I've been at Riverset for 1.5 years and have loved my time here. The front office is always helpful and friendly whenever I come in with questions. The apartments are spacious and the neighborhood is quiet and safe. The maintenance team has been the best I have experienced in my 15+ years of renting in various cities. In May 2025, I was exposed to toxic chemical fumes during a bathtub resurfacing that took place while I was told to remain inside my apartment. I was not warned about any health risks, and only after an hour did the contractor (not management) tell me it was unsafe to be there. I experienced serious health effects, had to seek emergency care, and couldn't safely return to my unit for three days. My emotional support animal was also exposed. Management failed to properly accommodate me or provide the promised temporary housing, and I've still not received the chemical safety information (SDS) I requested. If you have pets, health conditions, or expect clear communication from your landlord -- please be careful. I'm sharing this to warn others and advocate for safer, more transparent property management. read more

There is so many bug problems. Roches everywhere. Management does not seem to care. We get it that the pools can't be open during COVID but they didn't even make an attempt. They showed us the pool this June as being open and it they lied. This management is awful. This is way over priced. Plus we have had our car broken into two times. I can't wait to get out of this contract, which they will not work with you at all. Be careful before you sign. Also when visiting come on a Sunday and see the trash compactors. Over flowing with trash that smells. It's gross!!! Do not rent here. Many of my colleagues rent at all the other apartment places on mud island and have no issues. THIS IS THE WORST APARTMENT I HAVE EVER LIVED IN AND I HAVE LIVED IN MANY!!!! This apartment was a bad experience from the day I moved in. Many things were broken and they said they would fix it and it was never fixed in the 12 months I lived here. I put in multiple maintenance requests and the maintenance team would close my request saying it was completed and it was not! I had a leak in my ceiling and I called the emergency maintenance number....they said they would come and never showed up. I had to call again the next morning. There are severe bug problems especially cock roaches. I complained about this to the leasing department for months and they told me it was normal due to the weather changing. I requested my apartment to be sprayed for 2 months and they said they were spraying but the problem didn't get better. Turns out the lady typed in my apartment number wrong after telling her multiple times what number it was. I had to call for my apartment to be sprayed every single week and I dealt with this problem the rest of the time I lived there which was for 8 months!! I had to contact the property manager because the leasing office wouldn't take me seriously about the bug issue. These apartments are way over priced for this crappy apartment. Everything about this apartment is dirty (no matter how much you clean it) and falling apartment...literally. Everything about the property was gross. The dumpsters were overflowing with trash and smelled. People's dogs would poop on the community concrete stairs and no one would clean it up. There was poop on these stairs for months and the leasing office didn't do anything about it. The stairwells were so trash and never cleaned. Whatever you do, if you are looking for an apartment in Memphis and on Mud Island please do not choose this apartment choose any other place. I wish I never lived here!!!! read more

The worst customer service I have EVER dealt with! I was supposed to move into my apartment on September 21st and was told that if I didn't sign the lease by August 23rd they would give my apartment away that I paid a holding deposit on! I told them that I had no problem signing the lease if I could just do a walk through of the apartment. They told me that was not possible and that I could see the apartment when I move in... I was skeptical about signing the lease without seeing the unit after looking at reviews about this complex. So I asked to speak with a manager to see if there was any chance I could just sign the lease on the day I move in since I can't see it before. The manager refused to talk to me! She said that there's no reason to talk because she's not changing her mind. Overall this was an awful experience, do not recommend. P.S when I did a tour of the model apartment the toilet was leaking and there was a huge puddle in the bathroom. read more

Disappointed to say the least regarding all of the options that I had upon my return to Memphis ......that I moved into this roach infested complex . My leasing agent never returned phone calls or emails . Maintenance enters your apartment without leaving proper notice that they have entered . Someone did reach out to me to discuss the rodent problem only after I posted concerns on social media ..... in which she continued to speak above me . Her concerns were not the rodents but the apartment checklist . However ,before you sign the apartment checklist it clearly states if you have any unresolved issues reach out to the leasing center and don't sign the form until the issues / concerns are resolved . I guess I was caught up in the excitement of moving home as I had just completed a COVID -19 Response travel assignment ; yet this is one mistake that will cost me dearly in terms of peace , finances as well as health. read more

The leasing office is still closed due to COVID even though everything else in the city is open. Your employees are using this time to not do anything. They don't answer the phone. Riverset has become just an awful place to live, my a/c has not been working past 2 months, I had to go buy my own portable air no one calls nor comes by, had my car window busted, and the only thing they could say is crime has no zip code, keep your doors locked, just also saw on the news where 30 vehicles at Riverset were broken into just the past week, the rent is too expensive to deal with such awful management. Also they never answer their phone, you need to stop at the office just to speak to someone, save yourself the headache and move somewhere else! This place has it all: a great setting on the Mighty Mississippi, a clubhouse with fireplace, pool table and bar, multilevel pools and patios, tennis courts, a workout room with--Yes!--a racquetball court, a full service car wash (what?!) and very nice and updated 1 & 2 bedroom apartments. Safety and Burden of Property Maintenance Warning: Safety became a concern beginning in Aug/Sept 2021 with multiple car break-ins surrounding our complex. I urge you to check the crime reports. The parking lots are extremely bumpy/rough. The dumpster area is overflowing more often than not. One swimming pool was operational the duration of the lease. It was always crowded. There was no notification of why the other was closed and not maintained. Upon moving out, we had several blinds with broken plastic slats. I urge you to drive around the complex, you'll see broken blinds in many of the apartments. This is due to the age of the blinds and lack of replacement by the management team. We were charged $50 per blind to replace them upon moving out. When we expressed that they were aged and broke under normal operation, we were told the charge would not be removed from the final balance. We were also charged $300 to completely re-paint the apartment. There was no objective evidence provided via photos to substantiate the necessity for re-paint. One last warning is around the water/sewage bill allocation. Due to the lack of proactive property maintenance, when emergency plumbing issues arose outside of the complex in Sept/October, the burden of the water leak was spread amongst the residents. I was no longer primarily living in the apartment, but the water bill allocation for the month was $72. It's worthy to note, the electric bill was only $35. Take this testimony as a warning. Being the cheaper living space on the island has its trade-offs. read more

I was really disappointed with the service that I received as a new applicant to these apartments. I toured these apartments and applied as quickly as possible, and no one could get back to me about the status of my application. My roommate and I tried calling multiple times, but they told us we were waitlisted for a unit since we applied a month before move-in. The application was really confusing and no one could help us out with it. We ended up renting an apartment at another complex- someone I knew who lived here also complained about the management here. I would recommend looking somewhere else. read more

Update - June 2016: Nothing has changed. The management has gotten worse. The only competent employee no longer works here and the recent batch of new hires (staff only lasts here for a few months) needs more than a few lessons in customer service. The management will often mark a maintenance request as "completed," despite not having fixed the problem. (I've had this happen to me at least four times). They've also turned off the water several times without prior notice. This isn't what anyone would expect from a "luxury" apartment. Also, note that 2 of the 3 positive reviews were written by people who don't even live here, so a more accurate rating is 2.25. I lived here for one year and that was enough. Two stars only because of its beautiful location on Mud Island. That being said, the management was horrible here, and there was a terrible spider problem in the apartments. There was a fire at the club house about a month after we moved in, so we were deprived of laundry, pool, racquetball, gym, sauna, and other amenities that were all part of the package that sold us on moving in. No efforts were made by the complex to help residents with other options or discounts for services at other places. It also took them well over a year to rebuild these facilities, but we were long gone. We also had to literally hound them to get our deposit back despite having left everything immaculately clean and the way we found it. It is a wonderful location, and the price is very reasonable. I do not recommend this apartment complex to anyone. Upon picking up my key, I did not get a welcome packet or any sort of access to the gym. From the first time I arrived to the day I left, I am still unsure what amenities there were and how I could access them. They gave one packet to my roommate and she assumed we would both get one. It's like they assume everyone is married or something. You cannot pay your bill online in a separate account from your roommates. They said their system only allows for one tenant to have an account per apartment, so you have to pay via check or money order. Methinks they want a cash business... (SKETCHY!) I have lived in several apartments and the leasing contract was done on an individual basis. Not here. Seems pretty shady to me. From the very first day of my move in until I moved out the apartment smelled like pet urine and cigarettes. Many of the power outlets were not working, and the windows were filthy with broken seals. It doesn't appear to have a serious update since the 90s, but they have done superficial updates to make it look nice from a distance. Then they hold your packages as a "courtesy" you cannot back out of, but when you go to the office to ask for your items, they won't let you go into the room and check. After also barely checking themselves they then say they don't have it. They weren't polite about it either. It took me 4 weeks to finally convince them to let me in the back and search myself because one of their staff had signed off on it according to UPS. It was something I was required to order for a class and as a result, I was behind. Thanks a ton. It is a smoke-free apartment complex, but my apartment constantly reeked of cigarettes because our downstairs neighbors smoked cigarettes and marijuana. Nobody regulates this. Also they don't enforce their limit on pets which may sound great but not if you are the neighbor. My next door neighbor had 3 large dogs that bark all hours of the night and thump around (2 pitbulls and a husky mix). Finally they decided to repave the parking lots without giving us specific notice of where and when, which means that you cannot park anywhere near your apartment. They didn't even have the courtesy to email us to warn us so we could make alternate arrangements. People's cars got towed and they had no idea why. In fact, the office does not ever answer their emails or respond to voicemails unless it is in regards to money. If they think you are about to pay them, they answer back lightning fast. Finally READ YOUR LEASE CAREFULLY! There are a ton of hidden fees like a maintenance fee (no matter whether you received maintenance or not, a "service fee", etc). When you ask what specifically these fees are for, they are discourteous and act like they don't know what you are talking about. When you move out, they don't tell you this but there is an $85 standard cleaning fee that comes from your security deposit and they charge you a fee for every single wall hanging you put in the walls no matter the size. I was informed this $85 fee is standard no matter how clean it is. Finally as I mentioned earlier, my apartment reeked of pet urine. They tried to tell me I had a pet and charge me a pet fee even though I had reported the unpleasant odor to management several times throughout my stay. Finally if you make it through one year and want to have round two, bank on your rent going up at least $300. Also since Riverset has no security, it is a target for break-ins on the island. If you think you can handle all that, go for it. Months after moving out I got a call from a collections agency saying that I hadn't paid my balance to Riverset. Which was weird because I never got any security deposit back. Riverset made no attempt to call me, email me, or send me snail mail. The collections agency said I owed $50. So I had to call them and pay this remaining balance with a credit card number. They wouldn't tell me what it was for though. However, since I had a DEBT COLLECTOR calling me, I just paid and hoped they never bothered me again. IMAGINE calling DEBT COLLECTORS as your first step. I was horrified and embarrassed to even get something like that on the phone. I am telling you, they don't run a squeaky clean business there. WORST LIVING EXPERIENCE OF MY LIFE! On the plus side the rent was pretty cheap. read more

Let me start at the beginning. Toured the complex, decided to put an application in with a roommate. Paid all fees and waited multiple days until I had to call them myself for an update. They needed more information from me, but never told me. Provided the information. Waited multiple more days until I had to call them AGAIN. Turns out my leasing agent was fired. Had to redo the process with a new leasing agent. This one was very polite, punctual and reached out when she needed more information from us. Fast-forward to move in day. Multiple issues noted on "move in checklist" including, but not limited to: shelf down in bedroom closet, stove vent and light out, living room light does not work, mailbox key does not work, dryer does not work. It is two months to the day and I have yet to be able to check my mailbox or dry my clothes in my apartment. For two months, I have called and stopped in the office to tell staff that none of these things have been fixed. Empty promise after empty promise as follows: "It will be fixed this Friday," "We'll have maintenance on it by the end of the week," "I'll have someone come by tomorrow." Last week we were promised a $25 Target gift card since our maintenance requests have not been fixed for so long. We have yet to receive it, either. Also, what good does that do for me? I want to be able to dry my clothes! So, since I've seen many AWFUL reviews of this place and found multiple ex-tenants who had the same run-around, I want all future applicants to know that this place is not worth your time. A little about me: I lived in Riverset for a year, my girlfriend currently lives there, and I have 3-4 other close friends who live there. It's appeal has always been that it is the most affordable complex on Mud Island, but the management is hard set on changing that (ie raising prices). If you are a new renter, your best bet is to pass. The management is extremely unresponsive to tenant concerns (including rotting floor boards, mold, etc), and for the money they are charging now, you'll be better off literally anywhere else on Mud Island. Of the people I know who live there, one has a leaky roof, which Riverset has known about for over a month and refuses to fix despite multiple phone calls and pictures sent to the management. Everytime they give an evasive response but never actually send anyone out, and it has gotten to the point that the tenant is having a lawyer friend review the lease terms and draft a letter to the management in hopes of a fix. Despite this refusal of basic maintenance, the management has announced a rent hike for the coming year, with no improvements to the unit. A second friend who lives there has had a rotting floor in the bathroom for over a month as well, same story. Management won't lift a finger to fix it despite multiple phone calls, etc. Rent also going up with no improvements to the unit. The other two folks I know living there have no active problems but did convey that the management is a huge PITA if you need them to actually do anything other than take your money. It seems they have repainted the complex and put some cosmetic touches into the office building and public spaces (refinished tennis court, etc) so they can raise the rent for new tenants, but refuse to put any effort into keeping their existing ones happy. Maybe they're banking on a mass exodus so they can earn higher rent from the new leasees? And don't trust the pics from the website either. They've restained the cabinets and put in new appliances in a select few units for pics and display, but make sure these will be in YOUR apartment before you sign the lease. I wouldn't trust them to show you a renovated apartment and then move you into an older one, with or without the (likely unfulfilled) promise to retrofit after you move in. So why two stars for such a scathing review? Despite the terrible management, the complex has its perks. The open space is nice - particularly if you have pets - and the on site pools and tennis courts are nice as well. At it's current prices ($750-800 for a Maple floor plan with sunroom) it's pretty reasonable for the island, and you may luck out and not need the maintenance...for a while. But at the new prices ($908-$1225 for same plan), you're nearing the prices for other complexes on Mud Island. And at that price, you'll find similarly new appliances and better customer service and amenities elsewhere. read more

AVOID! I am a resident here at Riverset. Please note that these apartment homes are old. They have been around since the 1980s. Even when updates and repairs are made, they are patching up older material. I have had a leak in my roof for nearly 2 months (yes, you heard that correctly). Water was leaking onto my TV and books. My ceiling began to rot and fall down. I just don't understand why management was so lacksidaisical about correcting the issue, especially given how much we pay in rent. Moreover, spiders run rampant, especially throughout the year The new manager is inundated and overwhelmed to the extent that he is inept. The personnel inside the management office is simple unprofessional and should never be allowed to interact with the public. You can't enjoy the beauty of Mud Island when your apartment is constantly having issues. Don't waste your time and money here. read more

And you don't hear from them again and when you call back they don't remember talking to you. Not a single issue I have ever called for has been solved. I also empathize with all their frustrations when dealing with the "Holier Than Thou" & "can't be bothered" management staff... You ALL must be going through Hell. Well, I'll have you ALL know that I've worked tirelessly in the property management profession for about seven years, and while I'm experiencing a change in companies, I "OF COURSE" received a call from Riverset to request an interview. In my 28 years in the workforce I have never agreed to an interview after getting on line to read reviews, such as the ones written on this businesses account. They'd do better by taking it down, completely!! It would have saved me about half an hour of MY TIME, this morning. It could NEVER have been counted as a true "job interview", and while I sat alone for a moment, I could hear the same types of issues posted happening right on the other side of the door. I was asked 3 questions, and asked if I "had any of my own". HECK YEAH!! What is this job's TITLE?? What hours & days would you need me there?? For the record, she failed to answer one single question I asked the incompetent woman. So, I called their office a few hours after phoning an offer I'd put on hold pending this "so-called" interview, & informed them (in so many words) that I'd accepted a position, elsewhere; but I thought they needed to be told that I wouldn't have accepted a position with their company unless there was a gun held to my head! There are PLENTIFUL apartment complexes, located in Harbortown... And, sometimes that saying, "You get what you pay for" is just plain wrong. I have lived at Riverset for almost two years now, and I do not recommend this place to any new students or potential residents. Riverset used to have the perfect niche on mud island: the affordable place to live. This is no longer the case and it's a shame. Riverset has increased their rent to a value that is outrageous for the quality of their units. I've noticed that they have started renovating empty units with restrained cabinets/new doors, new paint, new countertops and appliances, and new laminate floor so that they can raise their rent prices. Honestly, the units are rotting and moldy despite these cosmetic updates, and they are not worth the new prices being advertised in 2014. You are better off looking at one of the gated communities (about the same price except for better staff and nicer units) if you are determined to live on the island. There is also no loyalty to the current residents once you sign your lease. I personally have mold in my apartment and Riverset doesn't not seem very concerned about fixing this situation. My A/C also went out during one of our hot weeks and maintenance had to be bugged several times to complete the task from start to finish even though this is considered an "emergency maintenance problem." I also am not impressed with the new management who leave passive aggressive notes on our doors and shows no sympathy for the construction chaos they have put us through this last year. Her only response is to jack up the rent despite no major changes within the apartment. I have seen multiple moving trucks the past two months here with people leaving the complex. Despite the terrible management, office staff, and maintenance, the island is a great place to live and I do feel very safe at night. Riverset does have nice landscaping and I could justify paying for my unit when old rent prices were valid. We have lived in Riverset Apartments for 2 months now and so far it has been awesome! Not only is our apartment building right across the street from the river and we take our dog out to play every day but all the apartments have just been renovated! New carpets, fresh paint, updated cabinets and countertops, wood burning fireplace and my personal favorite all matching brand new appliances!! Robyn in the office is super friendly and any request or problem I have had both mentioning it to her or filling out a maintenance request form online has been done that afternoon or the next morning. Other than the setting on Mud Island this place is a dump. If you are a college student then this may be the place for you. I remember being in college and I lived in apartment complexes that were much nicer than this. The renovated units are a joke. The place I moved into leaked like a faucet. For the monthly rental rates here you definitely should expect more. I have lived in larger cities (Atlanta and Charlotte) and paid rental that was comparable to the rental rates here. The big difference is the places I lived in were five stars compared to Riverset. There are better places to live on Mud Island so start elsewhere first. read more

I am a college student who just made my transition to my first place. I love the location, and the management is very accommodating! The facilities are nice and everything has been going smoothly. I got exactly what I was expecting to pay for. It is a good price for the location. The only thing is that some people have really huge pets and don't pick up their poops! Management is incompetent and rude! Maintenance are non-professional and never comes when called, three days later to fix air conditioner, that broke down last summer for a week and they had to call an outside company to fix it, in the middle of summer! I renewed my contract for six months and they lost the contract and started charging me month-to-month fees. The apartments are too small for the price paid for them. There are no overhead lighting in the bedrooms. The only good thing about them is the park on the river, which they had nothing to do with. This is my third year at Riverset and it is my last.
