Beware-- they will sell you on amenities you do not actually get access to as tenants. A resident who lived here for 17 years recently died. Management is not allowing her neighbors to hold a get together to celebrate her life in the Clubhouse as it would disrupt tours for potential residents to see said Clubhouse. MG and Russellville Management only care about your rent and not you or the community. They are greedy and heartless. They don't care about a tenant that lived here 17 years...why would they care about you as a new tenant? read more

Wouldn't ever choose to move here again! Not only do the charge you an arm and a leg for renting their shit apartments, but they lie to you and tell you your rent is the same if you do month to month after your initial lease but really they up it an obscene amount. They also don't do shit for pest control! I've had more f-ing spiders in my apartment here than I ever did in Texas and I've asked them for help to no avail. There is never parking and they don't enforce shit to help residents. There are always homeless people wandering about and in the dumpster rooms so as a female I don't feel safe walking home alone or taking out my rubbish! And NO ONE PICKS UP THERE DOG POOP AND ITS DISGUSTING! The only benefit I've had is that my neighbors happen to be very quiet and I like them. This place is expensive for no reason at all! They didn't have the security they promised, let a drug dealer and squatters move in underneath my unit. Then were no help at all when my truck, and the garage I rented from them were repeatedly broken into. Now they want to charge me for move out fees when I had actually moved out the correct way. So unless they want to settle out of court for we're even. Then I'll be bringing documentation of all the damages incurred while residing at their property. I have been a resident for a little more than 6 months and Kendra and the maintenance team are as friendly and awesome as they were before I moved in . ignore the pool and weight room pictures. the pool has been closed ALL summer and somehow has taken over 3 months for the management to finally email the renters about when the pool will be back open, which won't be intel October at the earliest. Also, the weight machine has been broken for close to 3 months and has yet to be fixed or replaced. I cannot wait intel i can get out of this place. management treats you like trash, homeless break in and threaten renters or sleep in the hallways or stairwells, pool and weight machines broken for months, security does not show when called, 5$ charge to do a load of laundry, no central air, junkie neighbors, I have had to get a door camera to stop people from stealing packages left at my door and stop homeless from breaking in, and somehow every month renters get letters on their door saying they owe some fee for an unexplained reason. Shoot another renter has gone door to door asking people to sign a class action lawsuit against MG properties for charging random fees after rent has been paid in full (yes I signed it). it's just a sad place to live. I would highly recommend finding a different place to live, especially if you have kids. it's not a safe place in the least. I won't even leave my apartment without my taser or knife. read more

Neighborhood: Decent affordable apartment in the area. I would say you can find much nicer apartments for similar prices in Portland. The neighborhood crime is also rising. Every roommate I had, who had a car, had it broken into here at one point or another. The blocks were closed down every couple of months due to police chases or shootings. Apartment Quality: Appliances are not great quality and require a lot of repair. I always had issues with my washer & garbage disposal (until we stopped using it). They use toxic overspray paint for countertops in the kitchen and the bathroom. This chips off into your food and bathroom utensils and is likely a carcinogen. The Maintainance was great and always very helpful. Small gym room as big as a small bedroom. Should expand the gym into a decent size and remove the yoga room that is rarely used. Enjoyed the idea of having a pool though probably used it 10 times in 3 years of living there. A nicer place/neighborhood outweighs amenities the older I get. Management/Move Out: Weird deposits needed. They use some sketchy service to decide deposit amounts. When you ask for reason breakdown they cannot provide it. Most importantly though, not a great move out experience, which says a lot about an apartment's management. I was scheduled three times to have an apartment walk through to which no management ever showed up for. I was moving out of state at the time and didn't have time to bother with the unprofessionalism only to be charged for random things on my security deposit. For example we were charged to replace drip pans on an old fashioned stove that were at least 2 years old. This is regular wear and tear by any stretch of the imagination. Bottom line: good for college kids, young people in their 20s. Great max access and to local stores. I would not raise my kids in this area or if I was moving into a job where I was able to afford to live elsewhere. It did me good when I had a crappy car no one wanted to break into and was broke as a joke in college though! read more

First off, I have to say, I have no idea what some of the reviews are talking about regarding homeless people, drug use, or needles on the ground. I have seen none of that! This is a clean, quiet community, and I feel very safe walking around at all hours. Trash and recycling are emptied regularly (sometimes very early in the morning, but that's ok). There is street noise at all hours, but the windows are well made and mostly block it out- we always sleep with a white noise app, so it doesn't bother us. Also, the location is fantastic! There is a food truck court just down the street, and you can walk to the Max (light rail) line two blocks away. There are lots of shops and restaurants nearby, and easy access to most areas of interest. I will take some noise if it means being close to the action; it's definitely quieter than downtown. My husband and I moved in to this complex in July and have been very happy with our experience overall. Our apartment is beautiful and well designed. One thing to note is the apartment does not have fans or air conditioning- this was quite the shock after moving from a warmer state. But the apartment has lots of windows and you get a nice breeze in the mornings and at night. We are located near the pool and leasing office. The pool is nicely decorated and always has people hanging out during open hours, but it doesn't get too loud. We have been treated with respect by all the staff, and most of our maintenance requests have been handled quickly. We got an apartment that had just been renovated. In fact, some renovations were still taking place on our move-in day. The office staff apologized about this and sent a lovely gift basket a few days later, which was unnecessary but really thoughtful. read more

I have lived here for the past year and would like to share my experiences. First the positives: The staff was always friendly! The apartment itself is very nice. The not so good: The surrounding areas are absolutely terrible! My fiance has refused to go outside due to constant harassment by homeless people. She has never felt safe and has lived in constant panic due to multiple incidences here. I had my exhaust system ripped out of truck last week by junkies and I was parked RIGHT in front of our door. Over 5,000 dollars in repairs overnight. Our first 6 months here there was a couple upstairs that beat each other NONSTOP almost daily. I had to call the cops almost nightly until I believe they finally moved out. Almost impossible to sleep through the crying and slamming each other to the floor. HORRIBLE! We told the staff about was going on and they told us there was pretty much nothing THEY could do about the situation. Two weeks ago I watched a man beating a woman at the bus stop and had to call the police. Terrible thing to see in your home. Shootings happen around here all the time! We hear the gun shots and read it on the news. You cant leave you windows open as you will hear nonstop druggie action and homeless rift-raft outside. (We are right on the max line and bus stops) The parking is terrible...most nights I had to leave my vehicle blocks away in even more unsafe territory. Drive around the area and you will see spray painted office buildings and fully stripped cars across the street. Also package delivery was insanely frustrating. For the most part only USPS had access to the building. You would be forced to go pick up your packages at some crazy places because most will refuse delivery. I've had packages stolen because they would just leave them at the wrong door outside and some were just returned back to sender without an attempt to reach me! EVERY order was a gamble! Laundry facilities were pretty gross. I hated them. Depending on who is living around you, your laundry wasn't safe either. I've had people straight take my clothes out the dryer and throw them on the floor MORE THAN ONCE. One person basically threw them in the trash can next to the dryers....WOW...sorry for making you wait an extra 5 minutes?? To sum everything up. The staff is great and the apartment is very nice. HOWEVER it is dangerous outside for anyone! You and your property will never be safe in the area. Rent from these guys BUT DO NOT rent at this location EVER. read more

Pros: Nice location and close to everything on this side of the river (great highway links) On Max/bus routes Apartments had a face lift Has gym, pool, hot tub on grounds Dog friendly and has dog park Pretty safe neighborhood for area Large one bedrooms Cons: Management will never talk to you again once you move in. Phone calls and emails go unreturned. They price gauge you. The prices you are lured into, doesn't cover the insurance, water, trash, sewer, which keep going up and you can't control or prove it. Upon move in, the apartment that "had never been lived in" was visibly still dirty from use on our walk through; when we moved in, it was still only surface cleaned. So at this price point and all those moving costs, you can't even get a clean apartment $1360.00 month once you add rent and W/S/G for a one bedroom that's been "remodeled". Their remodeled look nice on the surface; then you notice it was half assed. Caulking with gaps, paint splotches, floors laid improperly, carpet not stapled down, etc When you get ants, don't call anyone. They won't care or answer. They come from the walls and the gaps in caulking in the kitchen and bathroom. The parking. Yes, who doesn't love almost 1400/mo to park 3 blocks away because people park their multiple cars that don't move, have visitors in assigned parking, movers block the entrances/exits, etc The renovation is constant; since I've lived here they've done my upstairs, downstairs, and one of my next door neighbors. Love listening to that noise when you work swing shift. No light in bedroom. What the heck, like who doesn't install lights in the bedroom Apartments are noisy; the neighbors are either older, working, or rich party kids. Fun times. PAY BY LOAD LAUNDRY. That you have to get a special refillable card for yes, cause at this price point, why not gauge you some more? Oh, and there are two washer/dryers for my whole floor (that's about what, 12-14 apartments so 14-28 people?) and one of them is usually down. Thanks for that guys, now I get to go to the Laundry Matt. Long story short, like all corporate and large run apartment complexes, they don't care about you. They don't care about your experience. They don't care about ants or why you can't log in to pay. They don't care when the washer is broke. They don't care I work late hours and wake up to construction at 8am. They don't care about anything, as long as you pay the bill. They just want your money, go away. read more

Let me start by saying that we have only lived here for 3 months. With that being said, this is what our experience has looked like so far- Called the office to ask a few questions about the apartments and scheduled an appointment to take a tour. Toured 2 different layouts and our leasing agent, Philip, answered several questions we had throughout the tour. He was very knowledgeable and helpful. We decided that we were going to take the night to choose between the 2 apartments. We came in the next day and filled out the application. We got a call from Philip about our approval a couple days later and began collecting all the necessary documents for move in. I emailed everything to him prior to our move in date and he put everything on file for us. Our move in date was straight forward and we were able to just get our keys and go. Philip was responsive and helpful and made the whole process easy. I've reached out to him a couple times since we've lived here and he has continued to promptly respond and provide support as we get settled in. Upon move in, there were a couple issues we needed fixed in the apartment. Maintenance was quick to address all issues. The maintenance crew is always friendly and professional. We have met a couple of our neighbors and they are all friendly. We have also enjoyed taking advantage of the gym, hot tub, and fire pit. So far, it's been a great experience. Very happy with our decision to move to Russellville Commons. read more

Beware: It looks nice on the outside and has a seedy and backhanded underbelly. Where to start... hummmmm.... How about the price tag? $1390 for a small 2 bedroom inside an apartment building. Then add utilities. Then pet rent. Over $1500 a month and I would run out of hot water before I even finished rinsing my hair most mornings. Ouch. I lived on the 3rd floor with an arthritic dog. Elevator would go out constantly. I would have to carry my dog up and down the stairs every time it went out. I called maintenance repeatedly and they kept telling me that someone was vandalizing the elevator, that they were trying to catch the person doing it, that they were thinking about putting in cameras, blah, blah, blah, but they did nothing to stop it. I put up a nasty note telling whoever it was to stop being an a**hole and (shocking!) it stopped. The "security" there is a joke. I once watched a couple people in a gray pickup obviously casing the property. They were driving into each packing lot on the property, looking around, and then driving to the next one (I was walking my dog). I called property management and told them. I called the security company and told them. I gave them make/model/license plate.... The receptionist with the security company said they would tell the officers assigned to the property. When I saw them later that evening, they had no clue what I was talking about. Other unacceptable things: I had my mail stolen, my neighbor across the hall smoked in her apartment CONSTANTLY even though I told management several times, the washer/dryer broke and destroyed some of my laundry, there is dog crap ALL over the several block property because apparently no one enforces picking up after their animals, and there are extra fees attached to EVERYTHING. Need a laundry card? Fee. Process your rent payment? Fee. Leave a package in the mailroom for more than 4 days? Fee. The last straw was the HUMAN FECES in the shared washing machine on my floor. I called maintenance who literally said "again!?!" and then didn't clean it for nearly a week until I called a second time to complain (yes I have time stamped photos). I decided to break my lease and leave after 7 months. My car was vandalized directly out front of the building the night before I moved out. Someone wrecked the hood of my Mazda trying to open it with a crowbar to steal my battery. $250 deductible for me to get it fixed. I didn't even bother reporting it to management after the ineffectiveness of the security. They would just apologize and tell me there "nothing they can do." Once I moved out, I got charged my lease break fee (I was expecting that) and then an additional $204 in "cleaning fees, carpet cleaning, and various damages." Nope. I left that place spotless and I have photos and video to prove it. Save your pennies and don't live here. RIP OFF. read more

I cannot say enough how wonderful it was to live there. I spent almost three years looking over the wonderful community pool area. Every Fall I would watch the hot tub steam up the air, and during the summer I could hear people enjoying themselves out there. The apartments were well maintained, it was a breeze getting a hold of maintenance (you could even do it online without calling!) and best of all - they were incredibly flexible and kind. Especially Meghan. Oh my goodness, Meghan was the absolute best. I'm so fortunate to have spent time there. And if I can ever afford it again I will definitely go back. read more

This is by far the best place I've lived in Portland! My girlfriend and I can't stop talking about how much we love it here. We were in a housing crunch towards the end of the month and the leasing agents Meghan and Matthew were extremely helpful in getting us sorted out right away. Our apartment is so cozy, with amazing wall length windows and a huge kitchen, perfect for cooking in. On top of that, Russellville Commons has a pool, a fire pit and grills! Not to mention a gym, a yoga room and a beautiful common area. It really is like living in a resort here, except better because it's never overly crowded or loud! So impressed with how quiet this little community stays and how responsive and helpful the staff is! I would definitely recommend living here. read more

We've lived here for over three years in one of the townhouses, not one of the two larger apartment buildings. Cons - Big management company. Before signing the lease, prices change daily through their automated system. Pretty much the usual these days but once the lease was signed we felt like bits in the system and not people living in a community. - Leasing office staff are primarily sales people. Expect to feel very attending to before your lease is signed. Not so much after. It's hard to get in touch with a person. - Poor construction quality of the apartments. There are a lot of cracks in ceilings and corners. Insulation isn't great and leaks heat in the winter, gets very hot in the summer. Window AC units aren't allowed so summer time can get pretty uncomfortable. The portable units that are allowed don't work as well. - Walls are thin. If your neighbors have kids you will hear them. You will hear all of your neighbors walking around. We live in a townhouse with two floors and feel our downstairs neighbors walking around. - The package room is a bit of a mess. They have automated parcel lockers and signs saying not to leave packages on the ground but this happens for most deliveries. We've had a few packages go missing from the room. Packages left in front of doors should be picked up as soon as possible. - The garbage and recycling pickup comes three times per week between 5 and 7am. They make a lot of noise and since the windows don't block out much, light sleepers will get woken up. - Garbage areas are also a mess most of the time. The homeless camps nearby mean there are a lot of folks going through dumpsters. They did install doors with locks to limit access but they are not effective and only create an inconvenience to residents. - Crime in the area is a problem. Our car was broken into within a few weeks of moving in. Most of our neighbors have similar stories. You will stumble across needles in the surrounding area but the staff keep the main complex pretty clean most of the time. - Noise is a problem in general. There can be lots of loud parties and no enforcement of noise limitations. Trucks unloading and car alarms are common. - Security company, which changes frequently, does patrol but isn't helpful in preventing any of the aforementioned issues. The one time I had to call they didn't respond. - Parking lots fill up early. Residents get one parking pass per bedroom in their apartment but it doesn't guarantee a spot. My partner works late nights, and has to circle the complex trying to find a spot. Street parking that is far away is where you risk getting a window smashed. - On a personal note, least year they constructed a fence that reduced the walkability of the neighborhood. I have some mobility challenges and expressed concern over that and the safety implications of being forced to walk on the main road but was told to simply not go out at night. I understand the security needs of this but it still saddens me a bit. - Overall, I think the quality of living experience doesn't justify the pricing. Pros - The maintenance staff are great. They're quick to respond, skilled in what they do, friendly, and just do a great job all around. You see them keeping the lawns tidy and doing work nearly every day. - The food carts near by are delightful. That little food pod has provided us countless dinners. The Thai food is wonderful! - Great location for public transit. Two major bus lines and a blue line max stop about a five minute walk from your front door. read more

Don't really understand the scathing reviews before this but I've been here for almost 6 yrs and have never had a problem. I never hear my neighbors really. They are always prompt with fixing things. And the office people are always friendly including Meghan, she is always ready to help and never seems annoyed that you asking her to do something. She even set up carpet cleaning when we renewed our lease which was a nice little bonus. The hot tub is wonderful and the new management company has kept it running all winter, whereas the other management company just kept it broken 90% of the time. I think my favorite thing about living here is the ceilings are very high so you don't get that suffocating feeling you get in other apartments. I've lived here for almost a year now. Meghan was awesome in helping my fiancé and I move through the application process quickly and easily. Our apartment itself is beautiful with lovely wood floors in the kitchen, entry and bathroom and clean carpet in good condition in the bedrooms and living room areas. All appliances are fairly "up to date" and probably as good as you're going to get in most apartments. Our neighbors are quiet, respectful and friendly. Any and all complaints,maintenence issues or questions have swiftly been attended to and resolved. I personally feel the staff is "on our side" and not out to intentionally make anyone miserable, neglected or F*ck you over. The area is conveniently located to the bus stop and many grocery stores, great if you don't have a car or take public transit. Package deliveries from amazon, ups, usps, etc... are almost 100 % successful, which is incredible in an apartment complex. The main thing that brings me stress is the parking situation. There are no assigned parking spots. Technically if you are on the lease you get a parking sticker but about half of the cars parking in the lots don't have them. Street parking is very difficult in the community. If you come home on a Friday or Saturday evening you may be circling the area for a little bit. I'm a hyper sensitive homebody and I could live here for a long time granted rent doesn't go up a crazy amount. I suggest you give it a look *update in response to reply from Brianna* I have contacted the office about the parking issue. I was told that they were aware people from a nearby apartment complex were using our lot and also of the other unauthorized Parker's but basically they dont or can't do anything about it" I'm not the only resident that feels this way, there are actually people more pissed about it than me, one neighbor said "for the price we pay in rent here I want a parking spot" I think he has a great point!!! Since we moved in, the moment we signed our lease her attitude towards us changed and any time we have questions or need to contact the office she has always given us attitude for no reason. I have tried many times to politely talk to her, but apparently that doesn't work or get through to her. Phillip is amazing though and i only go to the office if i see him or Ben there. I recommend not doing business with her but to ask for Ben or Phillip. read more

I have had a positive experience living at Russellville Commons. The grounds are kept up, the staff is attentive and communicative. Placing our needs high on their to do list. I recently moved into a newly renovated apartment and have been very happy with the change. The management and staff helped to make it a seamless transaction and when we found a couple items needing repair or replacement such as light bulbs, a nut on a light fixture, a missing oven vent filter, our staff quickly repaired the items within an hour of requesting and without hesitation. The whole time they acted in a very professional manner. I would recommend Russellville as a place to seriously consider living at. Very pet friendly environment. read more

I feel like the staff really just doesn't care. Every staff member tells you different things and says that they'll call back but never do. Cars get stolen/broken into all the time in the PAID & locked garages but they don't do anything about it. They said they have "security" patrolling more but I've never seen them and it's clearly not enough. They should have put cameras in right away. We have also seen homeless people sleeping in the building stairwell, which is really scary if you're alone in the middle of the night, like I was. Packages get stolen from the locked mailboxes in the locked buildings all the time which blows my mind. I get that things happen, but they don't seem to care or put in any effort to making it a safe place to live. We dealt with our cars & mailbox getting broken into, neighbors pulling wet clothes out of the dryers, staff lying about how much rent, utilities, or fees are, seeing people pull guns on each other in the street, falling down an entire flight of stairs when they didn't salt enough/or at all during the storms (and the hand-rail was wobbly). I actually liked our unit but we ultimately moved out because we never felt safe. We also left the unit cleaner than it was when we moved in and did not receive our deposit back or any paperwork whatsoever saying why after moving out, which is mainly why I'm writing this review. It was the straw that broke the camels back. On the positive side, the neighbors have all been pretty friendly and the units themselves are really nice. read more

There is a serious lack of direction with the new management - The grounds are a complete mess,leafs dead trees and shrubs and as of recently I have been seeing used drug needles in the parking lots - Lots of homeless people cut through the grounds and sleep in the garbage area - The Garbage trucks do come just not until trash is all over the parking lot - maintenance crew seems to be understaffed and overwhelmed with daily activities- or they are over weight & lazy and are busy playing on their cell phones and smoking cigarettes _ The office staff is placating at best. if you have a issue they speak to you like you are a child . _ the handling of the recent snow storm was just one more example of lack of consideration the sidewalk was shoveled but it took 3 snow storms and in my opinion the street and parking lot should have been cleared for residents- I would keep looking Maybe you'll have a different experience. I've lived here about 6 months and overall it has been a positive experience. Pet-friendly, generally quiet, and the leasing company/office pretty much leaves you alone unless you are causing any issues. Relatively safe (I'd say average as far as Portland goes with the homeless community). Great location next to the max for transit. Prices fluctuate often and timing when to rent may save you a lot of money month to month. Units aren't luxurious but nothing to complain about. read more

So I'm singing low tone on my porch before 6 pm cutting down my garden before winter and office staff pounds on my door telling me to shut up. I've had nothing but rudeness from the office staff since I've been here. My autistic son is afraid to use the common space, gym n pool, because everytime he's been to the office they give him the sink eye and tell him to leave. I've lived here going on 4 years with 3 admin changes. It's an apartment! Noise happens. In SE portland drug and homelessness is prevalent. Unless someone patrols 24/7, there is trash, needles and homeless. It took me a while to realize that those are uncontrollable problems. The tenants don't help matters, not picking up after their dogs, or the trash and cigarette butts, what can I say, we all could help. It is not the ground keepers job to pick up after the tenants! (Though he does a pretty good job). As I said before, it is an apartment. No one can control what the tenants do all the time without making so many rules we feel like we are in a motel. It's my home! I need to take care of my area, not expect someone else to do it. Think of it this way, if you bought a home, no one is going to pick up, or keep up your place. Wow I don't know where to start .. First off expect no microwave and no AC, so if you move here expect to bring those. Second we weren't able to come look at the place before moving here, and the unit we thought we were getting which was a two story, because that's what they showed us pictures of before choosing it, was a one story. We we brought this up nobody took blame. The gym has one machine and it's been broken for sometime and nobody has taken time to fix it. Expect to always pay on time because we were behind one month and they slapped an eviction notice on our door. When we told them we were able to pay the past due plus the current month, we were told we also had to pay five hundred dollars to their lawyer, just for writing the notice, or else they wouldn't take our money and would still evict us, which we tried fighting but were unable to work out. They only provide comcast cable, which is very overpriced. We cancelled and signed up with Directv instead, but the technician told us we couldn't set up the dish because of how the apartments are laid out and the tree lines, we get no signal. When we asked if we could just set up a tripod dish behind our apartment, and in no way attached to the building, the office said no. So now we have no tv along with microwave or AC. The security will strongly enforce kicking you out of the pool area only minutes after closing, but will do nothing when you call in about twenty loud teenagers having a party at the pool, or loud trucks revving their engines constantly outside your apartment, which is common here. I didn't live in the shared housing units like the comment below, we have our own individual apartment, and still had just as many problems. Like others said the girls in the office are very nice but don't have much power to do anything, it's all left up to the manager Blake, who is a super douche. He likes to say no to any request instead of trying to help. We'd leave sooner but the termination fees would only be more to pay along with the overly high rent. We have lived here for a year and a half and have a great apartment, the neighbors are quiet, and the grounds are well kept. Meghan in the office is so responsive and all of our maintenance needs are responded to reasonably. While the neighborhood can fluctuate the apartment complex is a gem. This apartment is right on the bus lines and max as well as easy on and off the interstates. The pool and common area are great! read more

Russelville used to be a great place to live, but hasn't been since new management took over some time ago. At first things looked really promising, like upgraded pool and gym facilities, but in terms of service, the place has gone way downhill. To be fair, the units are quite nice and the facilities are generally good quality. It is not the property itself that is not good, it is the management and the services. Maintenance requests can take days to be resolved, sometimes not showing up until they are called twice. Management is never apologetic, and one of the staff in the office appears annoyed when we go in to speak with her about anything, as if the tenants are just a nuisance to her daily business. The neighborhood used to be kept spotless on a daily basis by the maintenance people and the gardens were beautiful, but now moss grows on the parking lot curbs, the garbage rooms stink like cat urine, the flowers throughout the neighborhood have been significantly reduced, dog poop is left on the grass, garbage is left wherever it may lay on the property for days or even weeks. The bathrooms and the gym equipment is often not properly cleaned, and the pool area is often left locked up when it is supposed to be open for the tenants to use. Maintenance staff come and go regularly so the high staff turnover says something (not sure what, but something). Rents have gone up significantly and we have had 5 other neighbors move out when they were notified that their rent was going to be jacked up significantly when their leases came up for renewal, so understand that you may like your rent when you sign up, but the management have no compunction about raising it significantly once they have you on board. We can't wait to see what our rent is going to be in another 5 months. This new management also did something really underhanded. We used to pay for our actual water bill, but when they took over they put everyone on a flat monthly fee that was at least $5.00 higher than any water bill we had ever had in the past, then they went through all the apartments and put water flow limiters on all the taps. A nice gig if you can get it! Worse yet, they recently arbitrarily raised the water bill another 20 bucks per month, so now we are handing over somewhere between (at least) 20 and 30 bucks per month to them, over and above our actual water bill for their little water for profit scam! I could probably think of other ways that this place has gone downhill, but the gist is, that the management appears to be heavily focused on maximizing their income and not all too focused on providing good service to their tenants. It appears the few property improvements they did were done to justify raising the rents. I wouldn't recommend Russelville to anyone. There are better deals and better management companies throughout the area. read more

apartment layouts, awesome. Management, awful. I have lived here for 3 years now and its been a great place to live until management changed. Since management change they have replaced overnight with signs. Allow business in the area to hang flyers on your door and windshield. I have received a 7 day notice that I would be charged $75.00 because I was short 53 cents on my water bill. And when my lease was close to ending I received a letter saying that my rent would gradually go up the longer I waited to sign a new lease and that if I didn't sign one my rent would go up $100.00 a month on top of what they decide the far market value is. These are not the type of people you want to rent from. read more

Sure this place looks nice. But I didn't realize how awful it was until I moved out. They are super strict about their policies and are only concerned with money. Once your lease expires, your rent will go up and you are notified of this less 30 days before you move out. Then your only option is to find a place to move to ASAP, because your rent will double if you need 1 or 2 extra months...or it may only go up a few hundred dollars, but you have to commit to stay another 12 months. When we signed up for our lease, they tried to charge us a pet rent for a dog we didn't have, an additional application fee and miss spelled our names on the documented. One time my front door lock jammed and I could not get in with my key. The 24 hour maintenance could not be reached and security was not allowed to let me in my own apartment. And this was all "allowed' by their policies. There are no solutions in this case, and they didn't care. The walls are like paper, you can hear EVERYTHING your neighbors are doing. Our neighbors were in no way loud or rowdy, the walls were just super thing. Luckily, I eventually got used to falling asleep the the sound of my neighbor's snores. Also, if you think you're going to enjoy the pool...think again. The entire mall 205 community comes in for the summer and stays there until it rains. There's always kids running around and screaming, they do not enforce any pool policies. But...if you live in the area and are hot one summer day, you can go swim there, no problem! Bring yourself a Margarita! The only good thing was the nice maintenance people that were always very friendly and helpful!! read more
