    Short Review. Unit L307 (READ FULL REVIEW, ZERO STAR Review) Cons: - MICE. (MULTIPLE MICE) - Outrageous Move Out Statement. - Maintenance UNLOCKED and OPENED our door without our permission. - Wasn't Cleaned or Maintained Prior to Moving In. - Poor Communication From Landlord. - It's SO Far From Everything, Hassle To Leave and Enter. - STAIRS (Top Floor) - Subpar Build Quality. Pros: - Nice Layout (2 Bedroom, 2 Bath) - Spacious / High Ceilings - Gated (When it's Working) - Solid Amenities - Great Views (Top Floor) The first few days in the apartment where great, but that soon changed. Less than a week after moving in, we noticed mice droppings and urine residue. Being disgusted I immediately called the office to notify them and see what solution they would offer. The told me that they would have Orkin stop by and check the apartment to see whether there was any mice or not. They have Orkin do "Preventative Maintenance" every Tuesday on property. Unfortunately Tuesday had just passed so we had to wait a few days for them to come by off schedule. They put traps down and we waited. We took a closer look at the apartment and found a few things that needed to be fixed. Thankfully maintenance is responsive and was able to take care of everything swiftly. Prior to us moving in, we weren't able to view the unit. We were told it wasn't ready because of maintenance / cleaning that needed to be done. If we would have seen the unit prior, we would have been able to see that the mice had already been in that unit. It's apparent to me that neither maintenance or cleaning was taken care of prior to us being handed the keys. The following Tuesday the Orkin Rep. came back to check the traps. Unfortunately there was a mouse found on one of the traps. He thought it maybe just one that some how made it's way in. We where uneasy but thankful that it had been caught. He laid more traps down and left. A couple weeks later I found a dead mouse in our spare bedroom, presumably killed by our cat. Orkin came back and more traps where put down. Everything was normal for a few months until one night our cat caught a mouse, with it still alive in his mouth he brought it into our bedroom. He dropped it and it ran all around our bedroom. Eventually we chased it out and it went underneath our cabinets. I proceeded to check the traps and found a separate dead mouse on the trap. I was furious. I sent an email to Altamont, asking for a more permanent solution. The traps obviously weren't enough. I then sent an additional email with pictures of what just happened. I never received a response to either email. A few more weeks passed and my partner finds partial remains of a mouse again in the spare bedroom. This time we didn't bother notifying Altamont because there was no communication about this ongoing issue from them, they failed to ever reply. About 3 months later, still with no response to my original emails, we decided we wanted to break our lease. We were fed up with the infestation. We sent an email notifying Altamont. It was only then that they decided to respond and take action. They sent out Orkin once again, and the Rep. told us that he had possibly found the spot where the mice had been coming in. More traps where put down and he notified the office of his findings. Without our permission or knowledge, maintenance bangs on our front door, yells "Maintenance" and then proceeded to unlock and open the front door. We weren't even given time to leave our bedroom. The maintenance worker was seconds away from stepping in but was only stopped when I met him at the door. We had never given permission to enter our home, in fact we weren't even notified that maintenance was even coming to our apartment. That was the last straw. After that we broke the lease, and left. We were then charged over $1000 for the final move out fees and that's after the $900 deposit we had originally put down, (we had only lived there 8 Months). They then listed our unit for about $2,500 per month ($600 over what we were paying!) Save your time and money and stay far away from this place. This is NOT the place to rent from.

    I am a previous tenant that lived here awhile ago. I think it should be brought to everyone's attention that after running these reviews through a service called Fakespot, it was determined that several reviews are fake or altered. I will share as picture. Only about 70% of the reviews are real (guess which ones) and that deception of this kind should be brought to potential renter's attention. In my time living there the unit itself was nice but the parking was horrible. Upon moving out we were charged for damages that never occurred in our apartment and threatened when we tried to fight back. Not a professional experience.

    How long is the wall between doorway and fireplace in the resident 3 upgraded apt? I'm about to move in and want to know if my TV will fit on that wall?

And that's just the beginning of the extremely unprofessional and traumatic experience my family had at Terrace at Mount Scott. The worst part of it all, is that they ILLEGALLY removed and evicted my family. No 30 day notice. No proper communication. THEY DID NOTHING THEY ARE REQUIRED TO DO! The day they said we were evicted, they decided it would be a good idea to bring 5+ police officers, a sheriff & 2 undercover cops to our our apartment with full on swat shields and guns, which had only my 11 year old daughter home at the time. The officers put their hands on my daughter and wouldn't allow her to collect any of her or our belongings. About a week or 2 after being made forcibly homeless they emailed asking what date worked for us to come get our stuff, and we responded with the first of june. They then emailed back saying that wasn't gonna work for them, then proceeded to dispose of everything we owned. Keep in mind. This was all within 2 weeks of us being evicted, meaning THEY DID NOT GIVE US THE 30 DAYS THAT WE LEGALLY HAD TO COLLECT OUR BELONGINGS. This is called unlawful removal and is ILLEGAL. They also disposed of me and my husbands tote that was filled with extremely important legal documents and other paperwork, and they only gave us 1 out of the 6 social security cards I had all kept in one spot. Kinda suspicious if you ask me. I would NEVER recommend living here to anyone because apparently they think it's okay to operate Illegally and puts family's out on the street with basically none of their belongings all while their manager whose name is bailey, was claiming that the last thing she wanted was for anyone to become homeless. I will most definitely be taking a majority of the staff to court, ESPECIALLY their management.

It's so loud it feels like living beneath elephants. Since then, I've emailed management multiple times with recordings and even provided a police incident number after calling in a late-night noise complaint. Their only response has been, "We'll ask them to keep it down." Nothing has ever improved. My most recent email wasn't even acknowledged. Because of this, I have never had a quiet evening after work or a peaceful day off. The noise is relentless, and I now dread being home. It feels retaliatory at this point, and the lack of response from management only makes it worse. If you value peace, quiet, and responsive management, I strongly recommend looking elsewhere. Living here has only increased my anxiety, stress, and PTSD symptoms. The quality of life here is significantly reduced.

The manager's family owns the complex, as well as GMC, and the team will at least be friendly to your face when you're in their office. Reactive dogs are a problem here, but that's life in most cities. Be cautious if you own a small dog like I do. I've had some scary run-ins with out of control large breeds on the premises in the last year. Really the biggest issue here is communication. You typically only find out about major problems if you happen to notice first responders here or your neighbors talk amongst themselves. We have had a host of breakins, inside and outside the building, as another reviewer mentioned. Management will typically only mention break ins being an issue very rarely. They don't tell us how often they're happening, but we know because we know our neighbors. We also had a massive flood due to a pipe break in the neighboring building, and many were evacuated. We only were told what happened by the fire crew. Several people were displaced, and the fire crew told us they had turned off the fire sprinkler water sources, so not to be reliant on them going off in the event of a fire. Management never said a thing to any of us about what happened, how long those sprinklers would be off (and in which buildings), and if we needed to worry about other pipes. The lack of communication is scary, and we hope they'll consider changing the policy of just keeping quiet in the future. Your residents talk to each other and it would be great if we all knew that you were keeping us in the loop. I understand keeping up appearances, but sometimes so many people are being affected that your silence just adds unnecessary stress.

We talked to the leasing agent two days prior to going in for our scheduled tour and when we got in, we were told all of the available units had been leased already. Which, it's a great place but every last unit was leased within two days one bedrooms and two bedrooms included? Fine. Not a huge deal. But the leasing agent in person told us that she had emailed us about it and we both checked our emails and had not received an email regarding no availability. Not even covering the snarky attitude she had, a simple phone call would have worked great, or actually sending an email. What also threw us off, was none of the employees were wearing a mask inside, when all around the outside of the buildings there were signs stating to wear a mask indoors? With a mask mandate still in effect, it would seem logical to wear one, especially when a renter comes in the building at a minimum.

The rent increases each year by a little - what else is new, it's happening everywhere else. The grounds have never looked better, and any time I have called for a repair in my unit, it was done professionally, and quickly. They have renovated the office area and enlarged the gym with all new equipment!!! It's quite peaceful here, and everyone is almost invisible!!! I have only seen my neighbor twice!!! Lol. If you like it quiet, and don't want to see anyone, come on over. I pay my rent on-line and have never had a problem. I like it, you probably will too.

I've lived at Scott Mountain by the Brook for over 10years, and in the past year new management has stepped in and in the last year, I've experienced nonstop noise during quiet hours, violence, and criminal behavior from the apartment below mine. I've submitted dozens of complaints and Ring recordings to management -- including video of domestic violence, drug use, prostitution, guns being pulled on people, my life being threatened on more than one occasion and open alcohol in vehicles. I've even submitted recordings of people pulling guns, threatening my life, and people committing violent acts -- and management has done absolutely nothing. Most of the time they don't respond, or they make excuses, saying "Portland is a tenant-friendly city" -- as if that justifies ignoring my rights as a tenant. The leasing office claims they enforce quiet hours, don't tolerate drugs or crime, and care about community safety -- but that's completely false. I've sent them undeniable proof of ongoing criminal activity, sometimes multiple times a week, for over a year, and the tenants responsible are still here. Oregon law (ORS § 90.322) gives tenants the right to quiet enjoyment, and Scott Mountain has completely failed to uphold this. If you're looking for a safe, quiet, and professionally managed community, this is not the place. What I've experienced here is nothing short of neglect by management, and I now have no choice but to consider legal action. Do your homework before signing a lease here. A pretty landscape can't make up for feeling unsafe in your own home every day and night.

    We lived in our unit for 3 years. When we moved in, they told us they could have replaced the…read morecarpets but decided they were OK and had normal wear and tear. We just moved out to last month and received notice in the mail that the carpets were replaced due to pet urine smell... we have no pets. Overall living there was fine for the price it was when we moved in. The apartment was generally fine when we arrived but the mold in the window sills had been painted over which caused a constant struggle of cleaning the mold off the window as well as the windows did not close all of the way, when we brought this to the attention of management they told us to close the uncloseable windows and keep them clean- offering no other way of killing the mold. A month after moving out my chronic headaches are gone. The showers turn pink due to likely old pipes and require bi weekly cleaning to maintain. The landscaping is well maintained. Maintenance team has always been very helpful. Even with frequent changes in management within our 3 year stay. Management generally answers their emails but often doesn't know who you are. The pool is nice but the "gym" could use some updating as rent prices continue to increase. For the time being it was a good place for us to live but we felt we could get more for our money as rent became comparable with other places that offered more/better amenities and less busy neighborhoods.

Not a small job, and an emergency one, because she LOVED running around the neighbors' yards. Lucian and his Dad braved the elements on extremely short notice, and built an entire new fence (mostly in the rain) for a great price. They gave me lots of upgrades, like unknotted wood, and thicker footers, and were incredibly fast and efficient. Its beautiful. That should have been enough, but - no - then my about six months later my back neighbors got their own Bernadoodle puppy, and the two dogs decided they didn't want a fence, so my pitty figured out how to pound her head against the boards until they bowed, then get her jaws on the wood, and tear through it. Lucian agreed that metal roof panels attached to the back fence would probably work (either that or an electric cattle fence), so he and his son came back out with the panels, cut them to fit, and spent a day attaching them, which - it turns out - is not as easy as it sounds. Again, quick service and excellent value. This family business, NW Modern, is fantastic, and I highly recommend them. And yes - it appears the metal roof panels are working!

Granted, there are your typical nuisances that come along with apartment living, but everyone should be aware of these things before renting an apartment to begin with. I won't go into specifics, but you can read some of the other ninny (and lengthy) reviews about basic nuisances. I personally am the type of person that will research in depth (to my wife's despair) every available option and read every negative review. And that's exactly what I did before choosing Hawks Ridge. If you want something remotely as nice for the price, be prepared to move to Beaverton, Wilsonville, or Vancouver. Seriously. We chose Hawks Ridge based on our needs: price, space, and proximity to Portland-Oregon City. But what we got here was so much more. First of all, you're living in freaking Happy Valley. The area itself is gorgeous and the populous is generally nice. There are grocery options down the street: New Season, Fred Meyers, Safe Way, and Grocery Outlet. There's an Ace's for when you need to fix something. Convenience here is an understatement. Not to mention all the food choices for when you're lazy. The other thing that we really enjoy is how well kept and maintained this complex is. It's over 10 years old! Yet you couldn't tell from the condition the units are in. The grounds are always kept. Flowers in the springtime and summer are delightful. It's truly a peaceful looking area if you take the time to look around. Not to mention the forest in the back. Now the unit itself is what made me want to stay. Out of all the apartments that I reviewed, the one thing that kept pissing me off is the unit layouts. You can have a 900 sq. ft. apartment and yet only be able to fit in a dining table for 4 people. Here we have a unit just over 700 sq. ft. (one bedroom) but the open floor plan makes it look HUUUGE! You can arrange your living/dining room area how ever you want! Compared to most other places, this is a huge benefit. Also you have maintenance. The kind that comes up at 1 in the morning because the washer over-flowed and help clean up the spill. And then replace the unit with a brand new washing machine the next day. Most issues are resolved next day if not same day depending on how busy the guys are. This type of service I have yet to hear about. The pool area and gym is a bonus, don't use it often, but it's there when we want to. So yeah, there are issues, like with any apartments, but that's just it, these are apartments. People literally living above and below each other. You end up stepping on each other toes. I can't believe that even has to be said. If you don't want the nuisances of apartment living, go find a duplex or townhouse type situation. But don't rent here and then complain that you don't like the situation. That's just foolish and ill mannered.
