If ever I had an issue getting something repaired in my apartment they have been very prompt and thorough. I renewed my lease for another year because I like here so much. WORST PLACE EVER! If you don't mind homeless people going through your trash as soon as you dump it, then taking dumps in the garbage areas and stalking you as you go to your home then you are good. Manager is a MEGA @&)?!. she refuses to meet or talk with tenants and willingly take the side of her staff every time. Parking sucks , maintenance does BARE minimum to get by, if ever showing up. It's deadly to dogs and wildlife too. Basic human needs and safety is ignored. People drive through at dangerous speeds and i have seen kids almost get hit. Other people living here are rude and dirty. Everyone signs an document that says drugs are illegal on the property but on an hourly basis weed and fentanyl smoke, and drug deals happen. I have just signed my second year lease. Kinda wish I didn't. They don't do much to help accommodate pedestrians that live here. People are always jumping the fence because of that reason. Maybe the fob to open the gate in the front for drivers could also open the pedestrian gates. Instead the river walk just welds the gates shut or locks you out. Only giving one key per household to be able to unlock the gate by Monterey Ave. it would be nice to be able to get in and out the gates on foot. read more

I just recently moved in and I wish I hadn't. While the apartments are affordable, I can see why since they claim to be a gated community but the gates are broken and anyone can get in. I have gotten multiple packages stolen from my front door (even as early as 6am)!! The pond is beautiful however don't step on the grass because it is FULL of poop. They claim to have security but they don't do anything to my knowledge since I have seen them drive by people breaking in. I am honestly kind of disappointed when it comes to safety at night. I know for a fact that people are trying to live their best life in this town, but dealing with break-ins is very common especially when you drive a car. I do not drive a car, but I have heard cars go off so many times at night and early in the morning where I questioned my safety, even just being in the apartment. The have a ok gym, 3 rd flood is best, area Q has been quiet ish, some buildings have nasty tenets that leave their trash out on the door, it usually catches on as a thing to do per building. This is the absolute worst place I've ever lived! Horrible management, dirty property grounds and facilities, homeless people walking through the complex on a daily basis, a lot of police activity inside the complex and garbage all over the place. I made a maintenance request the first week I moved in& I still haven't gotten my closet fixed. I called 2 additional times to follow up with the stays of my request& each time I had to file a new request because there was no record of any of them! I finally gave up. Front door was sticking to the frame and would take 20 minutes to open it sometimes- never got a call back or fixed(my dad ended up fixing it) 3rd story apartment would throw hundreds of cigarette butts off the porch which would land on& in front of my porch, they would drop beer cans& garbage down on a nightly basis. They had a black lab that would defecate right in front of my patio& even one time on my patio without being picked up. I made 3 complaints, once directly to the manager Jessica& nothing has ever been done. Glass beer bottles were dropped from the 3rd story apartment& shattered everywhere. People walk their dogs in this area& kids play regularly so I told management they needed to handle this& clean it up but they never did! Worst place I've ever lived! What attracted us to this place was the location, the fireplace, spacious bedrooms, swimming pool and hot tub. The rent is expensive, but I thought it was worth it for an "upgrade." Unfortunately, our experience did not start off so great. The first thing I noticed was the apartment was not clean upon move in. At first, I was willing to overlook this, but it felt like the bad news kept coming. When we initially moved in; we were informed that parking was unrestricted within the complex. However, our car was towed on the FIRST NIGHT because we had parked under a carport, only to later learn that this was not allowed. Additionally, our car was towed again due to a fallen tag a month later. During the year we were there, we witnessed many residents from our third story window screaming, crying, running after their cars as they were towed away. Riverwalk does not have much to say about this other than "sorry, there is nothing we can do." It says not to park backward in the lease, but everyone is parking that way for fear their tags aren't showing. Around Christmas before we were fully moved in, we faced a significant ceiling leak, and despite our efforts to address it promptly, we were left uncertain about follow-up and how to handle the situation. On Christmas eve a large garbage can was placed underneath the ceiling leak. Shortly thereafter a "tent" was manufactured covering a large chunk of our apartment. Giant fans were put in to dry out the ceiling for an undetermined amount of time. I called many times (these significantly loud fans were left on night and day) to see when they would be back to check on the fans. We ended up eating out most of the holidays and never did get to use the fireplace and our electric bill went way up! Not only this but upon move in the washing machine was broken and then the dishwasher shortly thereafter. Closet doors kept falling off as well as the towel bars. The front door did not close tightly, and because of this, we lost the cat multiple times. I called maintenance and they told me slamming the storm door was my best bet. This did not make our neighbors happy. More than once, they asked us why we always were slamming our doors. I let them know the pantry door kept getting stuck and the refrigerator was banging into it. Maintnenace suggested I just take off the door. I will say that the office staff and maintenance have always been polite, just clueless to how to manage any specific problems. There seems to be a disconnect from the people working in the office to the people in corporate. Our pet rent was not figured into our lease. This was probably our mistake, but I asked many times if we had paid our bill in entirety and the answer was always yes. However, in August I received a bill for about $700 in unpaid pet rent. The response was you must have been audited. I would have gladly paid this earlier had I known it was owed rather than having to give out an extra $700 out of nowhere. In addition to everything I mentioned, there are some obvious safety issues. I'm not sure what can be done about this due to the area it's in, but it was definitely something we had not considered when living here with 2 middle school aged children. On at least 4 occasions I witnessed IV drug use by the dumpsters. The gated community has been an on again off again situation with people breaking down fences and the back gate is sometimes open all day and other times not. I never felt safe letting my kids roam more than 10 feet from the apartment. Also, this might not bother some people but when taking my kids swimming during the summer there were people coming in with their bongs openly smoking weed and getting drunk right in the middle of the family swimming/BBQ area. I've lived at this Apartments for about 7 years management is diligent in handling neighbor disputes, noise disturbances, and clarifying any questions you may have. The apartment complex is on the expensive side. The two things that prevent me from leaving five stars review is the dog defecation throughout the property and the fact that MG properties has not moved in a non-smoking direction. read more

I went to get my package and the mailman left the package box key in my mail box and the door was unlocked with no package in it.. Do not live here, our experience at Riverwalk has left something to be desired and I'll be happy to tell you why. We were excited to move in back in June, happy enough with the apartment we saw, it "seemed" to fit what our needs. Our problem has been with the leasing office. We've had numerous clerical and mathematical errors. First was our quote on move in cost which were not added right. When they had the lease drawn up, they didn't put the correct quoted price on the lease and we missed it at signing. It was off by 10 bucks. After we noticed the next time we had to pay rent we were told "you should've noticed it then". Ok, fair enough, but STILL YOUR MISTAKE! We also got a notice last month on our door that we owed $147.00 for paying our rent late!! We always pay our rent on time, so when we asked they said they "lost a person working there". They did take the fee off but made it seem like they were doing us a favor. Really? Late notices when we pay our rent on time? COMPLETELY UNPROFESSIONAL! Now, let's talk about the furniture that gets dumped at all the different dumpster areas! So, every week residents here dump their unwanted, dirty, and disgusting furniture at and around the dumpsters, as if it's someone else's responsibility to take get rid of it. Yep, these are our neighbors. It's not just happening "once in a while", it's every week. It's just horrible and awful to look at. I've complained 3/4 times now, but the response I was given was "we can put a notice out but it prob won't do anything". Are you kidding me? So, they sent a little "reminder" letter that said getting rid of furniture is supposed to be schedule. What a WEAK EFFORT. So we aren't surprised that we have an upstairs neighbor that throws his dogs shit bags under the stairs outside our door. So nasty. I will say one good thing. We have a couple nice sets of neighbors next to us, so we were lucky there and the maintenance staff (Eddie) has been pretty quick to respond to little issues we've had. Other than all that, keep a good tab on the math they do, and oh yeah, don't move in and sign a lease here. We won't be renewing! That was from a year ago. This is at move out. What a nightmare. Slightly overpriced and horribly managed. We were so happy to get out of there. After we moved out they charged us for a huge painting bill after Jessica Middleton told us they didn't charge for painting. They then sent us pictures of an apartment that wasn't even ours even after I sent them time stamped pictures that we took at move out. I said I had proof and pictures that show otherwise and she said "the charges stand". What a joke. Other residents dump there unwanted furniture all over the complex by dumpsters, kids run all over the place unattended by any adults, this place is a joke. . They illegally entered our apartment with no permission. They have an excuse for everything and rarely take responsibility. If you do live here, make sure you keep emails on all your communication, it will help you when you run into the same mess we did. When we applied for our new place they reported we had 72 hour notices for late rent which also isn't true. They failed in numerous ways to even keep simple administrative paperwork in order. I do not advise renting here. My neighbors and I constantly had packages stolen from our door. Notified management and they did nothing. These apartments are overrun by drug addicts and transients. The gates are never locked and "security" is never seen. I lived there for one year. At the end of my first year my rent for a one bedroom was raised from 1200 to 1400 and my parking was raised from 50 to 95. I decided to leave as the pond that once was a habitat for many ducks was drained to a mud pond. No amenities offered. In the end management stole over a thousand dollars for there new updating of the apartment when I left. For the first time in 20 years I was charged for a full cleaning and a full painting. If I could give zero stars I would. It is an unsafe apartment complex. There are constantly sketchy people roaming around the parking lot at all hours. There are so many awful things about these apartments. We lived here for 2 years and have only ever had awful neighbors and terrible experience with management and maintenance. Our apartment had water damage, our drain cover in our tub was broken from the time we moved in until the time we moved out because maintenance would mark it as fixed but never come to replace our drain cover. Anytime we had any complaints or questions the management team was never easy to contact. I would always have to call several times to get an answer. The worst part of all of this was the manager Jessica Middleton. Upon moving out, we submitted our months notice form to the front office. Days before the new month began (our move out month) our statement balance came to about $1860. Our normal amount for a full month at this place. I called because I didn't want to get charged that much since we were supposed to have a pro rated rent $860 something. And the leasing agent put me on hold (talked to her manager Jessica Middleton) and got back to me and told me it would look like that online but when rent comes out on the 1st it will only charge $860 as it was supposed to. I believed them. Then rent came out of my boyfriends account $1860 was taken. They took $1000 more than they were supposed to. When we called we were told it was the systems fault. When Jessica was recalculating our prorated rent she then told us we would owe about $1000 and she would refund $860. Wrong. Our prorated rent was $860. We ask her to calculate it again and she does. She tried to charge us wrong a second time! Then, we finally get an email stating that we will get our money back in a refund to the bank account in 3 business days. Over a week goes by. No refund. We are calling, emailing, going into the office to try to get answers and we are not helped by anyone. The only way we were finally able to get our money back from this place was to file a claim with our bank. I understand this review seems maybe detailed and over the top. But this unfortunately is the simplified version of what happened. If you can avoid this place, please do. MG Properties should have Jessica Middleton terminated from her position, the lack of professionalism and common decency is shocking. read more

When I moved in I found that the apartment wasn't cleaned as promised. I was told three times that someone would come and clean but they never showed up. Then I was told the pictures that I sent would be put in file so when I moved I wouldn't be charged for basic cleaning when I moved out. Then I moved and they charged me $155 for cleaning anyways. The apartment was swept clean when I left. I emailed Roy, no answer. Emailed again over a week later, no answer. I called and left a message, no return call. I have lived in many apartments in my life and this has by far been the worst. The management is the worst I've dealt with in my life. They allow large aggressive dogs to live in the complex and not only that but on the second floor. The walls and ceilings are so thin that I hear the above apartment urinating, their alarm clock, and even them fucking. The dog above my starts pounding around and barking non stop at 4Am and doesn't stop until after midnight. I told the apartment management and they told me to move out if I didn't like it. Update: I wasn't helped at all. I was treated like shit and still haven't received any fixes to any of my problems. My car has been damaged multiple times in your gated parking lot and I have been left to feel like I'm not worthy of managements time. I was told that I could break my lease with no fee because the management realizes how shitty this garbage place is. I will not hesitate to tell everyone I know how shitty this place is. There's a fence but it's always broken, there's an office but it's always closed, there's a pool but they don't tend to it and I got a skin disease that my doctor told me was from a pool or hot tub that didn't receive the correct treatment. I still have mold up my walls and missing trim in most of my apartment. I have missing blinds and with multiple requests have never been fixed. I've lived in many places and this is by far the worst I've ever seen or experienced. Maintenance just sits in the pool house and does nothing, which a senior citizen couldn't manage to do anything anyways. He just drives a golf cart around and glares at anyone that may have put a request in because he's a lazy old man. I went to speak with management and their radio was blaring rap music with Nigger on every other word and I was so offended I couldn't even finish my complaint. I know the reviews on this property are mixed. I can only speak from my personal experience and what I've observed. When I moved in from out of state, the staff was very friendly and got me into my apartment within the hour. Then again, I did a lot of stuff online and that helped speed the process. I had a few maintenance issues which I brought to their attention and they were quickly resolved--within 72 hours. I don't know of their back log, but from a drippy shower faucet, to a clogged dryer, the maintenance staff was helpful and friendly with me. It took a big of follow-up with the staff, but they were always responsive. As it related to parking and the gates, I have not had a problem finding parking and the gates are generally closed when they said it would be. The nights, except for the 4th of July, are relatively quiet, even during the summer when I know many kids are out of school. The pool is well used on the weekends, but I don't mind the noise--just kids having fun. I have used the exercise room on a few occasions and find it very workable for me. read more

Do not live here. This is the worst apt complex I've ever lived in! We have had constant issues with the safety of this complex and the horrible and unresponsive management. I've been told 4 or 5 times that the property manager would get back to me and she never has. She's rarely in the office and never responded to phone calls or emails. This is a message I sent to corporate today: "My husband and I have lived in Riverwalk at Happy Valley for about a year and a half now since before your company bought the property. We have and still are having serious issues with your management and safety. The property manager is never in the office and never responds to concerns. I've gone back and forth via email with Jessica Middleton, one of the leasing staff, for weeks now regarding a water leak in our main bathroom ceiling that the repairs still haven't been completed on and that we need to be credited $100 to our utility charges because of a huge dehumidifier machine that they ran for a few days in the bathroom, racking up our electric bill to over $200 (which a copy was emailed to Jessica). The bathroom was completely unusable for that time. Also, right before Memorial Day, our apartment filled with smoke and we had to call 911. Turns out the lady above us had a fire going and our apartment completely filled with smoke. I was told by the maintenance manager that they would come in to inspect what happened, which they never did and two buildings down from us burned down about a month ago. We feel completely unsafe in the apartment. Our dishwasher keeps not working and they've looked at it more than once without replacing it. The sealant strip on our refrigerator door is coming off. The dumpsters are constantly overflowing and bugs are flying around everywhere. I've reported a loose step and railing on the back of our building more than once, which have not been fixed. The security gate near the entrance where you have to put in a code to get in was smashed down and hasn't been fixed in over a month. We pay $1,315/mo and we are living in an unsafe pig sty. We were told that these were luxury apartments when we moved in and they are far from that. We want out of our lease by the end of the year without paying a lease break fee, or we will be obtaining an attorney to force us out. We are short paying September's rent by $100 for electric." Then I get this response from them: "Hello Brandy, We are sorry to hear about your unfavorable experience at our community. We have reached out to Riverwalk at Happy Valley and the Community Manager, Angela will be in contact with you today. Warm regards, MG Properties Group" Guess what??? Angela never called! This is the worst place to live do not move in!! Save your money and look for a better place. The apartments look nice and updated but the walls are super thin, I could hear everything my upstairs neighbors did. (Including in the bathroom which was not pleasant.) There was a constant smell of cigarette smoke that came through the oven and vents from the next door apartment. When I complained to the office they said they would make the building a smoke free on and posted letters. The smell stopped for a few weeks then came back, after a few more calls to the office nothing more was done so I invested in multiple candles that I had to burn at all times to mask the smell. The parking situation is awful! We had to pay for a carport which are waitlisted and we only got one because my boyfriends tires were slashed parking on the street. The one space you get with your unit is first come first serve so get used to parking all the way down by the office because most the spaces are gone after 5pm. The worst part was trying to move out. We ended up needing to relocate due to work changes and had to break our lease 1 and a half months early. They told us our options were to pay the lease break fee or get a sub letter. We posted an ad and found 3 potential renters to take over. Each one the office and management put through the ringer and made it impossible for them to take over. One guy even came to sign the papers and make it official but they told him when he got there he needed to pay upfront $700 which they didn't tell him ahead of time so he didn't have with him. They told him sorry he couldn't take over unless he got the money that day, but he had no way to get it and they wouldn't take a card only money order. So after a month of effort to find a person we still had to pay the lease break fee so they got double rent. When we moved out Jessica in the office told us if we really cleaned the only fee would be a $60 sanitizing fee. So I got on my hands and knees and scrubbed that place spotless! Well we get the bill and we're charged the $60 cleaning fee ON TOP OF a $80 painting fee and $60 carpet cleaning fee so basically there went our deposit! In the end I'm just so glad to be done with this awful apartment and management company there is so much more terrible stuff that happened just save your money and go elsewhere! read more

I lived here for one year and had several issues with the management. I'm only going to explain a few. One, when we moved in we were told we only had to pay for one parking space but we're allowed to have up to two vehicles within the gated community. That was great! I understand it says in our lease that it was subject to change and it did. So we were forced to pay for two parking spaces eventually, fine, no problem. The problem I had was that someone else kept parking in my assigned spot which forced my roommate and myself to park at the very end of the complex. Nearly a quarter of a mile away From my building. Now, if I'm paying for an assigned spot then I should be able to park there, right? That's what they said. I called their after hours phone service and they couldn't do anything until after 10pm. I called a tow company for help, they weren't allowed to tow because apparently only one tow company is allowed to tow from the premesis. I called the correct tow company. They also couldn't do anything until after 10 pm. I'm in bed usually before 9 pm so this was extremely inconvenient. Someone kept parking in the spot I pay for and no one could do anything about it. The parking is not enforced even though we are all forced to pay for it. Even when I left for work in the morning, this persons vehicle was still in my spot. My second issue with living here was with maintenance. I can't tell you how many times I called about my broken toilet and no one came to fix it. It took them almost a month to actually fix my toilet which was spewing water out of the tank every time we flushed. Big mess. My third issue was when I moved out. I cleaned the apartment from top to bottom, inside and out, very detailed. There we're a couple small spots on the carpet which I had trouble with but weren't enough to ruin the carpet. I also forgot to clean the oven. That was my fault. However, I received $45.81 back for my deposit. When I called to ask for details as to what I was charged for, they couldn't give me an answer immediately and said they would call me the same day. Never got a call. I called the next day and same thing happened. No phone call back. Here I am, on the third day waiting on a good explanation as to why I was only returned $45. The apartment was cute and cozy but I was extremely unsatisfied with the management and maintenance. I would not recommend living here. I was paying nearly $1,200 for a one bedroom apartment. I expect answers and respect and got neither. Not to mention the amount of homeless people pushing their stolen shopping carts past my apartment every single night, the TWO police chases I witnessed INSIDE the gates, the tiny gym, and the pool was always full of children. I am so disappointed with this apartment complex. I moved in here because I loved the apartments we toured, even though it was over my budget, I decided to give it a try. It hasn't been a good experience. Parking is absolute trash, you have to park your car far away from your apartment because there is never parking. Oh and let me say, yesterday my car got towed from MY OWN APARTMENTS , where I LIVE, for not putting my parking pass on my window even though they "need" to make a copy of the title to my car, and need to know my license plate number. They don't use it, they just want your information, they tow your car and management doesn't care. No warning or anything. You can't even park on the streets because all the people gates are broken, soo there's one entrance after the gates close. I've waited since March for maintenance to come and service my apartment, paint job was terrible when we moved in.. there was paint EVERYWHERE. They want to run your pockets. This place is pretty expensive for the service you receive. They expect you to follow their contract, but they can break it. In the contract it says you can pay rent with cash, and when we went to pay rent the second month after moving in, we tried to pay with cash and they said we can't. The contract says there's no smoking on the balcony, I see endless people smoking off their balconies. But the moment I forget to put my parking pass on my window, my car gets towed. Oh, and I went into the office to ask if my car got towed, Jessica called, and they told her no. After looking around the neighborhood for my car, thinking my car was stolen, the towing company had called her back. But she didn't dare give me a call. So I called 911 saying my car was stolen when she knew the whole time- just didn't bother calling me after I left the office. Save your money, look for a different place. Don't let those apartments you tour fool you because the ones you move into are trash. read more
