reviews stating this from potential renters as well. read more

We have lived at Rivergate for a year and my husband and I absolutely love it here. The building is beautiful. The cleaning staff goes above and beyond to make sure the building and grounds look amazing. The maintenance and office staff are always quick, helpful and efficient. Today, I went down to the leasing office to request a new key. In this apartment which could house several hundred people I was given a new key immediately with no form of identification or verification of the fact that I even lived there. In addition to this I was permitted to sign legal documents that modified my lease during this interaction. When I brought up the fact that there should at least be some sort of process to verify that I am who I say I am, such as an ID. They told me that they recognized me despite never having spoken to me and my lease having been dealt with by a different woman. They also refused to ask for an ID in the future. Needless to say, if you have any roommates, spouses, girlfriends or really anyone who could feasibly need to be removed from the lease or are even just wary of some criminal types wondering into the apartment, I would not recommend moving in as they wouldn't even have to break the law in order to break into your apartment. They would just have to ask the kindly women who sit at the front desk to let them into your home. read more

The biggest mistake you can possibly make is to move in here. There are too many issues to list as I will run out of space but I will touch on the worsted ones. THE RENTAL OFFICE HAS NO IDEA WHAT THEY ARE DOING, NONE OF THEM, JORDAN IS RUDE AND AMY DOESN'TKNOW WHAT SHE IS DOING. They will give you different answers to the same question. I was stolen from upon move in by charging me for days that I did not live there before my lease even started!! The only reason they got away with it is because of the ordeal they put me through on moving day. The entire building is covered in spiders and snakes, this makes the amenities impossible to enjoy. Prepare to be lost on your move in day because there is no process, get any promises in writing because they forget as soon as you move in. The renal office is rude and condescending and ignorant of their own policies. Best of all be prepared to not be able to park in your own neighborhood....or within a mile radius on some nights because there is not enough parking for residents that live here, I had to uber home....dont worry...they say you can walk the parking lot and look for cars to have towed so that you can park. Yes, that was their suggestion to me. The dumpster are always overflowing. Thinking about letting them have my deposit and just leaving as i absolutely hate it here 1 month in. The facility is very nice, but our experience with noise has been very troubling. The upstair neighbors sounds like their coming through the floor and constantly dropping and moving things. This has been going on for the last 3 months. read more
